The reliable way to compare mortgage offers is to put several written Loan Estimates side by side for the same loan amount, down payment, program, term and rate structure. Then compare the complete monthly payment, lender-controlled fees, cash required at closing, the Loan Estimate’s “In 5 years” cost, APR, rate-lock terms and the lender’s ability to close on schedule. A lower advertised rate is not automatically the least expensive loan.
This guide applies to U.S. purchase mortgages using the Consumer Financial Protection Bureau (CFPB) Loan Estimate process. Mortgage pricing changes frequently, so the examples below explain how to compare offers rather than what current rates should be.

Start with comparable Loan Estimates
A Loan Estimate is the standardized document to use when shopping. The CFPB says, “Comparing Loan Estimates helps you decide which lender offers the best deal on the loan amount and kind of loan you have selected.” Request estimates from several sources, such as banks, credit unions and mortgage brokers, but make every lender price the same choices.

- Purchase price and loan amount.
- Down-payment amount or percentage.
- Loan program, such as the same conventional, FHA, VA or other program when applicable.
- Loan term, such as the same 15-year or 30-year period.
- Fixed-rate or adjustable-rate structure.
- Whether you are asking for discount points, lender credits or neither.
- The same assumptions about property taxes, homeowners insurance and mortgage insurance.
If one estimate uses a different program, term, down payment or rate structure, it is a different financial product. You can still study it, but do not call it the cheaper version of the matching offer until you have adjusted the terms.

Build a comparison file
Save the complete Loan Estimate from each lender, not just a rate email or worksheet. Record the date, lender, loan officer, rate-lock status and the assumptions used. Keep later revisions with the original so you can see which figures changed and why.
Check that the written offer matches the conversation
Before comparing prices, verify that each document says what you were told. A mismatch can make an apparently attractive offer impossible to evaluate.
| Item to verify | What to check |
|---|---|
| Loan amount | The amount borrowed is identical across estimates. |
| Product and term | The program and repayment period match. |
| Rate structure | Each offer is fixed-rate or adjustable-rate as discussed. |
| Interest rate | Record the note rate and whether it is locked or still floating. |
| Payment assumptions | Taxes, insurance, mortgage insurance and escrow assumptions are identified. |
| Points or credits | Confirm whether the quoted rate includes discount points or lender credits. |
Ask the lender to explain any difference before doing the cost comparison. A fee or payment that appears lower may simply reflect a missing escrow item, a different tax estimate or a different loan structure.

Principal and interest are only part of the amount needed to own the home. Use the payment figures on the Loan Estimate, then identify expenses that are paid outside the mortgage payment.
Include every recurring component
- Principal repayment.
- Interest.
- Mortgage insurance, when required.
- Property taxes collected through escrow, when applicable.
- Homeowners insurance collected through escrow, when applicable.
- Taxes or insurance that are not escrowed and must be paid directly by you.
Two lenders can show different monthly totals because their escrow estimates differ, not because one has a cheaper mortgage. Ask whether the difference is a lender charge, a property-specific estimate or a cost you will pay separately.
Separate payment from affordability
Use the complete recurring amount when deciding whether the home fits your budget. A principal-and-interest figure alone can understate the cash leaving your household each month, especially when mortgage insurance applies or taxes and insurance are paid directly rather than through escrow.
Focus on costs the lender controls
The Loan Estimate groups important charges into sections. Start with the items most directly controlled by the lender, then investigate charges that depend on the property or timing.
Section A: origination charges
Compare the lender’s origination charges line by line. These are the core fees for making the loan and are more useful for lender-to-lender comparison than a tax estimate or prepaid insurance amount.

Section B: services you cannot shop for
Review Section B charges and ask what service each fee represents. If two lenders quote different amounts for the same required service, request an explanation and confirm whether the service, provider or loan assumptions differ.
Section J: lender credits
Section J shows credits from the lender. A credit can reduce the amount of cash needed at closing, but it commonly comes with a higher interest rate. Compare the credit and the rate together rather than treating the credit as free money.
Do not mistake taxes and prepaids for lender savings
Property taxes, prepaid interest, homeowners insurance and initial escrow deposits can vary because of the closing date, local tax bills, insurance quotes or the number of months collected. A lower number in one estimate is not proof that the lender is cheaper. Ask why it differs and compare the lender-controlled charges separately.
Compare cash to close and the five-year cost
Upfront cash and long-term cost answer different questions. Review both before choosing.
Amount due at closing
Compare the total cash required at closing after the down payment, deposits, prepaid items, points and lender credits are included. Check whether a lower total results from a genuine fee difference or simply from a smaller initial escrow or prepaid estimate.
Use the Loan Estimate’s “In 5 years” line
The Loan Estimate provides a five-year comparison figure. To estimate interest and fees over that period, subtract the principal paid from the total payments that include principal. This isolates the amount that went toward interest and other costs rather than principal reduction.
The CFPB describes borrowers as keeping a mortgage for “about five years” on average before moving or refinancing. That is an approximate average, not a promise about your situation. Use the period you realistically expect to own the home or keep the loan. If you expect to sell, refinance or move sooner or later, calculate the cost over that horizon as well.

Pick the symptom - the matching free tool is one click away.
Why the horizon changes the winner
An offer with higher upfront points may become less expensive after enough months of lower payments. A credit may be better when preserving cash matters or when you expect to sell or refinance before the rate reduction repays the upfront cost. The five-year figure is a useful standardized check, but your own holding period is the decision horizon.

