Why correcting a report matters before a mortgage application
Mortgage lenders review your credit history along with your income, expenses, and debts. An incorrect account, balance, payment status, or identity detail can therefore become an inaccurate input to underwriting. Correcting a genuine error removes or updates bad information; it does not guarantee approval, a particular credit-score increase, or a specific rate.

The Consumer Financial Protection Bureau (CFPB) states: “You have the right to dispute errors on your credit report.” That right is free. You do not have to hire a credit-repair company to challenge information that is inaccurate, incomplete, duplicated, or not yours.
Start even if you are only seeking a preapproval. A lender may review a report early, and a later underwriting review may use updated information. Tell your loan officer that a dispute is pending, but ask how the lender wants documentation handled. The lender may still need to underwrite using the information available at that stage.

What counts as a credit-report error?
A useful dispute identifies one specific item, the exact problem, and the correction you want. Common examples listed by the CFPB include:
- A mixed file or identity information that causes another person’s account to appear on your report.
- An account that belongs to someone else or resulted from identity theft.
- A closed account reported as open.
- Incorrect delinquency, account-status, or payment dates.
- The same debt listed more than once.
- An incorrect balance, credit limit, or other account amount.
Also compare the account owner, account type, and payment history across reports. A furnishing company may have sent different information to different reporting companies, so a correct entry on one report does not prove that another report is correct.
Accurate negative information generally cannot be removed merely because it could make a mortgage application harder. A dispute is for information that is wrong, incomplete, duplicated, unverifiable, or otherwise legally disputable—not for erasing accurate history.

Step 1: Pull and compare all relevant reports
Obtain the reports from each nationwide credit reporting company and compare them line by line. An item may appear on only one or two reports, and the details can differ between reports. Mark every report that contains the error; you may need to submit separate disputes.
Use a comparison checklist
- Confirm your name, addresses, date of birth, and other identifying information.
- Check whether every account is yours and whether the account type and ownership are correct.
- Compare open or closed status, payment history, delinquency dates, and reported balances.
- Look for duplicate debts, incorrect credit limits, and accounts that should have been removed or updated.
- Record the report date, confirmation number, and the account or item number shown for each discrepancy.
Save the report as a download or print the relevant pages before submitting a dispute. A report can change while an investigation is pending, and the original excerpt shows exactly what you challenged.
If an account may be the result of identity theft, use the identity-theft reporting and recovery guidance at IdentityTheft.gov in addition to disputing the report entry. Identity-theft documentation can help explain why the account is not yours, but submit only copies and protect sensitive information when a recipient does not require every detail.
Step 2: Build a precise dispute packet
Prepare one clear explanation for each disputed item. The CFPB and Federal Trade Commission (FTC) recommend enough detail and documentation for the recipient to investigate.
Free tools Windows power users keep installed
One-click scans. No signup required.
Information to include for every item
- Name the credit reporting company whose report contains the entry.
- Identify the account or item number exactly as it appears.
- Describe what is inaccurate or incomplete, using dates and amounts where relevant.
- Explain why it is wrong.
- State the correction you want, such as changing a balance, payment date, status, or ownership.
Add your identifying and contact information and the report confirmation number, if one is available. Include a copy of the relevant report page or excerpt with the disputed entry highlighted. Send copies of supporting records—not originals—such as account statements, payment confirmations, correspondence, identity documents, or records showing the correct balance or closure date. Keep a copy of the complete packet for yourself.
For example, instead of writing “This account is wrong,” write: “On the report dated [date], account ending in [number] is shown as open with a balance of $X. The account was closed on [date], as shown by the attached closure letter. Please update the status to closed and correct the balance to $0.” Use the actual facts and documents you can support.

Write one issue at a time
A focused explanation is easier to investigate than a general claim that the entire report is wrong. If three separate accounts contain errors, list them as three separately numbered items and attach the evidence that belongs to each one. Do not include unrelated complaints in the same explanation.
Do not send an unorganized stack of records without an explanation. Identify the relevant page, date, amount, or transaction in each attachment. If a document contains private information unrelated to the dispute, ask the recipient what is required and avoid sending unnecessary originals.

