Start with tangible book value per share and price-to-book, then test how the mortgage REIT earns, funds and protects that book value. A mortgage REIT is a leveraged portfolio of mortgage assets rather than an operating company, so EV/EBITDA can provide limited context but cannot show whether the portfolio is exposed to credit losses, interest-rate moves, mortgage-spread volatility, prepayments, extension risk or expensive financing. A sound evaluation connects valuation, portfolio composition, financing spread, leverage, hedges, liquidity, dividends and changes in book value.
Why EV/EBITDA is an incomplete starting point
Enterprise value divided by EBITDA was designed mainly for businesses whose value is built from operating assets and recurring earnings before interest, taxes, depreciation and amortization. A mortgage REIT has a different economic engine. It owns mortgage-backed securities, mortgage loans, servicing rights or combinations of them; finances those assets with repurchase agreements, secured loans, derivatives and other borrowings; and reports gains or losses as market prices and interest rates change.

Interest expense is not a peripheral cost for this business. It is one of the principal variables determining distributable earnings. Depreciation and amortization also do not describe the economic deterioration or appreciation of a mortgage portfolio in the way they do for a factory or software company. Most importantly, an EV/EBITDA multiple does not tell you whether the assets are worth more or less than their carrying value, how much leverage sits behind them, or whether hedges offset the risks that matter.
That does not make EV/EBITDA useless in every context. It can help when comparing a mortgage REIT’s corporate overhead or a separately reported operating segment with similar companies. It should not, however, outrank price-to-tangible-book analysis and a balance-sheet review for the core investment decision.

Use tangible book value and price-to-book first
Identify the exact book-value measure
Find the company’s reported book value or tangible net book value per common share, and record the date attached to it. “Book value” may include assets that management excludes from a tangible measure. A per-share figure is also more useful than total equity because it reflects dilution and share issuance.
AGNC Investment Corp., for example, reports tangible net book value per common share. Its second-quarter 2026 release reported $8.58 per share on June 30, 2026, up 2.4% from $8.38 on March 31, 2026. Those figures describe AGNC on those reporting dates; they are not a current value for every mortgage REIT.
Calculate price-to-book
ARMOUR’s investor primer defines price-to-book as the stock price divided by book value per share. Apply the same formula to a tangible measure when that is the company’s preferred metric:
Price-to-tangible-book = current share price ÷ latest tangible book value per share
For illustration, a share price of $8.00 against tangible book value of $8.58 produces a price-to-book ratio of about 0.93. The arithmetic is simple; the interpretation is not. A discount may reflect expected book-value losses, funding stress, dilution, asset-quality concerns or an investor-required risk premium. A premium may indicate confidence in management and future earnings, but it can also leave less room for error. No independent sector-wide threshold establishes that a particular discount is automatically cheap or safe.
Check timing and definitions before comparing
- Use share prices from the same date, or state clearly when they differ from the latest reporting date.
- Match tangible book value with tangible book value; do not compare one issuer’s tangible figure with another’s unconsolidated or adjusted equity without reconciliation.
- Record whether the denominator is end-of-period, average-period or diluted per-share equity.
- Read the footnotes for valuation adjustments, accumulated other comprehensive income, preferred equity and share repurchases.
- Adjust your conclusion when a large market move has occurred since the balance-sheet date; the published book value may already be stale.
Understand what the REIT actually owns
Portfolio labels determine which risks drive earnings and book value. Two companies can both call themselves mortgage REITs while owning materially different assets.

| Asset type | What to examine | Main economic exposures |
|---|---|---|
| Agency mortgage-backed securities | Issuer mix, coupon, maturity, prepayment characteristics and concentration | Interest rates, mortgage spreads, prepayments and extensions; agency guarantees generally reduce borrower-credit risk but do not remove market risk |
| Non-agency securities | Credit enhancement, delinquency, loss assumptions, vintage and tranche position | Borrower credit losses, housing and employment conditions, liquidity and spread volatility |
| Mortgage loans | Loan type, underwriting, loan-to-value, geographic concentration and servicing arrangements | Credit performance, defaults, financing availability, rates and valuation |
| Mortgage servicing rights | Servicing fee, prepayment sensitivity, advance obligations and hedges | Prepayments, interest rates, servicing costs, delinquencies and counterparty performance |
AGNC describes an agency-MBS-focused portfolio. Its agency guarantees limit credit risk on principal and interest under the applicable program, but AGNC still identifies interest-rate, prepayment, extension and mortgage-spread exposures. PennyMac’s filings describe a broader mix that can include servicing rights, agency and non-agency securities and related hedges. The labels are therefore not interchangeable: read the portfolio schedule and the risk section rather than relying on the corporate description.

