A mortgage broker does not lend the money; the broker helps you find and compare loans from lenders. Neither route guarantees the lowest rate, lowest fees, or best service. Choose by comparing equivalent written Loan Estimates, understanding who is paid and how, and judging which provider gives you useful options and clear communication.

What a mortgage lender does
A mortgage lender is the company or financial institution that provides the money for your mortgage. It evaluates your application, verifies income and assets, underwrites the risk, issues disclosures, and funds the loan at closing. The lender may keep the loan, sell it after closing, or transfer servicing; those later decisions do not change who made the original loan.

Direct access to the lender’s products
When you apply directly with a bank, credit union, mortgage company, or other lending institution, you generally receive that institution’s available loan programs and pricing. A loan officer usually works for one lender and explains that company’s products. The institution may offer conventional, government-backed, jumbo, adjustable-rate, or other programs, but the exact menu depends on the lender and your qualifications.

What a lender can and cannot tell you
A lender can quote and document the terms it is authorized to offer. It cannot show you every mortgage available in the market. Its quote may be competitive, but you will not know whether it is the best fit until you compare it with other written offers.
What a mortgage broker does
A mortgage broker is an intermediary. The broker collects your financial information, helps identify loan programs, submits your application to one or more lenders, and coordinates communication through the process. The broker does not supply the mortgage funds.
Access to multiple lenders
Brokers typically work with multiple lenders, which can give you more programs or pricing structures to consider than a single institution offers. That is a potential advantage, not a guarantee. A broker’s lender panel may be limited, may change, or may not include the lender whose terms would be best for your situation. Ask which lenders and loan products are actually available through that broker.
The broker is not an independent market-wide auction
A broker does not necessarily contact every lender or obtain a quote from every available source. The broker chooses which lenders to approach based on its panel, your profile, loan type, property, and the lender’s current guidelines. You still need to shop beyond the broker’s options.
How lender and broker relationships overlap
The labels can be confusing because some financial institutions perform both roles. A company might lend directly on some transactions and arrange a loan through another lender on others. A loan officer may work for a direct lender, while a broker may use the same type of title in casual conversation. Ask plainly: “Are you acting as the lender, a broker, or both for my transaction?”
Look at the company named on your disclosures and Loan Estimate. The organization providing the funds should be identifiable, and a broker’s compensation and role should be explained in the transaction documents.

