For an agent walking through the property, a phone is usually the simplest setup. Plan the route, protect private information, and decide whether viewers should be able to see the replay before you start.
Before the tour: check channel eligibility and property readiness
Confirm YouTube live-streaming access
In YouTube Studio, confirm the channel is verified and live streaming is enabled, and check for live-streaming restrictions from the previous 90 days. First-time activation can take up to 24 hours, so do not leave this check until the evening of the tour. YouTube says streamers must be at least 16. Review YouTube’s live-streaming overview for current requirements.

Mobile live streaming has additional eligibility requirements: at least 50 subscribers, verification, live streaming enabled, and no restrictions in the previous 90 days. Check YouTube’s mobile live-streaming instructions for current details. If the channel does not meet the mobile requirements, use an eligible webcam or encoder setup instead.
Confirm permission and protect privacy
Before filming, confirm with the appropriate property owner, builder, or listing team that the home may be shown. Check brokerage policy and any applicable local requirements; permissions and disclosure obligations vary, and platform guidance does not settle them for a particular property.

- Walk the intended route and remove or avoid paperwork, keys, alarm panels, access codes, and other sensitive details.
- Check for family photographs and other personal items that should not appear on a public stream.
- Make sure occupants, staff, visitors, and neighbors are not unintentionally shown or heard.
- Use only accurate information about the home, community, included features, and availability.
Choose a streaming method for the tour

YouTube describes mobile, webcam, and encoder workflows in its live-streaming overview and encoder setup guidance. An encoder is not necessary for a basic walk-through.
Schedule the live event and share its watch page
- Open YouTube Studio and go to Live Control Room. Schedule the stream in advance so you can promote it and share its watch-page link.
- Add the event details. Use a clear title, description, and thumbnail. A useful title pattern is “Live model home tour: [community or plan name] | [date, time, and time zone].” Include only information confirmed by the builder or listing team.
- Choose visibility deliberately. Set the event to the visibility you intend, and make sure the watch page is accessible to the people you want to reach.
- Share the watch-page link. Send it through the brokerage’s usual channels and allow time for viewers to set a reminder.
Scheduling supports promotion, reminders, and sharing the stream URL. See YouTube’s guidance on scheduling a live stream for the current Live Control Room workflow. Do not promise live answers unless someone is assigned to monitor chat.

Plan a route viewers can follow
Make a short route that moves logically through the home, rather than improvising room by room. For example, begin at the exterior or entry, then show the main living area, kitchen, primary suite, secondary rooms, and included features before a brief close. Adapt that order to the property; avoid entering spaces that are not part of the tour.

Check camera stability, framing, and sound
Picture and movement
Clean the phone lens, choose an orientation that suits the rooms, and check that the important features fit in frame. Move slowly and pause long enough for viewers to see each space. YouTube recommends using a tripod, selfie stick, or similar accessory to reduce camera shake. A phone tripod is optional; it is not a requirement. See YouTube’s filming tips.
Audio
Test from the rooms where the agent will speak. Listen for wind, traffic, appliances, and other background noise; choose a quieter location where possible. A microphone may improve audio. If a colleague can help, have them listen to the stream from another device and report problems before the event. YouTube’s filming tips cover sound checks and common environmental noise.

Rehearse, then start the tour
- Run a private or unlisted test. Confirm the image, audio, framing, and network connection before promoting the public event.
- For an encoder, configure YouTube’s stream URL and stream key. Treat the key like a password: do not display or share it, and reset it if it is exposed.
- Check the preview in Live Control Room. For an encoder workflow, start the encoder early enough to confirm that YouTube receives the signal and to troubleshoot before the scheduled start.
- Begin with context. Identify the community and model-home plan, say that the tour is live, and explain whether chat questions will be answered.
- Follow the planned route. If the office is closed and no representative is available, tell viewers how and when they can follow up instead of implying someone is monitoring questions.
Use YouTube’s encoder guidance for the current stream-key and preview workflow. YouTube’s filming advice emphasizes that a live stream cannot have multiple takes; a rehearsal is the practical opportunity to catch avoidable problems.

End the stream and decide what happens to the replay
End the stream deliberately, then verify that the session has stopped. YouTube may automatically archive live streams under 12 hours; streams exceeding 12 hours may not be captured. YouTube recommends a local recording as a backup. See YouTube’s archive guidance.

After the event, review the archive and its visibility. Restrict or remove the replay if it contains private details or other material that should not remain available. Decide whether the archive should stay public, be unlisted, or be private based on the audience and the property team’s instructions.
Troubleshooting common tour problems
