How to Compare Mortgage Lenders, Rates, and Closing Costs

The reliable way to compare mortgage lenders is to request at least three written offers for the same loan scenario and compare their official Loan Estimates. Do not choose from advertised interest rates alone. Line up the rate, APR, points, lender charges, credits, monthly payment, cash to close, five-year borrowing cost, loan risks, and the lender’s ability to close on your deadline.

This U.S.-focused method follows Consumer Financial Protection Bureau (CFPB) guidance. Mortgage pricing changes with the market, your application, the property, and the date, so no rate or fee shown here is a universal quote. The CFPB says homebuyers can potentially save $600 to $1,200 per year by getting offers from multiple lenders; “potentially” is important because your result depends on the offers you qualify for.

Start with the rule that makes offers comparable

Ask every lender to price one identical scenario. If one lender assumes a 30-year fixed loan with 20% down and another prices a 15-year adjustable-rate mortgage with 10% down, their numbers cannot answer which lender is cheaper.

  • Loan program: conventional, FHA, VA, USDA, or another program you are eligible for.
  • Term: for example, 30 years or 15 years.
  • Loan amount and down payment: use the same purchase price, cash contribution, and requested borrowing amount.
  • Property and occupancy: owner-occupied, second home, or investment property, plus the same property type and location assumptions.
  • Rate-lock assumption: ask whether the quote is floating or locked, and for how long.
  • Points and features: specify whether you want zero points, a particular number of points, or a comparison of both.

The CFPB’s consumer guide, Shopping for a Mortgage, states: “Make it your goal to compare at least three loan offers from different lenders.” Contact banks, credit unions, mortgage brokers, or lenders serving a borrower group relevant to you, but request the same scenario and a written Loan Estimate from each.

How many mortgage quotes should you get?

Three offers is the CFPB’s minimum shopping goal, not a ceiling. Three comparable estimates usually reveal whether a rate or fee is genuinely competitive. More quotes can help when your situation is unusual, but additional applications take time and may create confusion if lenders are not pricing the same product.

What to send lenders

Give each lender consistent information about income, assets, credit, the property, and the transaction. To trigger the standard Loan Estimate process, you generally need to submit six key pieces of information:

  1. Your name
  2. Your income
  3. Your Social Security number
  4. The property address
  5. An estimated property value
  6. The loan amount you want

Once those items have been submitted, the lender generally must provide a Loan Estimate within three business days. Check the date each estimate was issued because market rates and lender pricing may move between requests.

Verify that every estimate reflects the conversation

Before comparing totals, check that each form shows the intended program, term, amount, down payment, occupancy, points, and lock status. An apparently cheap estimate may simply omit a feature or use a different assumption. Ask the lender to correct an estimate that does not match what you requested.

Read the Loan Estimate page by page

The three-page Loan Estimate is designed to normalize competing offers, but estimates are not final invoices. Use it as a structured starting point and ask what assumptions produced each number.

Loan Estimate location What to compare Questions to ask
Page 1 Loan amount, term, product, interest rate, lock status, principal-and-interest payment, mortgage insurance, estimated total monthly payment, and cash to close Is the rate locked? For how long? Does the payment include mortgage insurance and escrowed taxes and insurance?
Page 2, Section A Total loan origination charges, including lender fees and discount points Which charges are required, and how many points are included?
Page 2, Section B Services the borrower cannot shop for Are these fees set by the lender, and why do they differ from another estimate?
Page 2, Section C Services the borrower can shop for May you select another provider, and which providers does the lender accept?
Page 2 Lender credits and total closing costs Is a credit being funded by a higher rate or offset by another charge?
Page 3 Annual percentage rate and the “In 5 years” comparison How much will you have paid, and how much principal will remain after five years?

Do not mistake estimates for fixed third-party bills

Property taxes, homeowners insurance, prepaid interest, and initial escrow deposits can vary because of timing or local assumptions. A higher estimate in these categories does not automatically mean the lender’s loan is more expensive. Ask why the lender used a different tax, insurance, rate-lock, points, or third-party-cost assumption before treating the difference as a pricing advantage.

Should you compare mortgage rates or APR?