| Best comparison document | A standardized Loan Estimate. | A standardized Loan Estimate from the lender involved. |
Which route can produce the better mortgage?
There is no universal winner. The better choice is the provider that gives you a suitable loan at competitive total cost, explains the terms, and performs reliably through closing. A broker’s access to several lenders may help when your income, credit history, property, or loan type does not fit one institution’s standard rules. A direct lender may be simpler when you already know the institution has the product you need or when its written offer is clearly stronger.
Judge the actual offer rather than the label. A broker can present a high-cost loan, and a direct lender can provide an excellent one. Conversely, a broker may locate a program a single lender does not offer, while a direct lender may beat the broker’s quotes. Only comparable written estimates reveal the difference.
When a broker may be useful
- You want several lender options without submitting a separate initial inquiry to every institution.
- Your circumstances are unusual, such as self-employment, variable income, a complex property, or a loan amount outside common ranges.
- You value an intermediary who can organize documents and communicate with multiple lenders.
- You are willing to verify the broker’s lender panel, compensation, and responsiveness.
When a direct lender may be useful
- You prefer dealing directly with the institution that will underwrite and fund the loan.
- You have identified a lender with a suitable program and a strong written offer.
- You want to compare a lender’s own products, servicing practices, or relationship benefits.
- You are prepared to contact multiple lenders yourself to create a meaningful comparison.
How mortgage professionals are paid
Mortgage loan officers and brokers are usually paid a loan-specific fee or commission. Payment may come from you, from the lender, or through a structure disclosed in the loan documents. The existence of compensation is not, by itself, evidence that an offer is good or bad. The amount, payer, and effect on your rate and closing costs matter.
Questions about compensation
- What fee or commission applies to this transaction?
- Will I pay it directly, or will the lender pay it?
- Where does the charge appear on the Loan Estimate and Closing Disclosure?
- Does lender-paid compensation affect the interest rate or other pricing?
- Can the compensation change if I select a different loan, rate, or lender?
Ask the same questions of a direct lender’s loan officer and a broker. A broker should also identify the lenders it can use and any important limits on that panel. Do not rely on a verbal assurance that a fee is “included”; find the charge in the written disclosures.
Compare offers using the same assumptions
Comparison is meaningful only when each provider prices the same transaction. Give every lender or broker the same approximate loan amount, property type, occupancy, down payment, credit and income information, loan purpose, and desired term. A 30-year fixed quote cannot be fairly compared with a 5/1 adjustable-rate mortgage, and a quote with points cannot be compared to one without accounting for the points.
Core numbers to examine
| Item | What it tells you | What to verify |
|---|---|---|
| Interest rate | The stated cost of borrowing before other charges. | Whether it is fixed or adjustable, current as of the quote date, and subject to a rate lock. |
| Annual percentage rate (APR) | A broader yearly cost measure that incorporates the rate, points, broker fees, and certain other charges. | That the loans have the same term and structure; APR is not a substitute for reviewing every fee. |
| Loan term | The scheduled repayment period. | That each offer uses the same term and that the payment comparison is based on the same assumptions. |
| Monthly payment | The estimated principal, interest, and applicable escrowed amounts shown in the estimate. | Whether taxes, homeowners insurance, mortgage insurance, and association charges are included or estimated separately. |
| Discount points | Upfront charges paid in exchange for a lower interest rate. | How much rate reduction the points buy and the break-even period. |
| Origination charges | Fees for making or arranging the loan. | Which charges are lender or broker compensation and whether they differ between offers. |
| Other closing costs | Third-party and prepaid costs required to close. | Which services the lender selects, which you may shop for, and which amounts are estimates. |
Why APR does not answer everything
APR is useful because it combines the interest rate with points, broker fees, and certain other charges into a yearly measure. It does not capture every financial consideration, and it can be less useful when comparing different loan terms, expected holding periods, or adjustable-rate structures. Read the itemized costs and payment details alongside APR.

Loan Estimates: the standard document to request
A Loan Estimate is a standardized disclosure showing an estimated interest rate, monthly payment, closing costs, and other important loan features. Its consistent format makes offers easier to compare. It is not an approval or denial; receiving one does not mean the lender has committed to fund your loan.
The Consumer Financial Protection Bureau recommends requesting Loan Estimates from at least three different lenders as a good comparison practice. You can include direct lenders and a broker, but identify the actual lender behind a broker’s estimate so you do not mistake one lender’s terms for several independent offers.
What to inspect on each estimate
- Confirm the borrower, property address, loan amount, purpose, occupancy, and loan term are correct.
- Check whether the interest rate is fixed or adjustable and whether a rate-lock period is stated.
- Compare the projected principal-and-interest payment and identify taxes, insurance, mortgage insurance, and other escrow assumptions.
- Review the APR, discount points, origination charges, and lender or broker credits.
- Separate costs that cannot be shopped for from services you may select yourself.
- Compare the estimated cash to close and prepaid items, while recognizing that some amounts can change as the transaction develops.
- Ask each provider to explain any material difference from the original quote or from another estimate.
A practical shopping process
Step 1: Prepare one borrower information sheet
Use the same facts with every provider: estimated purchase price or refinance value, loan amount, down payment or equity, property type, occupancy, income sources, debts, credit range, and target closing date. Inconsistent inputs produce misleading comparisons.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errorsStep 2: Contact a mix of providers
Request quotes from at least three lenders, as the CFPB recommends. You can contact several direct lenders, several brokers, or a combination. Ask a broker how many lenders currently fit your scenario rather than assuming that “multiple” means the entire market.
Step 3: Request written Loan Estimates
Do not choose from a verbal rate alone. Ask for the standardized Loan Estimate and the assumptions behind it. Record the date and whether the rate is locked, floating, or subject to conditions.
Step 4: Normalize the offers
Place the estimates side by side only after confirming the same loan type, amount, term, occupancy, and comparable lock conditions. Account for points and lender credits instead of comparing headline rates.

