Start with FloridaHousingSearch.org, the state’s free rental locator, then contact each property to confirm vacancies, its application process and the income rules that apply to its units. Florida does not have one income ceiling or one application that covers every affordable development: eligibility depends on the property’s funding program, location and household details.
Start your search with Florida’s rental locator
FloridaHousingSearch.org lists affordable, accessible and market-rate rentals. Search by address, city, county or ZIP code, then refine results with advanced search or the map. You can save a search and receive email alerts when new matching listings appear. The site describes itself as “a free, state resource for renters and property managers in Florida.”

Use the locator to find candidate properties, not as proof that a unit is available or that you qualify. A listing may not reflect a current vacancy, and the locator does not establish one statewide application process for every development.

- Search in the city, county or ZIP code where you can live; expand the area if the first results are limited.
- Check both list and map views, and apply accessibility or other relevant filters.
- Save the search if you want email alerts for new matching listings.
- Record the property name, location, contact information and any program or affordability details shown in the listing.
Contact each property before applying
The property manager is the practical source for current openings and unit-specific application instructions. Ask directly whether the property has a vacancy, is accepting applications or has a waitlist, and which affordability program governs the unit. Florida Housing’s compliance information points to the housing locator for developments it funds, but statewide sources do not establish a single application portal or uniform process for every property.

Questions to ask the property manager
- Is a unit available now, and if not, is the waitlist open?
- Which program funds or governs the unit, and which income and rent limits apply?
- How does the property count household members and calculate income, and what income must be documented?
- Are there preferences, screening requirements or other eligibility criteria?
- What is the application process, what documents are required, and is there an application fee?
- When were the property’s posted limits and application instructions last updated?
Confirm the application channel and required documents before paying a fee or sending personal records. Identity, household, income and asset information may be relevant, but the exact document list comes from the property; there is no single statewide checklist established for every development.
Check the income limits for the unit’s actual program
Florida Housing Finance Corporation publishes separate limit schedules for different programs. Its 2026 limits index lists Florida Housing rental-program limits effective May 1, 2026; CDBG-DR, HOME and NHTF schedules effective June 1, 2026; and SHIP/HHRP limits effective May 1, 2026. These schedules have different effective dates and serve different programs, so a number from one schedule should not be treated as the statewide limit or transferred to another program.
Rank #2
- Ask the property which affordability program applies to the specific unit.
- Find that program’s current schedule on Florida Housing’s Income Limits page.
- Use the schedule for the property’s area and the correct household-size row.
- Ask management how it calculates household income and counts household members, and whether other criteria apply.
- Confirm the unit or waitlist is available before gathering or submitting documents.
Without the property, program, location and household composition, a specific eligibility threshold cannot be determined. The property manager should confirm that the schedule you found applies to the unit and explain how the figures are used in its review. Recheck the current schedule and property information when you are ready to act because limits, listings and waitlists can change.

Ask your city or county about SHIP and local assistance
The State Housing Initiatives Partnership (SHIP) is administered through local governments, not through one statewide rental application. Florida Housing says SHIP provides funds to local governments to support partnerships that produce and preserve affordable homeownership and multifamily housing, serving very low-, low- and moderate-income families. What renters can apply for, whether there are openings and how to apply depend on the local government’s plan and current offerings.
Rank #3
Contact the housing office for the city or county where you want to live. Ask whether it currently offers rental assistance or has affordable multifamily openings, what plan or program applies, and where to get application instructions. A local office can explain its own process; it cannot establish a property’s vacancy or replace that property’s unit-specific eligibility review.
Use the special-needs resource for accessibility needs
Florida Housing lists special-needs housing as a separate renter resource. Use it alongside the general locator if you need accessible housing or a special-needs option, then contact each relevant property to verify its features, current openings and eligibility rules. The public resource page does not establish current criteria for every property.
