If a neighbor is presenting himself to your contractors as a co-owner, take control of contractor instructions in writing and check the recorded deed before drawing conclusions about ownership or legal authority. A neighbor’s claim alone does not establish that he owns the property, but you need to find out what contractors were told and whether anyone acted on it.
First, verify who owns the house and who can act for you
Get a copy of the recorded deed from the local recorder or land-records office, or use the official property-records portal for your area. The New York City Department of Housing Preservation and Development explains that a deed is the legal document identifying a home’s owner or owners. That is a useful starting point, but the relevant records office and procedures depend on where the property is located. NYC homeowner resources
Compare the deed with any documents that might authorize someone else to act, such as a power of attorney or a written agreement. The facts here do not establish whether the neighbor is listed as an owner, was previously authorized, or has some other legal authority. If the records or documents are unclear, ask a local real-estate attorney or legal-aid service to review them before making decisions that affect ownership.
Tell each contractor who may approve work
Contact every contractor directly, preferably by email or another written channel. Identify yourself as the homeowner and state who is authorized to approve the scope of work, prices, cost changes, permits, and access to the property. Ask the contractor to confirm receipt and to pause disputed, non-emergency work until you confirm instructions. This is a practical way to clarify your wishes; it is not a universal legal rule, and local requirements can differ.

Ask each contractor what the neighbor said, what instructions he gave, and whether any work, purchase, schedule change, or charge resulted. If a contractor has already acted on disputed instructions, request copies of the relevant estimate, contract, change order, invoice, and messages. Keep a clear record of what happened
- Save the deed, estimates, contracts, change orders, invoices, contractor messages, and any written notices you send.
- Write down dates, names, and the specific statements or decisions you learn about. Keep relevant photos if they help show what work was done or changed.
- After an important phone or in-person conversation, send a brief written recap and ask the other person to correct anything inaccurate.
Keep the record factual: what was said, who heard it, and what happened next. Avoid describing the neighbor’s conduct as deed fraud unless the property records or documents support that concern.

Match the next step to what the records and contractors show
The deed still identifies you, and you did not authorize the neighbor
Keep the written contractor instructions in place and follow up to confirm that disputed changes require your approval. If the neighbor continues to interfere or a contractor has accepted his instructions, a local real-estate lawyer or legal-aid provider can assess the options under the law where the house is located. The available facts do not settle whether a particular act amounts to trespass, fraud, or a contractor’s liability.
Another person is listed as an owner or has documented authority
Do not assume that the neighbor has no authority just because you did not expect his involvement. Have a local attorney review the deed and any authorization documents, then clarify with contractors who can approve which decisions.

The recorded deed appears forged or ownership changed without your consent
Preserve copies of the records and seek local legal help promptly. You can also contact the appropriate local law-enforcement, consumer-protection, or property-fraud office. Reporting routes are location-specific: for example, Los Angeles County, New York City, and Pennsylvania provide their own guidance for suspected deed fraud, not a single nationwide procedure. Do not sign a deed or other ownership-transfer document because someone is pressuring you to do so. The FTC’s advice in How To Avoid a Home Improvement Scam is: “Never transfer your deed to anyone without consulting an attorney, a knowledgeable family member, or someone else you trust.”
