How to Plan a Rooftop Solar Installation for Your Home in 2026

The right way to plan home rooftop solar is to treat it as a building, electrical, permitting, and utility project—not as a panel purchase. Start by checking your roof’s remaining life, structural condition, shade, electricity use, and local rules. Then obtain several written proposals from licensed and insured installers that explain system design, equipment, warranties, financing, projected bills, permits, inspections, and grid interconnection. In the United States, also check the tax rules that apply on your project’s completion date: the federal residential clean energy credit under Internal Revenue Code section 25D is unavailable for expenditures made after December 31, 2025.

First, determine whether your home is a realistic solar candidate

Solar suitability is specific to the property. Two houses on the same street can need different system sizes, layouts, or roof work because of differences in roof age, orientation, shade, structural condition, household consumption, utility tariffs, and local approval rules.

Check the roof’s age and condition

Find your roof installation date, warranty documents, repair history, and any records showing leaks or structural work. A solar array can remain in place for years, so installing it over a roof that is near replacement can create a second project: panels may need to be removed and reinstalled when the roof is replaced. If replacement is likely soon, ask whether coordinating the roof and solar work is practical; the U.S. Department of Energy’s consumer guidance notes that coordination can often save money compared with separating the work.

Have the roof assessed by the installer and, when appropriate, a qualified roofing professional. The assessment should identify damaged decking, weak attachment areas, water intrusion, code issues, and any repair or replacement required before installation. A sales estimate based only on satellite imagery is not a substitute for an on-site roof and electrical review.

Measure shade throughout the day

List trees, chimneys, neighboring buildings, dormers, and other obstructions that could shade the roof. Shade can reduce the energy a rooftop array produces and may make a proposed roof plane unsuitable. Ask the installer to explain how shade was evaluated and which roof sections are included in the generation estimate. If trees may grow into the solar path, include trimming responsibility and future access in your plan.

Use actual electricity consumption

Collect at least the latest year of electricity bills or utility usage data, including seasonal highs and lows. Record the current rate structure, fixed charges, time-of-use periods, and any planned changes such as an electric vehicle, heat pump, electric water heater, or home addition. Your objective might be to offset a portion of annual consumption or as much as practical; state that objective before requesting proposals.

A responsible design uses your actual consumption and the local tariff rather than a generic “average home” assumption. Without your bills, roof measurements, shading data, and utility rules, no one can responsibly promise a system size, annual generation, savings, payback period, or final price.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Identify property and neighborhood constraints

  • Ask the local authority having jurisdiction about building, electrical, structural, and fire requirements.
  • Check whether a homeowners association, historic-district rule, easement, or solar-access rule affects placement or appearance.
  • Ask the utility for its current distributed-generation and interconnection requirements, application process, fees, and queue.
  • Confirm how the utility values electricity exported to the grid. In some areas, exported energy is credited below the retail electricity rate.

Build a project brief before contacting installers

Give every installer the same information so proposals can be compared on equal terms. Your brief should contain:

  • service address and utility name;
  • recent bills or a usage-history download;
  • roof age, material, repair history, and likely replacement date;
  • photos or notes about trees, buildings, chimneys, and roof obstructions;
  • your desired consumption offset and any future electrical loads;
  • known HOA, historic-district, permitting, or access restrictions;
  • whether you are considering cash, a loan, or a lease; and
  • your preferred target date, while recognizing that approvals may take longer than the physical installation.

Ask each provider to model the same objective and disclose every assumption. A proposal that assumes a different electricity rate, export credit, shading level, or annual usage is not directly comparable with another one.

Follow this planning sequence

1. Request a site and electrical assessment

The installer should verify roof planes, attachment locations, electrical-service capacity, panel placement, conduit routes, meter configuration, and safe access. Ask what findings would require a roof repair, electrical upgrade, redesign, or cancellation. Get those conditions in writing rather than relying on a verbal sales statement.

2. Set the energy target and tariff assumptions

Tell the installer whether your priority is maximum annual production, a particular percentage of consumption, lower daytime bills, or another documented objective. Require the savings model to show self-consumed energy separately from electricity exported to the grid. The model should identify the utility tariff and export-compensation rule used, because excess-generation credits may be worth less than retail electricity.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Obtain multiple written proposals

Compare qualified providers using identical questions. The lowest headline price can conceal a smaller system, weaker warranty coverage, omitted roof work, different financing costs, or no responsibility for utility paperwork.

