How to Compare Mortgage Rates and Calculate Your Monthly Payment (U.S. Guide)

By Freedom251 Team · · 11 min read

Request standardized Loan Estimates from at least three lenders, using identical loan assumptions, then compare the interest rate, APR, complete monthly payment, lender-controlled fees, credits, cash to close, and five-year borrowing cost. Use the amortization formula to check principal and interest, but treat each lender’s Loan Estimate as the authoritative figure for your transaction.

This guide applies to U.S. mortgages because the terminology and disclosure process described here—Loan Estimates, APR, escrow and the five-year comparison—come from the Consumer Financial Protection Bureau (CFPB). It is educational, not a quote or an eligibility decision. A lender’s current offer depends on your credit, income, debts, down payment, property, occupancy, loan program, points, lender and rate-lock period. There is no single mortgage rate that is accurate for every borrower.

Start with an identical loan scenario

Mortgage offers are only comparable when the underlying assumptions match. Before contacting lenders, write down the scenario you want each one to price.

  • Purchase price and loan amount: State both, rather than asking each lender to infer them.
  • Down payment: Give the dollar amount and percentage.
  • Loan term: For example, 30 years or 15 years.
  • Loan type: Identify conventional, FHA, VA, USDA or another program if you know which you are considering.
  • Occupancy: Primary residence, second home or investment property changes pricing and requirements.
  • Property details: A lender may need the state, property type and estimated taxes or insurance.
  • Points or credits: Ask for a zero-point version first, then request clearly labeled alternatives.
  • Desired lock period: A 30-, 45- or 60-day lock can carry different pricing.

For context, one CFPB rate-exploration scenario used a $400,000 purchase, 10% down, a 700 credit score, a conventional 30-year fixed loan and a 60-day lock; its scenario data were dated April 1, 2025. That example is not a rate promise for your application.

Get at least three standardized Loan Estimates

CFPB’s consumer guidance says, “Make it your goal to compare at least three loan offers from different lenders.” A Loan Estimate (LE) is a standardized disclosure lenders generally provide after receiving the information needed for an application. The common format lets you compare the same categories instead of deciphering different sales worksheets.

  1. Request preapproval or prequalification information. Tell each lender that you will seek a matching Loan Estimate and provide the same facts to everyone.
  2. Ask for the same structure. Repeat the loan amount, down payment, term, program, occupancy, points, credits and requested lock period exactly.
  3. Check the dates. Record when each estimate was issued; rates and pricing can change during the day.
  4. Confirm the rate-lock field on page 1. It should say whether the rate is locked, the expiration date and, when applicable, the cost to extend.
  5. Save every page. You need pages 1–3 to compare payment, cash to close and the five-year figures.

If a lender will not provide a comparable disclosure, ask what assumption differs. A lower advertised rate may be based on more points, a shorter lock, a different loan size or a different property type.

Rate versus APR: use both, for different purposes

Interest rate

The note rate is the annual cost of borrowing the principal. It drives the scheduled principal-and-interest payment on a fixed-rate loan. It does not by itself include points, origination charges, broker compensation or other finance charges.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Annual percentage rate (APR)

CFPB defines APR as the mortgage interest rate plus other charges. APR is useful for comparing otherwise similar offers because it incorporates certain upfront finance charges into a single annualized figure. A loan with a lower note rate can have a higher APR when it requires substantial points or fees.

Compare APR with APR only when the loans have the same term, structure, lock assumptions and comparable fees. APR is not a forecast of your complete housing cost, because property taxes, homeowners insurance and some third-party charges are not lender-controlled finance charges. For an adjustable-rate mortgage (ARM), CFPB cautions that APR does not show the maximum possible future rate; read the ARM adjustment terms and caps separately.

Calculate principal and interest

For a fixed-rate, fully amortizing mortgage, the monthly principal-and-interest payment is:

M = P × [r(1+r)^n] / [(1+r)^n − 1]

  • M is the monthly principal-and-interest payment.
  • P is the starting principal.
  • r is the annual interest rate divided by 12.
  • n is the total number of monthly payments.

Convert a 6.50% annual rate to a monthly decimal by using 0.065/12. A 30-year term has 30 × 12 = 360 payments.

Illustrative calculation

For a $320,000 loan at 6.50% for 30 years:

  1. Set P = 320000, r = 0.065/12 and n = 360.
  2. Apply the formula.
  3. The result is approximately $2,022 per month in principal and interest.

