How to Evaluate an AI Mortgage Company Before Buying Its Stock

Before buying stock in an AI mortgage company, establish what the company actually does in housing finance, whether its AI produces measurable economic benefits, how it funds and distributes loans, and whether its financial results and valuation can withstand a weaker mortgage market. “AI mortgage company” can mean an originator, software provider, loan marketplace, servicer, or a business combining several of these roles. The label alone says little about mortgage exposure, model performance, or investment risk.

This framework is for due diligence, not a buy or sell recommendation. It uses company-reported fiscal 2025 information and official regulatory materials available through October 9, 2026; update filings, operating data, and valuation figures before applying it to a specific stock.

First identify the business behind the AI label

Start with the company’s latest Form 10-K and earnings materials, then check later 10-Q and 8-K filings for changes. Classify each activity separately: originating mortgages, selling underwriting or workflow software, matching borrowers with lenders, servicing loans, buying or retaining loans, or providing adjacent consumer credit. A company can have an AI-heavy platform without being primarily a mortgage business.

Better Home & Finance Holding Corporation’s 2025 Form 10-K describes a digital consumer real estate finance company that originates and processes mortgages using proprietary AI, task-based workflows, data integrations, and employees. It also describes a title agency and a minority investment in a developer of AI sales tools. This makes Better an example of an AI-enabled mortgage originator with other activities—not proof that AI alone constitutes the business.

Upstart Holdings is a useful adjacent comparison, but it is not a pure-play mortgage company. Its 2025 Form 10-K describes an AI lending marketplace focused on personal and auto loans, with home lending through home equity lines of credit (HELOCs). The filing says fees are paid primarily by lending partners and institutional investors and describes distribution of loans among investors, partners, and Upstart’s own balance sheet.

Map products, revenue, and counterparties

For each product, record who the borrower is, whether the loan is a mortgage or another form of credit, who originates it, who ultimately owns it, and who pays the company. Follow the revenue stream: origination fees, marketplace fees, software charges, servicing income, interest income, or another source. Then determine whether revenue depends on a small set of lending partners, investors, or related businesses.

Do not infer mortgage materiality from a company name, an “AI lending” description, or the existence of a home-loan product. If the filing does not quantify mortgage revenue as a share of total revenue, mark that percentage as not stated rather than estimating it from loan counts, product descriptions, or promotional materials.

Separate AI adoption from evidence of an advantage

Translate each AI claim into a business step and a measurable result. Possible steps include borrower acquisition, application processing, document verification, underwriting, fraud detection, servicing, and customer support. Determine whether the system automates administrative work, contributes information to a human decision, or materially affects a credit decision. These are not interchangeable uses of AI and carry different operational and regulatory implications.

Ask what is automated and how it is governed

  • Which decisions or workflow tasks use a model, and which remain subject to human review?
  • How does the company monitor errors, model changes, overrides, complaints, and performance drift?
  • Does it describe data quality controls, vendor dependencies, model validation, and remediation when a system fails?
  • Are reported outcomes specific to mortgages, or do they combine personal loans, auto loans, and other products?

Upstart reported that 91% of loans on its platform were fully automated in 2025. That is a company-reported measure for its overall platform—not a mortgage-only statistic and not independent proof of model quality, improved borrower outcomes, or better profitability. The filings reviewed do not establish an apples-to-apples independent comparison of mortgage AI accuracy or show that AI caused superior mortgage performance.

Connect the claim to unit economics

Automation matters to an investor only if it contributes to durable economics or risk outcomes. Look for funded loan volume, application-to-funding conversion, processing cost, revenue or fees per transaction, contribution margin, credit losses, servicing expense, and repeatable profitability. Compare trends across periods and against management’s explanation of any changes. A rising automation percentage without evidence about costs, revenue, losses, or cash generation is an adoption metric, not an investment thesis by itself.

Test whether the claimed benefit survives changes in loan mix and volume. Lower processing expense per loan may not improve total earnings if volumes fall, acquisition costs rise, funding becomes more expensive, or credit losses increase. Likewise, a model that changes approval rates needs to be evaluated alongside loan performance and compliance—not simply the number of decisions made without human intervention.

