Before making an offer on an investment property, use your first walkthrough to spot visible warning signs and prepare questions—not to diagnose hidden problems. Then arrange an independent, qualified home inspection and any specialist assessments the property or inspection findings warrant. A physical inspection is only one part of due diligence: it does not settle zoning, code compliance, title, insurance, or rental questions, and local rules and contract practices vary.
Use the walkthrough to record observations, not diagnose defects
Walk through with a note-taking mindset. Record where you see a concern, what you noticed, and what you need to ask; avoid deciding that a building component is sound based on a quick visual check. Ask permission before taking photos where local practice requires it. If practical, return for another viewing and arrange professional access before committing, if the local offer process allows.

Roof, gutters, and drainage
- Look for visible roof damage or sagging, loose or blocked gutters, and signs that water is pooling or draining toward the building.
- Note water stains or other signs of entry, and ask about the roof’s age, past repairs, and any known leaks.
Structure and exterior
- Note cracks in exterior walls, visibly uneven or sloping floors, sagging ceilings, damaged cladding, or signs of movement. Record their locations rather than trying to assess their cause.
- Ask the inspector whether any observed issue warrants review by a structural specialist.
Moisture and wet areas
- Look for damp, staining, musty odors, and recent paint that may be worth asking about. New South Wales guidance specifically flags damp and cautions that paint may be used to cover mould (NSW Government guidance on inspecting a property).
- A visual walkthrough cannot rule out mould, concealed leaks, or other hidden moisture problems.
Plumbing and hot water
- Where access is allowed, try taps and fixtures, observe whether drains empty, and note visible leaks.
- Record the visible condition and apparent age of the hot-water system. Do not dismantle fixtures or make invasive checks.
Electrical
- Note visibly damaged fittings and ask about the electrical panel’s age and safety devices.
- Do not treat a quick look or outlet check as a full electrical assessment. A standard home inspection does not include a full electrical inspection, according to Fannie Mae’s buyer guidance.
Heating, cooling, ventilation, and insulation
- Note visible condition and ask what the inspector tested, whether the systems operated during the inspection, and what maintenance or remaining-life questions the inspection can address.
Windows, doors, decks, garages, and the site
- Check visible condition and, where practical, whether doors and windows operate. Note damage, drainage and grading, access, and conditions that could affect maintenance or tenant use.
Location and wider property context
- Consider noise, access, nearby facilities, and hazards relevant to the location.
- Some location-specific checks fall outside a building inspection. Victoria’s government guidance, for example, flags flood or fire risk, owners corporation matters, insurance for renovation work, and other property obligations (Consumer Affairs Victoria’s due-diligence checklist).
Arrange an independent professional inspection
Choose an appropriately qualified professional who is independent of the seller, and request a written report. Qualifications, licensing, and consumer protections differ by jurisdiction. In Victoria, Consumer Affairs Victoria advises buyers to use an inspection service with professional indemnity insurance and cautions against relying on a report supplied by the agent or seller (Consumer Affairs Victoria’s building and pest inspection guidance). Verify the equivalent requirements and protections where the property is located.
A general inspection commonly covers visible major systems and components such as electrical, gas, plumbing, roof, heating and cooling, foundation, walls, ventilation, and interior and exterior elements. The precise scope varies. It is a visual assessment of condition, not a pass-or-fail test or a guarantee that hidden or inaccessible defects are absent. It also does not establish compliance with zoning or building codes; Ontario’s government guidance makes that distinction explicit (Ontario guidance on home inspections).

Attend if possible. Point out concerns, and ask the inspector to separate observed conditions from recommendations for further evaluation. The report should tell you what was inaccessible or outside scope, what could not be tested, and whether an issue merits a specialist. Ask which repairs are immediate, what may need attention soon, and what maintenance or replacement may be needed later. Fannie Mae also recommends asking whether bigger issues require a specialist and whether there is anything else to be concerned about (Fannie Mae’s buyer guidance).
Decide whether specialist inspections are warranted
Let the property’s age, location, construction, disclosures, and the general inspector’s findings guide follow-up. A general inspection has limits: concerns involving pests, radon, asbestos, mould, or lead may call for specialist inspection or assessment. New South Wales guidance separately recommends considering pest and electrical inspection reports (NSW Government guidance on inspecting a property). If a finding involves structure, roof, sewer, septic, or another specialist system, ask which expert is appropriate. There is no universal specialist checklist for every property and jurisdiction.

Turn inspection findings into a purchase decision
Use the written report to understand observed defects, safety issues, recommended investigation, and maintenance needs. Where a material repair is involved, seek an independent estimate rather than treating an inspection comment as a final quote. Weigh the cost and uncertainty against the property’s condition and your investment plans.
A professional report may identify faults, their repairability, likely repair costs, and potentially unsafe or unauthorized work; those findings can inform a purchase decision, negotiation, or maintenance plan. Whether an inspection affects your right to withdraw, renegotiate, or proceed depends on the local transaction and the contract. Understand those terms before making an offer rather than assuming an inspection automatically gives you a particular remedy.

Keep physical inspection separate from broader due diligence
A sound-looking property is not necessarily suitable or legally ready for your investment plan. A physical inspection does not resolve zoning or code compliance, and property-specific restrictions and hazards can require separate checks. Depending on the location and property, verify planning, title, permits, insurance, hazards, tax, rental requirements, and owners association or corporation matters with the relevant authorities and professionals. Which checks apply—and who can confirm them—varies by jurisdiction.
Questions to ask the inspector
- What needs repair or replacement immediately?
- What may need attention soon, and what maintenance or replacement is likely later?
- Which areas could not be accessed or tested, and what was outside the inspection scope?
- Do any findings warrant specialist assessment? If so, what type?
- Are there visible signs of water entry, movement, safety hazards, or potentially unauthorized work that need further investigation?
- Which findings are observations, and which are recommendations for further evaluation?