Proposal category Require the document to state Why it matters
System design System size, roof areas used, expected generation, shade assumptions, and the consumption target Shows whether the design addresses your actual home rather than a generic example
Equipment Equipment types and models, compatibility, monitoring method, and included accessories Confirms what will be installed and how performance will be observed
Warranties Coverage for equipment, workmanship, roof penetrations, and the party responsible for honoring each warranty Separates manufacturer promises from installer obligations
Cost and financing Total installed price, payment schedule, loan interest and fees, lease or power-purchase terms, and cancellation conditions Lets you compare the complete obligation rather than a monthly advertisement
Bill model Utility rate, export credit, self-consumption assumption, degradation or performance assumptions, and projected bill effects Reveals how the savings estimate was calculated
Delivery Estimated milestones, permit and inspection responsibilities, utility application, interconnection, and post-installation support Prevents uncertainty about who must complete each approval
Maintenance Monitoring access, service response, equipment replacement process, and any homeowner maintenance duties Defines what happens after commissioning

4. Verify installer qualifications

  • Confirm the business is licensed wherever your jurisdiction requires licensing.
  • Request proof of current liability and workers’ compensation insurance, as applicable.
  • Ask about relevant training and credentials, including North American Board of Certified Energy Practitioners (NABCEP) qualifications mentioned in federal consumer guidance.
  • Request references for completed projects with similar roofs or utility rules.
  • Check who will perform the work if the salesperson is not the installing company.

Do not treat a sales projection as guaranteed performance. The contract should define measurable obligations, remedies for missed milestones, equipment substitutions, and the process for correcting defects.

Know who handles permits, inspections, and utility interconnection

Responsibility should be assigned in the contract, not implied. In the usual sequence, the local government issues permits before physical installation, the authority having jurisdiction inspects the completed work, and the utility approves interconnection before the system may operate in parallel with the grid.

Stage What normally happens Timing and responsibility
Permit application Plans and required documents are submitted to the local authority before panels are installed Rules, fees, and review queues vary by jurisdiction; confirm the installer’s obligation and the permit number
Physical installation Roof, electrical, and solar equipment are installed according to the approved plans The DOE says the PV installation generally takes only a few days, although the overall approval process can be longer
Local inspection An inspector checks compliance with applicable safety and construction codes Usually follows installation; ask who schedules it and who pays reinspection fees
Utility interconnection The utility reviews the application, meter or system requirements, and authorization to connect May take weeks to months depending on the utility and jurisdiction; the system should not operate on the grid before approval

Ask for a written milestone schedule that includes design approval, permit issuance, installation, inspection, permission to operate, and any utility meter change. The DOE’s August 4, 2021 consumer guide specifically cautions that permits and inspections can take weeks to months even when the installation itself takes only days. Confirm current requirements directly with the authority having jurisdiction and utility because procedures change.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Evaluate the financial case using the local tariff

Separate the project’s physical price from its financial assumptions. Request a cash price and, if relevant, the complete loan, lease, or power-purchase obligation. Compare total payments, interest, escalators, fees, maintenance charges, early-termination terms, and ownership of renewable-energy certificates.

The savings calculation should show:

  • annual household consumption used in the model;
  • electricity-rate assumptions and how rate changes are treated;
  • the portion of solar energy expected to be consumed immediately;
  • the amount expected to be exported;
  • the utility’s credit or payment for exported electricity;
  • fixed utility charges that remain after solar is installed; and
  • any verified incentives included in the calculation.

Export compensation is especially important. A system can produce substantial energy yet deliver a weaker financial result if much of that production is exported at a credit below the retail rate. Ask the installer to provide a sensitivity case using lower export compensation or different consumption patterns so you can see which assumptions drive the result.

Understand the federal residential clean energy credit deadline

For U.S. homeowners, do not rely on older explanations claiming that the section 25D residential clean energy credit continues through 2032 or later. The Internal Revenue Service’s current guidance says expenditures made after December 31, 2025 do not qualify. The IRS also states that an expenditure is treated as made when the original installation is completed; paying a deposit or the full amount before the deadline does not make a later-completed installation eligible.

This date rule makes the project-completion date—not merely the contract date or payment date—a critical budget assumption. Confirm the current rule with the IRS and a tax professional before signing, especially if construction, inspection, or interconnection could extend into another tax year.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What qualified for projects completed by the deadline

For an otherwise eligible project completed within the applicable period, IRS materials describe qualifying new solar-electric property and certain onsite preparation, assembly, installation, and connecting labor. Keep contracts, invoices, receipts, permit records, and completion documentation. Use Form 5695 and the instructions for the relevant tax year.

Ordinary roofing or structural materials generally are not solar-energy property for this credit. Some solar shingles and tiles that generate electricity can qualify, but a conventional roof replacement should not be counted as eligible solar property merely because panels are mounted on it. Verify the treatment of any integrated product with current IRS guidance.

Check other incentives separately

State, local, utility, and renewable-energy-certificate programs depend on your address, utility, project date, ownership structure, and program funding. Ask the installer to identify each program by name and provide the administering authority, eligibility conditions, application deadline, and whether the benefit is a tax credit, rebate, bill credit, or certificate payment. Verify the terms yourself before including the benefit in your budget.

