Price a rental from recent, genuinely comparable homes in its local market—not from a national average or the rent you hope to earn. Match the property, compare the full cost to a tenant after concessions, then adjust the asking rent and terms based on qualified renter response.
Start with renters’ real alternatives
Build your comparison set from homes a prospective tenant could realistically choose instead of yours. Prioritize current listings in the same neighborhood or practical submarket, with a similar housing type, bedroom and bathroom count, and approximate size. A distant listing or a different kind of home may provide context, but it is weaker evidence for your asking rent.

Verify asking prices and advertised incentives rather than relying on a broad national figure. Zillow recommends comparing nearby rentals and consulting a local rental professional; it also cautions that its Rent Zestimate may miss special property features and local conditions. Zillow’s rental pricing guidance is a possible cross-check, not a verdict.

A unit advertised at a higher rent may cost a tenant less over the lease if it includes a free month, waived fees, free parking, or other concessions. Record the asking rent and incentives for each comparable, along with the lease length, start date, included utilities or services, parking, laundry, pet terms, and move-in fees.

To compare a one-time concession with monthly rent, spread its value across the lease. For example, one free month on a 12-month lease reduces the effective rent by one-twelfth of the stated annual rent per month, before accounting for other fees or services. Keep nominal rent and effective rent distinct in your notes and listing so tenants can see the actual terms.
Concessions are common on Zillow’s platform: 39.7% of its rental listings included one in June 2026, up from 35.2% a year earlier. Zillow reported typical U.S. asking rent of $1,965 that month, up 2.2% year over year. These figures describe Zillow listings and its rent index, not every U.S. rental or completed lease. Zillow’s June 2026 rent report gives the platform-specific figures.
Adjust for what makes your property different
After identifying the closest matches, account for differences that can plausibly affect a tenant’s choice or costs. A renovated kitchen, included parking, in-unit laundry, utility costs, or a more convenient move-in date may distinguish one home from another. Conversely, a dated interior, inconvenient lease timing, or extra fees can make an otherwise similar listing less attractive.

- Compare the condition and quality of finishes, not only the floor area.
- Account for parking, laundry, utilities, services, pet rules, and fees.
- Compare lease lengths and start dates; the same monthly rent may not represent the same offer.
- If few close matches exist, widen the comparison cautiously and treat the resulting range as less certain.
A simple price-per-square-foot comparison can be useful as a check, but it cannot capture condition, location, included amenities, or lease terms. Avoid applying a broad average as though it were a property-specific valuation.
Use national and official figures only as context
National and regional data can describe the backdrop, but they cannot set the rent for an individual home. The U.S. rental vacancy rate was 7.3% in 2026 Q2, compared with 7.0% in 2025 Q2. The U.S. Census Bureau’s regional rates for 2026 Q2 were 9.5% in the South, 6.9% in the Midwest, 5.9% in the Northeast, and 5.3% in the West. Those differences show why national conditions alone cannot establish whether a particular city or neighborhood is slow. The figures are from the Census Bureau series reported by FRED: regional rental vacancy rate table.
HUD Fair Market Rents (FMRs) also have a specific role: they are used for housing-program purposes, including Housing Choice Voucher payment standards, and certain other program rent limits. HUD’s FY 2026 schedules are listed as effective May 21, 2026. An FMR is not a bespoke estimate of what a privately marketed home will command. For a voucher-related decision, check the current local rules and applicable payment standard; for open-market pricing, use local rental comparisons. See HUD’s Fair Market Rents page and the FY 2026 FMR schedule.

Choose rent and terms together
A lower headline rent is not the only way to make a listing more competitive. Compare a direct rent reduction with a concession, fee waiver, or lease term that better suits prospective tenants. Assess the effective rent under each option and be clear about the full terms. Zillow’s June 2026 report found that concessions were present on 39.7% of listings on its platform; that is evidence of a platform trend, not proof that a concession will outperform a rent adjustment in your neighborhood. Zillow’s report quotes Senior Economist Kara Ng: “More supply on the market means more choices, and more choices mean landlords have to compete on price and incentives.”

When weighing alternatives, consider expected effective rent, the cost of remaining vacant, tenant fit, lease-term certainty, and the quality of your comparable listings. Calculate vacancy costs from your own carrying expenses; there is no universal break-even rent or concession that applies to every property.

If response is weak relative to genuinely comparable listings, review both the price and the terms. Confirm that your comparisons are current and close enough, then consider whether a clearer or more competitive offer would improve the effective cost. There is no evidence-based universal number of days to wait or percentage to cut: local market velocity and your vacancy costs matter.
Use rent estimators as a cross-check
An online estimate can help test whether your asking range is plausible, but it may rely on incomplete data or fail to reflect special features, current local conditions, concessions, negotiations, or lease length. Zillow describes Rent Zestimate as a starting point and recommends comparing nearby rentals and getting input from a local agent or property manager. A wide estimate range signals greater uncertainty, not a reason to price at one end automatically. Zillow’s explanation of Rent Zestimate outlines those limitations.
