What you can do after a home-loan rate hike depends on whether your loan is floating or fixed, your lender’s terms and the loan category. For applicable EMI-based floating-rate personal loans, Reserve Bank of India (RBI) directions require lenders to offer borrowers repayment choices at a rate reset; confirm with your lender how those directions apply to your specific home loan.
What to ask your lender before choosing
Get the revised terms in writing and ask for an updated amortisation schedule. Compare every option from the same outstanding balance and reset date; otherwise, the payment and interest figures may not be comparable.

- What benchmark and spread apply, what is the revised rate, and when does it take effect?
- What is the outstanding principal, revised EMI and number of instalments remaining?
- What would the total interest and total repayment be under each repayment option?
- What switching, service, administrative or prepayment charges apply?
- Can the lender provide the revised amortisation schedule for each alternative?
For lenders and loans covered by the RBI directions, quarterly statements must include at least the principal and interest recovered to date, the EMI, the number of EMIs remaining and the annualised rate or APR. RBI’s Master Directions set out these requirements and the choices available at a reset.
Choose between a higher EMI and a longer tenure
At a rate reset, the adjustment does not have to be a higher EMI alone. For applicable loans, the RBI says lenders must give borrowers the choice of increasing the EMI, extending the tenure while keeping the EMI unchanged, or combining the two. A longer repayment period can ease monthly cash flow, but interest may accrue for longer. Ask for the revised schedule and total repayment for each choice rather than comparing only the monthly instalment.

Increase the EMI
A higher EMI can help limit or avoid a longer repayment period, depending on the schedule your lender calculates. Check that the revised instalment fits your monthly budget, and compare the remaining term and total interest with the other options.
Extend the tenure or combine both adjustments
Keeping the EMI unchanged by extending the tenure can make payments more manageable now, while a combined adjustment can spread the impact between a higher instalment and a longer term. Ask the lender to show both the revised number of instalments and total repayment. RBI directions say a tenure extension on a floating-rate loan must not result in negative amortisation.

Consider switching to a fixed rate
RBI directions include an option to switch to a fixed rate for the remaining loan portion, subject to the lender’s board-approved policy. Availability and terms are lender-specific; do not assume the fixed option will be offered on the same conditions as the floating loan.
Ask for the fixed rate, how long it applies, conversion charges and any conditions. Compare those terms with the floating rate, including its benchmark and reset conditions. A fixed rate offers different rate certainty, but it is not automatically cheaper.

Use prepayment only after checking its effect
RBI directions say borrowers with applicable loans must be allowed to prepay in part or in full during the loan term. Before making a part-payment, confirm that the lender will apply it to principal and ask whether it will reduce your EMI, shorten the tenure, or let you choose. Request a new amortisation schedule and check any charge that applies.
A lump-sum payment also uses cash you might need for emergencies or other expenses. Weigh any reduction in the loan’s interest cost against the value of keeping that reserve available.

Would a balance transfer lower your costs?
A transfer to another lender may be worth comparing if you have a written offer with a lower rate or otherwise better terms. HDFC Bank describes balance transfers as a way to potentially reduce EMI and total interest, and its published charges show that processing, conversion or premature-closure fees may apply depending on the loan and circumstances. This is one lender’s public offering, not a guarantee of eligibility or savings for your loan. Check HDFC Bank’s home-loan information and charges, then get your own terms in writing.

A lower EMI by itself does not prove a transfer will cost less: it may result from a longer term. Compare total repayment after fees, not just the new monthly instalment.
How to choose the right trade-off
There is no universally best response to a rate hike. The suitable choice depends on your cash flow, the loan balance and remaining term, the actual offers available, and whether you value a lower monthly payment, lower total interest, more rate certainty or preserving cash reserves most.
| Option | Monthly payment | Term and total cost | Other trade-offs |
|---|---|---|---|
| Increase EMI | Higher than before, based on lender’s revised schedule | May limit a term extension; compare total interest and repayment with alternatives | Requires room in the monthly budget |
| Extend tenure or combine with an EMI increase | Can keep the EMI unchanged or raise it by a smaller amount | A longer term may mean interest is paid for longer | Ask for a schedule that shows the total repayment |
| Switch to fixed rate | Depends on the fixed-rate terms offered | Compare the rate period, conversion charges and total repayment | Subject to the lender’s policy and conditions |
| Part-prepay | May fall if the lender recalculates the EMI; alternatively, the term may shorten | Can reduce principal; request the revised schedule to see the effect on total repayment | Uses cash reserves; confirm fees and how the payment is applied |
| Balance transfer | Depends on the new rate, balance and term | Compare total repayment after transfer costs; a longer term can reduce EMI without reducing total cost | Eligibility, fees and written terms vary by lender |
RBI’s FAQ on its August 18, 2023 circular explains the EMI and tenure choices with a home-loan example. The binding options and requirements depend on the directions’ scope and the lender’s applicable terms.
