The company is larger and broader after completing its Redfin acquisition on July 1, 2025, and its Mr. Cooper acquisition on October 1, 2025. In the second quarter of 2026, Rocket reported substantially higher adjusted revenue, adjusted net income and adjusted EBITDA than in the second quarter of 2025. Those figures are encouraging, but they include a materially different business perimeter after the acquisitions and do not prove equivalent organic growth.
The unresolved question is valuation. The available company disclosures do not establish a current share price, forward earnings multiple or normalized-cycle valuation. Without that comparison, it is not responsible to call RKT clearly cheap, expensive, a buy or a sell. The sound approach is to test whether the current market value adequately compensates you for rate risk, mortgage-servicing-rights (MSR) volatility, servicing-advance funding, secondary-market dependence and acquisition execution.

What Rocket Companies does
Rocket Companies describes itself as a Detroit-based homeownership platform spanning mortgage, real estate and personal finance. Its portfolio includes Rocket Mortgage, Rocket Close, Rocket Homes, Rocket Loans, Rocket Money and Lendesk Technologies, as well as the acquired Redfin and Mr. Cooper businesses. Rocket completed the Redfin transaction on July 1, 2025, and the Mr. Cooper transaction on October 1, 2025, according to the company’s 2025 Form 10-K and portfolio disclosures.
The strategic thesis is to connect customer acquisition, mortgage origination, real-estate services, servicing relationships and personal-finance products. A borrower might enter through a real-estate search, obtain a mortgage, use closing services, remain in Rocket’s servicing portfolio and later refinance or purchase again. Management argues that this reach can improve cross-selling and “recapture” of existing customers. That is a business strategy, not evidence that the expected benefits have already been achieved.
#1 Best Overall
Rocket’s own mission statement is “Help Everyone Home.” The company also reports more than 160 million client calls annually and more than 30 petabytes of data. Those are company-stated platform figures rather than independently verified operating measures. Its investor-relations materials attribute 23 No. 1 J.D. Power rankings in primary mortgage origination and mortgage servicing; the relevant award categories and years should be checked before treating that record as a current competitive comparison.
What the second-quarter 2026 results actually show
Rocket’s Q2 2026 earnings release reported the following figures:
| Measure | Q2 2026 result | How to interpret it |
|---|---|---|
| Adjusted revenue | $2.761 billion | Non-GAAP; review the company’s reconciliation before comparing with GAAP revenue. |
| Adjusted net income | $441 million | Non-GAAP and affected by the enlarged business after acquisitions. |
| Adjusted EBITDA | $766 million | Non-GAAP; not a substitute for operating cash flow or GAAP profit. |
| GAAP diluted EPS | $0.08 | The quarter’s GAAP per-share result, which can include volatile fair-value effects. |
| Total liquidity at June 30, 2026 | $11.2 billion | Includes cash and undrawn facilities; it is not cash on hand. |
The $11.2 billion liquidity figure consisted of $3.1 billion in cash and cash equivalents, $2.3 billion in undrawn lines of credit, and $5.8 billion in undrawn available MSR and advance lines of credit. Facilities can provide flexibility, but they also have borrowing terms, collateral requirements and potential availability limits. An investor should not treat the entire amount as immediately spendable cash.

Rocket reported Q2 2026 closed mortgage-loan origination volume of $49.1 billion and total net rate-lock volume of $47.0 billion. Its Direct to Consumer channel produced $28.1 billion of closed volume with a 4.13% gain-on-sale margin. Rocket Pro produced $11.1 billion with a 0.69% margin. These are management-reported channel figures; the definitions, timing and mix behind each margin matter when comparing periods.

