In OBS Studio, create one scene for your property walkthrough and a second for the brochure, then switch between them with a keyboard shortcut or the OBS controls. Use Window Capture for the PDF viewer when possible; it keeps the stream focused on the brochure instead of exposing your whole desktop. Before going live, check readability, audio, scene transitions and rights to every item shown.
Set up separate walkthrough and brochure scenes in OBS
OBS scenes combine sources such as a camera, captured window, captured display, image and text. Keeping the walkthrough and brochure in separate scenes makes the change predictable and reduces the chance that you will need to rearrange sources while live. - Create the walkthrough scene. In OBS, add the sources you need for the property walkthrough, such as your camera and microphone. Arrange them in the preview and confirm the microphone is active.
- Create a brochure scene. Open the approved project brochure PDF in a viewer. In the new OBS scene, add a Window Capture source and select the PDF viewer window where your system supports it.
- Fit the brochure to the stream. Size and position the captured window so the page is large enough to read at the output resolution. Check that the viewer’s controls and margins do not take up space needed for the page.
- Use Display Capture only if needed. If the PDF window cannot be captured separately, capture the display instead. This includes the monitor, so close unrelated windows and keep private desktop content out of view.
- Set up scene switching. Assign an easy-to-reach OBS hotkey for each scene or use the OBS interface. Choose a cut or fade transition that suits the presentation, then practise switching back to the walkthrough.
OBS documents source visibility and hotkeys as ways to control what appears in a scene. The exact location of controls can vary by OBS version and operating system, so confirm the labels in your installed version.

Make the brochure useful and the handoff smooth
- Prioritize legibility. A page that looks readable on your monitor may be too small in the live output. View the OBS preview at stream size and enlarge important details instead of showing a whole page full of tiny text.
- Keep the cursor and notifications out of the way. Move the pointer away from key information and disable or silence desktop notifications before sharing a captured display or window.
- Keep your microphone audible. Explain what viewers are seeing while the brochure is on screen, and confirm the brochure scene has not muted or obscured the microphone source.
- Protect private material. Test the switch in both directions. Make sure no other documents, messages or desktop content flash on screen during the transition.
- Test stream settings and performance. OBS recommends checking settings and performance before a first live stream. Its quick-start guide covers initial setup; test the whole presentation, not just the camera scene.
Get permission before displaying the brochure
Ask the developer or other rights holder for permission to show the brochure in a public livestream. Confirm that the permission covers not only brochure text and layout but also photographs, renderings, music or video embedded in it. India’s Copyright Act defines “communication to the public” to include making a work available to the public by display or diffusion; that wording makes permission relevant, but does not determine whether a particular display is authorized or covered by an exception. YouTube requires livestream providers to have the necessary rights for the content and comply with applicable laws under its live-stream terms. YouTube also scans live streams for third-party content. If detected material remains, the stream may be interrupted or terminated. Even when you have a licence, YouTube says the rights holder may need to add your channel to its Content ID allowlist. Ask the rights holder about allowlisting where Content ID applies; see YouTube’s live-stream copyright guidance.
Do not treat a brochure’s availability online or receipt from a sales representative as proof that you may rebroadcast it. Rights for included visuals and media may belong to someone other than the developer.

Should you use a presentation clicker?
A wireless presentation clicker is optional convenience equipment, not a requirement. OBS hotkeys or the interface can switch scenes without extra hardware. A clicker may be useful if its buttons send inputs compatible with your operating system and OBS controls, but compatibility depends on the particular device and setup. Check the device’s operating-system support and test its inputs before relying on it live; no particular model or current India listing is established here.

Possibly. It depends on whether that clicker’s buttons send inputs compatible with your operating system and OBS setup, so test it before a live presentation.
Does a permission from the developer necessarily cover every item in a brochure?
