Use Charlotte Douglas International Airport’s official pages for the task you have: Construction Projects for the project index, News for dated announcements, Lease Information for airport-land terms, and Contract Opportunities for bid notices. Airline-agreement news, including the Airline Use and Lease Agreement (AULA) and the proposed CLT Beyond program, appears in CLT press releases. The guide below explains what each page tells you, how to check status dates, and which details require direct confirmation from the airport.
Choose the CLT page that matches your question
CLT separates development information by audience and purpose. Starting with the wrong page can make a current project look missing or lead a prospective tenant to a procurement notice that does not apply to leases.

| What you need | Official destination | What it provides | How to treat the information |

| Project list and broad construction categories | Construction Projects | Indexes Terminal Lobby Expansion, Terminal Renovations & Expansions, Runway & Airfield Projects, and Master Plan Update 2050. | Use it as the project directory, then open the linked project or news item for dates and milestones. |
| Dated milestones, announcements and press releases | CLT News | Chronological stories and releases that may contain progress figures, schedules or decisions not obvious in the index. | Check the publication date; an old forecast is not a current commitment. |
| Airport land or commercial development | Lease Information | FAQ guidance on ground leases, permitted uses, costs, environmental duties and construction approvals. | General guidance only. Parcel terms and availability come from CLT’s Commercial Development staff and the actual lease. |
| Construction work you want to bid on | Contract Opportunities | Instructions for bid-alert registration through Public Input and registration in the City Vendor Management System. | Read each live solicitation for its own scope, eligibility, deadline and submission method. |
| Airline agreement or CLT Beyond program | AULA press release and the News archive | Negotiation status, City Council process and proposed capital projects. | Distinguish a proposal or review stage from an approved project. |
Find construction projects and current progress
1. Start with the Construction Projects index
- Open Construction Projects.
- Select the category closest to your question: Terminal Lobby Expansion; Terminal Renovations & Expansions; Runway & Airfield Projects; or Master Plan Update 2050.
- Open the individual project entry rather than relying on the category heading. Look for a project-specific publication date, scope description, schedule and links to related releases.
- Record the date shown on the page when you save or share an update. Construction schedules and percentages change as work advances.
2. Use News for the dated story behind a project
The News page is the better source when you need to know what CLT announced on a particular date. Search or scan the press-release and story listings for a project name, then compare the newest item with the project index. A progress story can contain a milestone that has not yet been reflected in a short category description.
3. Example: the Fourth Parallel Runway status snapshot
CLT’s September 28, 2026 story, “The Fourth Parallel Runway: One Year and Counting”, is a dated snapshot rather than a guarantee. The airport described the runway as a $1 billion project that broke ground in 2023 and said commissioning was scheduled for fall 2027. The planned runway is 10,000 feet long and 150 feet wide.

| Figure | What CLT reported | Qualification |
|---|---|---|
| Paving | About 53% paved | Status reported by CLT on September 28, 2026. |
| Labor | 1,198,344 labor hours | Project figure reported in the same update, not a forecast of final labor. |
| Earthwork | 6,523,397 cubic yards | Earthwork reported by CLT as of that dated story. |
| Pipe | 159,023 feet installed | Installed quantity reported on September 28, 2026. |
| Next major steps | Continued paving and taxiway work, followed by FAA flight-check and commissioning activities | These activities and the fall 2027 target can move; check the latest CLT update before relying on them. |
The update also discusses runway redesignations, sensors intended to support a digital twin, and the remaining airfield work. CLT engineering director Ashton Watson said the overnight redesignation work required airport and contractor crews to replace signs and re-stripe the runway in a short window. That quote describes how the work was carried out; it is not an independent safety certification.
4. Understand the runway digital-twin announcement
On April 27, 2026, CLT announced a runway-instrumentation and digital-twin partnership with UNC Charlotte’s Aviation Innovation & Research Institute in its press release. CLT reported an approximately $6.5 million digital-twin project and a $2 million FAA grant. The grant is part of the program’s funding and should not be presented as the total project budget. The sensors are infrastructure instrumentation for modeling and analysis, not a consumer product available for purchase.

5. Treat older forecasts as context
CLT’s January 26, 2026 year-ahead article, “Hello 2026: Here’s What’s on the Horizon at CLT,” listed projected terminal milestones and a fall 2027 runway opening. It is useful background, but a newer project page or news release takes priority when the two differ. Do not quote a forecast from that article as if it were a current completion date.

What the AULA covers
CLT describes the Airline Use and Lease Agreement as the contract governing business relationships with partner airlines. It addresses property rights, airport and airline operations, maintenance and repair obligations, and financial commitments. This is broader than a construction contract or a commercial land lease.

Status reported October 8, 2026
In its October 8, 2026 update, CLT said negotiations with signatory airlines American, Delta, Frontier, Southwest and United were continuing. The airport planned a public presentation to Charlotte City Council on October 12, followed by a review period and consideration at a later Council meeting. The release identified four framework pillars: capital development, enhancing the airport’s financial position, operational flexibility and asset preservation.
That sequence matters when you read headlines. “Negotiations continuing” and “presented to Council” do not mean the agreement was approved. The October 8 release does not establish any decision made after that date, so use the current News and press-release listings for a later action. CLT also says the negotiations are protected under North Carolina General Statute 132-6(d), “Economic Development Records,” until they are complete.

