How to Dispute Errors on Your Credit Report Before a Mortgage Application

Before you apply for a U.S. mortgage, obtain and compare your Equifax, Experian, and TransUnion reports. If an entry is inaccurate or incomplete, dispute the specific item with every reporting company showing it and with the company that supplied the data. Keep delivery records, allow the normal 30-day investigation period (up to 45 days in specified situations), and tell your loan officer about any unresolved dispute before underwriting.

Why correcting a report matters before mortgage underwriting

Most mortgage lenders review information from all three nationwide credit reporting companies. An account that is not yours, a wrongly reported late payment, an incorrect balance, or a duplicate debt can inappropriately lower a score or make your liabilities appear higher. That can affect whether you qualify and the rate or other terms a lender offers.

As an Amazon Associate I earn from qualifying purchases.

A dispute is a legal consumer right and is free to file yourself. It is not an instant score-repair service, and a dispute does not guarantee that an account will be deleted or that your score will rise. The result depends on what is inaccurate, the evidence you provide, the furnisher’s records, and the mortgage program’s underwriting rules.

This process is U.S.-focused. Consumer Financial Protection Bureau (CFPB) guidance reviewed in 2026 and Fannie Mae guidance dated August 5, 2026, provide the timing and mortgage-underwriting examples below. Verify current bureau submission instructions and your lender’s program rules when you act.

Start with all three credit reports

Obtain each report before the lender pulls credit

Use the free report-access route described in CFPB guidance and download or print reports from Equifax, Experian, and TransUnion. Review them before a mortgage application rather than assuming one report represents all three. A tradeline can appear on one report, two reports, or all three, and the details may differ.

Save an unchanged copy of every report, including the date obtained and any report or confirmation number. You will use the exact bureau version when identifying an error and later when checking whether it was corrected.

Compare the fields that can change underwriting

Check What to compare Why it matters
Identity Name variations, Social Security number fragments, addresses, employers, and dates of birth Mixed files can place another person’s accounts on your report.
Ownership and responsibility Whether you opened or co-signed the account and whether you are listed as liable An account that belongs to someone else can inflate your obligations or damage your payment history.
Status Open, closed, paid, charged off, in collections, current, or delinquent A closed or paid account reported as open or delinquent may be materially inaccurate.
Dates Opening date, closing date, last payment, and reported delinquency dates Wrong dates can make a late payment or collection appear more recent than it is.
Balances and limits Current balance, credit limit, past-due amount, and payment amount Incorrect amounts can change utilization and the debt-to-income calculation.
Duplicates Repeated entries for the same debt, including a duplicate collection and original account One obligation may be counted more than once.

Common errors to flag

  • An account created through identity theft or opened by another person.
  • A mixed-file account that belongs to someone with a similar name or identifying information.
  • A closed account shown as open.
  • A payment reported late or delinquent when you paid on time.
  • A debt listed twice or transferred inaccurately between furnishers.
  • An incorrect balance, credit limit, past-due amount, or payment status.
  • Personal information that causes another consumer’s file to be associated with yours.

Do not dispute information merely because it is negative. A dispute should identify a factual inaccuracy or incompleteness that you can explain and, when possible, document.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prepare a precise dispute packet

Describe one item at a time

For every disputed tradeline, identify the reporting company, the account name and number (use only the digits needed to identify it), and the exact field that is wrong. State what the report says, why it is inaccurate, and the correction you want. A request such as “please investigate everything” is less useful than a separate explanation for each account and each error.

Mark or highlight the disputed entry on a copy of the report. Attach copies, never originals, of records that support your position. Depending on the problem, useful evidence can include creditor statements, payment confirmations, account-closure letters, correspondence from the furnisher, an identity-theft report, or documents showing that an account belongs to somebody else.

Information to include in a mailed dispute

  • Your full name, current address, and contact information.
  • Your date of birth and other identifying information requested by the reporting company.
  • The report confirmation number, if one is available.
  • Each disputed item, account number, and report section.
  • A factual explanation of what is wrong and the correction or removal requested.
  • A copy of the report page with the entry marked.
  • Copies of relevant supporting documents.

Keep a complete duplicate of the letter, marked report page, and every attachment. CFPB guidance says not to mail original documents. Certified mail with a return receipt can create a record of when the company received your packet. Bureau addresses and online submission procedures can change, so check the current instructions immediately before sending.

Example language for one account

Re: Dispute of inaccurate information on [reporting company] report

Account: [furnisher name and account number]

Your report lists [describe the exact entry]. This is inaccurate because [specific factual reason]. The correct information is [state the correction]. Please investigate and correct or remove this item. I have enclosed a copy of the report with the entry marked and copies of [supporting records].

Please send me the investigation results and an updated report.

Use the template only as a structure. Replace every bracketed item with facts and attach evidence that actually supports the requested correction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Send the dispute to both required parties

Each reporting company that shows the error

Send a separate dispute to every reporting company displaying the inaccurate entry. If the same wrong account appears on all three reports, each company needs its own submission and evidence. Online and mailed methods may be available; follow the current method and document the date, confirmation number, uploaded files, or delivery receipt.

The furnisher that supplied the information

Also dispute the entry with the company that furnished it, such as a lender, bank, card issuer, or collector. Sending only a bureau dispute can leave the furnisher’s underlying records unchanged. Use the furnisher’s current address for credit-report disputes, which may differ from a payment address.

