Compare mortgage fraud software on evidence, not on a headline risk score. The strongest buying process tests seven areas: detection coverage, source-data provenance and freshness, cross-document consistency checks, explainable alerts, investigation and audit controls, integration and retention, and compatibility with the exact GSE or investor workflow. A red flag is a reason to investigate—not proof of fraud—and the lender remains responsible for resolving conflicts and applying documentation rules.
What mortgage document fraud detection software should do
Mortgage fraud software helps a lender identify information that may be altered, inconsistent, incomplete or materially different from data held by an independent source. Depending on the product, it may analyze uploaded document images, order verification reports, compare application data with payroll or deposit records, check identity and occupancy, identify undisclosed debts, assess participants and watchlists, or evaluate property and valuation signals.

These are different functions. A document-forensics tool may detect a changed number or missing page while a verification platform checks whether stated income matches a payroll or bank record. A loan-level risk service may add occupancy, property-flipping or third-party indicators. Procurement should therefore compare capabilities by risk category and evidence source rather than treating every product labeled “fraud detection” as equivalent.

Potential red flags include altered-looking documents, squeezed numbers, inconsistent handwriting or type styles, missing pages, and discrepancies in identity, employment, income or assets. Fannie Mae states that “The presence of one or more red flags in a file does not necessarily mean that there was fraudulent intent.” Your workflow must preserve that distinction: software surfaces a discrepancy; trained staff investigate, document the result and decide whether the loan can proceed.

Feature comparison framework
| Comparison axis | Questions to ask the vendor | Why it matters |
|---|---|---|
| Detection scope | Which checks cover document anomalies, identity, income and employment, assets and liabilities, occupancy, undisclosed debt, participants or watchlists, and property or valuation risk? Which capabilities are native, separately licensed or supplied by an affiliate? | Products cover different portions of the risk landscape. A broad checklist prevents you from buying an image tool when you need source verification, or paying for overlapping modules. |
| Evidence sources | What primary and third-party sources are queried? Can a reviewer see the source, effective date, returned fields and report version? Is the same report data available to the lender and to an underwriting or validation service? | Source identity and timing determine whether a result is reliable and eligible for a GSE workflow. |
| Cross-checks | Does the system compare application data with documents, payroll, deposit history, credit, employer, property and geographic information? Can rules be configured to match your risk policy? | Fraud often appears as a relationship between records rather than as a defect in one page. |
| Alert quality | Does each alert state the mismatch, source, rule, confidence or reason, and suggested next step? Can users distinguish a trigger from a finding of fraud? How are false positives measured on your portfolio? | Investigators need context and a resolution path, not an unexplained score. |
| Audit and case handling | Is there a reviewable log of source data, user actions, overrides, comments, assignments, escalations and timestamps? Can a case be exported for quality control? | Documented decisions support repurchase defense, internal QC, regulatory examination and later re-investigation. |
| Integration and delivery | Does it support your LOS or POS, API or batch ordering, automated transmission and downstream QC? What implementation work is required from your team? | Manual rekeying creates delay and new opportunities for error. |
| GSE or investor fit | Is the exact report type and supplier authorized for the applicable GSE service and loan or income type? What authorization, age, data-duration, close-by, retention and resubmission conditions apply? | A generic fraud-platform description does not prove that a report qualifies for a specific validation path. |
| Cost and impact | What is the complete per-loan and annual cost, including data feeds, implementation, integration, review time, exception handling and add-on modules? What outcomes can be shown against a comparable baseline? | Published savings figures are not vendor-by-vendor prices or performance benchmarks. |
1. Compare detection coverage by risk category
Document integrity and completeness
Ask whether the product inspects PDFs and images for altered characters, inconsistent fonts or type styles, suspicious spacing, metadata changes, missing pages, duplicate pages and unusual compression or editing patterns. The demonstration should show the original file, the highlighted area and the rule that triggered the alert. A system that only returns “high risk” is difficult to investigate and difficult to defend.
Also ask how the service handles rescans, photographs of documents, fax artifacts, password-protected files and documents assembled from multiple sources. A false alert caused by a poor scan should be distinguishable from a substantive inconsistency. Confirm whether the software preserves the original file and a hash or equivalent integrity record.
Identity and participant checks
Identity checks may include name, address, date of birth, Social Security number or other identifiers, sanctions or watchlist screening, and relationships among borrowers, employers, brokers, appraisers and other participants. Clarify which checks are actually performed, the geographic coverage, refresh frequency and treatment of name variations. Ask whether a potential match is shown with the underlying source and a process for clearing a false match.
The Tool Desk
Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Income and employment
Income fraud can involve inflated earnings, fabricated employers, altered pay statements, incorrect tenure or a mismatch between stated and deposited wages. Compare the product’s ability to verify employer identity, pay frequency, year-to-date figures, direct deposits, tax data and employment dates. Determine whether it supports self-employed, seasonal, commissioned, multiple-job and nonstandard income, and whether each category has different source or documentation requirements.
Assets, liabilities and undisclosed debt
Asset analysis should identify account ownership, balances, deposits, withdrawals, recurring obligations and unusual transfers. Liability checks should look for debts absent from the application or credit file, including newly opened accounts and obligations visible in transaction history. Ask for the minimum transaction history, treatment of joint accounts and non-borrower funds, and rules for large deposits or rapid movement of money.
Occupancy, property and valuation
Occupancy indicators can compare the subject property with the borrower’s current address, mailing information, utility or insurance data and other file signals. Property-focused modules may flag valuation anomalies, listings, rapid resales, possible flipping patterns, comparable-sales concerns or third-party relationships. These are risk signals, not an appraisal replacement. Confirm which data is current, how often it refreshes and whether the property analysis is included or an extra license.

