Choose the financing structure that matches when you will spend the money. For a renovation with a known, one-time price, compare lump-sum offers from an installment lender and a home equity lender. For work paid in stages, a HELOC can let you draw only what you need, but its usually variable rate and the payment reset after the draw period require more planning. A home equity loan generally provides one lump sum at a usually fixed rate, making the payment easier to forecast.
The label home-improvement loan is not a standardized product. An offer using that name may be an unsecured personal installment loan or a loan secured by your home. Before comparing rates, confirm the collateral, disbursement method, annual percentage rate (APR), fees, term and total repayment. Home equity loans and HELOCs place a lien on the property. If you cannot repay, the home can be at risk.

Quick comparison: which structure fits your project?
| Question | Home-improvement loan (verify the contract) | Home equity loan | HELOC |
|---|---|---|---|
| How you receive funds | Often one lump-sum installment, commonly unsecured; the offer controls. | One lump sum. | Repeated draws up to a credit limit during the draw period. |
| Collateral | May be unsecured personal credit or secured credit. The marketing name proves neither. | Secured by the home. | Secured by the home. |
| Rate and payment | Offer-specific; check whether the rate and payment are fixed or variable. | Usually fixed, although some products are adjustable. | Usually variable; the payment can change as the rate or balance changes. |
| Structural fit | A defined amount with a fixed repayment schedule, if the payment is affordable and the loan is suitable. | A known project cost when you accept using home equity as collateral. | Costs that arrive in stages when you can manage rate and payment changes. |
| Main checks | APR, origination fee, term, prepayment language, security interest and total repayment. | APR, fixed or adjustable rate, fees, term, lien consequences and total repayment. | Index and margin, caps, teaser period, draw and repayment lengths, minimum draws, all fees, freeze rights, payment after the draw period and any balloon payment. |
These are structural tendencies, not guarantees from every lender. Your credit, available equity, project schedule, lender charges, rate, term and payoff plan determine the actual cost. Request written offers for the same amount and compare what each would cost over the period you realistically expect to keep the debt.
What “home-improvement loan” really means
Unlike “HELOC” and “home equity loan,” home-improvement loan is primarily a marketing phrase. One lender may use it for an unsecured personal installment loan; another may be advertising a secured home-equity product. The distinction changes both risk and comparison.

Unsecured personal installment credit
An unsecured loan does not give the lender a claim on the house as collateral. You borrow a stated amount and repay it in installments under the contract. The lender may charge a higher rate or offer a lower limit than a home-secured product; the Consumer Financial Protection Bureau (CFPB) identifies those as common trade-offs for personal-credit alternatives. Compare the actual APR, origination charge, monthly payment, term, prepayment terms and total of payments rather than assuming “unsecured” means inexpensive.
A secured loan sold under the same label
If the contract grants a lien on the home, treat it as home-secured borrowing even if the advertisement says “home-improvement loan.” Confirm whether it is a first-lien or additional mortgage obligation, what happens if you already have a mortgage, and which property secures it. A secured offer belongs in the same risk analysis as a home equity loan or HELOC.
How a home equity loan works
A home equity loan advances a lump sum. You begin repayment on the amount borrowed, generally through scheduled installments over a stated term. Rates are usually fixed, so the principal-and-interest payment is more predictable; CFPB guidance notes that some home equity loans can instead have adjustable rates, so verify the contract.

- The contractor has provided a reliable total price and you need most of the money at once.
- You value a payment that is easier to budget than a variable-rate line.
- You are comfortable pledging the home and have enough equity after accounting for the existing mortgage and the new lien.
What to verify
- Whether the rate is fixed for the entire term or can adjust.
- The APR and every closing, appraisal, title, origination or other lender fee.
- The repayment term, total scheduled payments and any prepayment charge.
- How the new lien ranks with your existing mortgage and what default means for the property.
A home equity loan can be an additional mortgage obligation when you already have a first mortgage. The lower payment that comes from a long term may also mean more interest over the life of the loan; compare total repayment at the same expected payoff date, not only the monthly amount.
How a HELOC works
A home equity line of credit gives you a maximum credit limit secured by the home. During the draw period, you can borrow, repay and generally borrow again up to the available limit. Interest is charged on the balance, not on unused credit, subject to the plan’s rules.

The draw period is not the whole loan
When the draw period ends, you normally cannot take additional advances. The account may enter a repayment period, the payment may rise because principal must now be amortized, or the contract may require repayment of the entire outstanding balance. Ask for the exact length of both periods and obtain the payment under the current rate and under a higher-rate scenario.
How the variable rate is calculated
CFPB guidance says HELOC rates commonly have two parts: an index plus the lender’s margin. The U.S. prime rate and the Constant Maturity Treasury rate are common indexes. The index can move even when your lender does not change its margin, so ask how often the rate resets, whether there are periodic or lifetime caps, and what floor applies. A teaser rate may expire; ask for its end date and the formula that applies afterward.

