For a straightforward house tour, use the YouTube mobile app and walk the property with your phone. For a planned production with external cameras, microphones, graphics, or multiple sources, use an encoder. First check that your channel can livestream, rehearse the route and audio, and verify the preview and visibility setting before viewers arrive.
Choose the right YouTube livestream method for your tour

YouTube describes these as its three livestreaming approaches: webcam, mobile device, or encoder. Choose based on whether you need to move through the home and how much production control you want. An external microphone can be useful with an encoder, but is not a universal requirement.

Check whether your channel can go live
- Your channel must be verified and must not have a livestreaming restriction in the preceding 90 days.
- For mobile livestreaming, YouTube requires at least 50 subscribers. That is an additional mobile requirement, not a general requirement for every method.
- First-time livestream activation can take up to 24 hours, so enable it well before the tour.
- YouTube’s Help guidance sets a minimum age of 16 to livestream.
These requirements are from YouTube Help; the pages reviewed do not state publication dates. Check your channel’s current eligibility in YouTube Studio before scheduling the event.
How do I livestream a house tour on YouTube?
1. Enable livestreaming and plan the event
- Sign in to YouTube Studio and check channel verification and livestream access. Enable livestreaming in advance if this is your first broadcast; activation may take up to 24 hours.
- Choose mobile, webcam, or encoder based on the tour. For a mobile walkthrough, open the YouTube app’s create flow and select the live option. For a computer or encoder event, create or schedule the stream in YouTube Studio.
- Enter the event details and select its visibility. YouTube offers public, private, and unlisted options. Use private or unlisted for a rehearsal, then verify the intended setting for the actual tour.
2. Prepare the route, camera, and audio
Walk the planned route before the broadcast and speak at the pace you intend to use on air. Test representative movement and sound: listen for room echo, handling noise, and places where your voice becomes difficult to hear. Keep turns deliberate and check that the image remains watchable as you move. These are practical production checks, not special YouTube requirements.

If using an encoder, connect YouTube’s stream URL and stream key in the encoder, then configure the camera and audio sources there. Treat the stream key as a credential: use the one associated with the intended event and do not show or share it on camera or in chat.
3. Rehearse and verify the preview
- Run a test livestream with visibility set to private or unlisted. YouTube recommends a test to get comfortable with the steps.
- For an encoder event, YouTube advises starting the encoder at least 15 minutes before the scheduled event. Confirm that its feed appears in the Live Control Room preview before selecting Go live.
- Check that the event is accessible to the intended audience. YouTube recommends checking channel or watch pages and mobile devices.
- During the public tour, keep monitoring audio and video. If you are walking and cannot safely follow chat, arrange for a co-host or moderator to watch questions.
4. Start and end the broadcast
For an encoder, start sending the feed, wait until it appears in the Live Control Room, and then select Go live. At the end, stop the event in YouTube and stop the encoder. Encoder streams under 12 hours are automatically archived, according to YouTube Help; do not assume the same archive behavior for longer streams.

Can I do a property walkthrough live from my phone?
Yes, if your channel meets YouTube’s mobile eligibility requirements, including at least 50 subscribers. A phone is the most direct option for a solo, handheld room-to-room tour. Before the event, confirm livestreaming is enabled, rehearse the route, and check that your voice remains audible while you move. A stable grip and measured turns help keep the picture easier to follow, though YouTube does not prescribe particular tour equipment.
What equipment do I need to livestream a real-estate tour?
The simplest mobile tour can use a compatible phone; a webcam suits a stationary computer presentation. An encoder workflow is appropriate when you want external video or audio hardware, graphics, or several sources. YouTube identifies microphones among typical external encoder hardware, but does not require a particular microphone or camera for a property tour. Test the actual setup and route rather than buying gear on the assumption that a specific item is mandatory.

Privacy, viewer access, and property permissions
Visibility controls on YouTube determine who can access the event: public, private, and unlisted are available. They do not establish whether you have permission to show an occupied home, people, personal belongings, or private information. Requirements for owner or tenant consent, notice, and recording vary by jurisdiction and situation; check the rules that apply to the property and transaction separately. YouTube livestream approval is not a substitute for those checks.
If viewers will ask questions, tell them how to submit them and have someone monitor chat if you need to concentrate on walking safely. This is an operational suggestion, not a platform requirement for real-estate tours.

When a 360-degree tour makes sense
YouTube supports live 360-degree video as a specialized workflow, not a requirement for an ordinary phone walkthrough. It requires a 360-capable production and encoder configuration. In the stream’s additional settings, enable 360 video and configure the encoder accordingly. YouTube supports equirectangular projection, recommends the highest resolution and bitrate your setup supports, prefers 2160p or 1440p for live 360, and specifies 16:9 for best video quality. Test with sound and movement similar to the public stream, then monitor quality and errors. Switching 360 on partway through changes the whole video to 360 format.
