Microsoft buys more than 600 acres in Woodward, Iowa, for a potential data-center campus

Microsoft has purchased more than 600 acres in Woodward, Iowa, but the transaction is not yet a construction announcement. The industrially zoned land could become a Microsoft data-center campus. The company says design has not started, and the first building could still be years away.

What Microsoft bought

The property is in Woodward, a community northwest of Des Moines. Microsoft bought the land from an independent owner rather than from the city. Woodward’s city council rezoned the parcel in June 2026 from agricultural use to the Eco Business Park District, an industrial designation that permits data-center development.

The reported sale closed on October 8, 2026. The purchase price and deed-level transaction terms have not been disclosed in public reporting.

Timeline of the Woodward proposal

Date What happened
June 2026 Woodward’s council rezoned the property from agricultural use to the Eco Business Park District, according to DatacenterDynamics.
October 8, 2026 The reported closing date for Microsoft’s purchase of more than 600 acres.
October 12, 2026 KCCI reported a residents-only community meeting attended by more than 200 people, with Mayor Todd Folkerts and Microsoft representatives answering questions.
October 14, 2026 DatacenterDynamics published further details about the campus’s uncertain design, expected workloads and possible schedule.

Why this is not yet a construction start

Microsoft describes the site as a potential campus, not an approved building project. Jackie Nickolaus, Microsoft’s land-development manager, said the company had not begun designing the building:

#1 Best Overall
Tecmojo 6U Wall Mount Server Cabinet IT Network Rack Enclosure Lockable Door and Side Panels Black, Cooling Fan, Standard Glass Door, 450mm Depth, for 19” IT Equipment, A/V Devices
  • Save valuable floor space: 6U wall mount server cabinet Dimensions: 13.78" H x21.65" W x17.72" D.Maximum mounting depth is 14.2"
  • Keep critical network equipment secure: glass door and side panels are lockable to prevent unauthorized access. Front door can be installed on either side of the front of the cabinet to satisfy your door swing orientation preference
  • Easy equipment configuration: Fully adjustable mounting rails and numbered U positions, with square holes for easy equipment mounting with top and bottom punch-out panels for easy cable access
  • Durability: Made of high quality cold rolled steel holds up to 110lb (50kg) (Easy Assembly Required)
  • PCI & HIPPA and EIA/ECA-310-E compliant

“We have not even begun to design the building, so we have no idea what mechanical systems will be going into the buildings.”

Nickolaus estimated two to three years of campus design before construction could begin, followed by about two years to build the first facility. That estimate is a planning projection, not a committed groundbreaking date. The final number of buildings, their size and the construction start date remain undecided.

Expected workloads: cloud computing and storage

Microsoft’s representatives said the expected workloads are cloud computing and data storage. Nickolaus specifically said the anticipated use is not AI training. That description identifies the type of computing Microsoft currently expects at the site; it does not establish the final equipment, power demand or operating capacity.

What Woodward residents were told

More than 200 residents attended the October 12 meeting, which became contentious as people questioned the purchase and its local effects. The meeting was for residents, and the mayor and Microsoft representatives answered questions.

When asked whether residents had voted on the land purchase or project, Mayor Todd Folkerts answered, “No.” The city council’s June rezoning was a public governmental action, but the land sale itself was a private transaction between Microsoft and the independent owner. A community meeting therefore did not constitute a referendum on whether Microsoft could buy the property.

Jobs: what is known and what is not

Microsoft’s Iowa employment figures provide statewide context, not a promise for Woodward. The company had approximately 540 Iowa employees as of 2025. Microsoft has also projected more than 1,660 peak construction jobs and 6.8 million work hours for new Iowa facilities.

Figure Scope and qualification
Approximately 540 employees Microsoft’s total Iowa workforce as of 2025; not Woodward-specific.
More than 1,660 peak construction jobs A projection for new Microsoft facilities in Iowa; it does not identify a Woodward allocation.
6.8 million work hours A projection for those new Iowa facilities, not a published estimate for this parcel.

No published source has assigned a permanent headcount, contractor count or construction-job total specifically to Woodward.

Purchase price and possible Iowa incentives

The purchase price has not been reported. Iowa’s published data-center incentive guidance sets a minimum Iowa physical-location investment of $200 million within six years for the relevant program, and the guidance says land can count toward that investment.

  • Application:EIA/ECA-310-E Compliant;wall mounted 4u rack fits all 19" racks and cabinets to hold various IT, network, and AV equipment;wall mount rack available in 4U, 6U, and 8U to choose

That threshold does not show that the Woodward project qualifies. No source confirms that Microsoft has applied for or received Iowa data-center incentives for this site, and no project-specific tax-credit award has been announced.

How the acreage compares with Microsoft’s existing Iowa campuses

West Des Moines’ fiscal-year 2025 report says Microsoft’s existing Iowa campuses occupy about 130 to 160 acres each and cost more than $1 billion per center. Woodward’s more-than-600-acre purchase is therefore substantially larger than the footprint reported for an individual existing campus, but acreage alone does not reveal how much of the property Microsoft will develop, how many buildings it may contain or what it will cost.

Measure Woodward property Existing West Des Moines context
Land More than 600 acres purchased About 130–160 acres per campus
Investment Not disclosed More than $1 billion per center, according to the FY2025 report
Development stage Design has not begun; potential campus Operating campuses
Workload description Cloud computing and data storage expected; not AI training Not specified in the cited comparison

What remains unresolved

  • The purchase price and detailed deed terms.
  • The final building count, floor area and campus layout.
  • Electrical capacity, substations and other power infrastructure.
  • Water systems and the project’s eventual water demand.
  • Contractors and the precise construction schedule.
  • Whether Microsoft will seek or receive Iowa data-center incentives.
  • Woodward-specific permanent and construction employment totals.

For now, the confirmed event is a large land purchase on property zoned for data-center use. Whether it becomes a built Microsoft campus will depend on design, approvals, infrastructure planning and a future construction decision.