Third-party, licensing and watchlist risk
Some platforms check brokers, employers, appraisers or other participants for licensing, sanctions, adverse history or repeated associations with suspicious files. Ask how matches are resolved, whether the service distinguishes an exact match from a similar name and whether the lender can retain the evidence used for the decision.
2. Evaluate evidence provenance and freshness
For every returned value, reviewers should be able to answer: Who supplied it? When was it effective? What period does it cover? Was it retrieved directly, uploaded by the borrower or passed through an intermediary? What version of the report was used? Require a live demonstration that displays these fields instead of accepting a marketing statement about “real-time” data.
Fannie Mae’s DU validation rules make freshness operationally important. For income or employment validation through an asset report, the report must contain at least 12 months of data from an authorized vendor. For that route, Fannie Mae’s FAQ says the report effective date cannot be more than 45 days before DU casefile creation; the DU message also supplies close-by timing. These conditions apply to the specific validation path, so confirm the current Selling Guide and the message for the loan rather than applying 45 days as a universal rule.
Asset reports can cover 30 or 60 days, 12 months or more, or a subset such as deposit transactions used for supplemental employment verification. A product should show the coverage period clearly and warn staff when a report is too old, too short or otherwise ineligible.
3. Test cross-document and cross-source consistency
Request a scenario-based demonstration using the same representative files for every finalist. Include a clean file, a file with a benign formatting anomaly, a file with conflicting income, a large unexplained deposit, a possible undisclosed debt and an occupancy inconsistency. Require the vendor to show the application field, document field, independent source, rule result and reviewer action for each scenario.
Useful consistency checks include:
- Names, addresses and identifiers matching across the application, identity documents, credit report and verification reports.
- Employer name, address, tenure, pay frequency and year-to-date income matching pay statements, verification data and deposits.
- Deposits matching the stated employer, expected cadence and documented asset source.
- Liabilities in transaction history or credit data that are absent from the application.
- Employment, income, asset and occupancy information that is inconsistent with the borrower’s geography or stated timeline.
- Property address, listing history, ownership, valuation and transaction dates that conflict with the loan file.
Ask whether the lender can tune thresholds, suppress known benign patterns and require a second review for specified conditions. Configuration should be governed: record who changed a rule, when it changed and which loans were evaluated under each version.