Trace loan funding and exposure after origination

A mortgage or lending platform may originate a loan and sell it, place it with a funding partner, hold it while seeking a buyer, or retain some exposure. Follow each route through the filings. Identify warehouse facilities, securitizations, institutional funding, balance-sheet holdings, and commitments from lending partners where disclosed. Ask what happens if buyers withdraw, partners reduce activity, or investor returns fail to meet expectations.

Funding access is part of the business model, not a back-office detail. A company can report strong applications or automated decisions but still face pressure if loans cannot be sold on acceptable terms, financing commitments contract, or retained assets require more capital than expected. Check whether the company describes funding concentration, liquidity needs, restrictions on cash, or dependence on capital-market conditions.

Check performance by loan vintage

Where the issuer reports loan-vintage performance, compare expected or target returns with realized and updated results. Review delinquencies, defaults, losses, recoveries, and the timing of those measures; early performance may not capture a loan’s full life. Separate loans held by the company from those funded or owned by partners, because the company’s direct balance-sheet exposure can differ from the credit risk borne by investors.

Upstart’s 2025 filing reports capital sources and discusses return expectations by loan vintage. Those categories are useful to inspect in other lenders and marketplaces, although measures and disclosures differ by business model. Do not assume that marketplace loans expose a company to no credit or funding risk: partner retention, servicing duties, repurchase obligations, warehouse exposure, and the ability to place loans can still matter.

Measure partner concentration and mortgage-cycle sensitivity

Partner dependence can affect both revenue and loan distribution. Upstart reported that its top three lending partners originated 83% of marketplace loans facilitated in 2025, while fees from those partners accounted for 61% of total revenue. These are company-specific figures for Upstart in fiscal 2025. They make partner retention, pricing power, capacity, and the consequences of losing or reducing a major relationship important diligence questions; they should not be generalized to other companies.

Mortgage businesses also respond to housing demand and interest rates. Refinancing can be particularly sensitive to rate movements, while purchase lending depends on homebuying activity and borrowers’ ability to qualify. Better reported that 30% of its 2025 originations were home purchases and 70% were refinances, and identified rising U.S. mortgage rates as a risk to origination volume. Those percentages describe Better’s own originations in 2025, not the broader mortgage market or a forecast.

Build a cycle checklist for the company you are evaluating

  • Compare purchase and refinance exposure, as well as mortgage products with any adjacent credit products.
  • Look for customer, geographic, product, and funding concentration that could amplify a downturn.
  • Check how expenses changed when loan volume moved; identify which costs are variable and which remain fixed.
  • Review cash use, margins, and financing needs under lower origination volumes rather than assuming automation offsets weaker demand.

A useful stress case is not a prediction. It is a way to ask whether the company could keep operating if volumes fell, refinancing weakened, funding partners became cautious, or realized loan performance disappointed. Use the issuer’s own disclosures to make the scenario specific; do not substitute a generic “AI efficiency” assumption for evidence about its costs and capital needs.

Evaluate fair-lending, explainability, and model risks

Using an algorithm does not remove a creditor’s legal duties. In September 2023, the Consumer Financial Protection Bureau (CFPB) said creditors using complex algorithms still must give accurate, specific reasons for adverse credit actions. Its guidance warns that a sample checklist is insufficient when it does not state the actual reasons for a denial. CFPB Director Rohit Chopra said: “Creditors must be able to specifically explain their reasons for denial. There is no special exemption for artificial intelligence.”

The CFPB’s fiscal-year 2023 Fair Lending Report describes mortgage supervision involving redlining, property-valuation bias, compliance with the Home Mortgage Disclosure Act (HMDA) and Regulation C, and potential disparities in mortgage application, underwriting, and pricing. Those topics show areas of supervisory focus; the report is not evidence that a particular company violated the law.

Inspect the controls, not just the policy language

  • Can the company explain adverse decisions with the specificity required by applicable law?
  • Does it test for disparities among protected groups and consider how results change under alternative model choices?
  • Who reviews data quality, model updates, human overrides, complaints, and corrective actions?
  • Does it identify privacy, cybersecurity, vendor, bias, inaccurate-output, or evolving-regulation risks in its filings?
  • Does it disclose litigation, regulatory inquiries, or material compliance costs that could affect operations or results?

Read the company’s risk disclosures alongside its description of AI. Better’s and Upstart’s filings identify concerns such as bias, inaccurate outputs, privacy, cybersecurity, and changing regulation. These disclosures identify risks the companies say may matter; their presence alone does not establish that an incident occurred or that controls are adequate. Look for concrete governance processes and reported outcomes rather than treating a general statement that a company is “responsible” as evidence.

