How Treasury Yields Affect Mortgage Rates, Auto Loans, and Savings Rates

Treasury yields can influence mortgage rates, auto-loan rates, and savings rates, but they do not directly set them. The link depends on the type of rate: fixed mortgages are tied to longer-term market rates and mortgage-backed securities, auto loans are influenced by shorter-term Treasury rates and lender risk spreads, and savings APYs respond more to short-term rates, bank funding needs, and competition.

Why Treasury yields matter—but do not set your rate

A Treasury yield is the market return on a U.S. government debt security. Yields reflect investors’ expectations about future inflation, economic growth, and Federal Reserve policy, among other conditions. Because Treasury securities are widely used as market benchmarks, movements in their yields can affect the cost of other borrowing and the returns banks offer on deposits.

The Federal Reserve describes how monetary policy can pass through from short-term rates to Treasury yields and consumer borrowing rates, while noting that expectations about future policy matter too. That transmission is not a fixed formula: a change in a Treasury yield does not guarantee an equal change in a mortgage quote, auto-loan APR, or savings APY. Federal Reserve Monetary Policy Report; Philip N. Jefferson’s February 19, 2025 speech.

How Treasury yields affect fixed mortgage rates

Long-term fixed mortgage rates are influenced by longer-horizon market rates and the yields on mortgage-backed securities (MBS). Agency MBS yields are an important factor in mortgage pricing, and the Federal Reserve tracks their spreads over Treasury securities. Since mortgage rates are not simply a Treasury yield plus a fixed markup, changes in MBS pricing and other market and borrower factors can also affect the rate a lender offers.

For a dated U.S. illustration, the Federal Reserve’s July 2026 Monetary Policy Report said the prevailing 30-year fixed mortgage rate was 6.4%; the underlying mortgage contract-rate data ran through July 1, 2026. The report also said most outstanding mortgages remained below 4%. These figures describe the market and existing mortgage stock at that time, not a current offer for a particular borrower. Federal Reserve, July 2026 Monetary Policy Report.

How Treasury yields affect auto-loan rates

Auto-loan rates are influenced by shorter-maturity Treasury rates and by risk spreads lenders use to account for potential delinquencies and defaults. The Federal Reserve also describes how policy-related changes in short-term rates can pass through to auto and other consumer loans. A borrower’s credit profile and the loan’s term and conditions contribute to the APR, so the Treasury benchmark is only part of the picture.

Federal Reserve Vice Chair Philip N. Jefferson stated in a February 19, 2025 speech: “Rates on auto loans are also influenced by the interest rates on shorter-maturity Treasury securities and risk spreads lenders assess to account for delinquencies and defaults.” That describes relevant influences, not a promise that an auto rate will move by a particular amount when a Treasury yield changes. How Treasury yields affect savings rates

Savings-account APYs do not generally follow long-term Treasury yields as directly as fixed mortgage pricing does. Banks set deposit rates in light of short-term market rates, their need for funding, and competition for customers. The Federal Reserve explains that monetary policy influences short-term rates through the federal funds rate and interest on reserve balances. Federal Reserve Monetary Policy Report.

The FDIC’s March 2026 national-rate table reported a 0.39% national savings deposit rate. The FDIC specifies that its savings and interest-checking figures use a $2,500 product tier. This is a national measure with a defined basis, not an offer or expected APY for a specific account. FDIC National Rates and Rate Caps.

Why the FDIC’s rate-cap calculation is not a tracking rule

For its regulatory rate-cap calculations, the FDIC can use a Treasury yield of a similar maturity for maturity-based deposit products. Savings accounts are non-maturity deposits, so that calculation uses the effective federal funds rate instead. The distinction reflects how the regulatory cap is calculated; it does not require a bank’s savings APY to track Treasury yields or the federal funds rate.

Compare the rate that actually applies to you

Market benchmarks and national averages explain rate movements, but a personal offer depends on the product and its terms. When comparing options, check the APR or APY you qualify for and the conditions attached to it.

  • For a mortgage: compare the quoted rate and APR, loan term, fees, and fixed or adjustable structure.
  • For an auto loan: compare APR, term, fees, and eligibility across lenders; the APR reflects more than Treasury rates.
  • For savings: compare APY, any balance or account requirements, and whether the APY can change.

Published U.S. figures should be read with their date and measurement basis in mind. They are useful context, but they do not establish the rate available to an individual borrower or depositor.
