How to Find a New Mortgage Lender After a Denial or Delay

A mortgage denial from one lender does not mean every lender will decline you. First find out why the application was denied; then compare offers for the same loan and ask any prospective lender whether it can realistically meet your closing date. Switching lenders can restart underwriting and put a pending closing or rate lock at risk, so weigh the timing before moving your file.

This guide covers the U.S. mortgage process described by the Consumer Financial Protection Bureau (CFPB). Some loan types—including reverse mortgages, HELOCs and certain manufactured-home or subordinate-assistance loans—may not follow the standard Loan Estimate and Closing Disclosure process.

My lender denied my mortgage application. What should I do?

Do not treat one lender’s decision as a verdict on every available mortgage. The CFPB says, “Another lender may approve you for a loan.” Start by asking the lender that denied you to explain its decision and provide the credit score it used. Then review your credit reports for errors that could have affected the application. CFPB guidance on a denied mortgage application explains these steps.

Find out what can be corrected

Use the denial explanation to identify the obstacle. If the lender could not verify information, ask what documents would address that gap. If you find inaccurate credit-report information, dispute it through the relevant credit-reporting process. A HUD-approved housing counselor can help you assess affordability and possible next steps.

Changing lenders does not automatically resolve an underwriting problem. Each lender evaluates the application under its own underwriting process and applicable loan requirements, and no general guidance can determine whether a particular borrower will qualify.

How do I find and compare another lender?

Contact multiple lenders and request Loan Estimates for the same kind of loan and as similar a scenario as possible: loan amount, down payment, property assumptions and rate-lock terms. The CFPB recommends requesting estimates from three or more lenders. A Loan Estimate is a disclosure of terms the lender expects to offer if you proceed; it is not an approval or a commitment to use that lender.

For most covered mortgage applications, once a lender has received the six key pieces of information needed for an application, it generally must provide a Loan Estimate within three business days. Some loan products are exceptions to this process. See the CFPB explanation of the Loan Estimate.

Compare like with like

Review each estimate for the loan amount, interest rate, monthly principal-and-interest payment and charges the lender controls. Estimates issued on different dates may reflect different market rates, so they may not be directly comparable. Taxes, insurance and some government fees can vary for reasons beyond a lender’s control. Ask about any discrepancy and confirm that each estimate reflects the loan you requested.

Compare service and timing as well as price

Ask whether the loan officer can explain the denial issue, what documentation the new lender needs, and whether the lender can complete underwriting, appraisal and title coordination before your contract’s closing date. Compare responsiveness and accuracy, too. A low estimate has limited value if the lender cannot close on time.

Can I switch lenders before closing?

You are not committed to a lender simply because you received a Loan Estimate. The CFPB says borrowers are not committed before signing the final closing documents. But switching late in the process means starting the loan process over and could delay or endanger the closing. Before moving your file, ask the prospective lender for a schedule specific to your purchase contract and the work still outstanding.

Questions to settle before moving the file

  • What documents are still needed, and when can underwriting be completed?
  • Can the existing appraisal be used, or will another appraisal be required?
  • Which fees will be charged, and when are they due?
  • Is the rate locked, when does the lock expire, and what are the terms and cost of an extension?
  • Can the lender meet the contract closing date, and what happens if the date slips?

A Loan Estimate does not itself lock a rate or guarantee approval. A rate lock may depend on closing within its stated timeframe and on the application remaining unchanged; extension policies and costs vary. Confirm the terms directly with the lender. The CFPB’s Loan Estimate guidance describes the estimate and rate-lock considerations.

What if my mortgage is delayed?

First establish what is causing the delay, what remains to be completed and whether the current lender can still close in time. Compare that answer with a prospective lender’s file-specific schedule before deciding to switch. A new lender may need to repeat parts of the process, so a move intended to solve a delay can create another one.

Proceed promptly once you choose a lender

  1. Tell the chosen lender you intend to proceed. Do this within 10 business days after the Loan Estimate is delivered or mailed. If you do not, the lender may revise the estimate or close the application as incomplete.
  2. Send complete supporting documents promptly. The lender may request income, asset, employment and other records. Answer follow-up questions quickly; missing information can delay closing.
  3. Track the rate-lock deadline. Confirm the expiration date and any extension terms with the lender, especially if the closing date changes.
  4. Review the Closing Disclosure before signing. The lender must ensure you receive it at least three business days before closing. If it has not arrived, request it immediately, compare it with the Loan Estimate and raise discrepancies. Do not sign until you have reviewed and understood the terms. For closing-process problems, the CFPB also offers a consumer complaint process.

What should I use to choose between lenders?

Factor What to confirm
Approval path Does the lender understand the stated denial reason, and what exact document or change does it need? A preliminary estimate is not approval.
Total cost Compare the rate, monthly principal and interest, lender-controlled charges, and any application, appraisal or rate-lock extension fees. Keep the loan structure and estimate dates aligned.
Closing feasibility Can this lender complete the remaining work by your contract date? Get an answer based on your file, not a general timeline.
Rate-lock terms Is the rate locked, through what date, and what would an extension cost?
Communication and accuracy Does the loan officer answer clearly, respond promptly and provide an estimate matching your requested loan?

Loan rules, fees, underwriting criteria, programs and closing timelines vary. Verify them with the lender; this general guidance cannot identify the right lender or determine whether you will qualify.