Find Charlotte airport land-lease information
Navigate to the lease FAQ
- Open Business → Commercial Development → Lease Information.
- Read the FAQ sections on lease structure, term, tenant expenses, compatible uses, environmental duties, early termination, assignment or financing and construction approvals.
- Write down the questions that depend on a particular parcel. The public FAQ gives general rules; it does not quote a parcel’s rent or confirm that a site is available.
- Contact CLT Commercial Development at [email protected] for detailed information and the applicable documents.
Core lease terms stated by CLT
| Topic | What the Lease Information page says | What you must verify |
|---|---|---|
| Ownership and structure | The preferred arrangement is a land lease: the tenant builds and operates a facility while the airport retains ownership of the land. | Parcel-specific lease form, exhibits and operating conditions. |
| Maximum term | No more than 50 years from the Possession Date. | The actual term, options, possession date and any lender requirements. |
| Study Period | A 60–105 day period during which the lessee may withdraw. | The negotiated length, start date, notice method and any costs incurred during the study. |
| Rent calculation | Rent must reflect at least fair market value, based on an appraisal and an airport-approved market cap rate; rent is calculated on the whole leased parcel. | The appraisal, cap rate, parcel area, escalation schedule and payment mechanics. |
| Triple-net obligations | Beyond ground rent, the lessee is responsible for taxes on improvements, fees, utilities, maintenance, insurance, construction costs and environmental remediation caused by the lessee’s activity. | Budgets, indemnities, insurance limits, tax treatment and remediation standards. |
| Compatible uses | Uses must be nonresidential, non-noise-sensitive, compatible with airport operations and consistent with navigation, wildlife mitigation and FAA Part 77 height requirements. | Zoning, aviation-protection reviews, height limits, access and operating restrictions for the specific site. |
| Examples CLT identifies | Warehouses, restaurants, stores and hotels are common compatible developments. | Whether the proposed use, design and hours are accepted for the parcel. |
| Prohibited examples | Residences, schools, daycares, hospitals and places of worship are listed among prohibited uses. | Written confirmation of permitted use; do not rely on a verbal assumption. |
| Airport termination | CLT may terminate if land is needed for airfield purposes, subject to notice and stated replacement or buyout terms. | The exact trigger, notice period, relocation terms, valuation method and lender protections. |
| Construction approval | Proposed airport construction requires an FAA 7460 analysis. Exterior or structural modifications, including signs, require Airport approval before work starts. | Submission requirements, review timing and approvals for drawings, signage and changes. |
Lease due-diligence checklist
- Define the intended use and confirm that it is nonresidential, non-noise-sensitive and compatible with airport operations.
- Request the parcel boundary and calculate costs on the entire leased parcel, not only the building footprint.
- Model ground rent plus taxes, utilities, insurance, maintenance, construction and potential environmental obligations.
- Ask how the 60–105 day Study Period works, including withdrawal rights and deadlines.
- Check FAA Part 77 height constraints and any wildlife, navigation, access or security conditions before commissioning design work.
- Obtain written requirements for FAA 7460 analysis and Airport approval of exterior, structural and signage changes.
- Have qualified legal, financial and environmental advisers review the proposed lease. The FAQ is not a substitute for the executed agreement or professional advice.
Find CLT construction bids and vendor alerts
A contractor seeking work should use Contract Opportunities, not the commercial lease FAQ. The page says CLT continues construction through Destination CLT and directs prospective vendors to two registration routes:
- Sign up through Public Input to receive alerts about bid opportunities.
- Join the City Vendor Management System so the business is registered in the city’s supplier process.
- When an alert arrives, open the live solicitation and read its scope, mandatory qualifications, addenda, site-visit rules, insurance requirements, submission format and deadline.
- Save the solicitation number and every addendum. An alert alone is not a bid invitation with complete instructions.
Bid alerts and land leases serve different needs. An alert helps a vendor compete for a defined package of work; a lease inquiry concerns airport property, development rights and long-term operating obligations. If you need both, register for procurement notices and separately contact Commercial Development.
The Contract Opportunities page also reports that CLT contributed $32 billion to North Carolina’s economy in 2021, the most recent year studied on that page. That is an airport-reported historical statistic, not a current annual estimate and not a forecast of the value of a particular contract.
Quick Recap
How to keep your information current
Use a date-first routine
- Bookmark the Construction Projects index, News page, Lease Information page and Contract Opportunities page.
- When checking a project, open the newest dated story and note its publication date, reported status and target dates.
- For AULA or CLT Beyond, look for a newer press release showing Council action; do not infer approval from a proposal announcement.
- For a lease, treat the FAQ as an initial screen and request parcel-specific terms from CLT before spending on design or underwriting.
- For a bid, rely on the live solicitation and addenda, not an old article or an undated summary.
Common problems and the correct next step
- You cannot find a project in the index: Check the News archive by project name. Some milestones appear first as stories or press releases.
- A page shows a date that has passed: Search for a newer CLT story and label the older item as historical context.
- You need a rent quote or a parcel map: The FAQ does not provide a guaranteed parcel price or availability. Email Commercial Development at [email protected].
- You need to know whether AULA is approved: Find the latest Council-related CLT release. The October 8, 2026 notice described continuing negotiations and a planned review, not a completed approval.
- You want to bid but only found lease information: Move to Contract Opportunities and complete the Public Input and City Vendor Management System registrations.
- Your proposed building or sign may affect aviation operations: Ask CLT about the FAA 7460 analysis and Airport approval before construction or exterior modification.