When a bureau receives your dispute, it generally forwards the relevant information to the furnisher. The furnisher must investigate and respond within the applicable period. If the furnisher determines that information is wrong or cannot be verified, it must update or remove the information and notify the reporting companies to which it supplied the incorrect data.

Keep a tracking log

Date Party Method and reference What to save
Sent Reporting company or furnisher Online confirmation, certified-mail number, or other delivery record Submission, attachments, and confirmation
Received Recipient Return receipt or posted confirmation Proof of receipt and date
Response due Recipient Generally 30 days after receipt Calendar reminder
Result received Recipient Written investigation result Result letter and updated report, if supplied

Understand the investigation clock

The normal period is 30 days

CFPB guidance describes a general 30-day investigation period after a credit reporting company receives a dispute. Furnishers generally also investigate and respond within 30 days. These are legal or process timeframes, not a promise that a corrected score or mortgage-ready file will be available on day 30.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When the period can reach 45 days

CFPB says an investigation may take up to 45 days in specified circumstances, including a dispute made after obtaining a free annual report or a consumer’s submission of relevant additional information during the 30-day investigation. Keep the receipt date and any later evidence submission because they help you understand which period applies.

What you should receive

After the investigation, the reporting company should provide written results and, where applicable, an updated report. Compare the result with the original marked entry and your evidence. The available sources do not establish a reliable average for total end-to-end correction time across all bureaus and furnishers; a second submission or furnisher correction can add time.

Because mortgage underwriting can begin soon after an application, start as early as you can and leave room for an investigation, a response, and follow-up. Do not promise a loan officer that an item will be removed by a particular date unless the reporting company has confirmed the change.

Tell your mortgage lender about a pending dispute

Disclose it before the lender completes its credit review

Give the loan officer or mortgage processor a copy of your dispute confirmation and explain which tradeline or field is being challenged. The lender is responsible for reviewing the credit information and its accuracy. Disclosing the issue early lets the lender tell you what documents its program requires instead of discovering the dispute late in underwriting.

How disputed tradelines can affect Fannie Mae underwriting

Fannie Mae’s Desktop Underwriter (DU) rules assess disputed tradelines and can require lender investigation. The exact result depends on the account, the aspect disputed, whether you are responsible, the evidence, the DU findings, and the loan program. The following is a framework for loans delivered to Fannie Mae, not a rule for every lender or government program.

Question the lender may evaluate Possible underwriting significance
Is the account yours and are you legally responsible? If you are responsible, the lender may need to consider the account and relevant payments; if it belongs to someone else, evidence of non-responsibility may be required.
What part is disputed? Ownership, payment history, balance, status, and another field can lead to different documentation and analysis.
Does evidence disprove the adverse information? Statements, payment records, identity-theft material, or furnisher correspondence may support the lender’s review, but the lender decides whether the evidence is sufficient.
What do DU findings say? DU may request investigation or additional documentation rather than automatically approving or rejecting the loan.
Will the file be manually underwritten? Manual underwriting has separate guidance and can require a borrower explanation and additional evidence.
Which loan program and delivery rules apply? Fannie Mae guidance applies to loans delivered to Fannie Mae; another investor, insurer, or agency can apply different requirements.

A pending dispute does not automatically block a mortgage, remove an account from scoring, or guarantee a higher score. If the account is accurate and complete, delivery eligibility and manual-underwriting options can differ from a case in which documents prove the information is wrong. Ask the lender how its specific program treats the disputed item and what it needs before approval.

Review the result and escalate an unresolved error

Compare the response with your original evidence

Read the investigation result line by line. Check whether the exact field you challenged changed on the updated report, whether the balance and status now match your documents, and whether the item still appears on another bureau’s report. A correction at one company does not automatically update every report; dispute the item separately where it remains wrong.

Send a focused follow-up

If the result is inadequate, write again with the missing or additional evidence and identify what the first response failed to address. Keep the new submission and delivery record separate from the original packet. Ask the furnisher to correct its records as well as the bureau file when the furnisher supplied the inaccurate data.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Add a statement of dispute or file a complaint

CFPB guidance says you may request that a brief statement explaining an unresolved dispute be included in your credit file. You may also submit a complaint to the CFPB about a problem with a credit reporting company. A statement does not erase accurate information, so continue working with the reporting company and furnisher while informing your lender of the status.

Organize records for the mortgage file

A simple paper folder or digital folder is enough; no paid repair service or specialized software is required. Keep these items together:

  • The dated copies of all three original reports.
  • A comparison list showing which bureau contains each disputed entry.
  • Every dispute letter, online confirmation, upload receipt, and certified-mail record.
  • Copies of statements, payment confirmations, identity-theft reports, and other evidence.
  • Investigation results and updated reports.
  • Your communications with the loan officer and any underwriting document request.
  • A timeline showing receipt dates, 30-day reminders, any 45-day extension circumstance, and follow-up actions.

Provide copies to the lender when requested and retain the originals of your personal records. Redact unnecessary sensitive information from documents you send, but leave enough identifying information for the recipient to match the account.

What you do not need to pay for

CFPB says consumers can dispute errors directly and for free. Paid credit-repair companies are not required to exercise this right. Be cautious of anyone promising a guaranteed score increase, an instant deletion of accurate negative information, or a mortgage approval based solely on filing disputes. A legitimate dispute identifies a specific factual error and supplies evidence; it does not depend on a secret form or a subscription.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Your practical goal before applying is a consistent, documented file: all three reports reviewed, every factual error disputed with the right parties, results checked, and the lender informed of any item still under investigation.