- It can be a gift option
Adjusted results were higher than in Q2 2025, but Redfin and Mr. Cooper changed the company’s scope. The increase therefore cannot be read as purely organic growth. A clean long-term analysis separates acquired contribution, one-time integration effects and underlying performance in the legacy mortgage operation.
Why the long-term investment case could work
Scale can lower customer-acquisition friction
A broad consumer brand, a large servicing database and multiple points of contact may help Rocket find borrowers at lower incremental cost than a single-channel lender. Existing homeowners can become refinance, purchase or home-equity prospects, while real-estate traffic can feed mortgage applications. The potential advantage is strongest if Rocket converts those relationships without giving away too much margin through advertising, pricing concessions or partner compensation.
Servicing creates recurring fee economics
Mortgage servicing produces fees over time rather than only when a loan is originated. Rocket reported 97% annual net client retention for its servicing portfolio as of December 31, 2025, using the company’s own definition. High retention can support repeat business and reduce the cost of reacquiring customers. However, servicing value depends on loan delinquency, prepayment behavior, servicing costs and the discount rate used to value expected cash flows. A large portfolio is not automatically a high-return portfolio.
Redfin and Mr. Cooper widen distribution and servicing
Redfin adds a real-estate brokerage and consumer-traffic platform. Mr. Cooper adds servicing scale and related capabilities. In theory, the combination can give Rocket more chances to originate loans, retain servicing relationships and offer adjacent financial products. The Form 10-K warns that anticipated acquisition benefits may not occur and that integration can disrupt operations. The opportunity is therefore best viewed as an option that management must prove through measurable revenue, cost and retention outcomes.
Liquidity can help manage a volatile market
The reported liquidity resources may help Rocket fund originations, meet servicing advances and withstand periods when loan sales or MSR markets are less favorable. The quality of that liquidity matters: cash, committed borrowing capacity and MSR-specific lines have different costs, collateral and availability. Investors should track liquidity alongside debt maturities, advance obligations and cash generation rather than relying on one headline number.
How mortgage rates affect Rocket Companies stock
Rocket states in its annual filing, “Our business is significantly impacted by interest rates.” Rates influence both sides of the model:
- Origination demand: Higher rates generally reduce refinancing and can make monthly payments less affordable for buyers. Lower rates can revive applications, but they can also trigger rapid refinancing that shortens the life of existing servicing assets.
- Gain-on-sale margins: Competition for fewer borrowers can pressure pricing and margins. When volume rises, capacity constraints, hedging results and channel mix still determine profitability.
- MSR values: MSRs represent expected future net servicing cash flows. Falling rates often increase prepayments because borrowers refinance, reducing the expected servicing duration. Rising rates can extend duration and affect value in the opposite direction, although the same high-rate environment can weaken new originations and increase borrower stress.
- Credit and housing conditions: Affordability pressure, low inventory, slower home turnover and borrower delinquencies can reduce production and increase servicing costs.
- Federal Reserve policy: Changes in policy expectations can move mortgage rates, refinancing incentives and the market value of mortgage assets before the policy rate itself changes.
There is no single “good” rate environment for every Rocket segment. A moderate, stable market may be better than an abrupt decline that creates refinancing waves or a sharp increase that freezes transactions.
Why MSR accounting makes quarterly earnings difficult to read
Rocket records MSRs at fair value. The reported value reflects assumptions about future servicing cash flows, prepayments, defaults, expenses and market discount rates. Those assumptions can move even when the related servicing fees arrive over many years.
Rank #4
In Q2 2026, Rocket reported $759 million of fair value of originated MSRs in gain on sale, while the change in fair value of MSRs, net, was negative $616 million. These lines illustrate why one quarter’s MSR-related result is not a simple recurring cash-earnings measure. An investor should examine servicing fees received, portfolio runoff, recapture, delinquency trends, hedging and cash-flow statements in addition to fair-value gains or losses.
The principal risks to a long-term RKT thesis
Mortgage and housing cyclicality
Purchase and refinance volumes can fall together when rates rise, affordability deteriorates or buyers wait for better conditions. Low housing inventory can suppress transactions even if consumer demand exists. Competition may force Rocket to accept lower gain-on-sale margins to preserve volume.
Servicing advances can consume liquidity
Under many servicing agreements, the servicer must advance principal and interest remittances, taxes, insurance and certain property costs when borrowers do not pay on time. Reimbursement may be delayed during delinquencies. A larger servicing portfolio can therefore create larger advance requirements precisely when credit conditions are worsening.

