How to Evaluate the Debt and Default Risk of AI Infrastructure Companies

AI infrastructure credit risk cannot be judged by a single leverage ratio. Analyze the company as both a corporate borrower and an infrastructure project: map every debt-like obligation, test liquidity through maturities, and verify that announced megawatts become energized, commissioned and billable capacity. Then stress tenant concentration, refinancing, rates, power delivery and correlated infrastructure shocks.

Why AI infrastructure credit analysis is different

AI data-center operators combine the balance-sheet demands of a capital-intensive infrastructure business with the demand uncertainty of a fast-moving technology market. They may borrow to secure land, transmission capacity, buildings, GPUs, cooling systems and long-term power arrangements before a site produces cash. A project can therefore look large and strategically important while still lacking the energized, commissioned and contracted capacity needed to service debt.

As an Amazon Associate I earn from qualifying purchases.

S&P Global Market Intelligence describes AI-driven data-center expansion as “less like traditional technology investment and more like industrial infrastructure development—capital intensive, long dated, and sensitive to external systems.” Power, permitting, construction, equipment delivery and commissioning are outside the operator’s financial statements but determine whether its planned capacity can earn revenue. A slowdown in AI demand can hit several operators at once, while a regional grid constraint or financing shock can delay multiple projects simultaneously.

The practical question is not simply, “What is debt divided by EBITDA?” It is whether recurring cash flow, committed financing and realizable asset value can cover obligations while projects are still being built and customers, power and equipment remain uncertain.

Step 1: Define the full financing perimeter

Start by listing every claim that can compete with equity cash flow. Read the latest annual and quarterly filings, debt agreements, offering documents, joint-venture disclosures and material lease commitments. S&P notes that data-center financings can be analyzed as asset-backed securities, commercial mortgage-backed securities, corporate finance or project finance, depending on the vehicle and debt structure. The legal entity that owns a site may therefore matter as much as the consolidated parent.

Corporate and secured debt

  • Record each bond, term loan, revolving facility, convertible note and equipment-finance borrowing.
  • Separate secured debt from unsecured debt. Identify the collateral package, guarantees, springing liens and financial covenants.
  • Note issue currency, interest-rate type, benchmark, margin, maturity, call rights, mandatory amortization and refinancing restrictions.
  • Map debt at subsidiaries, project companies and joint ventures before relying on consolidated figures.

Debt-like commitments

  • Include finance leases and operating leases when estimating the economic cost of occupying data-center space or equipment.
  • Capture guarantees, letters of credit, purchase commitments, power-purchase obligations and take-or-pay arrangements.
  • Review convertible securities for dilution, cash interest, settlement terms, secured status and maturity risk.
  • Identify restricted cash and collateral that cannot be used for general debt service.

Build two views: a reported balance-sheet view and an economic-obligation view that adds leases, joint-venture debt, guarantees and material power commitments. The second view is usually more useful for comparing operators that use different ownership and financing structures.

Step 2: Reconcile leverage and debt-service capacity

Calculate gross debt, cash, net debt, debt-to-EBITDA, interest coverage and fixed-charge coverage from filing numbers. Then reconcile each result to management’s non-GAAP presentation. Management may exclude stock compensation, development costs, pre-opening expenses or project-level losses that still consume cash during a downturn.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Core calculations

  • Gross debt: principal outstanding on funded borrowings, including current and long-term portions.
  • Net debt: gross debt minus unrestricted cash and investments that are genuinely available for debt service.
  • Debt-to-EBITDA: gross or net debt divided by a clearly defined, preferably recurring EBITDA measure. Keep lease adjustments consistent in both numerator and denominator.
  • Interest coverage: recurring operating earnings divided by cash and capitalized interest expense.
  • Fixed-charge coverage: cash earnings available for fixed obligations divided by interest, principal requirements, lease payments and other contractual charges included in the definition.
  • CFADS: cash flow available for debt service after operating costs, taxes and maintenance capital expenditure, but before debt principal and interest.

For a developer with substantial construction in progress, EBITDA can be a poor measure of near-term repayment capacity. Construction spending, deposits for electrical equipment and working-capital swings may be large even when reported EBITDA rises. Examine operating cash flow, maintenance capital expenditure and committed growth capital separately.

Why debt-to-EBITDA can mislead

EBITDA can include revenue from capacity that is contracted but not yet energized, or from a project whose ramp-up costs have not fully appeared. It can also look temporarily strong when GPU or capacity prices are high. Conversely, a newly commissioned site may have weak current EBITDA despite valuable long-lived infrastructure. Use leverage as one input, then test the cash conversion, contract quality and recovery value behind it.

