A target share price is an estimate, not a promise. To judge one, identify the forecast period, the operating measure behind the forecast, the valuation multiple or other method used to turn that forecast into a price, and the risks that could make the assumptions fail. For an equity real estate investment trust (REIT), that usually means reading Nareit FFO per share alongside GAAP earnings, then checking company-defined AFFO, net asset value (NAV), expected growth and payout. The available guidance is principally REIT-focused; a non-REIT real estate company may require an entirely different model.

What a target share price actually tells you

A target price is the analyst’s or company’s estimate of what one share could be worth at a stated future date or over a stated period. It is produced by connecting a forecast—such as earnings, funds from operations or cash flow—to assumptions about growth, risk, interest rates, asset values and the valuation investors may assign at the end of the period.

The number cannot be interpreted without its horizon. A target for the next 12 months is not directly comparable with a five-year valuation. A company’s own guidance is another input rather than an outcome. In its February 2026 annual-results release and initial 2026 guidance, NNN REIT warned that actual results may differ materially from forward-looking statements. That warning is standard risk language, but it matters: a target price can be reasonable under its assumptions and still fail to materialize.

Before asking whether a target looks high or low, write down four items:

  • Forecast period: the current year, following year, next 12 months or another date.
  • Forecast measure: GAAP net income, Nareit FFO per share, company-defined AFFO, cash flow, NAV or another metric.
  • Valuation bridge: the multiple, discount rate, NAV calculation or combination used to derive the target.
  • Assumptions and risks: rent growth, occupancy, acquisitions, dispositions, financing costs, dilution, property values and other variables.

If any of these are missing, the target is an incomplete claim rather than a self-explanatory valuation.

First determine whether the company is an equity REIT

Most of the practical measures discussed in published REIT valuation guidance apply to equity REITs, which own and operate income-producing properties. They should not be silently applied to every business that happens to own real estate. A mortgage REIT, a property developer, a brokerage, a construction company or a diversified corporation may need different measures and adjustments.

If the subject is not clearly an equity REIT, find the company’s business model, reporting framework and management definitions first. The evidence summarized here does not establish a universal target-price method for an unspecified non-REIT real estate company. For that company, use the metrics management and its filings identify as economically meaningful, and do not substitute REIT FFO merely because the company owns buildings.

Read the forecast period and its source

Company guidance

Guidance is management’s outlook for a specified period. It may be a range, a midpoint or a set of operating assumptions. Record whether it covers a fiscal year, a quarter or a rolling period, and whether it is initial, updated or reiterated guidance. Check the assumptions and the forward-looking-statement warning in the same release. Guidance describes what management currently expects; it does not guarantee results.

Outside estimates

An analyst or consensus estimate is independent of management guidance, even when it uses management’s disclosures. Identify whether the estimate is for GAAP earnings, FFO, AFFO or another measure. A consensus number can hide a wide spread of individual forecasts, so the average alone does not show how much disagreement exists.

Make the dates line up

Do not compare a current-year FFO estimate with a target price explicitly based on following-year FFO without noting the mismatch. Nareit’s REITWatch glossary defines price-to-FFO multiples using the share price divided by the mean FFO estimate for the current and following year. That convention is a reference point, not a rule that every analyst follows. The target’s stated horizon and the denominator used to value it must match.

Understand the operating measures behind a REIT forecast

GAAP net income

GAAP net income is the standardized accounting result reported in the financial statements. Real estate depreciation can make GAAP earnings look lower than the cash economics of a property whose market value is rising, while property sales can create gains that do not recur. GAAP remains the primary accounting measure and the baseline against which supplemental measures should be reconciled.

Nareit FFO per share

Nareit FFO adjusts GAAP net income or loss for specified real-estate-related items, including real estate depreciation and certain property-sale items. It is intended to make operating performance of property portfolios more comparable, and FFO per share incorporates the effect of the share count. Use the reconciliation in the filing to see exactly which adjustments were made.

