Langenhorn data center enters provisional municipal planning review—not final approval

Langenhorn has not granted a final construction permit for the proposed Uniq Land data center. The municipality has moved the project into formal Bauleitplanung (land-use planning), while keeping the proposed Mönkebüll site and possible alternatives under review.

What Langenhorn actually approved

The Langenhorn council unanimously chose an open-ended review rather than issuing a definitive building approval. NDR reported the decision on 27 August 2026; Datacenter-Insider reported on 15 September 2026 that the proposal had entered Bauleitplanung.

Bauleitplanung is the municipal process used to establish or amend land-use plans. It can examine permissible uses, building dimensions, setbacks and infrastructure, but it is not the same as a final construction permit. The project therefore remains subject to further planning decisions and approvals.

Where would the data center be built?

The proposal was initially associated with the Mönkebüll commercial area and a planned substation on the West Coast power line. The council’s later decision allows other locations to be considered, so Mönkebüll is not yet the confirmed site.

  • PCI & HIPPA and EIA/ECA-310-E compliant

Datacenter-Insider said the municipality would examine sites beyond the Mönkebüll area during the planning process. Until that review identifies a preferred location and the relevant plans are adopted, the project’s final address remains unresolved.

How large is the proposed facility?

Element Reported figure Status and qualification
Initial grid connection 150 MW Planned first stage, as reported by NDR and DatacenterDynamics in 2026
Possible expansion 300 MW total Longer-term possibility, not an approved final capacity
Site area About 5 to 5.5 hectares (approximately 55,000 square metres) Proposed footprint reported by NDR and DatacenterDynamics
Maximum reported height Up to 27 metres, including structures Figure from NDR’s initial report; planning may still define limits
Investment About €2 billion Reported by NDR in June 2026; the figure is an announced project volume, not independently verified spending

The 150 MW first stage would make this a major power consumer. The possible 300 MW build-out is an expansion scenario, not evidence that the municipality has approved that capacity.

Why residents are objecting

More than 300 people attended a public meeting in June. Reported objections centered on two issues:

  • Keep critical network equipment secure: glass door and side panels are lockable to prevent unauthorized access; Front door can be installed on either side of the front of the cabinet to satisfy your door swing orientation preference

  • Durability: Made of high quality cold rolled steel holds up to 110lb (50kg) (Easy Assembly Required)
  • PCI & HIPPA and EIA/ECA-310-E compliant
  • Building height: Residents questioned a structure of up to 27 metres, including associated structures, in the proposed setting.
  • Electricity demand: The planned 150 MW connection—and the possibility of reaching 300 MW—raised concerns about grid capacity and the local consequences of supplying the facility.

The council’s decision to broaden the site review followed that public discussion. Planning materials are expected to address building heights, separation distances, water and waste-heat use, but no final technical design for those systems has been published in the available reporting.

Who is behind the proposal?

The project is associated with Uniq Land and the regional development company Erschließungsgesellschaft Nordfriesland (EG.NF). Uniq Land managing director Jens Kampkötter said the company selected Langenhorn because it offered “outstanding conditions for building sustainable digital infrastructure.” EG.NF managing director Dr. Jérôme Stuck said the municipality was weighing opportunities and risks carefully without prematurely ruling out new development options.

Those statements describe the proponents’ rationale; they do not establish quantified local benefits. The available reporting does not independently verify job totals, tax revenue, emissions reductions or other economic gains.

What happens next in the planning process?

  1. Site examination: Langenhorn can compare Mönkebüll with other potential locations.
  2. Land-use planning: The Bauleitplanung process can set the permitted use, building envelope, height limits and required distances.
  3. Infrastructure assessment: Electricity connection, water demand, wastewater and potential waste-heat use must be addressed in the planning documents.
  4. Public participation and decisions: Residents and authorities can comment as plans progress, after which the municipality must decide whether and how to adopt the relevant plans.
  5. Separate construction approval: A final building permit would still be required before construction could legally begin.

No published date for the council’s final decision is identified in the available reporting. Timing will depend on the scope of the planning studies, public consultation and any subsequent permitting.

What is—and is not—settled

  • Settled for now: The proposal has entered formal municipal planning review.
  • Not settled: A final construction permit, the definitive site, the ultimate capacity, building height and detailed resource-management systems.
  • Known scale: 150 MW is the proposed first-stage connection, with a possible 300 MW expansion; the proposed land area is roughly 5–5.5 hectares.
  • Key public issues: Height and electricity demand remain central concerns.

Future updates should be judged by whether they identify a fixed site, publish binding grid and capacity commitments, disclose water and waste-heat plans, and show progress through the Bauleitplanung stages. Until then, describing Langenhorn as having “approved” the data center overstates the municipality’s decision.
