The Mumbai Metropolitan Region (MMR) accounted for 34% of residential sales value across India’s top nine cities in FY26, according to figures from a CREDAI–ANAROCK report summarized by Hindustan Times. The reported total was ₹6.3 lakh crore. Delhi-NCR followed with 22% and Bengaluru with 15%.

Which region led residential sales value in FY26?

MMR ranked first by share of aggregate residential sales value in the report’s top-nine-city comparison. The report’s headline uses “Mumbai,” but the reported geography is the Mumbai Metropolitan Region, not Mumbai city alone.

Hindustan Times attributes the figures to Indian Real Estate: Growth Trajectory, Sectoral Outlook and Geopolitical Crosscurrents, a CREDAI–ANAROCK report launched at the 24th CREDAI NATCON summit. The figures available for this FY26 topic are from that news account; they should be read as reported findings, not independently verified totals from the underlying report table.

Reported share of top-nine residential sales value

Market Share
Mumbai Metropolitan Region (MMR) 34%
Delhi-NCR 22%
Bengaluru 15%

These are shares of the reported top-nine total of ₹6.3 lakh crore. The account does not provide enough detail to calculate precise rupee totals for each market, and rounded percentages need not sum exactly to 100%.

What the sales-value figure does—and does not—show

Sales value measures the rupee value of homes sold; unit sales measure the number of homes. A region can lead by value because of a combination of the number of transactions and the prices or mix of homes sold. The ranking therefore does not establish that MMR sold the most homes.

The report account gives a separate historical series for the top seven cities: annual residential sales value rose from ₹2.35 lakh crore in FY22 to ₹6.3 lakh crore in FY26, with compound annual growth above 27%. It says unit volumes increased more modestly. This top-seven growth comparison has different city coverage from the top-nine shares above, so the two should not be treated as one like-for-like series.

How the reported new-supply mix changed

The report account describes a shift in new supply toward higher-priced segments between FY22 and FY26. The figures below are shares of new supply, not shares of homes sold.

Housing segment FY22 share of new supply FY26 share of new supply
High-end, luxury and ultra-luxury combined 12.6% 45%
Affordable 24.6% 13.6%
Lower-mid 36.9% 18.0%

The combined higher-end categories grew to a much larger share, while affordable and lower-mid categories made up smaller shares of new supply. These figures describe the composition of supply; by themselves, they do not prove why the mix changed or show affordability for individual buyers.

Other estimates reported alongside the market figures

Hindustan Times says the report estimated construction costs had risen 8–10% since the West Asia war began, and TMT steel prices had risen 20% to around ₹72,000 per tonne. These are report estimates tied to the period covered in October 2026, not a current market quote or an independently verified measure of every project’s costs.

The same account reports FY27 guidance of ₹1.85 lakh crore in combined presales for listed residential developers, 22% above FY26 actuals. This is forward-looking developer guidance, not realized sales across the market. It also cites ANAROCK chairman Anuj Puri saying residential sales value remained above ₹1.3 lakh crore for seven consecutive quarters. Those remarks were attributed to Puri at the 24th CREDAI NATCON summit.

How to read the report’s scope

  • The 34%, 22% and 15% figures refer to the top-nine-city sales-value comparison; the historical FY22–FY26 value-growth series covers the top seven cities.
  • “Mumbai” means MMR in the reported ranking.
  • Sales value is not unit volume, and supply mix is not a measure of completed or sold homes.
  • The FY26 report figures cited here come through Hindustan Times’ account. ANAROCK/CREDAI-hosted 2025 annual reports concern an earlier period and do not independently validate these FY26 figures.