4. Make alerts explainable and actionable
An alert should identify the exact discrepancy, the records compared, the source and effective date, the rule or model reason, and the next investigation step. It should not imply that intent has been established. Distinguish at least three states in the interface: a rule trigger requiring review, a conflict that remains unresolved, and a documented resolution accepted by an authorized reviewer.
Fannie Mae’s DU results provide a useful model. A component may be “validated,” “not validated” or “unable to validate.” “Not validated” means the report does not fully support the information submitted; DU messages specify additional documentation. Procurement teams should ask vendors to demonstrate an equivalent workflow rather than a binary pass/fail fraud label.
Measure alert quality on your own portfolio. Track the percentage of alerts confirmed as material, cleared with acceptable documentation, escalated to fraud specialists and found to be false positives. No common independent vendor accuracy or false-positive benchmark is established by the available sources, so a vendor’s claimed score should not substitute for a controlled pilot.

5. Require a defensible investigation and audit trail
Case handling should let a supervisor assign an alert, set a due date, request documents, record a conclusion, escalate it and export the complete record for QC. The log should capture source data, report version, dates and times, user identity, comments, overrides and rule changes. Read-only access for auditors and retention controls are important when a loan is sold or reviewed years later.
DataVerify describes DRIVE as recording an audit trail with the date, time and person associated with an adjustment. Treat that as a vendor-described capability and verify it in a demonstration: ask whether logs are immutable, whether deleted comments remain recoverable, how long records are retained and whether the lender can retrieve the original report as well as the alert.
For DU validation, Fannie Mae requires borrower authorization, a relationship with an authorized report supplier or distributor, confirmation that the report matches the borrower, investigation of conflicting information and retention of the report. Your software should make each of those controls visible and assignable rather than leaving them to an undocumented email process.

6. Verify LOS, POS, API and report delivery
Map the complete process before signing: ordering, borrower consent, data retrieval, report receipt, underwriting submission, alert creation, human review, resubmission, closing and post-close QC. Ask whether the platform supports your LOS and POS, automated transmission, APIs, batch files, single sign-on, role-based access and downstream data export.
DataVerify says DRIVE reports can be viewed in the platform, sent through automated transmission or integrated into an LOS or POS, with configurable workflows. Confirm which connectors are production-ready, who maintains them, what fields are written back, how errors are surfaced and whether a failed transmission blocks underwriting or merely creates a warning. Obtain implementation estimates based on your actual loan volume and system configuration.
7. Confirm GSE and investor eligibility
Fannie Mae DU validation
Fannie Mae’s authorized supplier directory separates income and employment, asset and tax transcript report categories. The directory includes suppliers such as AccountChek by Informative Research, Argyle, Equifax, Experian, Finicity, Truework, Truv, Blend, Plaid, FinLocker and PointServ by report type. The list and eligibility rules can change; verify the current directory and the precise report category before relying on a supplier.
Fannie Mae also says lenders remain subject to their own requirements and approval processes. Confirm that your contract, borrower authorization language, report access, effective date, data duration, close-by timing, retention and resubmission procedures satisfy the current Selling Guide. A vendor’s participation in one report category does not establish approval for another.
Freddie Mac AIM
Freddie Mac’s Asset and Income Modeler (AIM), within Loan Product Advisor, assesses borrower assets, income and employment using asset reports, direct-deposit data, employment data and tax data. Freddie Mac states that its capability summary is not a substitute for the Seller/Servicer Guide or other Purchase Documents. Ask the vendor to identify the exact AIM-supported data path, required report format and any conditions that remain the lender’s responsibility.
8. Compare vendor-described platforms carefully
DataVerify DRIVE
DataVerify describes DRIVE as a configurable platform that compares information across multiple data sources, flags variances or risk and records an audit trail. Its stated service areas include identity and occupancy verification, assets and liabilities, income and employment, undisclosed debt, watchlists and licensing, and property valuations and listings. The company says reports can be viewed in DRIVE, transmitted automatically or integrated with an LOS or POS.
Best Value
These are stated capabilities, not an independent performance ranking. Ask which functions are included in your quote, which are affiliate-provided or separately licensed, what data sources are available in your jurisdiction, and how each alert is resolved and retained.
Cotality LoanSafe
Cotality describes LoanSafe as an alert-based system covering potential identity, employment-falsification, owner-occupancy, income-fraud and undisclosed-debt risks. A January 2024 LoanSafe Fraud Manager datasheet, published under the older CoreLogic branding, describes an overall risk score, configurable thresholds, delivery options and risk areas including straw borrowers, valuation or property flipping and third-party risk.
Because the datasheet is from January 2024 and uses the former branding, confirm the current product name, capabilities, delivery methods, data coverage and availability directly with Cotality. Treat the “over 100 million loan applications” consortium description in that datasheet as a vendor-reported scale claim, not an independently audited accuracy statistic.

