When interest rates are rising, compare home-loan refinance offers by their total cost over the time you expect to keep the loan, not by the advertised rate or lowest starting repayment alone. In Australia, “balance transfer” in this context means refinancing: moving a home loan to a different lender. It is not the transfer of credit-card debt.
Compare offers on the same assumptions
Ask each lender for a written offer and, where available, a Key Facts Sheet based on your loan amount, intended term and repayment circumstances. Record when each document was produced: its rates and fees apply as at that date, and the sheet is a comparison aid—not proof that you are eligible or an unconditional credit offer. The rules are set out in the National Consumer Credit Protection Regulations 2010.

Use identical assumptions wherever possible: the same balance, remaining term, repayment type and relevant rate structure. If a lender quotes a longer term, model it separately. The required monthly repayment may fall because repayment is spread over more time, even if you pay more interest overall or repay principal more slowly.

Build a like-for-like comparison
- Record the balance and remaining term used for each quote.
- Identify whether the rate is variable, fixed, split or introductory. Note how long any fixed rate or discount lasts and what rate or product applies afterward.
- Compare principal-and-interest repayments and ask for a higher-rate scenario, especially for variable rates and after a fixed period ends.
- Note the comparison rate and check which fees it includes or excludes.
- List one-off costs: discharge, application or establishment charges, any fixed-rate break cost, government charges and any lenders mortgage insurance that applies.
- List ongoing costs, including package or account fees and any extra cost for offset access.
- Record cashback or other lender credit, its conditions and whether it remains worthwhile after costs.
- Include only features you expect to use, such as an offset account, redraw, extra repayments or repayment flexibility. Check limits, fees and access conditions.
Estimate the real cost of switching
Choose a realistic period for the comparison—for example, the time you expect to keep the loan before selling, refinancing again or changing your circumstances. For that same period, estimate the new loan’s interest and fees, add switching costs and subtract any incentive you qualify for. Compare that result with the existing loan’s interest and fees over the same period. State your assumptions; rates, fees and future repayments can change, so the estimate is not a guaranteed saving.

Include the principal repaid as a separate comparison if the loans have different terms or repayment structures. A lower monthly payment can reflect a longer repayment period rather than a cheaper loan. Avoid treating a cashback offer or a lower headline rate as a saving until you have accounted for the full cost. ASIC warns that discharge or arrangement costs and lenders mortgage insurance can outweigh a lower rate, and that cashback should be assessed against the loan’s other terms and fees. See ASIC’s refinancing guidance.
Use comparison rates as a screen, not a verdict
A comparison rate combines the interest rate with most fees and charges, making it useful for an initial cost check. It does not include government charges or charges that apply only in particular circumstances, such as early repayment. It also cannot capture non-price features such as flexible repayments or fee-free accounts. Check the actual offer and contract for those exclusions before deciding. ASIC explains the scope of comparison rates in its National Credit Code guidance.

For a variable-rate offer, ask how repayments and total interest would change under at least one higher-rate scenario. For a fixed offer, compare the fixed period with the rate or product that would apply afterward, and check any limits on extra repayments and possible costs of exiting early. A split loan can spread exposure between fixed and variable portions, but may also bring separate restrictions and charges. The actual offer determines the trade-offs; no structure is inherently safer for every borrower.

Market conditions are not a guide to the rate you personally can obtain. The Reserve Bank of Australia reported that the spread between average new and outstanding variable mortgage rates narrowed from around 35 basis points in 2019 to around 3 basis points as at December 2025. Its February 2026 Bulletin also described increased refinancing and borrowers negotiating with their current lenders. These figures are market context, not a forecast or a promise of an individual rate: RBA, “Recent Changes in Credit Markets and Their Implications for Monetary Policy”.
Price the features you will actually use
An offset account reduces the balance used to calculate interest by the amount held in the linked account. Whether it is worth any added loan cost depends on the balance you expect to maintain. Redraw gives access to extra repayments, but lenders set their own rules, limits, fees and access timing. They are not interchangeable: compare the specific contract terms. Moneysmart explains these features and repayment options in its mortgage repayment guidance.

Repayment frequency can also affect how much you pay over a year. Moneysmart notes that paying half the monthly repayment every two weeks results in the equivalent of an extra month’s repayment each year because there are 26 fortnights in a year. This is a repayment-frequency illustration, not a refinance saving estimate. Check that extra repayments are permitted and whether fees or limits apply.

ASIC recommends asking your current lender for a better deal before refinancing. Get any retention offer in writing, then compare it with external offers using the same balance, term, costs and features. A lower rate from your current lender may avoid some switching costs, but weigh the full terms rather than assuming it is automatically the better option.

If you use a mortgage broker, ask which lenders they can access and how they are paid. A broker may help compare loans and consider whether switching suits your circumstances, but clarify the scope of the comparison. ASIC’s refinancing tips also advise considering the costs and terms involved in moving loans.
Quick Recap
Make the decision across five dimensions
- Total cost: compare interest, ongoing fees and switching costs over the same chosen period, after eligible incentives.
- Payment resilience: check whether repayments remain manageable in a higher-rate scenario and after any fixed period ends.
- Term and principal: confirm that a lower repayment is not mainly the result of extending the loan or slowing principal repayment.
- Useful features: decide whether offset, redraw or repayment flexibility is worth its price for your expected use.
- Flexibility and exit costs: check repayment restrictions, rate changes, break costs and other conditions that could matter if you sell or refinance again.
