Read China Resources Building Materials Technology Holdings Limited’s (HKEX: 1313) report in a fixed sequence: first separate cement, concrete and aggregates revenue into volume, price and mix; then compare each product’s gross margin; next trace operating expenses, finance costs, associates, joint ventures and tax to attributable profit; finally check cash, gearing and whether new capacity is earning an acceptable return. This approach explains why 2024 turnover of RMB23,037.789 million produced only RMB210.9 million attributable profit, and why the first nine months of 2025 delivered lower sales but higher margins and profit.
What the business reports
China Resources Building Materials Technology Holdings Limited reports three operating groupings: cement, concrete, and aggregates and others. In 2024, external sales were RMB15,039.498 million for cement, RMB4,161.956 million for concrete, and RMB3,836.335 million for aggregates and others. Those amounts add to the reported turnover of RMB23,037.789 million.

The accounting timing matters when you interpret the sales line. The report says these products are recognized when transferred and that the performance obligation is satisfied upon delivery. A shipment that has not yet been delivered should therefore not be treated as completed revenue merely because it has been ordered or produced.

Step 1: Decompose turnover into volume, price and mix
A turnover change is not a performance conclusion by itself. For each segment, ask three questions:
- Volume: Did tonnes or cubic metres sold rise or fall?
- Average selling price: Did the realized price per unit change?
- Mix: Did the share of higher- or lower-value products, regions or customers change?
A useful bridge is: turnover = sales volume × average selling price. At group level, mix means the weighted contribution of cement, concrete and aggregates. A segment with a high margin can lift group profitability even if total tonnes are flat, while a shift toward a low-margin segment can reduce margin despite stable sales.
Build a segment bridge
- Copy the current and prior-period sales volume for cement, concrete and aggregates and others from the report.
- Calculate each segment’s average selling price by dividing reported segment revenue by its corresponding volume. Keep units consistent: tonnes for cement and aggregates, and the report’s stated volume unit for concrete.
- Calculate year-over-year changes in volume and average price separately.
- Compare the change in each segment’s share of group turnover. This identifies mix, which cannot be seen from total revenue alone.
- Read management’s explanation alongside the arithmetic. Construction activity, regional demand, infrastructure projects, fuel costs and competitive pricing can affect segments differently.
Do not add the three segment percentages without checking the report’s definitions. Segment turnover is external sales in the 2024 disclosure, and the group total is the sum of the three reported amounts.
Step 2: Read gross profit by product, not only the group margin
For 2024, consolidated gross margin was 16.5%. The product margins were materially different:
| Segment | 2024 external sales | 2024 gross margin | Analytical question |
|---|---|---|---|
| Cement | RMB15,039.498 million | 15.1% | Are realized prices and fuel, electricity and raw-material costs moving in opposite directions? |
| Concrete | RMB4,161.956 million | 12.2% | Is local delivery density and project utilization supporting a thin-margin product? |
| Aggregates and others | RMB3,836.335 million | 35.1% | Can premium margin be maintained as new capacity ramps up? |
| Consolidated | RMB23,037.789 million | 16.5% | How did product mix and segment cost changes combine? |
Aggregates’ 35.1% margin is not a target that can be applied to cement or concrete. The consolidated percentage is a weighted result, affected by each segment’s sales share and its own cost structure. Compare like with like: cement margin against prior cement margin, concrete against prior concrete margin, and so on.

