Mortgage Broker vs. Direct Lender: How to Choose for Your Home Loan

Neither a mortgage broker nor a direct lender is automatically better. A broker helps you find and arrange a loan from lenders; a direct lender makes loans itself. The better choice is the provider whose written Loan Estimate offers the strongest terms for your needs and who can close on your timeline. Compare equivalent offers from several providers before deciding.

What is the difference between a mortgage broker and a direct lender?

The Consumer Financial Protection Bureau (CFPB) defines the roles simply: “A lender is a financial institution that makes direct loans. A broker does not lend money.” A broker connects borrowers with lenders or loan options; a direct lender offers loans it makes. Some financial institutions act as both, so ask which role a provider is taking in your specific transaction. CFPB: Mortgage lender vs. mortgage broker

Which option may suit you better?

A mortgage broker may be useful if you want help comparing lenders

Brokers typically work with multiple lenders, which may give you access to a wider range of options and save you time coordinating the process. Their reach is not unlimited, however, and a broker’s recommendation is not proof that you have the best available deal. The Federal Trade Commission (FTC) warns: “But don’t assume they’re getting you the best deal.” Ask which lenders and loan programs the broker can show you, then compare the offer with others yourself. A direct lender may suit you if you want to deal with the institution making the loan

A direct lender makes and offers its own loans. That can make the lender’s role clear, but it does not make its offer cheaper or better by itself. Compare it with other lenders’ and brokers’ written offers using the same loan assumptions.

Neither channel is a shortcut to the best rate

The CFPB advises borrowers to shop around regardless of channel: “Regardless of whether you are using a broker or a direct lender, you should always shop around for the best loan terms and the lowest interest rates and fees.” The choice is less about a winning label and more about the specific loan terms, costs, service, and timing available to you. How to compare offers fairly

Ask each provider for a written Loan Estimate based on the same loan amount, program, term, down payment, and fixed or adjustable rate structure. Rates can change daily, so request estimates close together in time; offers issued on different days may reflect market changes rather than a difference between broker and lender channels. The CFPB recommends contacting at least three lenders or brokers. CFPB: Loan Estimate explainer CFPB: Finding the best mortgage loan

  • Interest rate and APR: Check the rate and whether it is fixed or adjustable. APR helps show borrowing costs beyond the interest rate, but review the underlying fees and terms too.
  • Points, credits, and fees: Points are upfront costs associated with a lower rate. Lender credits reduce closing costs in exchange for a higher rate. Compare offers using the same amount of points or credits, and examine origination fees and other costs within the provider’s control. CFPB: Discount points and lender credits
  • Monthly payment: Compare principal and interest, and look at other payment components shown in the estimate so you understand the overall amount due.
  • Cost over time: Consider how long you expect to keep the loan. A lower upfront cost may come with a higher rate, while paying points may make sense only if the longer-term savings outweigh the upfront cost.
  • Rate lock and closing date: Ask whether the rate is locked, how long the lock lasts, and whether the provider can meet your closing deadline.
  • Clarity and responsiveness: Check whether the provider can explain differences in APR, fees, and payment, and whether the written estimate matches what you were told.

You can use competing Loan Estimates to negotiate rates, points, or fees. Check the revised estimate to make sure a reduction in one charge was not offset by a change elsewhere. CFPB: Loan Estimate explainer

Ask how the broker or loan originator is paid

Loan originators may be paid by the borrower or the lender. The CFPB says compensation can take forms such as a salary, a fixed amount per loan, a fixed percentage, or a combination. The FTC also advises asking how a broker is paid: compensation may appear in closing fees or points, be reflected in the rate, or involve both. Ask who pays, what the amount covers, and where it appears in the Loan Estimate. CFPB: Regulation Z, section 1026.36 FTC: Shopping for a Mortgage FAQs

Questions to ask before choosing

  • Are you acting as my lender or as my broker for this transaction?
  • Which lenders and loan programs can you show me?
  • How are you compensated, who pays, and where will those amounts appear in the Loan Estimate?
  • Can you quote the same loan amount, term, program, rate structure, and points or credits as this competing estimate?
  • Is the rate locked, until when, and can you meet my closing date?
  • Can you explain the differences in APR, fees, and monthly payment?
  • Is there an early repayment penalty or another material loan term I should compare?

What a historical broker-compensation study does—and does not—show

A 2004 FTC controlled experiment by James M. Lacko and Janis K. Pappalardo involved over 500 recent mortgage customers. It found that the particular asymmetric compensation disclosure tested could confuse consumers and bias them against broker loans, even when those loans cost the same or less. That is a historical result about one disclosure format, not evidence that brokers or direct lenders are cheaper in today’s market. FTC: Mortgage Brokers and Consumers: Real World Experiences

How to make the decision

Collect comparable Loan Estimates from several providers, including both brokers and direct lenders where available. Choose based on the complete loan terms, total costs over your expected holding period, the provider’s explanations, and confidence it can close on time—not on the channel alone. This U.S. consumer guidance is general information, not personalized financial advice; rates, fees, lender availability, and compensation arrangements can vary and change.
