The right way to research Rocket Companies stock is to treat it as a mortgage-cycle, servicing, and acquisition-integration investment—not as a simple single-line mortgage lender. Start with the latest Form 10-K and Form 10-Q, reconcile GAAP results with Rocket’s adjusted measures, separate owned mortgage-servicing rights (MSRs) from total serviced loans, and adjust every year-over-year comparison for the Redfin and Mr. Cooper acquisitions. The result should be a documented range of outcomes and risks, not an automatic buy or sell conclusion.
Rocket Companies at a glance
Rocket Companies, Inc. (NYSE: RKT) operates a mortgage-centered homeownership platform. Its businesses include mortgage origination and servicing, real estate, title and closing, and personal finance. Redfin and Mr. Cooper became part of the company in 2025, and Nationstar was merged into Rocket Mortgage in the first quarter of 2026. Those transactions materially changed the scale and mix of the company, so older results are not automatically like-for-like comparisons with current periods.

| Loans serviced | 9.5 million | December 31, 2025; includes acquired and subserviced loans |
| Loans serviced | 9.116 million | June 30, 2026 |
The six-month revenue increase is substantial, but it cannot be called organic growth without further work. Rocket says integration and system-conversion efforts made it impracticable to distinguish legacy Redfin and Mr. Cooper results since acquisition in some disclosures.

A mortgage originator
Rocket earns money when it originates loans and sells or securitizes them. The key drivers are mortgage demand, interest rates, home-purchase activity, refinance activity, loan-channel mix, execution in the secondary market, and gain-on-sale margin. A large origination number does not by itself prove strong profitability. A lender can close more loans while earning less per loan if pricing, hedging, production costs, or investor demand deteriorate.
#1 Best Overall
A mortgage servicer and MSR owner
After a loan is originated, servicing can generate recurring fees for collecting payments, managing escrow, and handling borrower accounts. Mortgage-servicing rights have value because they represent the right to receive servicing cash flows. Their value changes with interest rates, expected prepayment speeds, delinquencies, and other assumptions. Servicing also creates obligations: advances may have to be funded before the servicer recovers cash, and some advances may be delayed or unrecoverable.
A broader homeownership platform
Rocket’s reported businesses also include Rocket Close, Rocket Money, Redfin, and Rocket Loans. The 2026 Form 10-Q presents one reportable segment, Mortgage, even though the company describes these other businesses. Do not assume that a single reportable segment means every activity has the same economics, capital needs, or competitive exposure.
Step 1: Begin with the current filings
Use the newest 10-K and 10-Q
Open the latest annual report and the latest quarterly report available at the date of your analysis. Read the business description, risk factors, management’s discussion and analysis, financial statements, debt and funding notes, servicing disclosures, and non-GAAP reconciliations. The latest interim filing in the available record is Rocket’s Form 10-Q for the quarter ended June 30, 2026. It is unaudited, and Rocket expressly cautions that interim results are not necessarily indicative of a full fiscal year or any other future period.

“Our results of operations for any interim period are not necessarily indicative of the results that may be expected for a full fiscal year or for any other future period.”
Rocket Companies, Form 10-Q for the quarter ended June 30, 2026
Record the filing date, reporting period, units, and whether each figure is GAAP, adjusted, or an operating KPI. Keep a separate column for acquired-business scope. A six-month comparison that includes different portions of Redfin and Mr. Cooper is not a clean test of internal growth.
Build a period-and-scope worksheet
For every number, write four labels beside it:
- Period: quarter, six months, or full year.
- Measurement: GAAP statement item, non-GAAP measure, or operating metric.
- Business scope: pre-acquisition, post-acquisition, or mixed.
- Unit: dollars, loans, UPB, percentage, or per-share amount.
This simple discipline prevents common errors such as comparing a full-year 2025 servicing balance with a six-month 2026 income figure or treating total serviced UPB as wholly owned MSR exposure.

Step 2: Map how mortgage production turns into earnings
Follow the production funnel
Review net rate-lock volume, closed-loan volume, channel mix, and gain-on-sale margin together. Rate locks show committed pipeline activity; closed loans show funded production; gain-on-sale margin indicates the economics recognized when loans are sold or securitized. Purchase, refinance, correspondent, and other channels can carry different margins, costs, hedging needs, and cancellation behavior.
Rocket’s 2026 filing explains that certain pipeline fair-value and hedge components should be evaluated together. Looking at one fair-value line in isolation can therefore misstate the economics of the production book. When you calculate a trend, keep the related hedge and fair-value components in the same analysis.
Ask what happens after closing
A loan may be sold to a secondary-market investor, delivered through a government-sponsored enterprise channel, securitized, or retained with servicing rights. Rocket discloses dependence on a limited number of investors and on GSE and Ginnie Mae channels. If those counterparties reduce purchases, change eligibility standards, or become less available, origination capacity and profitability could suffer even if consumer demand remains strong.
Do not invent a current rate or housing outlook
Mortgage rates, home prices, affordability, inventory, and transaction volumes are central to RKT’s outlook, but a proper article or valuation model must use dated market data for those variables. The available company filings do not establish a current mortgage-rate series or current housing-market statistics. Obtain those figures separately and label their date, geography, and source before using them to make a market forecast.