Management reported that 2024 consolidated gross profit was RMB3,800.3 million, up 1.0% from RMB3,762.0 million in 2023, while consolidated gross margin rose 1.8 percentage points from 14.7% to 16.5%. The combination means margin improvement, rather than a large increase in turnover, was the main reason gross profit grew.
What a margin change can and cannot tell you
- A higher margin can come from selling-price increases, lower fuel or raw-material costs, better plant utilization, or a richer product mix.
- A lower margin can reflect price competition, weak utilization, inflation in energy and freight, maintenance downtime, or a shift toward lower-margin contracts.
- Gross margin excludes general and administrative costs, finance costs, tax and the results of associates and joint ventures. It is therefore not a proxy for attributable profit.
Step 3: Follow operating expenses below gross profit
After gross profit, examine recurring operating expenses and ask whether they grew faster or slower than turnover. In 2024, general and administrative expenses were RMB2,630.1 million, equal to 11.4% of turnover. Selling and distribution expenses were RMB425.0 million, or 1.8% of turnover.
| 2024 expense | Amount | Share of turnover | Reading the change |
|---|---|---|---|
| General and administrative | RMB2,630.1 million | 11.4% | Check staff, administration, depreciation and impairment-related items, and whether fixed costs are being spread over more or fewer sales. |
| Selling and distribution | RMB425.0 million | 1.8% | Check freight, handling, selling commissions and delivery intensity. |
Use the ratios as a discipline, not as a substitute for the notes. If turnover falls while a largely fixed administrative base remains unchanged, operating leverage works against profit. Conversely, cost controls can allow gross profit to rise even when sales decline.
Step 4: Reconcile gross profit to attributable earnings
The bridge from RMB3,800.335 million of gross profit to RMB210.9 million attributable profit runs through several lines:
- Subtract selling and distribution expenses and general and administrative expenses.
- Include other income and other operating items disclosed in the income statement and notes.
- Deduct finance costs. Higher borrowing rates or debt used for capacity projects can reduce earnings even when operations are profitable.
- Include the group’s share of results from associates and joint ventures. These investments can add or subtract profit without appearing in segment turnover.
- Account for income tax and any unusual tax items.
- Allocate the resulting profit between owners of the company and non-controlling interests to reach attributable profit.
EBITDA was RMB3,894.2 million in 2024, slightly above reported gross profit because EBITDA is a different measure that reflects operating earnings before depreciation, amortization, interest and tax. It should be read together with the reconciliation supplied by the company, not treated as cash flow or net income.

Why a large gross profit can coexist with a small net profit
The 2024 net margin was 0.5%. That low conversion from sales to net profit is consistent with a business carrying substantial administrative costs, financing and investment-related effects below gross profit. It also shows why a reader who stops at the 16.5% gross margin can overestimate what shareholders earned.

Step 5: Treat the tax rate as a reconciliation exercise
The reported 2024 effective tax rate was 75.6%. Management also reported a 63.9% rate after specified exclusions. These are not interchangeable: the first is the reported effective rate under the stated accounting basis; the second removes the items management identified for its adjusted presentation.
Before judging the tax burden, read the tax note and identify the bridge between the statutory rate and the effective rate. Possible drivers include non-deductible expenses, losses in entities that cannot immediately offset profits elsewhere, withholding taxes, changes in deferred tax assets, and the tax treatment of associates or joint ventures. The report’s 63.9% adjusted context can help isolate specified items, but it does not make the underlying tax charge disappear.
Step 6: Use attributable profit and EPS for the shareholder view
Profit attributable to owners was RMB210.9 million in 2024 and basic EPS was RMB0.030. EPS divides attributable profit by the weighted average basic share count, so it is the appropriate starting point for per-share comparisons. When comparing years, check whether the share count changed because of an issuance, repurchase, consolidation or other capital action. A stable profit figure can produce a different EPS if the denominator changes.
Do not infer dividend capacity from EPS alone. Dividends depend on cash generation, debt agreements, board policy and statutory or regulatory restrictions, none of which is captured by the EPS calculation.

Step 7: Check cash, assets and gearing
At 31 December 2024, total assets were RMB71,963.1 million, equity attributable to owners was RMB44,121.2 million, and reported gearing was 34.6%. Gearing is a leverage indicator, but its exact definition should be taken from the company’s financial highlights or note; different companies use different debt and equity denominators.
Read the balance sheet with the cash-flow statement:
- Compare operating cash flow with EBITDA and attributable profit. Persistent gaps can indicate working-capital absorption, receivables growth or non-cash earnings.
- Check capital expenditure against depreciation and the stated capacity projects. Expansion funded mainly by borrowing increases future interest and utilization requirements.
- Review debt maturity, interest rates and restricted cash rather than relying on one gearing percentage.
- Look for impairment charges in plants, mines, goodwill or investments. An impairment can depress accounting profit without being a current-period cash payment, while also signaling weaker expected returns.
Step 8: Interpret capacity additions as tests, not automatic growth
The report records new or trial aggregate projects in Guangdong, Guangxi, Yunnan and Hubei. It includes planned annual capacity of approximately 5.0 million tonnes at Dongye Mountain and 5.0 million tonnes at Runyang.
Planned capacity is a forward indicator, not realized sales. Test every project against five measures:
The Tool Desk
Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →- Utilization: How quickly is actual output approaching nameplate capacity?
- Volume growth: Are group and regional sales volumes increasing enough to absorb the added tonnes?
- Realized price and margin: Are prices high enough to cover operating, transport and sustaining costs?
- Cash generation: Is the project producing operating cash after working capital and maintenance spending?
- Impairment risk: Would weaker demand, permits, environmental requirements or price competition reduce recoverable value?
For aggregates especially, location and logistics can determine economics. A high theoretical margin at the quarry can be eroded by haulage distance, processing requirements or delays in reaching customers. Compare each project’s ramp-up with the aggregates segment margin rather than assuming the 2024 group-wide aggregates margin will persist.

