To find a property’s survey number in India, use the official land-record portal for the state or Union territory where the parcel sits. Start with the Department of Land Resources (DoLR) directory of state and UT Record of Rights (RoR) portals, then search using the district, tehsil/taluk/tahasil, village or urban locality, and the number or owner details shown on your deed or tax records. Verify the result in both the textual RoR and the official cadastral map, preserving every subdivision suffix.
A survey number identifies a parcel inside a particular jurisdiction’s land-record system. It is an essential cross-check, but an online result alone is not a complete title opinion or proof that a boundary is correct on the ground.

What a survey number is—and why the state matters
India has no single nationwide search form for land parcels. Revenue departments in each state and Union territory maintain their own records, field names, maps and services. The same kind of identifier may therefore be called a survey number, plot number, khasra number, khata or Khatiyan number, or CTS number. These terms are not interchangeable: a portal may ask for one of them, or for more than one.

A property in Maharashtra, for example, is searched through Maharashtra’s land-record services, while a parcel in Odisha or Tamil Nadu follows a different workflow. Use the DoLR state/UT RoR directory to identify the government portal, and treat a commercial directory or an unverified search result as a lead rather than as the official record.

DoLR describes an RoR as a textual record of people who hold rights, the nature and limits of those rights, and rent or revenue particulars. A cadastral map is the spatial counterpart. Registration records, mutation entries and maps are related but separate records and processes.
Gather the identifiers before you search
Have the following information in front of you. Exact spelling and punctuation matter, especially where a number has a subdivision.
- State or Union territory: the jurisdiction in which the parcel is physically located.
- District: select the district shown in the current administrative structure used by the portal.
- Tehsil, taluk or tahasil: the local revenue unit; the label differs by state.
- Village, town or urban locality: choose the exact locality, not merely the nearest city.
- Existing identifiers: copy the survey, plot, khasra, khata, Khatiyan or CTS number exactly as printed.
- Subdivision: retain suffixes such as “/1”, “A”, “B” or a separately displayed sub-division number.
- Recorded holder or tenant: some portals offer a name search when the number is missing or uncertain.
- Document references: note the sale deed, property-card, tax receipt and earlier record dates so you can compare versions.
Do not assume that a number from a municipal tax bill, a registration document and an RoR uses the same numbering convention. Write down the field name next to each value.

- Identify the official state or UT portal. Open the DoLR directory and follow the link for the parcel’s jurisdiction. Check that the destination is a government service and that its instructions describe the relevant land records.
- Select the record service. Portals may separate rural and urban searches, RoR extracts, property cards, mutation status and map viewers. Choose the service that corresponds to the parcel and record you need.
- Enter the location hierarchy. Select district, tehsil/taluk/tahasil and village or locality in the order required. A correct number in the wrong village can return a plausible but unrelated parcel.
- Search by the identifier. Enter the survey or equivalent number, including its subdivision. If the portal provides alternatives, try the plot or khasra field, or search by the recorded holder or tenant name.
- Capture the textual result. Save the displayed number, subdivision, village/locality, area and names or rights shown. Note the record date, status and whether the display is view-only, downloadable, digitally signed or certified.
- Compare with your documents. Check the result against the sale deed, property card, tax or revenue record and any earlier RoR. Resolve differences in spelling, area, ownership history and subdivision rather than silently choosing the most convenient entry.
- Open the official map service. Use the portal’s cadastral map or map-view function, if available. Locate the parcel and check that the mapped identifier and position correspond to the textual record and the deed’s description.
- Escalate an unresolved discrepancy. Use the portal’s help or contact route, or approach the responsible tehsil, tahasil, taluk, revenue or survey office. Ask which current RoR, certified map, mutation entry or measurement record applies.
How to read and verify the textual RoR
First confirm the jurisdictional fields: district, local revenue unit and village or urban locality. Next compare the complete identifier, not just its base number. “42” and “42/1B” can represent different parcels or subdivisions.
Check the recorded area using the unit printed by the portal. An area mismatch may reflect a subdivision, a conversion between units, a later survey or an entry error. Do not convert units and then treat a rounded result as proof that two records are identical.
Review every name and right shown in the record. An RoR can list holders, tenants, mortgages, restrictions or revenue particulars according to the state’s format. A name appearing in an online display does not, by itself, settle the legal title. Compare the entry with registered instruments, succession documents and mutation records where relevant.
Record the date and status of the entry. A view-only screen is useful for checking identifiers; a digitally signed or certified copy may be required for a transaction, official application or dispute. The route and eligibility for certified copies differ by state and locality.