FFO is supplemental, not a replacement for GAAP. W. P. Carey’s SEC-filed disclosure states: “FFO is not equivalent to, nor a substitute for net income or loss as determined under GAAP.” Treat that sentence as a practical rule: read FFO to understand recurring property operations, but retain GAAP income, cash flows, debt and the balance sheet in the analysis.

AFFO or FAD

AFFO (often called funds available for distribution, or FAD) typically starts with FFO and adjusts for items such as recurring capital expenditures or straight-line rent, but the exact list is company-specific. W. P. Carey and Agree Realty publish their own definitions and reconciliations. Agree Realty cautions that its AFFO calculation may not be comparable with other REITs’ calculations.

  • [Dont Hesite to Order] 24 hours customer services and professional technology team are standing by

That warning prevents a common error: ranking companies by an “AFFO multiple” while assuming every denominator means the same thing. Open each company’s reconciliation, list the adjustments, and decide whether they represent recurring economics or management-specific presentation choices. If the definitions differ materially, compare the underlying cash-flow disclosures instead of forcing a precise peer multiple.

NAV

Net asset value estimates the value of the properties and other assets after liabilities. An NAV-based target depends on property-level assumptions, capitalization rates, debt values and the treatment of taxes and other liabilities. It can provide a useful asset-value cross-check, but an NAV estimate is not the same as FFO-based earnings power.

Nareit’s 2015 REITWise presentation identifies FFO, AFFO/FAD and NAV as measures used in REIT valuations and target stock prices. Because that presentation is dated 2015, use it as context for the roles of these measures, not as current market data or a current sector multiple.

How to interpret price-to-FFO, growth and payout

A price-to-FFO multiple expresses how much investors pay for a unit of forecast FFO. Conceptually, an FFO-based target can be represented as forecast FFO per share multiplied by an assumed price-to-FFO multiple. The multiplication is only as sound as the forecast, the chosen year and the multiple’s justification.

Nareit’s REITWatch glossary reports three separate lenses:

Lens What it measures How to use it What it cannot establish alone
Price-to-FFO Share price relative to the mean FFO estimate for the current and following year Check whether the multiple is consistent with comparable property quality, leverage, growth and risk A fair target price without a justified forecast and peer context
Estimated FFO per share Expected operating earnings per share Inspect the period, estimate source and share-count assumptions Actual future earnings
FFO growth Expected change in FFO Test whether the growth comes from rent increases, occupancy, acquisitions, development or financial leverage A guarantee that the multiple will expand
FFO payout Distributions relative to FFO Consider dividend coverage and the cash retained for investment or debt reduction Proof that a distribution is safe under all conditions

Growth and payout must be read with the multiple. A company with faster expected FFO growth may warrant a higher multiple, but high leverage or refinancing needs can offset that advantage. A high payout may appeal to income investors while leaving less internally generated cash for capital spending or balance-sheet repair. Neither growth nor payout produces a target price by itself.

A step-by-step method for reading any published target

  1. Copy the target and date exactly. Record the share-price date, target date and whether the figure is a midpoint, range or single estimate.
  2. Identify the author. Mark the number as company guidance, an individual analyst estimate, a consensus estimate or an internal valuation. These sources have different incentives and levels of detail.
  3. Find the denominator. Look for GAAP EPS, FFO per share, AFFO, FAD, NAV or another metric. Do not assume that “earnings” means FFO.
  4. Read the reconciliation. For FFO and AFFO, locate the filing section that starts with GAAP net income and shows each adjustment. Note the share count used for per-share figures.
  5. Match the period. Verify that the denominator covers the same year or horizon that the target is meant to represent.
  6. Recreate the valuation bridge. If a multiple is supplied, multiply the forecast per-share measure by it. If the target comes from NAV, inspect property values, capitalization rates and debt. If you cannot reproduce the bridge, label the target as opaque rather than precise.
  7. Check growth and payout. Compare expected FFO growth and FFO payout with the company’s debt costs, lease profile and capital requirements.
  8. Stress the assumptions. Ask what happens if occupancy falls, rent growth slows, interest rates rise, acquisitions are delayed, properties sell below book value or new shares dilute existing holders.
  9. Compare like with like. Use the same period and metric across peers, and disclose when AFFO definitions or property portfolios are not comparable.
  10. Record uncertainty. Include the forward-looking warning and the specific risks identified in the filing. A target is a scenario, not a forecasted fact.