Step 3: Test liquidity against the maturity wall

List every maturity by quarter and year, then compare it with cash, unrestricted investments, revolver availability, recurring cash generation, committed financing and credible asset-sale capacity. A large undrawn facility is not equivalent to cash if covenants, borrowing-base tests or lender conditions could block access during stress.

Equinix’s filing for June 30, 2025 illustrates the method. It listed $1.211 billion due in the remaining six months of 2025, $1.305 billion in 2026, $1.780 billion in 2027, $1.433 billion in 2028, $2.214 billion in 2029 and $10.130 billion thereafter. The same filing reported $4.5 billion of cash and short-term investments and $3.9 billion of revolver liquidity.

Debt due $1.305 billion 2026
Debt due $1.780 billion 2027
Debt due $1.433 billion 2028
Debt due $2.214 billion 2029
Debt due thereafter $10.130 billion After 2029
Cash and short-term investments $4.5 billion As of June 30, 2025
Revolver liquidity $3.9 billion As of June 30, 2025

This table is not a default forecast. It shows why timing matters: maturities due before projects generate cash cannot be covered by the theoretical value of later development sites. For each year, calculate the amount that must be refinanced after applying free cash flow, committed proceeds and minimum operating liquidity. Highlight any year in which several debt tranches, leases or construction obligations converge.

Liquidity checks that are easy to miss

  • Subtract minimum cash balances and restricted cash from headline cash.
  • Check revolver expiration, borrowing-base rules, financial covenants and material-adverse-condition provisions.
  • Separate committed but undrawn construction loans from facilities that can be canceled or require new approvals.
  • Test whether asset sales are practical during a sector-wide downturn; a sale assumption is weak if the same buyers face the same financing shock.
  • Measure quarterly cash burn while projects are delayed, not only annual cash flow after completion.

Step 4: Verify that capacity can become cash flow

Do not treat announced megawatts as operating assets. Track the physical sequence from site control to revenue:

  1. Permitted site: land, zoning, environmental approvals and building permits are in place.
  2. Interconnection secured: the utility or transmission operator has accepted the connection plan, with realistic dates for required grid upgrades.
  3. Construction complete: the building, substations, cooling, networking and safety systems are installed.
  4. Energized: the site is receiving power at the required scale and reliability.
  5. Commissioned: integrated testing demonstrates that electrical, cooling, controls and resilience systems operate as designed.
  6. Contracted: a creditworthy customer has committed to capacity under enforceable terms.
  7. Billable utilization: the customer is using the service and invoices are collectible.

Moody’s states, “A completed AI data center is not necessarily a cash-flow-generating asset.” Ask for evidence at each stage: utility interconnection approvals, transmission-upgrade schedules, equipment delivery records, commissioning certificates, customer acceptance and billing history. A construction completion certificate alone does not establish energized load or revenue.

Execution risks to investigate

  • Power availability: contracted capacity may depend on a grid upgrade that is later than the building schedule.
  • Equipment lead times: transformers, switchgear, generators, cooling equipment and networking components can delay commissioning.
  • Permitting: local approvals, environmental reviews and community restrictions can prevent a site from operating at its planned density.
  • Labor and contractors: shortages or contractor failure can raise costs and push completion dates.
  • Design changes: rapidly changing AI rack densities may require electrical or cooling redesign before a site can accept the intended hardware.

A delay has asymmetric credit effects: revenue is deferred, while interest, land costs, labor commitments and construction financing expenses continue. Add a delay assumption to every project-level cash-flow model.

Step 5: Model power, cost and resilience risk

Power is often the binding constraint rather than physical data-center space. S&P Global Market Intelligence says, “Power—not physical space—has become the dominant constraint on growth.” Evaluate the contracted megawatts, delivery dates, pricing formula, curtailment rights, backup requirements and who pays for transmission upgrades.

  • [Dont Hesite to Order] 24 hours customer services and professional technology team are standing by

Power questions for due diligence

  • How much of the announced load is firm, and how much is conditional on future interconnection work?
  • Does the power contract pass through energy-price volatility, demand charges and renewable-credit costs?
  • What fuel, maintenance and emissions costs arise from backup generation?
  • Can the utility curtail service, and are there penalties or customer remedies?
  • Does the site have diverse feeds, on-site generation and tested backup systems?

Run margin cases for higher wholesale prices, lower availability, longer generator operation and delayed transmission upgrades. A site with attractive headline power pricing can still produce weak debt service if reliability requirements force expensive redundancy.

Step 6: Analyze demand absorption and utilization

North American net IT-capacity growth was 19% year over year in both 2024 and 2025, according to S&P Global Market Intelligence in 2026. That growth supports demand, but aggregate expansion does not prove that every operator will fill its new capacity at profitable rates. Separate market growth from the company’s own contracted and billable utilization.

