NRMA Home Contents Standard can cover personal belongings in a strata home and, for certain listed events, specified owner fixtures treated as general contents. It does not automatically insure every fixture: items insured by the owners corporation or similar body are excluded, and the applicable event terms and strata policy matter. Check your policy certificate, the wording that applies to your policy dates, and your scheme’s insurance before relying on cover.
Which NRMA policy documents apply?
Use the documents that match your policy’s commencement or renewal dates, not simply the newest document on NRMA’s website. NRMA’s policy booklet index lists the Home Insurance Supplementary PDS November 2025 for policies commencing on or after 16 November 2025, or renewing on or after 31 December 2025. It supplements the September 2023 Home Insurance PDS and must be read with that PDS and the other applicable policy documents.

The index also lists the Home Insurance PDS April 2024 for policies commencing on or after 21 April 2024, or renewing on or after 1 July 2024. Your policy contract comprises the certificate, the PDS and any applicable supplementary PDS. The certificate records your selected cover level, sum insured, optional benefits, excesses and special conditions. If you are unsure which document set applies, check the dates and ask NRMA to confirm.

Strata insurance and an individual owner’s contents policy serve different roles. The strata policy concerns the scheme’s shared areas and structures; contents cover is for personal belongings in your home. The boundary can matter when a claim involves a fixture, so do not assume that either policy covers it without checking both sets of terms.

Ask your body corporate manager or committee member whether the complex has strata insurance and what its policy covers. NRMA’s strata insurance information and strata-versus-contents explainer describe the distinction, but your policy documents determine the cover for your lot and scheme.

This is not blanket cover for every fixture or every cause of damage. The PDS excludes items covered by an insurance policy taken out by an owners corporation or similar body. Check whether the event is covered, whether the particular item falls within the wording, and whether the strata policy insures it. The relevant wording is in NRMA’s September 2023 Home Insurance PDS, subject to later applicable supplements.

For policies to which the November 2025 supplement applies, NRMA says eligible customers in NSW, the ACT and Tasmania may be offered an option to remove cover for flood, rainwater run-off and storm surge. If offered and selected, those specified perils are not covered. Customers elsewhere are not eligible for that removal option. Check your certificate for the selection; do not assume it applies to every policy in those states.
How much contents insurance do you need?
Estimate what it would cost to replace your belongings, rather than what you could sell them for second-hand. NRMA recommends making a room-by-room list and recording high-value items separately, since individual item limits may apply. Keep useful details such as descriptions, estimated replacement costs and receipts with your records. A notebook can help organise the inventory, but NRMA does not require or endorse a particular one.

Are belongings covered outside the home?
Portable contents is an optional benefit, so check whether it is selected and read its terms, limits and exclusions. The November 2025 supplement updates an example to use a $250 Portable Contents Excess. That is an example in the supplement, not a guaranteed excess for every policy; check your own certificate and applicable wording.

The September 2023 PDS states: “The amount and types of Excess that applies to Your Policy will be shown on the Certificate of Insurance.” This quotation is from that version; check later applicable terms and your certificate for your policy’s excesses.
What do NRMA’s claims figures tell you?
NRMA Insurance reports that it processed more than 53,000 home insurance claims in 2025, approved more than 88%, and that storm or flood was the top claim type at 63%. These are figures reported by NRMA, not independent market statistics or a prediction of whether a particular claim will be accepted. Your outcome depends on your policy, the circumstances and the applicable terms.
What you cannot determine from a general review
A general description cannot establish your premium, eligibility, actual overlap with the owners corporation’s policy or the outcome of a future claim. Those depend on your property, policy dates and selections, certificate, and the scheme’s insurance. If the wording or fixture responsibility remains unclear after checking the documents, ask NRMA and your strata manager or committee for clarification before choosing or renewing cover.
