In the United States, force-placed insurance is typically more expensive and may cover less of a homeowner’s interests, especially personal belongings and liability. The exact cost and protection depend on the policy, property, location, and mortgage requirements. If you have been charged, restore or obtain compliant coverage, send the servicer proof, and request cancellation of its policy.
What “mortgage lender insurance” means
The phrase can refer to different products. When a servicer buys hazard insurance because it lacks evidence of required coverage, that is called force-placed or lender-placed insurance. It is arranged as a fallback when the borrower’s policy has lapsed, required proof is missing, or coverage does not meet the loan contract. A policy may exist and still prompt notices if the servicer has not received current evidence or the lender is identified incorrectly. See the CFPB’s guidance on force-placed insurance charges.

That is different from homeowners insurance, which the borrower buys to protect covered property and may also include coverage for belongings and personal liability. It is also different from mortgage insurance, such as PMI: mortgage insurance protects the lender against losses if the borrower defaults; it does not insure the home against hazards such as fire. The CFPB explains why homeowners insurance is required and how mortgage insurance works.
How costs and coverage compare
CFPB says force-placed insurance is usually more expensive than finding a policy yourself; the NAIC likewise describes its premiums as typically significantly higher. There is no reliable universal dollar amount or percentage to apply to every borrower. A lender-placed premium depends on the amount of coverage and the property, while a borrower-selected policy’s price also varies with location, construction, home age, coverage, deductible, and discounts. The NAIC homeowners insurance guide describes these pricing factors.

Compare actual quotes on equivalent terms. A structure-focused policy is not a like-for-like comparison with broader homeowners coverage. Check the dwelling limit, deductible, covered and excluded perils, replacement-cost terms, personal-property and liability limits, and the lender’s requirements. A higher deductible generally lowers a homeowners premium, but it also means paying more out of pocket for a covered claim.
| Question | Homeowners policy you buy | Lender-placed policy |
|---|---|---|
| Main purpose | Protects the homeowner’s insured property and may include personal property and personal liability, while meeting lender requirements. | Generally focuses on protecting the lender’s financial interest in the mortgaged property when borrower coverage is missing or insufficient. |
| Dwelling | You select limits and settlement terms within the insurer’s offerings and lender requirements. | Often focuses on the structure; some policies may limit coverage to the outstanding loan balance. |
| Belongings | Commonly covered, subject to policy limits, exclusions, and any endorsements. | Generally not covered, according to the NAIC and Virginia State Corporation Commission (SCC). |
| Personal liability | Commonly included, subject to policy terms. | The Virginia SCC says these policies do not include liability coverage; check the actual contract. |
| Flood and earthquake | A standard homeowners policy generally excludes these risks unless separate or additional coverage applies. | The official sources cited here do not establish a universal treatment. Inspect the policy and any separate coverage required. |
| Who chooses and arranges it? | You shop for the insurer and policy, then provide evidence that meets the loan requirements. | The lender or servicer arranges it and charges the borrower; send proof of compliant personal coverage and request cancellation. |
These are typical differences, not guarantees about every contract. The NAIC cautions that lender-placed policies vary, and the Virginia SCC notes that some are structured to protect both lender and borrower. Review the policy itself and your loan requirements.
What homeowners coverage may leave out
Buying your own policy does not mean every possible loss is insured. Standard homeowners coverage generally does not include flood or earthquake damage unless you buy separate or additional coverage. Personal-property sublimits, exclusions, and whether belongings are insured at replacement cost or another valuation basis also affect what a claim may pay. Read the policy and ask the insurer about coverage that matters for your home; the NAIC guide outlines common policy considerations.

What to do if your servicer charges for force-placed insurance
- Restore or replace your homeowners coverage. Contact your existing insurer about reinstatement or obtain a new policy. Do this promptly to avoid a gap in required coverage.
- Check that the policy meets the loan requirements. Confirm the required limits and coverage, and make sure the lender or servicer is correctly listed as mortgagee.
- Send proof to the servicer. Provide the requested written evidence, keep a copy, and retain a record of when and how you sent it.
- Request cancellation of the lender-placed policy. Ask the servicer to cancel it once compliant coverage is verified. If the periods overlap, ask how it will handle overlapping charges or any refund.
- Dispute a servicing error through the appropriate channel. CFPB guidance describes sending a notice of error when the servicer made an error. If the coverage gap resulted from the servicer failing to pay an escrowed premium on time, the CFPB suggests consulting an attorney.
- Escalate an unresolved issue. You can submit a complaint to the CFPB if the problem remains unresolved.
The CFPB’s Regulation X, 12 CFR § 1024.37, sets requirements for servicer notices, evidence requests, and charges. Notice requirements depend on the circumstances; do not assume every borrower receives an identical sequence. The CFPB’s model force-placed insurance notices warn that lender-purchased coverage may cost significantly more and may provide less coverage than a policy bought by the borrower.

Keep mortgage insurance separate
PMI and other mortgage insurance are loan-related products, not hazard insurance for the home. CFPB guidance says mortgage insurance is typically required for borrowers who put down less than 20 percent and for FHA and USDA loans, with requirements depending on loan type. It does not replace the homeowners coverage required to insure against covered property losses.