Agency backing is not a guarantee against a falling share price or declining book value. A security can retain its credit guarantee while losing market value when rates rise, expected prepayments change or investors demand a wider mortgage spread. Conversely, a credit-sensitive asset may earn a high yield while exposing equity holders to defaults and valuation write-downs. Your model should show these risks separately.
Connect asset income with funding cost
Start with the spread
Compare the yield earned on mortgage assets with the cost of financing them. The basic economic relationship is:
Net interest spread = asset yield − funding cost
Do not assume that an issuer’s reported spread equals this simple calculation. Companies may use average balances, exclude certain costs, include derivatives, or present a non-GAAP “net spread and dollar roll income” measure. ARMOUR’s primer distinguishes net interest spread from net interest margin: margin incorporates leverage and therefore reflects how much equity supports the earning assets. A wider spread can still produce weak returns if leverage, hedging costs or operating expenses consume it.
Reconcile the income measure
- Read the definition of net interest income, net interest spread, net interest margin and any “core” or adjusted earnings measure.
- Determine whether the measure includes realized gains, dollar-roll activity, TBA positions, derivatives or non-cash items.
- Compare the measure with GAAP net income and comprehensive income; they answer different questions.
- Use the same definition and period when comparing companies.
AGNC reported $1.50 of net spread and dollar roll income per diluted common share for 2025, compared with $1.88 for 2024. This is AGNC’s company-defined, non-GAAP historical measure for those years, not a sector benchmark or forecast.
Measure leverage without mixing definitions
Leverage magnifies both spread income and book-value losses. A modest change in asset value can have a large effect on common equity when assets are financed mostly with debt. Track several measures:

| Measure | Question it answers | Required caution |
|---|---|---|
| Debt-to-equity | How many dollars of debt support each dollar of reported equity? | Definitions may exclude or include different funding sources and preferred equity. |
| Economic or “at risk” leverage | How much exposure does management consider economically financed? | Issuer-specific exclusions make cross-company ranking unsafe without reconciliation. |
| Recourse leverage | What borrowings can directly claim the parent company’s assets? | Non-recourse structures may move risk elsewhere in the organization. |
| Asset-to-equity | How strongly does a change in asset value flow through to equity? | It is not the same as debt-to-equity when cash and other assets are material. |
AGNC’s portfolio page reported 7.4x tangible “at risk” leverage as of June 30, 2026. That figure follows AGNC’s stated calculation and exclusions. It should not be compared mechanically with a competitor’s leverage ratio that uses different collateral, derivatives or equity definitions.
Inspect financing resilience
Review the maturity schedule, repo counterparties, collateral requirements, haircuts, unsecured debt, preferred equity and available borrowing capacity. Ask what happens if asset prices fall and lenders demand more collateral. A portfolio can be profitable in a stable market yet vulnerable to forced sales when financing terms tighten.
Analyze hedges—and the risks they leave behind
Hedging is a risk-management tool, not a promise that book value will be stable. Identify the instruments, maturities, notional amounts, collateral terms and the exposure each hedge is intended to offset.
Interest-rate risk
Swaps, swaptions, Treasury futures and other derivatives may reduce sensitivity to changes in benchmark rates. Their effectiveness depends on duration, curve shape, basis movements, reset timing and counterparty performance. A hedge can lose value or become mismatched when the portfolio’s duration changes.
Mortgage-spread risk
Mortgage securities can underperform Treasuries even when rates are unchanged because investors demand a wider spread. AGNC states in its 2025 Form 10-K: “Our hedging strategies are generally not designed to protect our net book value from spread risk.” The surrounding risk discussion treats spread fluctuations as inherent to leveraged MBS investing. Therefore, a high interest-rate hedge ratio does not mean book value is fully protected.
Prepayment and extension risk
When borrowers refinance faster than expected, higher-coupon assets may return principal early and force reinvestment at lower yields. When refinancing slows, mortgages extend and remain exposed to high rates for longer. These opposing outcomes change duration, asset yield and hedge effectiveness. Ask whether management reports projected prepayment speeds, duration or convexity under multiple rate scenarios.

Look for residual exposure
- Basis risk between the mortgage assets and the hedge instrument.
- Curve risk when short- and long-term rates move differently.
- Spread risk that the hedge program intentionally leaves open.
- Counterparty and collateral risk on derivatives.
- Liquidity risk if a hedge must be unwound during market stress.
Evaluate liquidity and the ability to survive a bad quarter
Liquidity is more than cash on the balance sheet. Review unrestricted cash, unencumbered assets, unused financing capacity, margin requirements and the concentration of funding providers. Compare expected cash inflows from principal and interest with repo maturities, derivative collateral calls, servicing advances and operating costs.