Build a utilization bridge

  • Announced capacity
  • Permitted capacity
  • Construction-complete capacity
  • Energized capacity
  • Commissioned capacity
  • Contracted capacity
  • Live, billable capacity

For each stage, record megawatts, expected delivery date, capital spent, remaining capital and expected revenue. A widening gap between energized and billable load indicates absorption risk even if construction milestones are on schedule.

Demand quality matters as much as quantity. Test whether growth relies on a few hyperscalers, GPU-as-a-service customers or short-duration contracts. A customer may have strong demand today but limited contractual obligation to renew. Model lower utilization, pricing concessions and slower customer deployment rather than assuming every announced lease becomes full revenue.

Step 7: Assess tenant and counterparty credit

Review every material customer’s financial capacity, parent support and contractual commitment. CoreWeave’s 2025 Form 10-K warns that a tenant downturn, lack of liquidity, default, insolvency or bankruptcy could reduce rent collection and cash flow; it also describes single-tenant properties and material customer concentration.

Contract terms that change recovery prospects

  • Lease tenor: longer terms improve visibility only when the counterparty can pay and termination rights are limited.
  • Take-or-pay provisions: determine whether the customer owes payment even when it uses fewer GPUs or less capacity.
  • Parent guarantees: establish whether the obligation is supported by a creditworthy parent or only a thin project entity.
  • Deposits and letters of credit: measure how many months of charges they cover and whether they are accessible after a default.
  • Termination and suspension rights: identify customer rights triggered by delays, outages, power curtailment or technology changes.
  • Replacement demand: assess whether another tenant could use the same building, power density, cooling design and network connectivity.

Single-tenant facilities can have excellent contracted revenue and poor recovery value at the same time. Specialized electrical or cooling layouts may not be readily reusable, and a regional oversupply can make replacement tenants scarce.

Step 8: Include leases, joint ventures and guarantees in leverage

Reported debt can understate fixed obligations when operators lease facilities or finance sites through affiliates. Equinix reported $20.5 billion of total indebtedness and $1.5 billion of operating-lease liabilities as of June 30, 2025. Compare companies using the same treatment: either capitalize comparable leases for all operators or explain why a lease is genuinely variable and avoidable.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For joint ventures, determine who owns the debt, who receives project cash, whether the parent guarantees completion or payment, and whether distributions can be blocked by project covenants. A non-recourse label does not eliminate risk if the parent has completion guarantees, power commitments or reputational pressure to support the project.

Economic leverage checklist

  • Add present-value lease obligations or a consistent lease-adjusted debt amount.
  • Include guaranteed debt and letters of credit at unconsolidated entities.
  • Estimate unavoidable power and capacity commitments during a demand downturn.
  • Identify obligations that become due when a project is delayed, canceled or terminated.
  • Compare secured claims with the residual value available to unsecured creditors.

Step 9: Stress correlated downside scenarios

AI infrastructure risks are correlated. A demand slowdown can reduce utilization and weaken refinancing markets at the same time. A regional power constraint can delay several operators, while higher rates increase interest costs precisely when construction is late.

Minimum stress cases

  1. Higher rates and wider spreads: refinance maturing debt at a higher coupon and reduce the value of floating-rate cash flow.
  2. Delayed energization: push commercial operation back by several quarters while construction interest and fixed costs continue.
  3. Capex overrun: increase remaining project costs and assume no immediate customer price increase.
  4. Lower utilization: reduce occupied megawatts, pricing and renewal rates together.
  5. GPU obsolescence: shorten useful lives, increase replacement capital and test residual hardware value.
  6. Tenant default: remove the largest customer’s payments, apply deposit recovery and extend the replacement period.
  7. Power-price shock: raise energy and backup-generation costs while preserving contractual service obligations.
  8. Regional infrastructure shock: delay permits, transmission or fuel supply across several projects rather than only one site.

For each case, report the first covenant breach, minimum cash balance, revolver draw, missed maturity and point at which construction must be paused. Also model the recovery path: which assets can be sold, which debt is secured by them and how much value remains after wind-down costs.

