How to Evaluate a Mortgage REIT After Its Share Price Falls

A falling mortgage REIT share price is not enough to show that the stock is cheap. Compare the price with a dated book value per share, then investigate what may have changed in the portfolio, mortgage spreads, funding, liquidity, earnings and dividend outlook. A discount to the latest reported book value can reflect new risks or information the report does not yet capture.

How to evaluate the decline

Work through the checks in order. Start with the size and timing of the price move; then examine the risks that can change a mortgage REIT’s asset values, financing and distributions.

  1. Set the price against a dated book value

Record the share price and the date of the decline. Find the company’s latest reported book value per share (BVPS) and the date that figure represents. Calculate price-to-book as share price divided by BVPS, keeping both dates visible. For example, label the calculation “share price on [date] ÷ BVPS as of [reporting date]”; do not present it as a same-day comparison if the dates differ.

Book value is a snapshot. Mortgage assets and hedges may have changed since the reporting date, so look for any subsequent company update or estimate of post-quarter-end book value. Treat an estimate as partial and date-sensitive, not as a replacement for a filed result. A price below reported BVPS may reflect anticipated changes in asset values, earnings, leverage or liquidity; the discount alone does not establish mispricing.

  2. Identify the assets and strategy

Read the business description and portfolio tables in the latest filing. Determine whether the REIT primarily holds Agency mortgage-backed securities (RMBS), non-Agency RMBS, whole mortgage loans, commercial mortgage assets, or a mix. These categories do not have identical credit and market risks, so a price-to-book discount is more informative when considered alongside what the company owns and how those assets can lose value.

Strategy is issuer-specific. For example, AGNC’s 2025 annual report describes an agency mortgage investment strategy and related interest-rate and spread risks. Angel Oak’s 2025 filing describes a credit-sensitive strategy focused on non-qualified-mortgage and other mortgage-related assets. Those descriptions are examples of why to check the issuer’s own portfolio rather than infer its risk from the label “mortgage REIT.”

  3. Separate interest-rate risk from mortgage-spread risk

Review the filing’s sensitivity disclosures and discussion of benchmark rates, mortgage spreads, prepayments and extension risk. A hedge may offset some changes in benchmark interest rates without protecting the portfolio from a widening spread between mortgage assets and benchmark instruments. Changes in prepayment or extension behavior can also affect asset values and earnings.

Dynex Capital stated in its 2025 annual report: “We do not use hedges to protect our book value from spread risk—the possibility that the spread between market yields on our assets and the benchmark rates, primarily U.S. Treasury benchmarks, will change.” That is Dynex’s company statement, not a general description of every mortgage REIT’s hedge policy.

  4. Check leverage, funding and liquidity

Find the company’s leverage measures and read their definitions before comparing them with another REIT’s. Check for repo and other secured borrowing, including maturities, counterparties, collateral and haircuts, as disclosed. Assess whether falling collateral values could lead to margin calls, forced asset sales or more expensive refinancing, and examine the company’s stated available liquidity.

Leverage can magnify portfolio losses; short-term or collateralized funding can add liquidity pressure when asset values fall or financing terms change. Dynex describes board-approved investment-policy limits and stress tests for portfolio value and liquidity. Invesco identifies financing and liquidity risks in its annual report. These are issuer disclosures, not proof that every company has the same controls or exposures.

  5. Assess earnings and distributions together

Compare declared dividends with the earnings measure management uses to discuss distribution capacity, such as earnings available for distribution or another supplemental measure. Read it alongside GAAP results, realized and unrealized gains or losses, and hedging results; understand how the company defines and reconciles its supplemental measure. Also review management’s explanation of any tradeoff between maintaining near-term payouts and reducing risk to protect book value over a longer horizon.

A yield calculated from a recently fallen share price can rise even when the distribution has not increased. That arithmetic does not show that the dividend is sustainable. The relevant evidence is the issuer’s earnings, coverage discussion and declared distributions—not the yield in isolation.

  6. Look for the catalyst and compare like strategies

Check company announcements and market-wide changes around the dates of the decline. A company-specific portfolio or financing update may matter differently from a broad repricing of mortgage spreads or liquidity. Benchmark interest rates and mortgage spreads can move independently, so a rate move by itself may not explain the share-price move.

When comparing companies, start with similar strategies—agency with agency, or credit-sensitive with credit-sensitive where possible. Compare the following on a consistent reporting basis:

    • Portfolio type and credit exposure
    • Price relative to dated BVPS and the book-value trend
    • Leverage measure, its definition and disclosed level
    • Funding sources, maturities, collateral and available liquidity
    • Interest-rate and spread exposures in the hedge structure
    • Earnings measures relative to declared distributions
    • Management’s explanation of the price move and response to it

A comparison is not a ranking unless the underlying dates, definitions and exposures are sufficiently alike. Current valuation or a buy-or-sell conclusion requires current issuer-specific information; the 2025 annual reports cited here do not establish any company’s present valuation.