Useful stress questions include:
- Could the REIT meet a collateral call without selling securities at distressed prices?
- How much of the portfolio is unencumbered and readily financeable?
- What percentage of borrowings matures within 30, 90 and 365 days?
- Are financing sources diversified by lender and instrument?
- Would a rapid spread widening reduce liquidity even if benchmark rates were unchanged?
Read management’s contingency funding discussion and any disclosure about margin calls, covenant compliance or haircuts. A high dividend is not attractive if maintaining it requires selling assets into a stressed market.
Judge dividends together with book value and total return
Dividend yield is a distribution measure, not a complete return measure. The economic result for common shareholders combines dividends with the change in tangible book value, adjusted for share issuance and repurchases where appropriate.
Economic return ≈ dividends declared + change in tangible book value per share
AGNC reported a 22.7% economic return on tangible common equity for 2025. It attributed that result to $1.44 in dividends declared and a $0.47 increase in tangible net book value per common share. This is AGNC’s historical 2025 outcome, not a normal mortgage REIT return or a forecast for 2026 and beyond.

Check dividend coverage
- Compare the declared dividend with the issuer’s clearly defined recurring earnings measure.
- Check whether coverage depends on realized gains, dollar-roll income or asset sales.
- Review the trend in tangible book value after dividends.
- Look for changes in share count that alter per-share economics.
- Distinguish a one-time special dividend from the recurring quarterly distribution.
A high yield can result from a falling share price, a dividend that exceeds sustainable earnings, or both. A lower yield paired with stable or rising book value may produce the better total return.

A practical comparison worksheet
When comparing two mortgage REITs, align reporting dates and definitions before ranking them. Record the following in one worksheet:
| Category | Data to record | Decision use |
|---|---|---|
| Valuation | Share price, tangible book value per share, price-to-tangible-book | Tests how the market values each dollar of reported equity |
| Portfolio | Agency, non-agency, loans, servicing rights, coupons, maturities and concentrations | Shows credit and market-risk mix |
| Earnings | Asset yield, funding cost, spread, margin and exact non-GAAP definitions | Tests the durability of the earnings engine |
| Leverage | Debt-to-equity, economic or at-risk leverage, recourse and asset-to-equity | Estimates sensitivity to asset-price moves |
| Hedges | Instrument, notional, duration, maturity and stated objective | Identifies covered and uncovered exposures |
| Liquidity | Cash, unencumbered assets, maturities, haircuts and counterparties | Assesses survival through market stress |
| Shareholder return | Dividend, book-value change, total economic return and share-count change | Separates distribution from wealth creation |
Five-step review process
- Use the latest filing and earnings release. Write down the reporting date and every management-defined metric you intend to use.
- Calculate price-to-tangible-book. Use a contemporaneous share price and the matching per-share book value.
- Map the portfolio. Separate agency guarantees from credit-sensitive assets and list prepayment, extension and spread exposures.
- Rebuild the earnings bridge. Start with asset yield, subtract financing and hedge costs, then reconcile the result to the issuer’s reported measure and GAAP figures.
- Stress the balance sheet. Consider higher rates, wider mortgage spreads, slower prepayments, faster prepayments, larger haircuts and a loss of financing. Then compare the likely effect on book value, liquidity and dividends.
Common analytical mistakes
Treating a discount as a guaranteed bargain
A discount to tangible book value may be rational when investors expect asset losses, dilution, poor financing or an unsustainable dividend. Require an explanation for the discount rather than assuming mean reversion.
Ranking leverage ratios without reconciliation
“At risk” leverage, economic leverage and debt-to-equity can all be valid within one issuer’s framework while remaining incomparable across issuers. Read the calculation and exclusions.

Agency guarantees address specified credit obligations. They do not eliminate interest-rate, spread, prepayment, extension, liquidity or hedge-basis risk.
Using a hedge ratio as a safety score
Notional hedges can be mismatched in duration, curve exposure or basis. They may intentionally leave mortgage-spread risk open.
Annualizing one strong period
AGNC’s 2025 return and income figures describe one company and one year. They should not be converted into a sector expectation without evidence that conditions and definitions are comparable.
What a defensible conclusion looks like
A well-supported conclusion states the valuation, identifies the assets producing it, explains how those assets are financed, and names the risks that can change book value. For example: “The shares trade below the latest tangible book value, but the discount may reflect high leverage, open mortgage-spread exposure and short-dated funding. The dividend is covered by the company’s stated recurring measure for the reported period, yet the investment case depends on stable financing and manageable prepayments.” That is more informative than calling the stock cheap because its EV/EBITDA multiple is low or its dividend yield is high.