Dependence on the secondary market
Rocket relies on selling or securitizing mortgage loans to a limited group of investors and through government-sponsored channels including Fannie Mae, Freddie Mac and Ginnie Mae. A disruption in investor demand, eligibility standards, warehouse funding or securitization markets could restrict originations even if applications remain available.
Integration and acquisition costs
Combining Redfin and Mr. Cooper with existing systems, brands, employees and compliance processes can create technology spending, duplicate costs and operational distraction. Synergies should be measured, not assumed. Useful evidence would include disclosed integration costs, realized cost savings, incremental leads, conversion rates, servicing retention and contribution to normalized earnings.
Best Value
Leverage and measurement risk
Acquisition-related debt, funding costs and advance facilities can change the risk profile. GAAP earnings may swing because of loan-sale and MSR fair-value movements, while adjusted measures exclude items that still affect shareholders. Compare both GAAP and reconciled non-GAAP results across several quarters and through different rate conditions.

The missing step is a valuation comparison. Because a current share price and forward valuation were not established in the available evidence, an investor should build that comparison before making a decision.

Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →- Start with the market value: Record the current equity value, diluted share count and any acquisition-related debt or preferred claims.
- Normalize earnings: Use a multi-year mortgage-cycle view rather than annualizing an unusually strong or weak quarter. Separate recurring servicing fees from MSR fair-value changes and one-time acquisition items.
- Check cash conversion: Compare adjusted EBITDA and adjusted net income with operating cash flow, capitalized servicing costs, advance funding and required debt repayments.
- Stress the rate cycle: Model a higher-rate slowdown, a lower-rate refinancing wave and a middle case with stable rates. Vary origination volume, gain-on-sale margins, prepayments, delinquencies and MSR marks.
- Test acquisition delivery: Identify what Redfin and Mr. Cooper are expected to contribute, when benefits should appear and which metrics would demonstrate success.
- Compare peers consistently: Use the same period and definitions for purchase and refinance mix, origination volume, channel margins, servicing size and runoff, recapture, MSR sensitivity, liquidity, advance capacity, acquisition debt and normalized-cycle valuation.
A low price-to-earnings ratio based on a peak quarter can be misleading, just as a high multiple based on a trough can understate a cyclical business’s earning power. The relevant question is what normalized cash earnings a shareholder is buying and how much downside the balance sheet can absorb.
Who might consider Rocket Companies stock?
RKT may fit an investor who understands mortgage cycles, can tolerate substantial earnings volatility and is prepared to monitor MSR assumptions, servicing advances, funding markets and integration progress. Such an investor would demand a valuation margin of safety and would not rely solely on adjusted EBITDA or a single strong quarter.
It is less suitable for someone seeking predictable, non-cyclical earnings, a simple dividend compounder or a business that can be evaluated without tracking interest rates and housing activity. The stock’s outcome depends on both operational execution and macroeconomic conditions that management cannot control.
Bottom line: is Rocket Companies stock a good long-term investment?
Rocket Companies has a credible long-term platform thesis: mortgage origination, a large servicing base, real-estate distribution and personal-finance products could reinforce one another. Q2 2026 showed strong reported adjusted revenue, adjusted net income, adjusted EBITDA, origination volume and liquidity. Yet those results include the Redfin and Mr. Cooper acquisitions, and the company remains exposed to rates, housing affordability, MSR valuation, servicing advances, secondary-market funding and integration risk.
Therefore, RKT is not demonstrably a good long-term investment or a bad one from the operating figures alone. The decision turns on the share price relative to normalized mortgage-cycle earnings and cash generation, plus evidence that the acquisitions are producing durable benefits. Until that valuation and execution test is completed, the most defensible conclusion is conditional rather than a categorical buy or sell.