Compare both, but understand what each measures. The interest rate is the annual borrowing rate and does not include fees. The annual percentage rate (APR) combines the rate with certain costs, such as discount points, broker fees, and other charges, to express a broader annualized cost.

Why a lower rate may not be the cheaper loan

A lender can reduce the rate by charging discount points upfront. Compare the dollar cost of the points with the monthly payment reduction and the period you expect to keep the mortgage. If you sell or refinance before recovering the upfront cost, the lower rate may not have paid for itself.

Why APR is useful but not decisive

APR can make two otherwise similar fixed-rate offers easier to compare, especially when their fees differ. It is not a complete answer for every transaction. For an adjustable-rate mortgage (ARM), CFPB cautions that APR does not reflect the maximum interest rate. Do not rank an ARM against a fixed loan from APR alone; examine the ARM’s adjustment schedule, initial and later caps, lifetime cap, index and margin, and the possible maximum payment.

Which closing costs actually reveal lender price?

Closing costs combine lender charges with third-party, government, prepaid, and escrow amounts. The most useful lender-to-lender comparison focuses on costs the lender controls or influences, while still checking the full cash requirement.

Category How to use it in a comparison
Lender origination charges Compare the total in Loan Estimate Section A, including underwriting, processing, administrative charges, and points.
Lender credits Subtract credits from the lender-controlled costs, then check whether the credit comes with a higher rate or another offsetting fee.
Required services you cannot shop for Compare Section B and ask the lender to explain meaningful differences.
Services you can shop for Compare Section C, use the lender’s provider list as a starting point, and confirm that an outside provider is acceptable before ordering a service.
Taxes, government fees, prepaids, and escrow Review Sections E, F, and G for accuracy, but treat differences as estimates until you understand the local tax, insurance, timing, and escrow assumptions.
Program-specific charges Separate charges established by a government program from lender-set pricing. FHA upfront mortgage insurance and a VA funding fee, for example, are not necessarily prices the lender controls.

Compare the full cash to close as well as the lender-controlled subtotal. A lender with the lowest origination charges may still require more cash if its credit, prepaid assumptions, or selected services differ.

Use the five-year borrowing cost, not just today’s payment

Monthly payment and cash to close answer immediate questions; the five-year calculation helps compare the cost of keeping the loan for a realistic period. On page 3, use the “In 5 years” figures:

  1. Find the total you will have paid over five years, including the payments and the listed upfront costs included in the form’s calculation.
  2. Find the principal paid down after five years.
  3. Subtract the principal paid from the total paid.

The result estimates the interest and fees paid during that five-year period. Use the same method for every offer. For an ARM, the estimate assumes rates stay the same; it does not show the cost if the rate adjusts upward. Pair the five-year number with the ARM’s cap structure and a worst-case payment estimate.

Match the horizon to your likely plans

If you expect to move or refinance in a few years, upfront points and a large lender fee deserve more scrutiny than they would for someone planning to keep the mortgage for decades. If you expect a long holding period, a higher upfront charge could be worthwhile when the rate reduction produces enough monthly savings. Treat this as a break-even question, not a promise: divide the upfront cost of points by the monthly payment reduction, then consider taxes, refinancing risk, and whether the loan is likely to remain in place that long.

What closing costs can you negotiate?

Ask every lender to explain meaningful differences and whether it can match or improve a competing written offer. Negotiation is common, but inspect the entire estimate after a concession. A reduction in one charge can be offset by a higher charge elsewhere or by adding more points.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A practical negotiation script

  1. Send the lender a competing Loan Estimate or a clear written fee quote.
  2. Identify the exact line items you want reviewed: origination charges, points, lender credits, or a required service.
  3. Ask whether the lender can match the competitor while keeping the same rate-lock period and loan structure.
  4. Request a revised Loan Estimate or written confirmation of the change.
  5. Recheck the rate, APR, cash to close, total closing costs, and five-year figure to make sure the concession was not shifted elsewhere.

You may shop for certain settlement services. The lender’s provider list can help you start, but confirm that an outside provider meets the lender’s requirements and will deliver on schedule. Government or program charges should not be treated as ordinary lender discounts when the lender does not set them.

Is a no-closing-cost mortgage really free?

No. “No closing cost” generally means the lender is covering the upfront expense through a lender credit funded by a higher interest rate, or the costs are added to the loan balance. You still pay through a higher monthly payment, more interest over time, a larger balance, or some combination.