Use the cadastral map as a second, spatial check
The map should answer a different question from the RoR: does the parcel shown spatially correspond to the identifier and location described in the text? Open the official map viewer and select the same village or locality. Compare the parcel number, neighbouring parcels, road or landmark references and the overall shape with the deed’s schedule.
A map viewer is not automatically a boundary survey. Online lines may be schematic, based on older cadastral work or displayed at a scale that cannot establish a fence line. If the map and the ground situation disagree, request an official measurement or demarcation rather than moving a boundary based on the screen.
State examples: different names and search paths
Maharashtra: 7/12, 8A, property card and CTS
Government information for Mumbai Suburban District lists access to 7/12, 8A and Property Card records, along with a service that can find a CTS number from a Survey Number or a Survey Number from a CTS number. It also lists digitally signed plans or maps and applications for land measurement or demarcation.
These are Maharashtra-specific record names. When searching, preserve the survey-to-CTS relationship and verify the urban or rural context. If a transaction depends on a plan, use the digitally signed or certified version offered by the responsible service, not only a browser preview. A measurement or demarcation application is the appropriate route when the documentary identifier is known but the physical extent is disputed.

Odisha’s official Bhulekh FAQ describes searches using district, Tahasil and village, or by Khatiyan Number, Plot Number or tenant details. The FAQ directs users to MapView for map details and identifies the concerned Tahasil office and the Director of Land Records & Survey for issues.
Use the Khatiyan or plot field exactly as the portal labels it. If a tenant-name search returns several plots, narrow the result with the village and inspect each plot’s area and rights. Use MapView to cross-check the selected plot, then contact the Tahasil office if the map, text and deed do not align.
Tamil Nadu: rural and urban services
The National Government Services Portal’s description of Tamil Nadu services separates rural and urban areas. Rural lookup includes Survey Number and Sub-Division Number fields, while the service set includes Patta and FMB/Chitta/TSLR records. Field labels can change, so follow the current state service’s instructions when you search.

For a rural parcel, enter the survey number together with the sub-division where requested. For an urban property, select the urban record service rather than forcing a rural lookup. Compare the resulting Patta or related record with the deed and use the available map or field-measurement route if the spatial description is uncertain.
What to do when no result appears
- Recheck the locality: an old deed may use a village or district name that has since changed. Try the current administrative option shown by the portal and ask the local office about legacy names.
- Try the full subdivision: search the base number and each documented subdivision only when the portal permits it; never drop a suffix from your final comparison.
- Switch record type: an urban property may be in a property-card or CTS service, while a rural parcel may be in an RoR, Patta or equivalent service.
- Use the alternate field: where offered, search by Khatiyan, plot, khasra or recorded holder/tenant name, then confirm the result against the deed.
- Check spelling and script: transliteration differences can prevent a name search. Prefer the portal’s selectable list of villages and names over free text where available.
- Ask the custodian: the tehsil, tahasil, taluk, revenue or survey office can identify the applicable record and explain whether a correction, mutation or certified extract is needed.
How to handle a mismatch between records
Number differs but the location appears the same
Do not assume the numbers are equivalent. A subdivision, resurvey or conversion to a local identifier may be involved. Ask the revenue office for the linking record or official correlation statement, and retain both identifiers in your file.
Name or area differs
Check the dates of the deed, RoR and mutation entry. A later transfer or inheritance may not yet be reflected in every system. For a legal transaction, obtain the applicable certified records and professional advice rather than treating the newest-looking online display as conclusive.
Text and map disagree
Save screenshots or downloads showing the date and selected locality, then request the official map or measurement process available in that jurisdiction. A surveyor or government-authorised demarcation service may be necessary where the conflict concerns the ground boundary.
The portal is unavailable or the copy is not certified
Use the portal’s published help route or the responsible office. Ask whether an in-person application, digitally signed download or certified copy is available. Availability, fees and processing steps are state- and locality-specific.

Viewing a parcel online and obtaining an authenticated record are different tasks. Many portals allow a basic display without an application, while a certified extract, digitally signed plan, mutation service or official measurement may involve an application, identity details or a state-set fee. The official material does not support one India-wide price or processing time, so check the fee schedule and instructions on the relevant state portal or at the responsible office.
Before paying for a copy, confirm what the recipient needs. A bank, registrar, court or local authority may request a certified RoR, a digitally signed map, a current property card or a measurement report rather than a screenshot. Keep the acknowledgement, application number and issue date. If the portal offers a download, verify that the file carries the portal’s digital signature or verification mechanism and retain the original file rather than only a printed image.

Common mistakes that create false matches
- Searching the wrong jurisdiction: a city name is not a substitute for the village, ward or revenue unit selected by the portal.
- Dropping a suffix: removing “/1,” a letter or a sub-division field can merge a parent survey number with a distinct parcel.
- Confusing record types: a registration entry, mutation application, tax account and RoR may update at different times and serve different purposes.
- Relying on a name alone: common names can return multiple holdings; match the location, identifier and area as well.
- Assuming a map is a ground survey: cadastral imagery or line work does not authorize relocation of a fence or construction.
- Using an old printout: save the access date and compare the current status when a transaction is delayed.
- Treating a commercial portal as final: use it, if at all, only to locate clues, then verify every field on the government service.
When a professional or office visit is warranted
An ordinary lookup is usually enough to identify a candidate parcel, but an unresolved boundary, inheritance chain, resurvey, missing subdivision or pending mutation calls for the custodian’s intervention. Ask the tehsil, tahasil, taluk, revenue or survey office which application handles the issue. Depending on the jurisdiction, that may be a correction, mutation, certified-map request, land measurement or demarcation application.
For a purchase, mortgage, partition or court matter, a qualified local property professional can compare the registered documents and current records and explain what an online entry cannot establish. If a private surveyor or government-authorised demarcation provider is considered, verify qualifications, geographic coverage and whether the resulting plan is accepted by the relevant authority.