Step 5: Check the cost of points
If one offer charges points for a lower rate, calculate how long the monthly savings would take to recover that upfront cost. The answer depends on the loan amount, rate difference, and how long you expect to keep the loan. Do not pay points merely because the rate looks lower.

Step 6: Evaluate communication and execution
Notice whether the provider answers questions precisely, supplies documents when promised, and explains conditions. A modest price difference may not justify a provider that cannot communicate clearly about underwriting, appraisal, rate locks, or closing timing.
Step 7: Verify before committing
Ask what could change the rate, fees, cash to close, or eligibility. Confirm the rate-lock expiration, extension policy, required documents, appraisal conditions, and next deadline. Recheck the final Closing Disclosure against the agreed terms.

- What loan options fit my loan amount, property, income, and credit profile?
- For the same amount and term, what are the interest rate, APR, points, origination charges, and estimated cash to close?
- Which fees will I pay, and which will the lender pay?
- If points are charged, what rate reduction do they purchase?
- Is this quote current today, and how long can the rate be locked?
- Are you acting as a lender, broker, or both in this transaction?
- If you are a broker, which lenders and loan products can you actually offer for my situation?
- Which services can I shop for separately, and which provider selects them?
- What assumptions produced the payment and closing-cost figures?
- What events could change the terms before closing?
Common mistakes and how to avoid them
Choosing the lowest advertised rate
An advertised rate may require excellent credit, a particular loan-to-value ratio, points, a short lock, or other conditions. Compare the rate, APR, points, fees, payment, and cash to close for your actual scenario.
Assuming a broker always saves money
A broker may find a competitive loan, but the broker’s panel and compensation affect the result. Compare the broker’s written estimate with direct-lender estimates and ask who pays the broker.
Assuming a bank is automatically cheaper
A direct lender may have competitive pricing, but its product range and fees are limited to that institution’s offerings. Another lender may provide a better fit. Let the written terms decide.
Best Value
Comparing unlike loans
Different terms, fixed versus adjustable rates, points, lock periods, and escrow assumptions can make one offer appear cheaper when it carries a different risk or cost. Normalize those variables before choosing.
Ignoring services that can be shopped for
The Loan Estimate identifies services the lender selects and services you may shop for. Review those categories and obtain permitted alternatives when doing so could reduce costs without delaying the transaction.
Treating a Loan Estimate as final approval
A Loan Estimate is an estimate, not an approval or denial. Underwriting, verification, appraisal, title work, and other conditions still apply. Keep supplying accurate documents and ask what remains outstanding.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Failing to ask about rate locks
A floating quote can change. Ask when the rate is locked, how long the lock lasts, what happens if closing is delayed, and whether an extension costs money.
How to decide between two otherwise similar offers
Start with suitability: reject any loan whose payment structure, adjustment risk, term, or eligibility does not fit your plan. Among suitable loans, compare total costs over the period you realistically expect to keep the mortgage, not just the first payment. Then consider rate-lock certainty, closing deadlines, required conditions, and the provider’s ability to explain the transaction.
If the offers remain close, ask both providers whether they can match a specific written term. Give each the same information and request any change in writing. Do not treat a promise to “beat anything” as a final offer until it appears on an updated Loan Estimate.
What the CFPB guidance says about shopping
The Consumer Financial Protection Bureau states: “Regardless of whether you are using a broker or a direct lender, you should always shop around for the best loan terms and the lowest interest rates and fees.” That advice is the central practical test: use the channel that helps you obtain and understand competitive written offers, then verify the numbers yourself.

Bottom-line decision framework
- Choose a broker if its actual lender panel gives you suitable options you could not easily obtain elsewhere, its compensation is transparent, and its written estimate is competitive.
- Choose a direct lender if its product fits your needs, its written terms compare favorably, and you prefer direct communication with the funding institution.
- Use both channels when practical, but compare only equivalent Loan Estimates and ask whether a broker’s quote comes from a lender you have already contacted.
- Decline any provider that will not explain its role, compensation, assumptions, fees, or rate-lock terms clearly.
