How to Evaluate a Cement Company’s Profit Margins and Financial Health

Judge a cement company across the cement cycle, not by one year’s EBITDA margin. Compare its reported operating profitability with its own multi-year history and relevant regional peers, then test whether earnings convert into cash and can support debt repayments, working capital and capital expenditure. There is no universal “good” cement EBITDA margin: definitions, market conditions and cost structures vary.

Why one year’s margin can mislead

Cement profitability moves with demand and supply. A strong year may reflect favorable pricing or utilization; a weak year may reflect excess capacity, higher fuel and power costs, freight, maintenance or outages. CARE Ratings describes cement profitability as cyclical and notes that more efficient cost structures can help producers withstand pressure through the cycle. Its cement-industry rating methodology considers both operating margin and PBILDT per metric tonne.

Use several years of results, and a full demand-supply cycle where data allows. Before comparing periods, check the company’s reporting year, geography, accounting basis, consolidated or standalone scope, and whether it sells only cement or a wider range of building materials. Adjust your interpretation for acquisitions, disposals, capacity additions and outages. A nonstandard reporting period can distort apparent growth: ACC’s FY 2022–23 was a 15-month period after a change in year-end, so it is not directly comparable with its subsequent 12-month years.

Which margin measures to examine

Operating margin

Calculate operating margin using the company’s reported operating profit divided by revenue for the same period. It shows how much operating profit the company earns per unit of sales. Check how the company classifies expenses and whether the figure is based on audited accounts; similarly named measures may not use identical inputs.

EBITDA margin

EBITDA margin is EBITDA divided by revenue, but EBITDA is a supplemental measure, not a substitute for audited profit or cash flow. Start with the issuer’s stated calculation, identify adjustments, and reconcile it to the closest reported profit measure. Do not assume that companies define EBITDA or adjusted EBITDA alike. Cementos Pacasmayo states in its 2025 Form 20-F that its EBITDA and adjusted EBITDA may not be comparable with similarly titled measures from other companies, including cement producers.

Profit per tonne

Pair margin percentages with a per-tonne measure such as PBILDT per metric tonne. A margin expresses profitability relative to sales; a per-tonne measure adds a production-volume lens and can help distinguish changes in selling prices or product mix from changes in operating efficiency. Keep the underlying profit definition consistent when comparing companies.

There is no source-established threshold that makes a cement EBITDA margin universally “good.” Compare with the company’s own history and peers operating in reasonably similar markets, and align periods, product mix and EBITDA adjustments before drawing a conclusion.

How to compare margins fairly

  1. Set the comparison boundary. Record each company’s reporting period, geography, accounting basis, consolidated or standalone scope and business mix. Flag unusual year lengths, acquisitions, disposals, outages and new capacity.
  2. Reconcile the numerator. Use audited revenue and operating profit for operating margin. For EBITDA margin, use the issuer’s disclosed numerator and revenue denominator, then list adjustments and reconcile EBITDA to the closest reported profit figure.
  3. Track the cycle. Review several years of margins and, if available, a full demand-supply cycle. Compare the trend with sales volumes, utilization, realized prices, cement and clinker mix, fuel and electricity costs, freight and maintenance.
  4. Add a per-tonne measure. Examine operating profit or PBILDT per metric tonne alongside percentage margins to add a volume-based view of profitability.
  5. Match peers carefully. Prefer producers with comparable geographies, product mixes, reporting periods and accounting definitions. A headline margin ranking across unlike businesses can be misleading.

Test whether debt is manageable

Cement is capital-intensive, so a healthy margin alone does not establish financial resilience. Review gross debt and cash, net debt, gearing or debt-to-equity, debt relative to operating earnings, interest coverage and debt-service coverage. Check debt maturities, floating-rate exposure where disclosed, and expected financing needs. CARE Ratings’ methodology discusses gross and net gearing, debt to PBILDT, PBILDT-to-interest and debt-service coverage (DSCR); lower leverage and stronger coverage generally provide more flexibility when the cycle weakens.

  • Gross and net debt: Note borrowings before and after cash and liquid investments, and check whether the cash is available to repay debt.
  • Debt to operating earnings: Compare debt with a consistently defined operating earnings measure; a ratio based on an adjusted EBITDA figure may not match another company’s ratio.
  • Interest coverage: Assess the earnings cushion against interest expense, including how it changes when earnings fall or rates rise.
  • Debt-service coverage: Compare cash available for scheduled principal and interest with payments due, and inspect the timing of maturities.
  • Financing exposure: Identify floating-rate borrowings and prospective funding needs where the company discloses them.

Check liquidity and cash conversion

Liquidity is the ability to meet upcoming obligations, not simply the cash balance on the last day of the year. Compare operating cash flow with EBITDA and capital expenditure across multiple years. Then review working-capital movements, cash and liquid investments, undrawn working-capital facilities, debt repayments, committed capex, dividends and other likely cash uses.

CARE Ratings frames near-term liquidity in relation to cash accruals and available external sources against obligations over the next year. A producer may also need a buffer for downturns and competitive pressure. Look for recurring internal cash generation and enough accessible funding to cover both scheduled payments and operating needs; one unusually high year-end cash balance is not, by itself, proof of durable liquidity.

Connect financial results to plant economics and demand

Margins are shaped by the physical and market context behind the accounts. Where available, examine plant and kiln capacity, utilization, fuel use, energy efficiency, labor productivity, cement types and logistics. Then consider local construction activity, cement consumption, supply conditions and the company’s ability to sell volume at sustainable prices.

The American Cement Association’s market-intelligence resources describe annual and regional information on construction, cement consumption, supply, operating characteristics and international markets. Its industry-data page describes plant information such as clinker and grinding capacity, kiln details, fuel usage and cement types, as well as a U.S. labor-energy survey covering productivity and energy efficiency by plant type, size and age. Its Annual Yearbook description says it includes 20 years of U.S. cement-industry historical data. These resources can add context, but they do not replace company-specific financial statements.

Company and period Reported figures How to interpret them
Cementos Pacasmayo, year ended December 31, 2025 23.9% EBITDA margin; its reconciliation also gives 27.8% for 2024 and 24.7% for 2023. These are company-reported, issuer-specific figures in its SEC-filed report, not a target for other cement producers. The company cautions that its EBITDA measures may not be comparable with peers.
ACC Limited, FY 2025–26 43.9 million tonnes of cement sales; 13% EBITDA margin; zero debt; ₹918 crore cash and cash equivalents; 45 days of working capital; ₹25,962 crore revenue from operations; ₹20,554 crore net worth. These are ACC’s reported figures, not a sector benchmark. Read the margin alongside its balance-sheet and operating figures. ACC attributes improved cost performance to factors including power and fuel optimization, fuel mix, green power, organizational changes, automation, digitalization, procurement, and logistics or integration synergies; these are management-reported explanations, not independent proof of cause.

A practical decision checklist

  • Are the margin definitions and reporting periods comparable?
  • Do margins and per-tonne profitability hold up across changing demand, pricing and input costs?
  • Are leverage, interest coverage, debt-service coverage and maturities manageable if earnings weaken?
  • Does operating cash flow support working capital, capex, dividends and debt payments over time?
  • Do plant efficiency and local demand conditions support the operating assumptions behind reported results?