| Jurisdiction | State/UT, district, tehsil/taluk/tahasil and village or locality | Land records are maintained by jurisdiction; a wrong locality can produce a different parcel. |
| Identifier | Survey, plot, khasra, khata, Khatiyan or CTS number, including subdivision | Suffixes can identify a separate parcel. |

What an online survey-number check does not prove
A survey number is a jurisdictional parcel identifier, not a complete title certificate. DoLR distinguishes textual RoR information from spatial maps and treats registration and RoR updating as linked but separate processes. Conclusive land titling is described as an eventual programme goal, so an online entry should not be presented as a national guarantee of ownership.
For a purchase, inheritance, loan, boundary dispute or development application, compare the registered documents and current state records. Obtain certified copies when the decision depends on them, and use the relevant revenue or survey office or a qualified professional when the records conflict. Do not claim that a deed alone resolves every boundary issue, or that an online map establishes a surveyed boundary on the ground.
A practical record-keeping routine
- Keep a one-page identity sheet listing the state, district, local revenue unit, village/locality and every identifier found.
- Save the textual record and map result with the access date, selected filters and record status.
- Make a side-by-side table for the deed, tax or revenue receipt, RoR, map and mutation record, using the source’s own field names and units.
- Mark unresolved differences and the office or application that must address each one.
- For a transaction, provide the certified or digitally signed documents requested by the bank, registrar, court or other authority instead of relying on a browser display.
Quick decision guide
If you have the complete survey number and locality, begin with the state RoR portal and verify the text-map pair. If you have only an owner’s name, use a name or tenant search where the portal permits it, then narrow by village and inspect every candidate. If the property is urban, look for the state’s property-card, CTS or urban-record service instead of assuming a rural RoR form applies. If the parcel has changed hands, compare the latest mutation and registered instrument with the older entry rather than deleting the earlier identifier from your notes.
If the result is needed for a routine reference, a dated view may be sufficient. If it supports a sale, loan, inheritance, court filing or construction approval, ask the receiving institution whether it requires a certified extract, digitally signed plan or official measurement. That small check can prevent paying for the wrong document.
Frequently Asked Questions
Can I find an Indian property survey number with only the owner’s name?
Sometimes. Several state portals provide an owner or tenant search, but availability and spelling rules vary. Select the correct district, tehsil, taluk or tahasil and village first, review all matching parcels, and confirm the identifier and area against the deed or another official record.
Best Value
Is a survey number the same as a plot, khasra, Khatiyan or CTS number?
No. These are jurisdiction-specific identifiers and may refer to different record systems or relationships. Use the exact field name shown on the state portal and preserve any subdivision or conversion to another local identifier.
Which document should I download: RoR, property card or map?
Choose the record that matches the parcel and purpose. The RoR or state equivalent is textual; a property card may serve an urban system; and a cadastral map is spatial. A bank, registrar, court or authority may require a certified or digitally signed version rather than a view-only screen.
Why does my deed’s area differ from the online area?
Possible explanations include a subdivision, changed survey, different units, a later mutation or an entry error. Compare dates and units without rounding, retain both values, and ask the revenue or survey office which current record and correction process applies.
Does an online cadastral map prove my fence is on the legal boundary?
No. A map viewer is a spatial cross-check, not automatically a ground survey. If the map and physical boundary disagree, request the jurisdiction’s official measurement or demarcation process before moving a fence or building.
What should I do if the portal shows no result?
Recheck the state, current district and locality, try the full subdivision, choose the correct rural or urban record type, and use an alternate plot, khasra, Khatiyan or name field if offered. If it still fails, contact the responsible tehsil, tahasil, taluk, revenue or survey office.
Are online land records proof of ownership?
They are valuable verification records but not, by themselves, a complete title opinion. Compare the RoR with registered instruments, mutation and succession records, and obtain certified documents or professional advice for a purchase, inheritance, loan or dispute.
Is there one national fee for checking a survey number?
No single fee or processing route applies nationwide. Viewing, certified copies, digitally signed plans, mutation and measurement services can have different state- or locality-specific requirements and charges. Check the applicable official portal or office.
The Bottom Line
Find the parcel in the correct state or UT system, preserve the complete survey identifier and subdivision, compare the textual RoR with the official cadastral map, and obtain certified records or official measurement when the result will support a legal or financial decision.