What the nine-month 2025 update changes
For the nine months ended 30 September 2025, turnover was RMB15,069.6 million, down 4.5% year over year. Gross profit was RMB2,550.2 million, up 6.4%, and gross margin increased to 16.9% from 15.2%. Profit attributable to owners was RMB331.0 million, up 7.3%.
| Metric | Nine months ended 30 September 2025 | Year-over-year comparison | Question to investigate |
|---|---|---|---|
| Turnover | RMB15,069.6 million | Down 4.5% | Which segment lost volume, price or mix? |
| Gross profit | RMB2,550.2 million | Up 6.4% | Which cost reductions outweighed lower sales? |
| Gross margin | 16.9% | Up from 15.2% | Is the improvement repeatable or seasonal? |
| Cement margin | 17.1% | Period-specific figure | Did lower cement-product cost of sales drive the gain? |
| Concrete margin | 14.7% | Period-specific figure | Did pricing, utilization or delivery costs change? |
| Aggregates margin | 25.4% | Period-specific figure | Why is it below the 2024 full-year aggregates margin of 35.1%? |
| Profit attributable to owners | RMB331.0 million | Up 7.3% | Did below-gross-profit items improve as well? |
Management attributed the gross-profit improvement mainly to lower cement-product cost of sales, partly offset by weaker aggregates and others performance. The central analytical issue is therefore cost and mix: lower turnover did not prevent higher gross profit because the margin on what was sold improved.
Do not annualize the nine-month figures mechanically. Cement, concrete and aggregates can have seasonal demand, and the nine-month product margins are not directly interchangeable with the 2024 full-year margins without considering period mix and timing.
A practical worksheet for every earnings release
- Copy the headline numbers: turnover, gross profit, EBITDA, profit for the year, attributable profit, EPS, cash, debt and gearing.
- Fill the segment table: sales, volume, average selling price and gross margin for cement, concrete, and aggregates and others.
- Calculate bridges: quantify volume, price and mix changes, then reconcile gross profit to operating profit and attributable profit.
- Read the notes: identify finance costs, associate and joint-venture results, tax reconciliations, impairment and exceptional items.
- Test cash conversion: compare operating cash flow with EBITDA and profit, then explain working-capital movements.
- Map capacity: list new projects, planned tonnes, commissioning status, utilization and capital spending.
- Write the conclusion last: state whether the period’s change came mainly from demand, pricing, cost control, mix, financing or one-off items.
Common reading mistakes
- Using turnover as demand: price increases can lift revenue while volumes fall.
- Comparing unlike margins: aggregates’ 35.1% 2024 margin is structurally different from cement’s 15.1% and concrete’s 12.2%.
- Calling EBITDA cash: EBITDA excludes several cash and non-cash items and does not show working-capital investment.
- Ignoring non-controlling interests: group profit is not the same as profit attributable to listed-company owners.
- Taking the 75.6% tax rate at face value without the note: reconcile it with management’s 63.9% adjusted presentation and the underlying tax items.
- Assuming capacity equals growth: new tonnes create value only with utilization, acceptable prices, cash returns and manageable impairment risk.
- Mixing periods: compare the nine months ended 30 September 2025 with the corresponding prior nine-month period, not automatically with the 2024 full year.
Bottom line for investors
The most informative reading of China Resources Building Materials’ report is a chain of causation: segment volume and realized price determine turnover; product mix and input costs determine gross margin; administrative expenses, distribution, finance, investments and tax determine attributable earnings; and cash flow and gearing determine how safely the company can fund capacity. In 2024, a 16.5% consolidated gross margin and RMB3,894.2 million EBITDA did not translate into equivalent shareholder profit, which ended at RMB210.9 million and RMB0.030 basic EPS. The nine-month 2025 figures show the opposite pressure—turnover down 4.5% but gross profit up 6.4%—so the next report should be judged on whether cost savings and mix improvements persist while new aggregate capacity reaches profitable utilization.