Request prices for every component: per-report data charges, document analysis, identity or property modules, API access, implementation, testing, support, storage, user seats, manual review, exception handling and post-close QC. Ask whether a report ordered for one purpose can be reused for another without violating consent, GSE or investor rules.
Fannie Mae reports that loans with at least one digital validation component were 33% less likely to produce defects, based on its internal reporting data. It also reports that 50% of surveyed pilot lenders saw some level of cost savings when one asset report was used for assets, income and employment. Fannie Mae cautions that customer results vary. These figures are not a head-to-head product benchmark or a price guarantee; establish your own baseline for defect rates, processing time, pull-through, review hours and repurchase exposure.
10. Use a controlled procurement and pilot process
- Define the risk map. List the loan products, borrower types, geographies and fraud scenarios your team must cover. Separate required capabilities from optional analytics.
- Specify evidence requirements. Require source name, effective date, coverage period, returned fields, report version, consent record and retention behavior for every data type.
- Prepare identical test files. Include clean and deliberately conflicting scenarios, with expected investigative questions and acceptable resolutions.
- Run scripted demonstrations. Make every finalist show ordering, consent, alert explanation, assignment, override, escalation, resubmission and export using the same cases.
- Pilot on production-like loans. Measure alert volume, confirmed material issues, false positives, turnaround time, manual touches and integration failures. Segment results by loan and income type.
- Validate GSE and investor paths. Check the current Fannie Mae supplier directory, Selling Guide and DU messages, and the applicable Freddie Mac Seller/Servicer Guide and AIM conditions.
- Document governance. Approve rule changes, access roles, retention periods, model updates, incident handling and periodic revalidation in the contract and operating procedures.
- Set a go/no-go threshold. Proceed only when the solution meets evidence, eligibility, integration, audit and cost requirements—not merely when it produces many alerts.
Common procurement mistakes
- Confusing an alert with proof. Require an investigation state and documented resolution for every trigger.
- Buying broad coverage without source detail. A long feature list is not useful unless the vendor names the source, geography, refresh rate and included module.
- Ignoring report age. A technically accurate report can be unusable if it falls outside a GSE’s effective-date or close-by rule.
- Assuming one approval covers all reports. Supplier authorization is report-type-specific; verify income, employment, asset and tax-transcript categories separately.
- Leaving conflicts in email. Keep source data, reviewer reasoning, overrides and escalation in the case record.
- Accepting an unexplained risk score. Require the underlying indicators and a way to test false positives on your portfolio.
- Underestimating operational cost. Include staff review, borrower follow-up, integration maintenance and post-close retrieval in the total cost.
- Treating an old datasheet as current. Reconfirm product branding, data feeds, delivery and terms during contracting.
Decision checklist for a lender’s RFP
- Risk categories and exact checks are listed, with native versus add-on capabilities identified.
- Every result exposes source, effective date, coverage period and report version.
- The system compares application, document, payroll, deposit, credit, employer, property and geographic data where required.
- Alerts explain the mismatch and support assignment, escalation, resolution and override.
- Audit logs include users, timestamps, actions, comments, rule versions and original evidence.
- Borrower authorization, report-to-borrower matching, conflict investigation and retention are supported.
- LOS/POS, API or batch integration has been tested with the lender’s actual workflow.
- Current GSE or investor eligibility has been verified for each report type and loan scenario.
- Pricing includes data, implementation, integration, review and retention costs.
- Pilot metrics include confirmed issues, false positives, processing time and integration failures.
Bottom line
The best mortgage document fraud detection software is the one that gives your investigators trustworthy evidence, understandable alerts and a complete decision record while fitting the lender’s LOS and the exact investor or GSE rules. Compare coverage beyond document images, demand source and freshness details, test cross-file consistency on identical scenarios, and measure outcomes on your own portfolio. No published feature list or risk score removes the lender’s duty to investigate conflicts and decide whether the documentation supports the loan.