Understand rate versus APR
The note rate determines the interest calculation used for scheduled principal-and-interest payments. APR expresses the rate plus certain loan costs, including points and broker fees, so it is broader than the note rate.
Use both numbers
Compare the note rate to understand the payment structure and APR to see how selected finance charges affect the cost. Do not choose solely by the lowest APR: APR does not capture every difference in terms or risk, and it is especially difficult to use across unlike products.
Keep comparisons within the same product
A fixed-rate offer and an adjustable-rate offer can show different rates and APRs because their payment risks differ. Compare fixed offers with fixed offers and matching adjustable products with one another before drawing a conclusion. The CFPB page explaining rate and APR was last reviewed August 28, 2026; its definitions do not turn APR into a substitute for reading the full Loan Estimate.
Evaluate points and lender credits as a trade-off
Ask each lender for comparable versions with no points or credits, with points, and with credits when those options are available. This reveals how much cash you are exchanging for the quoted rate.
Discount points
Points require more cash at closing in exchange for a lower interest rate. To assess them, calculate the monthly payment reduction compared with the no-point version, then divide the additional upfront cost by that monthly reduction. The result is the approximate number of months needed to recover the points. Compare that period with your expected time in the home or with the loan.
Lender credits
Lender credits reduce closing cash and generally accompany a higher rate. They can be useful when cash reserves are tight or when you may not keep the loan long enough to benefit from paying points. Confirm the credit amount, the rate attached to it and which closing charges it can offset.
Include refinancing and sale risk
If you might refinance or sell before the break-even period, you may never recover points. If rates fall and you refinance, the lower original rate may not deliver its planned long-term savings. Conversely, paying points can make sense when you have adequate reserves and expect to keep the mortgage beyond the break-even period.
Do these 3 things before closing this tab:

An adjustable-rate mortgage (ARM) can have an attractive initial rate while exposing you to future payment increases. Do not compare its introductory payment with a fixed-rate payment as if they were permanent.

Find the adjustment rules
- When the first rate change can occur.
- How often later adjustments can occur.
- Which index and margin determine a new rate, if stated on the estimate or accompanying disclosures.
- The applicable periodic and lifetime caps.
- The highest possible payment under the stated caps.
Ask the lender to show the payment at the maximum permitted rate, including mortgage insurance and escrow assumptions. That figure is your exposure if rates rise.
Do not overread the five-year ARM figure
The Loan Estimate’s five-year calculation assumes the ARM rate remains unchanged during that period. It does not predict the cost if the rate adjusts upward. For an ARM, consider the initial payment, the fully adjusted payment and the maximum payment separately.
Use competing estimates to negotiate
A written Loan Estimate is more useful in negotiation than a verbal promise. Send the competing estimate to the lender you prefer and ask whether it can match the offer or explain the difference.
Recommended Free Tools
Negotiate the right items
- Origination charges in Section A.
- Services in Section B when the lenders are quoting the same service.
- Points, lender credits and the associated rate.
- Other lender-controlled charges that differ after the assumptions are aligned.
Ask for a revised Loan Estimate or other written confirmation showing the concession. Recheck the rate, APR, payment, cash to close and five-year figure after any change; a credit may be offset by a higher rate or a fee may move to another line.
Do not trade away closing readiness
The cheapest written terms are not useful if the lender cannot close on your contract’s schedule. Before switching, ask whether underwriting, appraisal, documentation and the rate lock can be completed in time. Confirm the lock status and expiration, and learn what happens if closing is delayed.

Common comparison mistakes and fixes
Choosing the lowest rate
Problem: The rate may require points, have higher lender fees or belong to a different product.
Fix: Compare the matching no-point or credit version, APR, cash to close and your holding-period cost.
Best Value
Using principal and interest as the housing payment
Problem: Mortgage insurance, escrowed taxes and insurance, or direct-paid bills are omitted.
Fix: Rebuild the full monthly amount from the payment assumptions and add expenses paid outside escrow.
Treating a lower tax or escrow estimate as lender savings
Problem: Initial escrow and prepaid amounts depend on property and closing details.

A practical comparison sequence
- Request multiple Loan Estimates using identical loan choices.
- Check the loan amount, program, term, rate structure, rate lock and payment assumptions.
- Calculate the full monthly housing payment, including mortgage insurance, escrow and direct-paid costs.
- Compare Sections A and B, then review Section J credits. Investigate taxes, prepaids and escrow differences separately.
- Compare cash to close and the “In 5 years” figure; subtract principal paid from total payments to estimate interest and fees.
- Review note rate and APR together, staying within the same loan type.
- Request points-and-credits alternatives and calculate the break-even period against your expected holding period.
- For an ARM, document adjustment dates, caps and the maximum payment.
- Use the strongest written offer to negotiate, then compare all-in terms after the concession.
- Choose only after confirming the lender can close on schedule and the rate lock supports that schedule.
Final pre-approval and closing checklist
- Every estimate uses the same loan amount, down payment, program and term.
- Fixed and adjustable products are not being treated as interchangeable.
- The written rate and APR match the current offer, and the lock status is clear.
- The monthly figure includes mortgage insurance, escrow and costs paid outside escrow.
- Sections A, B and J have been compared and explained.
- Points and credits have been evaluated against available reserves and expected holding period.
- Cash to close leaves an appropriate reserve for ownership costs.
- The five-year calculation has been adjusted mentally or separately for the time you actually expect to keep the loan.
- Any ARM’s adjustment schedule, caps and maximum payment are affordable.
- Negotiated changes appear in writing.
- The selected lender has a credible path to closing on time.
