How to Compare Mortgage Lenders, Rates, and Loan Fees

To compare mortgage offers fairly, give at least three lenders or mortgage brokers the same loan assumptions, then compare their written Loan Estimates line by line. Look beyond the interest rate: weigh APR, monthly payment, lender fees, points or credits, cash to close, and how long you expect to keep the loan. The Consumer Financial Protection Bureau (CFPB) advises: “Contact at least three lenders on your list.”

How do I compare mortgage lenders?

  1. Set the terms you want quoted. Write down the loan purpose (purchase or refinance), approximate loan amount, down payment, property type, loan program, term, and whether you want a fixed or adjustable rate.
  2. Contact at least three providers. Give each the same core information and ask for interest rate, APR, estimated fees, monthly payment, and more than one loan option. The CFPB uses “lender” broadly in its guidance to include mortgage brokers as well as lenders; the recommendation is consumer guidance, not a legal minimum. See the CFPB’s guidance on contacting multiple lenders.
  3. Ask for written Loan Estimates. When you apply for a mortgage, request the standardized Loan Estimate so you can compare offers in the same disclosure format. Confirm that each estimate reflects the same assumptions; different loan programs, down payments, or terms can produce different pricing.
  4. Compare costs and features, not just the headline rate. Use the checklist below, then ask each provider to explain any material difference you cannot reconcile.

A mortgage broker may help identify lenders or loan options, but does not make the loan directly. Ask whether the company is acting as the lender, broker, or both, and what fees it charges. The CFPB explains the roles in its mortgage broker overview.

What should I compare on a Loan Estimate?

Compare matching categories on each estimate. A lower number in one row may come with a higher cost elsewhere, so consider the whole offer.

  • Loan and rate: loan amount, loan program, term, interest rate, and whether the rate is fixed or adjustable.
  • Payment: estimated principal-and-interest payment, plus how taxes, homeowners insurance, mortgage insurance, and other amounts are treated in the estimate. For an adjustable-rate mortgage, check when adjustments begin, how often the rate can change, the adjustment caps, and how high the payment could rise.
  • APR: compare annual percentage rates as one measure of borrowing cost, alongside the interest rate, fees, payment, and loan features. APR does not replace reading the itemized charges or considering how long you expect to keep the mortgage.
  • Upfront lender charges: origination charges, discount points, and any lender credits.
  • Other costs and cash due: third-party costs, prepaid items, mortgage insurance where applicable, and total estimated cash to close. Prepaid interest is daily interest accrued between closing and the period covered by the first monthly payment; it is not an origination fee and can vary with the closing date.

The CFPB’s Loan Estimate guide explains the form and the questions to ask when comparing offers. If a low interest rate appears alongside unusually high upfront charges, ask the lender to explain how the charges affect the total cost.

Is APR or the interest rate more important?

Neither is enough on its own. The interest rate helps determine the cost of borrowing and the principal-and-interest payment. APR combines the rate with certain loan costs into an annualized comparison measure, but it does not tell you every practical detail—for example, the cash required at closing, whether the rate can adjust, or how the offer fits the time you expect to keep the loan. Compare both figures with the itemized fees, payment, and loan terms rather than choosing solely by the lowest APR or rate.

What are mortgage points, and when do they make sense?

Discount points are upfront costs paid at closing in exchange for a lower interest rate. Ask each lender for comparable versions of the offer—with no points and with points—then compare the additional cash due against the payment reduction. The useful break-even point depends on the actual offers and how long you keep the mortgage; there is no universal number of months that works for every borrower.

Lender credits work in the opposite direction: they can lower upfront closing costs while coming with a higher interest rate. Compare the credit amount and rate against an offer with lower or no credit, using the same loan assumptions and a realistic expected time in the home or with the loan. The CFPB’s explanation of discount points and lender credits describes these trade-offs.

Is a no-closing-cost mortgage really free?

No. “No closing cost” describes how costs are handled, not whether they disappear. A lender may cover costs with a credit in exchange for a higher rate, or the closing costs may be added to the loan balance. A higher rate increases interest paid over time; financing costs increases the amount borrowed and can raise payments while reducing equity. Compare either structure with an offer where costs are paid upfront, looking at both cash due now and the longer-term cost.

Why did my rate or fees change before closing?

Compare the Closing Disclosure with the Loan Estimate and ask the lender to identify the specific reason for each changed figure. Fees can change when important information changes or was missing, and a rate lock applies under its stated conditions rather than without exception. Changes to the application or property can matter. The CFPB’s guidance on differences between the Loan Estimate and Closing Disclosure explains what to check.

Ask for an explanation in writing if the numbers are unclear. If a significant change remains unexplained, you can consider another lender, but switching may affect your closing schedule. Remember that prepaid interest can change with the closing date, so distinguish it from lender origination charges when reviewing a difference in cash to close.

Why is comparison shopping worth the effort?

In a CFPB page dated May 15, 2018, the Bureau reported that more than 30% of borrowers in studies it cited said they did not comparison-shop, and more than 75% said they applied with only one lender. That page summarized earlier Bureau research estimating that failing to shop cost an average homebuyer approximately $300 per year and many thousands over a loan’s life. These are historical figures reported in 2018, not measurements of borrower behavior or savings in 2026. See the CFPB’s 2018 discussion of mortgage comparison shopping.