Read filings for cash, earnings quality, and dilution

The SEC’s guide to Form 10-K recommends using the Business section to understand products and markets, Risk Factors to identify material risks, Management’s Discussion and Analysis (MD&A) to understand management’s account of results and trends, and the financial statements for audited results. The issuer prepares its own 10-K; SEC review does not mean the agency endorses the company or vouches for the filing’s accuracy.

Work through the financial statements

  • Revenue quality: Identify the sources of revenue and whether growth comes from recurring activity, one-time transactions, a change in product mix, or a small group of counterparties.
  • Margins and operating costs: Track gross and operating margins alongside originations, transaction costs, servicing costs, and spending needed to acquire customers and maintain the platform.
  • Cash and financing: Compare cash from operations with reported earnings. Examine cash, debt, restricted cash, warehouse facilities, and other borrowing arrangements where relevant.
  • Shareholder dilution: Review stock-based compensation, fully diluted share counts, warrants, convertibles, and other potential share issuance. Compare share-count growth with per-share progress.
  • Funding runway: Consider whether losses or working-capital needs may require new financing, and how that financing could affect existing shareholders.

Growth and accounting profitability do not tell the whole story if operating cash flow remains weak or the company’s share count rises rapidly. Conversely, a period of heavy investment should be assessed against the company’s stated plan, resources, and subsequent operating evidence rather than treated as proof of failure on its own.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The SEC’s guide to financial statements cautions that financial ratios vary by industry. Compare companies with similar business models and funding structures; an originator, software seller, and marketplace may have different revenue recognition, balance-sheet exposure, and meaningful measures. A single peer multiple applied mechanically can obscure those differences.

Value the stock through explicit assumptions

Valuation asks what future business performance is already reflected in the share price. The evidence summarized here does not include a reader-selected issuer, current share prices, enterprise values, or current valuation multiples, so it cannot support a stock-specific valuation judgment. Obtain the current price and latest share count and filings before making that assessment.

Instead of assigning a universal premium to “AI,” write down the assumptions the market price appears to require. Depending on the model, those may include originations, conversion, fees or take rates, funding availability, credit losses, operating expenses, cash generation, dilution, and eventual margins. Test each assumption against company disclosures and a plausible weaker-volume or weaker-funding case. If a valuation only works with sustained growth, low losses, easy funding, and little dilution all at once, recognize that the thesis depends on several conditions holding simultaneously.

A practical due-diligence sequence

  1. Define the business: Read the latest 10-K’s Business section and earnings materials. List mortgage and non-mortgage products, the company’s role in each, who pays it, and who funds or owns the loans.
  2. Update the record: Check subsequent 10-Q and 8-K filings for changes in strategy, results, funding, risks, or share structure. Use the newest available company disclosures rather than relying on a prior fiscal year’s figures.
  3. Test the AI claim: Map each stated use to a business step. Record whether performance is mortgage-specific, company-reported or independently tested, and linked to cost, credit, or revenue outcomes.
  4. Trace funding and credit: Follow loan distribution, retained exposure, facilities, partner dependence, and vintage results. Note where the company does not disclose a measure you would need to assess risk.
  5. Stress the operating model: Examine purchase/refinance mix, product and counterparty concentration, cost flexibility, and the effects of lower volume or tighter funding.
  6. Check compliance and controls: Review adverse-action explanations, fair-lending testing, model governance, privacy, cybersecurity, and relevant regulatory or litigation disclosures.
  7. Reconcile earnings with shareholder outcomes: Compare revenue and margins with operating cash flow, debt and liquidity, financing needs, dilution, and fully diluted shares.
  8. Write the valuation case: State the operational and financial assumptions implied by the current price. Decide which evidence would invalidate them; do not substitute an AI label for that analysis.

How to interpret the evidence

A credible diligence case should show a chain from a defined mortgage activity to an AI function, from that function to measured operational or credit outcomes, and from those outcomes to cash flows or risk-adjusted economics. It should also explain who funds the loans, how much risk remains with the company, and what legal and operational controls apply. Company disclosures are essential starting points, but reported automation or management claims are not independent causal proof. Treat missing disclosures as uncertainty to price and monitor, not as evidence that the risk is absent.