Step 3: Separate servicing scale from servicing economics
Distinguish owned MSRs from all serviced loans
At June 30, 2026, Rocket reported $2.017 trillion of total serviced UPB. Of that amount, $1.214 trillion related to loans for which Rocket held MSRs, while $803.104 billion was subserviced or temporarily serviced UPB. The total is a useful indicator of operating scale, but it is not the same as the asset base Rocket owns economically.
The FY2025 results release reported $2.1 trillion of servicing portfolio UPB and 9.5 million loans serviced at December 31, 2025, including acquired and subserviced loans. The subsequent 2026 filing reported 9.116 million loans serviced at June 30, 2026. Compare these figures only after checking definitions, acquisition timing, and whether the balance is owned, subserviced, or temporary.
Track the variables that move MSR value
- Prepayment speeds and payoff activity.
- Interest-rate changes that alter expected borrower refinancing.
- Servicing fee income and related operating costs.
- Delinquencies, defaults, and advances required under servicing contracts.
- Fair-value marks and changes in valuation assumptions.
- Counterparty performance and the ability to recover advances.
- Borrower retention and recapture of refinance or purchase activity.
A larger servicing book can create recurring fee income, but it also increases exposure to funding, advance, counterparty, and valuation risk. Read changes in assumptions and fair-value marks instead of relying on ending UPB alone.
Step 4: Adjust for Redfin, Mr. Cooper, and Nationstar
Use the closing dates
Redfin closed on July 1, 2025, and Mr. Cooper closed on October 1, 2025. Nationstar was merged into Rocket Mortgage in the first quarter of 2026. These dates determine how much revenue, expense, servicing volume, debt, and cash flow appears in each reporting period.

Read disclosures about employee integration, platform and system conversion, customer retention, acquired servicing balances, funding, one-time costs, and synergy goals. Management expectations are not achieved results. Look for later-period evidence showing whether promised efficiencies appeared in revenue, costs, margins, servicing performance, or cash flow.
Because Rocket says integration and system-conversion work made some legacy Redfin and Mr. Cooper results impracticable to distinguish, avoid presenting the six-month 2026 revenue increase from $2.553 billion to $5.725 billion as purely organic growth.
Handle the Compass alliance carefully
Rocket’s 2026 results release described a three-year strategic alliance with Compass announced February 26, 2026. The arrangement was described as providing Redfin home-search access to certain Compass listings and Rocket Mortgage distribution. Treat that as a company description of the arrangement. Do not claim a realized financial benefit until later filings quantify one.
Step 5: Read GAAP and adjusted results together
Start with the income statement and cash flow
Use GAAP revenue, net income or loss, operating expenses, balance-sheet liabilities, and cash-flow data as the base case. Rocket reported a $234 million GAAP net loss for 2025, despite reporting $1.3 billion of Adjusted EBITDA for the year. That difference is not automatically an accounting flaw or a reason to prefer one number; it is a prompt to inspect the reconciliation and understand which items were excluded.
Do not call adjusted EBITDA “profit”
Rocket states that its non-GAAP measures are not substitutes for GAAP measures and may not be comparable with similarly named measures at other companies.
“Our non-GAAP financial measures are not calculated in accordance with GAAP and should not be considered as a substitute for Total revenue, net, Net income (loss), or any other operating performance measure calculated in accordance with GAAP.”
Rocket Companies, Form 10-Q, 2026
Reproduce the company’s definition and reconciliation when you use an adjusted figure. Then ask whether the excluded costs are recurring, cash, acquisition-related, stock-based, fair-value-related, or otherwise necessary to run the business. A metric can be useful for a specific comparison without being a replacement for GAAP earnings or cash flow.

Step 6: Analyze the capital structure before valuing a share
RKT is not a simple one-class company
Class A common stock trades under RKT on the NYSE, but the FY2025 Form 10-K reports both Class A and Class L shares outstanding. Voting rights, economic rights, conversion provisions, and ownership concentration require the current charter and proxy, not an assumption based on the ticker alone.
Use a current, fully informed share count
The share amounts in an annual report are measured on a stated date. They can become stale after equity issuance, repurchases, conversions, or insider transactions. Before calculating earnings per share, market capitalization, or a price-to-earnings ratio, verify the latest Class A and Class L counts and the treatment of any dilutive securities.
Separate liquidity from accounting cash
Review unrestricted cash, self-funded origination cash, undrawn credit lines, MSR facilities, debt maturities, covenants, and servicing-advance requirements. The 2025 earnings release separates cash, self-funded origination cash, undrawn lines, and MSR lines. Do not add every disclosed facility and label the total as cash available without checking restrictions, collateral requirements, and borrowing conditions.