Choose equipment as part of a designed system

Residential solar panels are the visible generation equipment, but a permitted grid-connected system is an engineered package. Do not select an arbitrary retail panel and assume it will be compatible with the roof, electrical service, monitoring, utility requirements, and permit drawings.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Require the proposal to identify the equipment types and models, expected generation, monitoring platform, warranty coverage, and maintenance responsibility. Ask what happens if a specified model becomes unavailable, whether substitutions require your approval, and who will update permit or utility documents. The design should also explain where equipment will be located, how roof penetrations will be sealed, and how service access will be maintained.

If a provider proposes storage or other additional equipment, require a separate explanation of its purpose, operating assumptions, warranty, replacement cost, and effect on the utility-interconnection application. Do not pay for features that are not tied to your stated energy goal.

Protect yourself in the contract

Before signing, read the entire agreement and make sure the following items are explicit:

  • scope of roof repairs, electrical work, equipment, monitoring, and cleanup;
  • total price and every fee, deposit, milestone payment, interest charge, or escalator;
  • equipment models, approved substitutions, and warranty documents;
  • estimated dates for permitting, installation, inspection, and utility authorization;
  • which party submits permits and utility applications and pays related fees;
  • what happens if a permit is denied, the roof is unsuitable, equipment is delayed, or the schedule slips;
  • the process for correcting leaks, failed inspections, defective equipment, or underperformance;
  • monitoring access and the party responsible for service after installation; and
  • what happens to a lease or loan if you sell or refinance the home.

Have an attorney or qualified adviser review a long-term lease, power-purchase agreement, or secured loan if you do not understand its transfer, buyout, lien, or early-termination provisions.

What happens from installation to operation

  1. Finalize the design. Resolve roof repairs, system layout, equipment models, electrical work, and the generation target.
  2. Submit applications. The responsible party files local permit documents and the utility interconnection application.
  3. Wait for authorization to build. Do not allow installation to begin before required permits are issued.
  4. Install the system. The physical PV work may take only a few days, according to DOE consumer guidance, but weather, roof repairs, and inspections can change the schedule.
  5. Complete local inspection. The authority having jurisdiction verifies applicable safety-code compliance and may require corrections or a reinspection.
  6. Obtain utility permission. Wait for the utility’s approval to connect and operate. A functioning display or energized equipment is not the same as permission to export power.
  7. Document completion. Keep the final contract, equipment list, permits, inspection approval, utility authorization, warranties, invoices, and monitoring credentials.

Plan for ownership and maintenance

Ask how performance is monitored, who receives alerts, and how service requests are opened. Keep the roof and equipment records together; they will matter for future repairs, insurance claims, refinancing, or a home sale.

Before listing the property, determine whether a loan, lease, or power-purchase agreement can be transferred, must be paid off, or requires buyer approval. A buyer may also need access to warranties and utility documents. Clarify these terms before choosing financing, not after an offer is accepted.

Common planning mistakes and the corrective action

Using a generic production estimate

Problem: The quote is based on average household use or an unverified roof image.
Fix: Supply actual bills, require an on-site assessment, and ask the installer to document shade, roof planes, and all assumptions.

Ignoring an aging roof

Problem: Panels are installed shortly before a roof replacement, creating removal and reinstallation costs.
Fix: Obtain a roof assessment and compare coordinated replacement with solar installation against installing solar later.

Counting exported electricity at the retail rate

Problem: The savings model assumes every kilowatt-hour is worth the full retail price.
Fix: Require separate self-consumption and export figures and the exact utility compensation rule.

Assuming payment preserves the federal credit

Problem: A homeowner pays before December 31, 2025 but the original installation is completed afterward.
Fix: Apply the IRS completion-date rule and verify eligibility before relying on the credit.

Leaving approvals to “someone”

Problem: The contract does not say who obtains permits, schedules inspection, or submits interconnection paperwork.
Fix: Name the responsible party, included fees, milestone dates, and remedy for a missed obligation.

Comparing monthly payments instead of total obligations

Problem: A low advertised payment hides a longer term, interest, escalator, or transfer condition.
Fix: Compare total cash price and total financing obligation, then review sale, refinance, buyout, and cancellation clauses.

  • Permit, inspection, and interconnection responsibilities assigned in the contract
  • Federal, state, local, and utility incentives verified for the property and completion date
  • Completion records, inspection approval, utility authorization, and warranties stored securely

When to pause before signing

Pause the project if the installer will not inspect the roof, refuses to disclose assumptions, guarantees savings without identifying the tariff, cannot explain who handles approvals, pressures you to sign immediately, or presents a federal-credit claim that conflicts with current IRS guidance. A slower, documented comparison is safer than committing to a system that cannot be permitted, interconnected, maintained, or supported after installation.