Step 10: Compare two AI infrastructure companies consistently

Use the same definitions and time periods for both companies. A useful comparison framework includes:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Comparison axis What to examine
Adjusted net leverage Debt after cash, with consistent lease, joint-venture and guarantee treatment
Interest and fixed-charge coverage Recurring cash earnings against interest, principal, leases and other fixed charges
Maturity wall and liquidity Annual maturities, unrestricted cash, revolver capacity and refinancing needs
Capital structure Secured versus unsecured debt, collateral priority and covenant headroom
Physical delivery Energized and commissioned megawatts versus announced capacity
Power and permitting Firm interconnection, upgrade exposure, delivery dates and regulatory risk
Utilization and contracts Live billable load, contract tenor, take-or-pay terms and renewal exposure
Customer concentration Largest-customer share, parent support and replacement-demand depth
Lease, JV and guarantee obligations Fixed commitments outside reported funded debt
Capex intensity Remaining construction spend, maintenance capital and cash conversion
Refinancing sensitivity Floating-rate exposure, maturity clustering and access to committed funding
Downside recovery Value of powered sites, equipment and contracts after secured claims and wind-down costs

Do not rank companies by leverage alone. An operator with higher adjusted debt may have longer contracts, stronger parent guarantees and energized assets; another with lower reported debt may carry large construction commitments and unbuilt power capacity.

What the sector’s capital needs imply for credit risk

Moody’s Ratings estimated that six major U.S. hyperscalers would invest $785 billion in 2026. Moody’s also cited an International Energy Agency projection that global data-center electricity consumption could rise from 485 terawatt-hours in 2025 to approximately 950 terawatt-hours in 2030. These figures indicate substantial potential demand for power and facilities, not guaranteed revenue for any particular borrower.

Large industry growth can coexist with defaults. Expansion may encourage operators to borrow aggressively before interconnections, permits or customers are secured. If demand growth shifts toward a smaller number of efficient locations, older or poorly powered sites may suffer lower utilization even while total consumption rises.

How to use ratings and third-party benchmarks

S&P describes scorecards that examine buildability, construction and completion risk, downside resilience, liquidity, refinancing exposure and structural protections. Moody’s emphasizes operational verification alongside sponsor reporting and construction certifications. Use these frameworks to organize questions, not to outsource the default analysis.

A rating can lag a rapidly changing project schedule, and a sponsor report may present contracted megawatts without proving energization or billing. Reconcile external assessments with the latest filing, utility milestone, construction certificate, customer contract and cash balance. Record the date of every datapoint because power delivery, financing and customer concentration can change between reporting periods.

Warning signs that deserve immediate follow-up

  • Announced capacity grows much faster than energized or billable capacity.
  • Construction spending rises while project completion dates move out.
  • A few customers account for most contracted revenue, especially under short or cancellable contracts.
  • Cash declines while maturities cluster before the next expected project completion.
  • Revolver availability depends on covenants that would tighten in the downside case.
  • Management emphasizes adjusted EBITDA but provides limited reconciliation to operating cash flow.
  • Power delivery depends on uncompleted transmission upgrades or permits without firm dates.
  • Lease, guarantee or joint-venture commitments increase faster than reported debt.
  • Refinancing plans assume asset sales during a sector-wide demand or credit shock.
  • GPU replacement needs rise before the original equipment has generated its expected return.

Limits of public-data default analysis

Public filings usually disclose debt, liquidity, leases, maturities, covenants and stated risk factors. They may not fully reveal private-company debt terms, project-level guarantees, commissioning status, customer credit quality or the practical availability of replacement tenants. A company can also disclose a power agreement without showing every condition required before energization.

No single public source supplies a precise default probability for every AI infrastructure company. Treat the result as a dated credit assessment, not a permanent label. Update it after each filing, financing, rating action, major lease, power-delivery milestone or material change in AI demand.

A repeatable analyst worksheet

  1. Collect the latest filings, debt documents, lease schedules, joint-venture disclosures and project updates.
  2. Create a debt register with principal, collateral, rate, maturity, covenants and guarantors.
  3. Add leases, guarantees, power commitments and other unavoidable obligations to an economic-liability schedule.
  4. Recalculate gross debt, net debt, adjusted leverage, interest coverage, fixed-charge coverage and CFADS.
  5. Build a quarterly maturity wall and subtract only unrestricted cash and realistically committed liquidity.
  6. Create a project register showing announced, permitted, construction-complete, energized, commissioned, contracted and billable megawatts.
  7. Map each major customer’s contract tenor, payment support, termination rights, deposits and replacement prospects.
  8. Run the eight downside cases covering rates, energization, capex, utilization, GPUs, tenants, power prices and regional shocks.
  9. Measure covenant headroom, minimum cash, required refinancing and secured recovery value in every case.
  10. Write the conclusion as a set of conditions: what must happen for debt service to remain safe, and which milestone would invalidate that view.

Bottom line for investors and lenders

The central test is cash conversion under stress. Start with the full obligation perimeter, not reported debt. Follow maturities through the period when projects are still consuming capital. Verify power delivery and commissioning rather than accepting announced megawatts. Then test whether customers can pay, contracts can survive a downturn, and physical assets retain value if refinancing fails.
