How to Reduce Frozen-Pipe Risk in a Vacant Mountain Home

For a vacant mountain home, choose one of two plans: keep the house reliably heated and arrange regular local checks, or shut off and fully drain the plumbing if it will be unheated or exposed to prolonged severe cold. A thermostat setting of at least 55°F is common U.S. prevention guidance for a heated home, not a guarantee: a power or heating failure can still leave pipes vulnerable.

Choose a vacancy plan before you leave

Mountain weather, access, and power reliability matter, but public guidance does not establish a single mountain-specific temperature or duration that decides which plan is safe. Compare how long the house will be empty, the expected severity and duration of local cold, whether heat and power are dependable, whether someone can inspect the property, the complexity of its plumbing and heating, and whether a fire sprinkler system uses the domestic water supply.

Plan Best fit What it depends on
Keep heated and monitored A house where heat can be maintained consistently and a trusted local person can check it. Continuous heat, checks, and protection of vulnerable pipes. Guidance from Bellevue and Arlington advises a setting of at least or above 55°F when away in cold weather; Missouri and Michigan recommend regular, including daily, checks. Bellevue Utilities, Arlington County, Missouri PSC, Michigan MIREADY.
Shut off and drain A prolonged absence when the house will be unheated, severe cold is expected, heat or power is unreliable, or freezing has been a recurring problem. A complete, correctly performed drain-down; system details vary. Complex systems may need a licensed plumber. Arlington County.

Protect the pipes most exposed to cold

Before leaving, trace the water lines through crawl spaces, attics, garages, basements, exterior-wall cabinets, and the area where the water service enters the home. Pipes near outdoor faucets and in unheated or drafty spaces are especially vulnerable. Insulate exposed pipes with foam sleeves or pipe wrap sized for the line, and seal openings that let cold air reach them. Open sink cabinets on exterior walls when relying on house heat to circulate around the pipes, and keep garage doors closed if supply lines run through the garage.

Remove garden hoses. If an outdoor faucet has a dedicated inside shutoff, close that valve and leave the outside faucet open so the short section beyond the valve can drain. Shut off and drain irrigation lines according to the system manufacturer’s instructions. An outdoor faucet cover may add protection, but it does not replace disconnecting hoses and draining the line when an inside shutoff is available.

3FT(3FT-200FT) Pipe Heating Cable for Pipe Freeze Protection
  • 【Cable Certified】Unlike plug-only certified cables, our ENTIRE heating cable meets standards. Aluminum alloy shield (70% coverage) prevents shorts + TPE jacket resists UV/chemicals. Includes 5FT grounded plug with indicator light. Backed by product liability insurance.
  • 【-40°F Freeze Protection】For water-filled metal/plastic pipes (copper, PVC, PEX). 5W/FT output prevents ice at -40°F. WARNING: Do NOT use on fuel lines/gutters—no water causes overheating. Pure copper core maintains pipes 10-15°F above ambient, preventing bursts + saving energy.
  • 【Industrial-Grade Construction: Pure Core + Triple-Layer Armor】 Multi-layer protection exceeds standard heating tapes: Layer 1: Oxygen-free copper core (99.99% conductivity) for uniform heating Layer 2: Explosion-proof aluminum winding shields against physical impact Layer 3: Weather-resistant TPE outer jacket (IP67 rated) withstands moisture, chemicals, and UV exposure Tested for 10,000+ bend cycles and 20-year service life—ideal for buried or exposed pipes in coastal/high-salinity environments
  • 【Simple Installation and Various Length Options】 Our pipe heating tape is designed for easy installation and features pre-installed convenience. Whether it's straight, spiral, or overlapping, it can easily meet your needs. Its length ranges from 3 feet to 200 ft, suitable for various applications from residential to industrial, offering multiple flexible options.
  • 【Suitable for Different Pipe Materials】Our water pipe heating cables have versatile functions and are compatible with various types of pipes. They can be effectively used with both metal and plastic pipes and provide reliable anti-freezing protection on pipes of different materials. Whether it's copper pipes, PVC pipes or stainless steel pipes, our cables can ensure excellent performance and guarantee that your water pipes remain stable and operate normally even in extreme weather conditions.

If you keep the house heated

  1. Set the thermostat no lower than 55°F while away in cold weather. Arlington’s guidance says above 55°F; Bellevue says at least 55°F. Treat this as a general preventive setting, not a guarantee for every home.
  2. Maintain heat consistently and insulate exposed pipes and seal nearby drafts before departure.
  3. Arrange a trusted person to inspect the home regularly; Missouri and Michigan recommend daily checks. Ask the person to look for loss of heat, leaks, or other signs of trouble, and make sure they can reach the main water shutoff.
  4. Keep the main shutoff accessible and clearly labeled so it can be closed promptly if a pipe breaks.

This plan relies on both continuous heat and detection. If nobody can reach the property when conditions deteriorate or the heating system fails, a thermostat setting alone cannot address that failure.

If you shut off and drain the plumbing

Drain-down is a whole-system task, not just turning off the main valve or opening one faucet. The exact procedure depends on the plumbing and heating equipment; follow manufacturer instructions and local requirements. Arlington County recommends a licensed plumber for boiler or wet heating systems, or when the owner is unsure how to proceed.

  1. Check whether the home’s fire sprinkler system depends on the domestic water supply before shutting off the main. Turning off the supply can disable a home sprinkler system.
  2. Turn off the main water valve. Turn off the water heater and drain it only as directed by its manufacturer.
  3. Open indoor hot and cold fixtures and outdoor faucets to drain the plumbing. Clear toilets and appliance water lines as appropriate, including washing-machine and dishwasher lines.
  4. Drain irrigation according to its manufacturer’s instructions. For complex plumbing or wet heating systems, have a licensed plumber handle the winterization.
  5. When returning, restore service carefully: refill slowly and check for leaks. Follow the water-heater and system instructions before restarting equipment.

Partial draining is not a dependable substitute for a complete procedure. If you cannot establish how every part of the system should be drained, get professional help rather than assuming the remaining water is harmless.

Use supplemental products only for the right job

  • Pipe insulation: Foam sleeves or pipe wrap can help protect exposed lines. Choose a product that fits the pipe and location.
  • Heat tape or heat cable: Consider this only for lines that remain at risk after other measures. Michigan advises choosing products approved by an independent testing organization and rated for the specific indoor or outdoor use; follow the manufacturer’s installation and operating instructions. It is not a substitute for dependable heat or full winterization.
  • Faucet covers: These can offer added protection to an outdoor faucet, but do not replace hose removal and draining where appropriate.

What to do if freezing or a break is suspected

Reduced flow or no flow can be a sign that a pipe is frozen. If you see a leak or suspect a pipe has broken, close the main water valve promptly. Never use a torch or other open flame to thaw a pipe. Call a licensed plumber for a freeze in an inaccessible location, a suspected rupture, a meter problem, or any situation you cannot assess safely. Do not use electrical devices around standing water.