That $2,022 is an illustration, not a market quote. It excludes property taxes, homeowners insurance, mortgage insurance, points, closing costs and other charges. Your Loan Estimate supplies the figures applicable to your property and loan.

Comparing a 15-year and 30-year term

Using the same illustrative $320,000 principal and 6.50% fixed rate, a 15-year calculation uses n = 180 and produces approximately $2,788 per month in principal and interest. The shorter term therefore requires roughly $766 more each month in this illustration, but it pays the balance down in half the time and ordinarily produces substantially less total interest. Do not assume the two terms will receive the same rate in an actual quote; request separate Loan Estimates.

Turn principal and interest into the total monthly payment

The amount shown for principal and interest is not necessarily the amount leaving your bank account. A practical total-payment estimate adds the monthly amounts for mortgage insurance and escrowed property taxes and homeowners insurance.

Payment component What it pays Where to verify it
Principal Reduces the outstanding loan balance Loan Estimate payment details and amortization schedule
Interest Cost charged for use of the borrowed money Loan Estimate and note rate
Mortgage insurance Insurance required by the loan program or low-down-payment structure when applicable Loan Estimate monthly-payment breakdown
Property-tax escrow Monthly amount collected for future property-tax bills when escrowed Loan Estimate escrow section
Homeowners-insurance escrow Monthly amount collected for the insurance premium when escrowed Loan Estimate escrow section

Taxes and insurance can change, and a lender does not control the premium or tax assessment. Ask whether the estimate uses an actual insurance quote, a tax record or an allowance. Also check whether the first escrow deposit and prepaid items appear in cash to close; they are not additional interest, but they affect the money you need at closing.

Read the Loan Estimate line by line

Page 1: rate, payment and cash to close

Confirm the loan amount, term, purpose, projected monthly payment and rate-lock status. Distinguish the principal-and-interest amount from the total projected payment that includes mortgage insurance and escrow. A low figure in the first line can be misleading if taxes, insurance or mortgage insurance are listed elsewhere.

Page 2: lender-controlled costs

Compare origination charges, discount points, lender credits and services the lender requires. Separate these from services you can shop for and from government or prepaid charges. Focus on the costs the lender controls when negotiating one offer against another.

Item to compare Question to ask
Origination charges Is the lender charging an underwriting, processing or origination fee, and is it the same for every quote?
Discount points How much cash is required, and how much does the rate decrease for each point?
Lender credits What fee or rate increase funds the credit, and is the credit limited to eligible closing costs?
Required services Which appraisal, credit report or other services are selected by the lender, and are the prices fixed?
Prepaids and initial escrow How much is collected for interest, insurance and taxes at closing?

Page 3: five-year cost

Use the Loan Estimate’s five-year comparison to avoid judging an offer solely by its first payment. The comparison covers the first 60 months after the first periodic payment. Subtract the principal paid after five years from the total amount paid after five years. The remainder is a practical five-year interest-and-fee cost.

For an ARM, that figure assumes the rate stays unchanged in the comparison period. Run a separate higher-rate scenario using the loan’s adjustment schedule and caps; otherwise the five-year number can understate payment risk.

Points and lender credits: calculate the trade-off

When paying points can make sense

A discount point is an upfront charge expressed as a percentage of the loan amount; the rate reduction per point is not universal. Paying points exchanges cash at closing for a lower rate and payment. Estimate the break-even period:

Break-even months = upfront points cost ÷ monthly principal-and-interest savings

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For example, if points cost $4,800 and lower the payment by $80, the simple break-even is 60 months. Staying beyond that period may favor the points option, while selling, refinancing or moving sooner may favor the no-point offer. Include the opportunity cost of using cash and any tax advice relevant to your circumstances.

When lender credits can make sense

A lender credit reduces the cash you bring to closing, usually in exchange for a higher rate or payment. Compare the credit with the additional monthly cost over the period you expect to keep the loan. “No closing cost” does not mean the costs disappear; they may be shifted into the rate, loan balance or another charge. Ask for the same loan with zero credit, then compare the cash-to-close difference and the five-year cost.

Choose between fixed-rate and adjustable-rate structures

Feature Fixed-rate mortgage Adjustable-rate mortgage (ARM)
Initial rate Generally remains unchanged for the loan term May start below a fixed rate for an initial period
Payment certainty Principal-and-interest payment is predictable, although escrow can change Payment can change after the initial period
Total-cost comparison Use the stated rate and five-year figure Use the stated figure plus a higher-rate scenario
Main risk Higher initial payment than some ARM offers Future rate and payment increases subject to the loan’s caps and schedule
Best comparison question How much certainty is worth the payment? Can the budget withstand the maximum scheduled increase?

