How to Choose Between a Lower EMI and a Shorter Loan Tenure After a Rate Hike

After a rate hike, choose a lower EMI with a longer tenure if the higher payment would strain your budget; choose a higher EMI that preserves or shortens the repayment period if you can comfortably afford it and want to pay off the loan sooner. Compare the lender’s written schedules for both choices—including total remaining payments and interest—before deciding. The right option depends on your loan terms, cash flow and lender rules.

What changes when your floating rate rises?

A rate reset can increase your EMI, extend the loan tenure, or change both. The revised outcome depends on the lender’s terms and the choices available to you, so do not assume that a generic calculator or an example from another borrower will match your loan. Ask your lender for the revised figures and schedules tied to your outstanding balance and reset rate.

For covered loans, the Reserve Bank of India’s August 18, 2023 direction says borrowers must be offered choices at reset. It states: “The borrowers shall also be given the choice to opt for (i) enhancement in EMI or elongation of tenor or for a combination of both options; and, (ii) to prepay, either in part or in full, at any point during the tenor of the loan.” Read the RBI direction.

How to compare the two choices

Ask the lender for two written repayment schedules based on the same outstanding principal and reset rate: one with the higher EMI and shorter or original tenure, and one with the lower EMI and extended tenure. Compare the following before choosing:

  • COMES COMPLETE: Comes with a protective slide cover, quick reference guide, pocket user's guide, two long-life batteries, and 1-year warranty
  • Monthly affordability: Check the proposed EMI against take-home income, essential costs, emergency savings and other debt payments. A payment that leaves no room for unexpected expenses can be risky even if it shortens the loan.
  • Time to payoff: Compare the number of instalments remaining and the expected payoff date under each schedule.
  • Total remaining cost: Compare total scheduled payments and the interest component over the remaining loan life—not just the monthly EMI.
  • Future rate changes: Ask how another rate reset before payoff could affect the EMI, tenure or both.
  • Fees and alternatives: Ask about fixed-rate switching, part-prepayment and any switching, service, administrative or prepayment charges. Get applicable charges in writing.
  • Prepayment treatment: If you make a part-prepayment, ask whether the lender will recalculate the EMI, the tenure or both.

There is no universal savings percentage for choosing the higher EMI. The actual difference depends on your balance, rate, remaining schedule, future resets and lender charges; use the lender’s figures for your loan rather than an assumed average.

Which option fits your situation?

Choose the higher EMI when the payment is sustainable

A higher EMI can maintain or reduce the remaining tenure, helping you finish repayments sooner. It may suit you if your monthly budget has reliable headroom after essential expenses, savings and other debt payments. Ask the lender to show the resulting instalment count, payoff date and total remaining payments so you can judge the trade-off.

Choose the lower EMI when cash flow needs protection

A lower EMI can make monthly payments more manageable, but if it is achieved by extending the tenure, repayments may continue longer. This may be more suitable when income is uncertain or a larger EMI would leave too little room in your budget. Compare the extended schedule’s total remaining payments and interest with the higher-EMI schedule before accepting it.

Consider a combination or prepayment

Where the lender allows it, a combination of a higher EMI and longer tenure may balance monthly affordability with a shorter payoff timeline than the lowest-EMI option. Part-prepayment may also reduce the amount left to repay. Ask the lender to model the resulting schedule and explain whether it will adjust your EMI, tenure or both, along with any charges.

What to request from your lender

Request these details in writing so both options can be compared on the same basis:

  1. Outstanding principal, reset interest rate and the date the new rate takes effect.
  2. Revised EMI and number of instalments left for each available choice.
  3. Total scheduled amount remaining and the interest component under each schedule.
  4. An amortisation schedule for each choice, showing how payments are allocated over time.
  5. Whether a fixed-rate switch or part-prepayment is available, and the applicable switching, service, administrative or prepayment charges.
  6. How a future rate change or part-prepayment would affect the EMI and tenure.

Also ask whether the proposed revised schedule complies with your loan agreement and the rules applicable to your loan. The RBI direction says a tenure extension for a covered floating-rate loan must not result in negative amortisation.

Which RBI rules apply?

The RBI’s August 18, 2023 direction concerns resets of floating-rate, equated-instalment personal loans. It requires lenders to explain possible rate-change effects at sanction and communicate subsequent increases in EMI or tenure. At reset, the direction provides for a choice among a higher EMI, a longer tenure or a combination, as well as part or full prepayment. It also provides for fixed-rate switching under the lender’s Board-approved policy and transparent disclosure of applicable switching and service charges. See the direction’s terms.

The RBI’s FAQ, dated January 10, 2025, clarifies that the circular is for equated periodic instalment-based personal loans, not every loan product, and says existing borrowers are covered. It lists minimum quarterly statement details including principal and interest recovered to date, EMI amount, number of EMIs left and the annualised rate for the loan tenor. The FAQ discusses home-loan resets, but that does not mean every provision applies identically to every lender and loan type. Check the rules and terms relevant to your lender and loan. Read the RBI FAQ.

Separate RBI guidance applies the reset framework to floating-rate EMI-based housing loans from urban co-operative banks, subject to the relevant housing-finance rules. For that covered UCB category, the cited guidance states a maximum housing-loan period of 20 years; do not treat that limit as a rule for all Indian lenders. See the UCB housing-finance guidance.

An older RBI housing-loan notification says that when a floating-rate housing-loan repayment period is extended to keep the EMI unchanged, banks should assess repayment capacity across the extended period and offer a higher EMI option to borrowers who want to repay within the original period. Treat this as supplementary context and confirm current lender rules before relying on it. Read the notification.