How to compare two companies or two forecasts

Use a fixed set of comparison axes so that a high target does not win merely because it uses a different denominator.

Comparison axis Questions to answer
Period and source Are both figures for the same year or horizon? Is each company guidance, an outside estimate or a consensus?
Operating measure Are both based on GAAP earnings, Nareit FFO or company-defined AFFO? Are share counts calculated consistently?
Valuation measure What price-to-FFO, NAV or other bridge turns the forecast into the target?
Growth and payout What FFO growth and FFO payout are expected, and what operating events support them?
Adjustment comparability Do the AFFO reconciliations include the same kinds of recurring capital costs and other adjustments?
Risk disclosure How exposed is each forecast to occupancy, lease expirations, financing, development, dispositions and dilution?

Do not produce a single “winner” score when the inputs are not comparable. Explain which target relies on more aggressive growth, a higher multiple, looser adjustments or a different risk assumption.

What changes for a non-REIT real estate company

A non-REIT may report ordinary GAAP earnings, operating cash flow, adjusted EBITDA, property-level net operating income or development margins rather than FFO. Its value may depend on land sales, construction pipelines, project completion, debt maturities or fee income. In that case, begin with the company’s own segment definitions and filings.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not call an adjusted metric “AFFO” unless the company defines it that way, and do not compare a developer’s earnings multiple with an equity REIT’s price-to-FFO multiple as though they measured the same economics. The correct method for an unspecified non-REIT cannot be selected from the REIT-focused evidence alone; it requires company-specific analysis.

Common mistakes and how to correct them

Treating a target as a promise

Correction: Read the forecast assumptions and forward-looking-statement language. Present the target as a conditional estimate.

Using the wrong year

Correction: Put the forecast period beside every per-share number and multiple before comparing them.

Replacing GAAP with FFO

Correction: Keep GAAP net income in the analysis and use FFO as a supplemental operating lens.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming AFFO is standardized

Correction: Review each company’s reconciliation. Agree Realty’s comparability warning is a reminder that similarly named figures can differ.

Comparing unlike businesses

Correction: Separate equity REITs from mortgage REITs, developers and other real estate companies before selecting metrics.

Quoting an old sector multiple as current

Correction: The Nareit REITWise material dated 2015 explains valuation concepts but does not supply current market data. Obtain a date-matched multiple when making a current decision.

Ignoring dilution and financing

Correction: Check the share count, debt maturities, interest expense and planned equity issuance behind the per-share forecast.

A practical reading checklist

  • Target price, publication date and target date are recorded.
  • Forecast source is identified as guidance, analyst or consensus.
  • Metric is labeled GAAP, FFO, AFFO/FAD, NAV or another measure.
  • FFO is reconciled to GAAP and AFFO adjustments are listed.
  • Forecast period matches the valuation multiple.
  • Expected FFO growth and payout are shown separately.
  • Peer comparisons use comparable definitions and property businesses.
  • Debt, interest rates, occupancy, lease rollover, capex and dilution risks are addressed.
  • Forward-looking uncertainty is stated next to the estimate.

Bottom line

Read a real estate target share price as a conditional model: forecast period plus operating measure plus valuation assumptions equals an estimated price. For an equity REIT, start with Nareit FFO per share and GAAP earnings, inspect company-defined AFFO rather than assuming comparability, and use price-to-FFO, growth and payout as separate lenses. For a non-REIT, stop and identify the company’s own economics before choosing a metric. The target becomes useful only when you can trace its number back to assumptions and see how the result changes when those assumptions do not hold.