Step 3: Dispute with both the reporting company and the furnisher
Send a dispute to every credit reporting company displaying the error. Also send a direct dispute to the furnisher—the bank, card issuer, landlord, lender, or other business that supplied the information. The Federal Trade Commission explains that both sides have responsibilities: “Both the credit bureau and the business that supplied the information to a credit bureau have to correct information that’s wrong or incomplete in your report.”
Use the current contact instructions
Follow the dispute address or online instructions shown on the report or listed by the company. Furnishers can change their designated dispute address, so use the current address rather than an old address found elsewhere. Keep a screenshot or printed copy of the submission confirmation for an online dispute.
Send the same core facts to both sides, but tailor the request to the recipient. The reporting company should investigate its file; the furnisher should check its underlying account records and report any needed update to the reporting companies to which it supplied the information.
Choose an online, phone, or paper route
| Route | Practical advantage | Recordkeeping considerations |
|---|---|---|
| Online | Usually the quickest and most convenient way to submit an explanation and upload evidence. | Save the confirmation page, confirmation number, uploaded files, and a copy of the text you submitted. |
| Phone | Useful for asking where to direct a dispute or clarifying a process. | Record the date, representative’s name or ID if provided, confirmation number, and what documents the company requests. A phone call alone may leave less documentation than a written submission. |
| Paper mail | Lets you keep a complete, dated packet of the report excerpt and evidence. | Certified mail with a return receipt is optional documentation of delivery; postage or certified mail is not required. Keep the receipt, delivery record, and everything sent. |
Online and phone disputes are available according to FTC guidance, so paying for certified mail is not a prerequisite to exercising your dispute right. Whichever route you use, preserve the same core records and evidence.
If you use more than one route, avoid creating conflicting descriptions. Keep the account number, dates, requested correction, and attachments consistent, and note every submission in your log.
Step 4: Track the investigation without promising a mortgage deadline
Official guidance describes a general investigation period of about 30 days. The FTC says a credit reporting company generally has 30 days to investigate; if you submit additional relevant information during that period, the investigation can receive an additional 15 days in circumstances covered by the rule. The CFPB says furnishers generally must investigate and respond within 30 days of receiving a dispute.
These are general procedural periods, not a promise that your correction will be completed by a closing date, rate-lock expiration, preapproval deadline, or other mortgage milestone. Submit the dispute as soon as you find the problem and tell your mortgage professional that an investigation is pending if it affects your application planning.

A response may arrive before or after a lender pulls its report. Do not assume that submitting a dispute automatically pauses underwriting, changes a score immediately, or prevents a lender from considering the existing entry. Ask the lender what updated report or documentation it can review if the investigation produces a correction.
Maintain a dispute log
- Date and method used for each submission.
- Company and address or online destination used.
- Account or item disputed and the correction requested.
- Documents included and the filename or page number for each attachment.
- Confirmation number, mailing receipt, delivery record, and expected response date.
- Every response, phone call, upload, and follow-up submission.
Step 5: Read the result and verify the updated report
When the investigation ends, read the written result carefully. If the reporting company finds information inaccurate, incomplete, or unverifiable, it should correct or remove the entry. A furnisher that determines its data is wrong should update or remove it and notify the reporting companies to which it supplied the information.
Check the actual report, not only the letter
- Obtain the updated report from each reporting company involved.
- Confirm that the disputed field—status, balance, limit, date, ownership, or duplicate listing—now shows the requested correction.
- Check whether the same error remains on another reporting company’s report.
- Save the corrected report and the investigation result with your dispute log.
A result letter that says an item was verified does not by itself establish that every report has been corrected. Compare the reports again and contact any company that still displays inaccurate information.
Check related fields, too. Correcting a balance may not correct an account status or payment date, and removing one duplicate may leave another listing. If the result says the information was verified but your documents show a continuing error, identify the exact field and explain why the verification is incomplete rather than simply repeating a general objection.
If the dispute does not fix the error
Ask to add a statement of dispute
You may ask for a brief statement describing your dispute to be included in your credit file and future reports. Keep the statement factual and concise, identify the item, and explain the unresolved inaccuracy. Retain a copy of the statement and the date you requested its inclusion.

