What’s actually slowing this PC down?

If a lease PDF ignores what you type, shows blank fields after saving, or leaves information out of an e-signing workflow, the cause is often the file or form—not your typing. Check for restrictions or an unsupported form type, confirm that the PDF has interactive fields, distinguish filling from repairing a form, and verify the saved copy before sending it. These software checks do not determine whether a lease or electronic signature is legally effective in your jurisdiction.
Why is my lease PDF not saving what I typed?
Four common trouble spots explain why entries may seem to disappear or fail to carry into a signing workflow: the PDF is restricted or uses an unsupported form type; the page has no properly configured interactive fields; field flattening has made entries static; or the task requires repairing the form structure rather than filling it. The right fix depends on which situation you have.

1. The PDF is restricted or uses an unsupported form type
A PDF can open normally while still being incompatible with the tool you are using to fill or sign it. Adobe says Acrobat on the web Fill & Sign supports most PDFs, but not secured PDFs with editing restrictions or dynamic XFA PDFs. Adobe’s mobile documentation also says Acrobat mobile does not support XFA forms. See Adobe’s supported file formats for Acrobat on the web and PDF forms in Acrobat on mobile.

Do not try to bypass a document restriction. A different PDF reader may help with a supported form type, but it cannot be assumed to remove a restriction or make an unsupported form editable.
#1 Best Overall
- - Open and render local PDFs on Fire Tablet.
- - Add text fields with color and size controls.
- - Place dates, check marks, X marks, and dot marks.
- - Draw a simple handwritten signature.
- - Export a flattened local PDF copy.
2. The visible blanks are not interactive fields
A line or box printed on the page may just be part of the page artwork. To type into a blank or select a checkbox as a form control, the document creator must configure the corresponding interactive field. Adobe’s Reader help for filling and signing PDF forms directs users who cannot type or select an option to contact the form creator.
If clicking or tapping a blank does nothing, or the cursor never enters a field, ask the sender to provide a correctly prepared fillable form or explain the intended signing process. Adding text over the page may be possible with a fill-and-sign tool, but that is different from repairing the underlying form fields.
3. Flattening has made the entries static
Adobe describes field flattening this way: “Field flattening in Acrobat Sign converts editable fields in a source PDF into static content.” In that process, supported AcroForm field values are printed into the document and the original field objects are removed. The values may remain visible, but those original fields are no longer editable. Adobe’s field-flattening guidance explains the behavior.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsFlattening can be useful when a signing workflow needs prefilled values preserved or a particular file normalized, but it changes what the recipient can edit. Keep an editable source copy before flattening, confirm that the recipient accepts static output, and inspect the resulting PDF. The Fourth Circuit’s flattening instructions apply to filings in its CM/ECF system; they are not a universal requirement for leases.

- Access your PDF documents wherever you are
- Use Voice Reading to have documents read to you
- Play embedded video and audio, and access live hyperlinks
- Take notes and mark on texts
- Fill out PDF forms
4. Mobile filling cannot repair every form
Acrobat mobile supports filling AcroForm fields and adding Fill & Sign content, but Adobe says changing the form structure—such as adding or modifying fields—is a desktop task. If fields are missing or incorrectly configured, switch to a supported desktop workflow or ask the sender to repair and resend the PDF. Adobe explains the distinction in its mobile PDF forms help.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How do I fill and sign a lease PDF safely?
- Save a separate working copy. Keep the original lease unchanged so you can return to it if an editing or flattening step alters the file.
- Open the copy in a reader that supports its form type. Note any restriction or unsupported-form message. For Acrobat on the web, Adobe lists secured PDFs and dynamic XFA PDFs among the unsupported Fill & Sign formats.
- Complete the fields and follow the sender’s signing instructions. If a field will not accept typing or selection, contact the sender rather than assuming a printed blank is interactive.
- Save, close, and reopen the saved copy. Check every page at normal viewing size; do not rely only on what was visible before saving.
- Compare the completed document with the lease and instructions. Check names, dates, rent and other amounts, selected boxes, initials, signatures, and any required attachments.
- Before any flattening step, preserve the editable copy. Confirm with the recipient that static output is acceptable, then inspect the flattened file before returning it.
Adobe’s Digital Signatures User Guide warns: “The document contains non-signature form fields. Such fields’ visual appearances may change based on external variables.” This is a technical warning about how fields may appear; it is not proof that information in a particular lease has changed. The guide is available in Adobe’s Digital Signatures User Guide for the Acrobat family.
What if the fields still appear blank?
- If the app reports a restriction or unsupported format, request a compatible or unrestricted copy from the sender.
- If you cannot type or select an option, ask the form creator to provide a properly configured fillable PDF.
- If you are on a phone and need fields added or changed, move to a supported desktop workflow or have the sender repair the form.
- If a signing workflow omits values, check whether the fields were flattened and whether that workflow accepts static content; retain the editable source while resolving the issue.
- If the saved copy looks different from the editing view, reopen it and inspect each page before sending it. If the discrepancy remains, return to the sender with the affected page and request a corrected file or instructions.
PDF behavior is separate from legal effect. The software documentation cited here does not establish whether a lease provision or electronic signature is valid in any particular jurisdiction. Ask a qualified local professional if you need a legal determination.