Compare a no-closing-cost offer with a standard offer using cash to close, monthly payment, APR, and the five-year borrowing cost. The no-cost option can make sense when preserving cash is more important or when you expect to sell or refinance soon, but the slogan itself does not establish that it is cheaper.

Evaluate loan risk as well as price

Two offers with similar costs can expose you to very different payment risk. Add these checks to your comparison:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Fixed versus adjustable rate: determine whether the payment can change and when the first adjustment occurs.
  • Adjustment caps: review periodic and lifetime limits, not only the introductory rate.
  • Maximum payment: calculate what the payment could become under the stated caps.
  • Prepayment penalty: ask whether paying off or refinancing early triggers a charge.
  • Negative amortization: reject an explanation that leaves you unsure whether unpaid interest can increase the balance.
  • Mortgage insurance: compare the amount, cancellation rules, and whether the premium is upfront, monthly, or both.

These features can matter more than a small difference in the initial rate, particularly when your budget cannot absorb a future payment increase.

Check whether the lender can execute the loan

The cheapest estimate is not useful if the lender cannot close before your purchase-contract deadline. Ask how long the rate lock lasts, what happens if underwriting or the appraisal is delayed, and what extension would cost. A locked rate generally holds through the stated period when closing occurs within that period and the application has not changed.

Also assess practical execution: Does the loan officer answer specific questions? Are fee explanations clear? Does the lender identify missing documents early? Responsiveness and a credible closing timeline are legitimate decision factors alongside the lowest estimated cost.

A repeatable comparison worksheet

Copy the following fields into a spreadsheet and use one row per lender. Do not enter a number until you confirm that the scenario and date match.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Decision area Fields to record
Scenario Program, term, loan amount, purchase price, down payment, occupancy, property type, and rate-lock status
Immediate cash Discount points, lender origination charges, lender credits, shoppable services, and cash to close
Monthly cost Principal and interest, mortgage insurance, escrowed taxes and insurance, and estimated total payment
Longer-term cost Interest rate, APR, total paid in five years, principal paid in five years, and the resulting five-year borrowing cost
Risk Fixed or adjustable structure, adjustment dates, periodic and lifetime caps, maximum payment, prepayment penalty, and negative-amortization terms
Execution Lock expiration, extension policy, expected closing date, document requirements, and responsiveness

After filling the worksheet, eliminate any offer that is not genuinely comparable. Then decide whether your priority is the lowest near-term cash requirement, the lowest five-year cost, the lowest payment risk, or the strongest chance of closing on time. State that priority before choosing so a last-minute promotional rate does not make the decision for you.

Common comparison mistakes and fixes

Choosing the lowest advertised rate

Why it fails: the rate may assume points, a short lock, a different loan program, or borrower qualifications you do not have.

Fix: obtain a Loan Estimate for your actual scenario and compare APR, points, fees, and lock terms together.

Comparing different loan products

Why it fails: a 15-year fixed loan, 30-year fixed loan, and ARM have different payments, risk, and payoff schedules.

Free tools Windows power users keep installed

Fix: request identical products first. Compare a different product only as a separate decision with its own payment and risk analysis.

Treating every closing-cost difference as lender profit

Why it fails: taxes, prepaid interest, insurance, escrow deposits, and government charges may vary for reasons unrelated to lender pricing.

Fix: ask which assumptions changed and focus your negotiation on lender-controlled charges.

Accepting a credit without checking the rate

Why it fails: the credit may be the price of a higher rate and a larger long-term payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Fix: compare the credit, rate, monthly payment, APR, and five-year cost against a zero-credit option.

Ignoring the lock expiration

Why it fails: a quote can change if the lock expires before closing.

Fix: ask for the lock period in writing, confirm the expected closing date, and understand extension terms before selecting the lender.

Bottom line for choosing among offers

Collect at least three comparable Loan Estimates, normalize the scenario, and compare the forms line by line. Use rate and APR together, separate lender-controlled costs from estimates and government charges, calculate the five-year borrowing cost, and test ARM or other payment risks. Negotiate with written competing offers, then choose the combination of cost, risk, and closing reliability that fits how long you expect to keep the mortgage.
