Clean and inspect your desert air cooler before its first use, then shut off its water, drain and clean it, and let it dry completely before seasonal storage. First check the owner’s manual: a portable cooler and a roof-mounted or ducted system can have different safe access, pad-cleaning and drainage procedures. “Desert cooler,” “swamp cooler” and “evaporative cooler” are often used for the same kind of equipment, but their maintenance instructions are not interchangeable.
Before you start: identify the cooler and isolate power
Find the exact model and its owner’s manual before removing panels, pads, a pump or other parts. Confirm whether the unit is portable or installed, how its water system drains, and whether it has a bleed-off, auto-flush or salinity-management feature. Follow the manual for disassembly, cleaning agents, drainage and service intervals.

- Portable unit: Turn it off and unplug it before opening or inspecting internal components. Keep hands clear of fan blades, and never run the pump without water; Portacool warns that doing so can damage components (Portacool seasonal maintenance guide).
- Roof-mounted or ducted system: Do not treat rooftop access as an ordinary household cleaning task. Seeley recommends authorized service for maintenance or checks on roof-mounted Breezair coolers (Breezair EXQ/EZQ/EXS owner’s manual).
How to clean and recommission a cooler before the season
- Isolate power. Turn off and unplug a portable unit, or isolate power according to the installed system’s manual. Do not open the unit while it is powered.
- Remove loose dust and debris. Clean the exterior, vents and accessible fan openings. Inspect the housing and, on portable units, the cord and casters for damage.
- Inspect the media. Look for cracks, brittleness, scaling, salt deposits and clogged areas. Clean or replace pads only as the model’s manual directs. Pad materials and approved cleaning methods differ: Portacool gives a spray-nozzle-and-brush method for its HydroTek media, while the Breezair EXQ/EZQ/EXS manual warns, “Do not wash the pads with high pressure water spray.” The Breezair manual also says salted-up pads should be replaced.
- Check water components. Where accessible and applicable, inspect for leaks and check that the float valve operates. Follow the manual for any more involved service or roof-mounted work.
- Reinstall and test. Put pads back in their original positions and secure all panels. Connect or fill the water supply, then run the unit as directed. Check that water reaches the media evenly and look for dry spots, leaks, error messages or unusual noises.
How often to clean an evaporative cooler during the season
Use the cleaning frequency in your own model’s manual. Portacool’s 2025 product guidance suggests drying its media daily, checking and cleaning the reservoir and media weekly, and inspecting the exterior and vents and performing a test run monthly. Those are Portacool recommendations for its products, not a universal schedule for every desert cooler.

- If the cooler will sit idle for more than a few days, the U.S. Department of Energy’s Pacific Northwest National Laboratory (PNNL) recommends emptying the drain pan. Standing water can become a breeding ground for mosquitoes and bacteria, including Legionella (PNNL evaporative cooling systems guide).
- Mineral-rich water can leave deposits on pads and water components. Inspect more often if you see buildup, and check the manual for the correct drain, bleed-off or flush procedure.
How to winterize an evaporative cooler at season’s end
- Shut off water and isolate power. Follow the model’s shutdown procedure before opening the unit.
- Drain and clean the water system. Clean the reservoir or pan and remove debris. PNNL recommends shutting off the water line, draining and cleaning the pan, and covering an installed system for winter. For the Breezair EXQ/EZQ/EXS family specifically, the manual directs owners to remove pad frames, clean distribution channels, drain the tank, and clean the tank and pump filter; clean the salinity probe if fitted. These are model-specific directions, not a universal disassembly sequence.
- Clean media as approved. Use only the method allowed for your pad material and model. Portacool recommends mild soap for buildup in its reservoir and media, along with its media-cleaning method; that does not establish a safe method for other brands or pad types.
- Dry before storage. Let the reservoir and media dry completely. For a portable unit, Portacool recommends removing the pump and reservoir where applicable, securing the power cord, and storing the dry unit in a sheltered place away from freezing temperatures, open flames and heat (). For an installed cooler, PNNL recommends a winter cover after draining and cleaning.
- Choose a suitable cover if needed. Check that a cover is intended for your unit and fits its model and dimensions; there is no single cover size established for all coolers.
Water minerals, bleed-off and service intervals
Bleed-off can reduce mineral concentrations, but it uses additional water. PNNL says it can raise water use by 10% to 50% (PNNL evaporative cooling systems guide). As an illustration—not a general household average—PNNL, citing SWEEP (2007), gives annual use for a 1,500-square-foot home without a bleed-off valve of 2,980 gallons in Santa Fe, 7,261 gallons in Albuquerque and 12,457 gallons in Las Cruces, New Mexico. PNNL says to increase those location-specific examples by 50% if a bleed-off valve is used (PNNL, citing SWEEP).

Service schedules depend on the equipment and conditions. The Breezair EXQ/EZQ/EXS manual calls for scheduled service after the first year and every two years thereafter, ordinarily before summer. It says adverse environments or non-domestic use may require more frequent service and notes that maintenance affects warranty coverage for those models. Local rules may also set service requirements; do not apply that Breezair interval to a different cooler.

Quick seasonal checklist
- Before first use: confirm the exact manual, isolate power, remove debris, inspect media and water components, reinstall pads correctly, and test water distribution.
- During use: follow the model’s cleaning schedule, avoid leaving standing water in an idle pan, and check more often if mineral deposits appear.
- At shutdown: turn off the water and power, drain and clean the pan or tank, dry the unit fully, then store a portable cooler in a suitable sheltered location or cover an installed system as directed.