Do not compare an ARM’s initial rate with a fixed loan’s rate as if they were the same product. Read the initial period, first adjustment date, adjustment frequency, index, margin and periodic and lifetime caps. The APR warning is especially important: it does not display the ARM’s maximum possible rate.

Understand rate locks and closing deadlines

“Locking your interest rate protects you in case interest rates go up between now and closing,” according to CFPB. A lock does not guarantee that every loan feature or closing cost will remain unchanged, and it expires on a stated date.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. On page 1 of each Loan Estimate, verify whether the rate is locked or floating.
  2. Record the lock expiration date and the locked rate.
  3. Ask what happens if underwriting, appraisal, repairs or other delays push closing past expiration.
  4. Ask whether an extension has a daily fee, a new rate, or both.
  5. Before choosing the offer, obtain the lock terms and any extension policy in writing.

A floating rate can improve before closing but can also rise. A longer lock may provide more schedule protection and different pricing. Match the lock length to the transaction’s realistic closing timeline rather than choosing solely on the headline rate.

A practical negotiation workflow

  1. Define the target. Set the amount, down payment, term, program, occupancy and preferred lock period.
  2. Collect three or more matching estimates. Request them close together in time and preserve the complete documents.
  3. Normalize the numbers. Check that points, credits, rate-lock status, taxes, insurance and mortgage insurance assumptions match.
  4. Calculate independently. Use the amortization formula to check principal and interest, then add the escrow and mortgage-insurance amounts shown on each estimate.
  5. Rank by your horizon. For a likely short stay, emphasize cash to close and five-year cost; for a long stay, weigh lifetime interest and payment certainty.
  6. Take the strongest written offer to your preferred lender. Ask whether it can match or improve the competing rate, APR, lender fees or credits without changing the assumptions.
  7. Recheck before proceeding. Confirm the selected rate, points or credits, projected payment, cash to close and lock expiration in writing.

Negotiation is most effective when you compare lender-controlled terms. Property taxes, insurance premiums and some third-party fees may differ because of the property or provider, not because one lender is offering a better deal.

Common mistakes and how to correct them

Comparing advertisements instead of Loan Estimates

Advertised rates may assume excellent credit, a specific loan size, substantial points or a short lock. Correction: obtain written estimates for your actual scenario.

Using APR as the only score

APR incorporates certain charges but does not show your complete housing payment or an ARM’s maximum future rate. Correction: compare APR alongside rate, payment, cash to close and five-year cost.

Ignoring escrow and mortgage insurance

A principal-and-interest figure can look affordable while the total payment is not. Correction: add every monthly component listed on page 1 and verify whether taxes and insurance are estimates.

Choosing the lowest payment without checking total interest

A longer term lowers the required payment but generally increases total interest. Correction: compare five-year and, when relevant, full-term interest while considering how long you expect to keep the loan.

Assuming “no closing cost” is free

The cost may be embedded in a higher rate or payment. Correction: request a zero-credit version and calculate the difference over your expected holding period.

Letting a lock expire silently

A delayed closing can expose you to a new rate or extension charge. Correction: track the expiration date and ask for the extension policy before selecting the lender.

Decision checklist

  • Do all estimates use the same loan amount, down payment, term, program and occupancy?
  • Are points and lender credits clearly identified?
  • Did you compare rate with rate and APR with APR?
  • Did you record the complete monthly payment, including mortgage insurance and escrow?
  • Did you separate lender-controlled costs from taxes, insurance and other third-party charges?
  • Did you calculate the five-year cost by subtracting principal paid from total paid?
  • For an ARM, did you test a higher-rate scenario and review the caps?
  • Is the rate locked, and do you know the expiration and extension terms?
  • Does the cash to close fit your available funds after reserves and moving costs?

What the numbers can—and cannot—tell you

The amortization formula gives a reliable check for fixed-rate principal and interest. The Loan Estimate adds the transaction-specific items that a formula cannot know: mortgage insurance, escrow, lender fees, credits, prepaids and cash to close. The five-year comparison helps align the decision with a realistic ownership horizon, but it remains an estimate; refinancing, sale, early payoff, tax changes, insurance changes and ARM adjustments can alter the outcome.

Use same-day, like-for-like Loan Estimates from multiple lenders, verify every assumption, and select the structure that fits both your monthly budget and the time you expect to keep the loan.
