How to Compare Mortgage Offers, Rates, Fees, and Closing Timelines

Compare mortgage offers only after confirming they use the same loan amount, loan type, term, down payment, and other requested terms. Then weigh the rate and payment against points, fees, lender credits, cash to close, the time you expect to keep the loan, and whether the lender can close on schedule. The CFPB’s standardized Loan Estimate is designed to make that comparison easier.

Start with comparable Loan Estimates

Request Loan Estimates from multiple lenders for the same mortgage scenario. Check the loan amount, fixed or adjustable rate, term, down payment, and any other terms you requested. If an estimate reflects different assumptions, ask the lender for a corrected version before comparing costs.

For most mortgages covered by the applicable disclosure rules, lenders generally must provide a Loan Estimate within three business days after receiving the required application information. If it has not arrived, contact the lender and ask why. The form is an estimate, not final loan approval.

What to compare on each offer

Comparison area Record or ask
Loan structure Loan amount, fixed or adjustable rate, term, down payment, and any balloon payment or prepayment penalty.
Rate and payment Interest rate, points, monthly principal and interest, mortgage insurance, and total monthly payment including escrow where applicable.
Upfront costs Origination charges, lender-required services, lender credits, cash to close, and services you can shop for separately.
Longer-horizon cost The Loan Estimate’s five-year total paid and principal repaid. Subtract principal repaid from total paid to calculate interest and fees paid during that period.
Rate lock and timing Whether the rate is locked, the lock expiration date, extension terms and cost, expected processing timeline, and the lender’s ability to close on time.
Estimate accuracy Whether the offer matches the scenario discussed; ask for explanations or a corrected estimate if it does not.

Look beyond the interest rate

A lower rate is not automatically the better offer. Lenders may offer a lower rate in exchange for higher upfront points. Compare the rate and monthly payment alongside origination charges, lender credits, mortgage insurance, and cash to close.

Understand points and credits

Points are upfront costs associated with a loan, and lender credits reduce upfront costs. Compare the full offer rather than focusing on either figure in isolation. Whether paying more upfront for a lower rate makes sense depends in part on how long you expect to keep the mortgage and what cash you can comfortably put toward closing.

Separate lender costs from other estimates

Pay close attention to origination charges, lender-required services, and lender credits, which are useful for comparing lenders. Taxes, insurance, prepaid items, and initial escrow amounts can vary for reasons outside a lender’s control; ask why estimates differ rather than assuming every difference reflects a lender fee.

“No closing cost” does not mean costs disappear. The offer may shift them into a higher payment. Compare the resulting rate, payment, and upfront amount with other estimates.

Check cash to close

Use the Loan Estimate’s cash-to-close figure to understand how much money the transaction is estimated to require at closing. Review its components alongside the loan costs, credits, prepaids, and initial escrow shown on the form. Ask the lender to explain an unexpected difference between offers.

Use the five-year comparison as a tool, not a forecast

The Consumer Financial Protection Bureau says, “figuring out the total dollar amount you pay in interest and fees over five years is a good way to compare loan offers.” To make that comparison, subtract the principal paid after five years from the total amount paid, including principal, over the same period. This helps distinguish a lower payment from a lower overall cost.

For an adjustable-rate mortgage, the Loan Estimate’s five-year calculation assumes the rate does not change. Treat the result as a scenario, not a prediction: actual costs could be higher if rates rise.

Check the rate lock against your closing schedule

An unlocked rate can change. A rate lock generally protects the quoted rate only for the stated period and subject to its conditions, including whether the application changes materially. Ask the lender whether the rate is locked, when the lock expires, what conditions apply, and whether an extension is available and what it costs.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the lock expiration with your purchase contract’s closing date and the lender’s expected processing timeline. If closing could take longer than the lock, ask whether a longer lock or an extension is possible and whether the lender expects to meet the contract schedule.

Negotiate offers without losing sight of the whole deal

Share competing Loan Estimates and ask whether a lender can match or improve an offer. Compare any revision from top to bottom: a lower fee could be offset by another charge, higher points, or a changed rate. Ask the lender to explain differences rather than assuming one estimate is automatically better.

The CFPB advises negotiating over a short timeframe after signing a purchase contract. Switching lenders starts the loan process over and may delay or endanger the closing, so discuss the schedule with the new lender before changing course.

Move promptly after choosing an offer

If you do not express intent to proceed within ten business days after a Loan Estimate is sent, the lender may close the application as incomplete. Fees such as application or appraisal fees may arise after you express intent to proceed, and they may or may not be refundable. Confirm the lender’s specific next steps and any fees promptly.

  1. Review the estimate: Confirm the scenario and ask questions about any terms or costs you do not understand.
  2. Confirm the rate lock: Get the lock status, expiration, conditions, and any extension options in writing.
  3. Ask how to proceed: Confirm how and when to express intent to proceed, along with any fees that may follow.
  4. Keep the timeline visible: Check that processing and closing milestones align with your purchase contract.

Compare the Closing Disclosure with the latest estimate

Before closing, compare the Closing Disclosure with the latest Loan Estimate, paying particular attention to the rate, lender charges, credits, and cash to close. If a rate or cost changed unexpectedly, ask the lender for a specific explanation. Costs can differ if important information changed or was missing, and a rate lock has conditions that may not protect against material changes to the application.

Questions to ask lenders

  • Does this estimate use the loan amount, type, term, down payment, and other terms I requested?
  • Is the rate locked? When does the lock expire, what conditions apply, and what would an extension cost?
  • Which costs are lender charges, which services can I shop for, and why do taxes, insurance, prepaids, or escrow differ?
  • How do points or lender credits change the rate, monthly payment, and cash to close?
  • Can you meet my contract closing date, and what steps or fees follow if I proceed?

The CFPB says homebuyers can potentially save $600 to $1,200 per year by getting offers from multiple lenders; that is a potential saving, not a guaranteed result for an individual borrower. Its guidance recommends comparing offers and negotiating, but actual costs and closing timelines remain lender- and transaction-specific.