Mortgage-cycle and operating risk
Origination volumes and margins can change quickly as interest rates, home prices, affordability, housing turnover, and consumer demand move. A favorable quarter can reflect unusually strong refinance or purchase conditions; a weak quarter can reflect the cycle rather than a permanent loss of capability.
Secondary-market concentration
Rocket relies on a limited number of investors and on GSE and Ginnie Mae channels to sell or securitize loans. A disruption in those channels could constrain production, increase warehouse time, reduce execution, or force less attractive funding choices.
MSR and servicing-obligation risk
MSR values depend on assumptions about prepayments and rates. Higher-than-expected payoffs can shorten fee income and reduce asset value. Delinquencies can increase advances and servicing work. Contractual counterparties, funding availability, and recovery timing determine how much liquidity the servicing book consumes.
Acquisition and integration risk
Redfin, Mr. Cooper, and Nationstar add scale but also add systems, employees, brands, customers, contracts, and reporting complexity. Synergies may arrive later than planned or not at all. Integration costs can obscure the underlying run rate, while incomplete data conversion can limit comparability.
Best Value
Leverage, funding, and liquidity risk
Mortgage businesses often use secured facilities and require liquidity when loans are held before sale or when servicing advances are due. Examine debt terms, collateral, maturities, covenant headroom, and the difference between committed and immediately usable funding.
Share-class and ownership risk
Multiple common classes can affect voting control, economic participation, dilution, and market behavior. Potential stock sales or changes in insider ownership can alter per-share outcomes even when operating results are unchanged.

- Demand changes: Higher rates generally reduce refinance incentives and can slow purchase activity when affordability deteriorates; lower rates can increase applications but may also create capacity and pricing pressure.
- Pipeline changes: Rate locks and cancellations move as borrowers reassess offers and as competitors change pricing.
- Margin changes: Gain-on-sale margin reflects execution, channel mix, hedging, and investor demand, not volume alone.
- MSR changes: Rate moves alter expected prepayments and therefore the value of servicing rights.
- Liquidity changes: Servicing advances, warehouse funding, and collateral needs can change the cash burden during stress.
Use this chain to form scenarios rather than assuming that any single rate move has a fixed effect on earnings.
How to compare Rocket with another lender or servicer
Use identical periods, definitions, and acquisition treatment. Compare the following in a side-by-side worksheet:
| Comparison area | Question to answer |
|---|---|
| Origination scale | How much was originated, through which channels, and with what purchase/refinance mix? |
| Production economics | What were gain-on-sale margins, hedging effects, and production costs? |
| Servicing exposure | What portion is owned MSR UPB versus subserviced or temporarily serviced UPB? |
| Portfolio behavior | What are delinquencies, payoffs, retention, recapture, and prepayment assumptions? |
| Funding | How much liquidity is unrestricted, committed, undrawn, or tied to collateral? |
| Growth quality | How much change is organic and how much comes from acquisitions? |
| Earnings quality | How do GAAP results, cash flow, and adjusted measures reconcile? |
Never compare one company’s owned MSR balance with another company’s total serviced portfolio without explaining the difference.
A practical RKT due-diligence checklist
- Confirm that you are using the newest 10-K, 10-Q, and relevant 8-K filings available on your analysis date.
- Write down the reporting period, units, GAAP or non-GAAP label, and acquisition scope for every figure.
- Reconcile rate-lock volume, closed loans, channel mix, gain-on-sale margin, and hedge effects.
- Separate total serviced UPB, owned MSR UPB, subserviced UPB, loan count, delinquencies, and advances.
- Identify integration costs and test whether later filings show operating benefits.
- Read debt, warehouse, MSR-line, liquidity, and servicing-advance disclosures together.
- Verify Class A and Class L terms and current share counts before any per-share valuation.
- Build at least a favorable, base, and stressed mortgage-cycle scenario using dated external rate and housing data.
- Keep GAAP net income, cash flow, and adjusted measures in separate lines.
- State clearly that the result is general company research, not an individualized recommendation.
Is Rocket Companies stock a good investment?
There is no responsible yes-or-no answer without your time horizon, risk tolerance, valuation, and assumptions about mortgage demand, servicing values, funding, and integration. RKT may appeal to an investor who understands mortgage-cycle volatility and believes the combined platform can convert scale into durable servicing and origination economics. It may be unsuitable for someone seeking stable, low-cyclicality earnings or a simple capital structure.
A defensible decision requires a current share price and market capitalization, a verified diluted share count, a valuation method appropriate to mortgage and servicing cash flows, and scenarios that stress rates, gain-on-sale margins, MSR marks, advances, and acquisition execution. The company-reported figures above establish what to investigate; they do not, by themselves, establish intrinsic value.