For a complaint about inaccurate or incomplete information at a credit reporting agency, the CFPB complaint notice says you must first dispute with that agency and wait until the dispute is no longer pending or 45 days have passed. Keep proof of the initial dispute and its status so you can show that prerequisite if you file a complaint.
Escalate with organized evidence
If you send a follow-up, include the prior result, the exact field that remains wrong, the evidence already provided, and the correction still requested. Do not send original documents. A clear chronology helps the recipient distinguish a continuing reporting error from a new issue.
If the company requests additional relevant information, respond promptly and keep a copy of what you provide. Additional information can affect the investigation period described by the FTC, so record when it was sent and what it contained.
What not to do
- Do not dispute accurate negative information simply because you are preparing for a mortgage.
- Do not claim an account is not yours unless that is true; inaccurate statements can undermine your record.
- Do not mail irreplaceable originals.
- Do not rely on a single bureau if the error appears on multiple reports.
- Do not assume a paid credit-repair service is necessary. The CFPB says you can dispute inaccuracies yourself for free.
- Do not confuse a credit-report dispute with a notice of error to an existing mortgage servicer. Mortgage-servicing errors follow a separate process and special mailing address; this workflow concerns consumer reports before a mortgage application.
Be cautious about promises that a company can delete all negative information or guarantee a score increase. Accurate negative information generally remains reportable, and no source here promises a particular score, approval, or rate after a correction.

How a correction fits into mortgage underwriting
The FTC’s mortgage guidance says creditors consider income, expenses, debts, and credit history. Correcting an inaccurate report addresses only the inaccurate information. It does not require a lender to approve the application, produce a particular score, or offer a particular interest rate.
Review your reports before applying, keep the investigation records, and give the lender updated documentation if requested. Ask the lender which report or score version it used rather than assuming every correction will appear immediately in every underwriting system.
If the lender asks why an account changed, provide the investigation result and corrected report, not a speculative explanation. Keep copies of any lender request and your response with the rest of the file.
If a lender denies your application because of a report
If you are denied credit based on information in a report, the CFPB says the adverse-action notice must provide specific reasons or explain your right to ask for the reasons within 60 days. You also have the right to obtain a free report from the reporting company identified in the notice within 60 days of receiving it. Use the notice to identify which report and information affected the decision, then compare that entry with your records and dispute any genuine error.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsThe notice is useful for narrowing your review: it may identify the reporting company or the principal reasons for the decision. It does not mean that correcting the cited item will guarantee a later approval. Review the rest of your application factors as well, including income, expenses, debts, and the lender’s underwriting requirements.
A practical pre-application timeline
| When | What to do |
|---|---|
| As soon as you find the problem | Pull all relevant reports, highlight the entry, gather supporting records, and log the account details. |
| Before submitting a mortgage application | Send focused disputes to each reporting company showing the error and to the furnisher. Save confirmations and copies. |
| During the general 30-day investigation window | Monitor mail, email, and account portals; respond promptly if more information is requested; add each contact to your log. |
| After a result arrives | Read the decision, obtain updated reports, and verify every disputed field and every bureau involved. |
| If the error remains | Request a statement of dispute, continue a documented follow-up, and use the CFPB complaint route only after the dispute is no longer pending or 45 days have passed, as applicable. |
Because the 30-day period is a general rule rather than a guaranteed finish date, leave as much time as practical before a planned application, preapproval expiration, or closing. If timing is tight, disclose the pending dispute to the lender instead of assuming that silence will protect you.

How long does it take to fix a credit-report error?
The FTC generally describes a 30-day investigation period for a credit reporting company, with an additional 15 days in certain circumstances when relevant information is submitted during the investigation. The CFPB says furnishers generally investigate and respond within 30 days. These are general rules, not a guaranteed mortgage deadline.
Can I dispute a credit-report error for free?
Yes. Disputing inaccurate information is a free consumer right. You do not need to pay a credit-repair company, and online, phone, and paper routes are available.
Should I dispute with the bureau or the creditor first?
Dispute with both. Send the item to every reporting company displaying it and send a direct dispute to the furnisher that supplied the data. Keep copies of both submissions.

Dispute it with the reporting company that displays it and with the furnisher. If it appears on multiple reports, submit a separate dispute to each affected company and verify each updated report afterward.
What can I do if the company says the information was verified but it is still wrong?
Request a brief statement describing the dispute for inclusion in your file and future reports. Send an organized follow-up identifying the exact field that remains inaccurate and the evidence supporting your requested correction. For a CFPB complaint about a credit reporting agency, wait until the dispute is no longer pending or 45 days have passed, as the complaint notice directs.
Can accurate negative information be removed before a mortgage application?
Generally, no. Accurate negative information cannot usually be removed merely because it may hurt a mortgage application. Disputes are for inaccurate, incomplete, duplicated, unverifiable, or otherwise legally disputable information.
Will correcting an error guarantee mortgage approval or a better interest rate?
No. The FTC says creditors consider income, expenses, debts, and credit history. A correction addresses an inaccurate input but does not guarantee approval, a particular score change, or a specific rate.