Request an illustration showing the payment at today’s rate, at a materially higher rate, and after the draw period. Confirm whether the payment is interest-only or includes principal, the minimum balance or draw rules, and whether a balloon payment could be due. An interest-only payment can look low while leaving the borrowed principal largely unchanged.
Fees and the right to freeze credit
Depending on the plan, fees can include application, origination, appraisal, title or closing, annual or membership, inactivity, early cancellation and fixed-rate-conversion charges. Obtain the complete fee schedule in writing and ask which charges recur.
A lender may reduce or freeze future draws after a significant decline in the home’s value or a negative change in your financial situation. Treat undrawn credit as optional, not guaranteed emergency liquidity. You remain responsible for any balance already borrowed.

Match the product to your project’s cash flow
Defined cost, paid once
Suppose a contractor’s signed proposal gives you a firm price and the work will be completed in one phase. Compare a personal installment offer with a home equity loan for the same borrowed amount and expected payoff horizon. The unsecured option avoids putting the house up as collateral but may have a higher APR or lower limit. The home equity loan may provide a more predictable fixed payment, while adding a lien and foreclosure risk if you cannot repay.
Several invoices over many months
For a kitchen remodel, addition or accessibility project with deposits, progress payments and a final invoice, a HELOC’s draw structure can avoid paying interest on money you have not used. In exchange, you take variable-rate risk, must plan for the end of the draw period and cannot assume the lender will preserve unused availability.
Uncertain scope or a contingency reserve
Do not borrow a full lump sum merely because a project might run over budget. A line can provide flexibility, but only if the rate, fees, minimum payments and post-draw terms remain affordable in a higher-cost scenario. If the final scope is not defined, delay borrowing until you can estimate the amount and timing with reasonable confidence.
Compare offers on total cost, not the headline rate
Use a worksheet with the same requested amount, start date and expected payoff date for every offer. Record the amount you actually receive after fees, the scheduled payment, the rate formula, the total of scheduled payments and the cost of paying the balance off early. For a HELOC, model at least the current rate and a higher-rate case, then model the payment after the draw period.
| Item to place side by side | Why it matters |
|---|---|
| APR and rate type | A fixed APR supports predictable installments; a variable APR can change with the index and balance. |
| Net proceeds | Upfront fees reduce the money available for the project. |
| Term and payoff date | A longer term can reduce the payment while increasing interest paid if you keep the debt longer. |
| Monthly payment now | Tests whether the current obligation fits your budget. |
| Payment under a higher-rate scenario | Shows whether a HELOC remains manageable if rates rise. |
| Payment after a HELOC draw period | Reveals the reset that can occur when principal repayment begins. |
| Balloon or final-balance requirement | A large final payment may require refinancing or a sale and should not be treated as an ordinary installment. |
| Collateral and lien position | Determines whether the home is at risk and how the obligation interacts with an existing mortgage. |
| Cancellation, inactivity and conversion fees | Can materially change the cost of a line that is opened but used lightly or closed early. |
No product is established as always cheaper. A lower advertised rate can be outweighed by fees, a longer term, a variable-rate increase or a higher amount actually borrowed.

A practical application process
- Define the project budget. Separate the contractor’s price, permits, design costs, taxes and a contingency amount. Identify which invoices are due and when.
- Check your current mortgage and equity. List the first-mortgage balance, rate and payment. For a secured product, ask the lender how the proposed lien affects total obligations and available equity.
- Classify every offer. Mark each as unsecured personal credit, a home equity loan or a HELOC. Do not rely on the advertisement’s title.
- Request complete disclosures. Obtain the APR, rate type, index, margin, caps, term, draw and repayment periods, all fees, minimum draws, prepayment language and collateral terms.
- Run payment scenarios. For a lump-sum loan, calculate the scheduled payment and total repayment. For a HELOC, calculate the current-rate payment, a higher-rate payment, the post-draw payment and any balloon amount.
- Check affordability after the work is complete. Include your existing mortgage, taxes, insurance, utilities and other debts. Do not count on refinancing or a future home sale to make an unaffordable payment work.
- Compare written offers on one worksheet. Keep the requested amount and expected payoff horizon constant. Ask each lender to explain any term you cannot reproduce from the disclosure.
- Confirm the final contract before signing. Verify the rate, amount, fee schedule, collateral, draw rules and cancellation rights against the offer you used for your decision.
Risks that deserve special attention
Home-secured debt can lead to foreclosure
Both home equity loans and HELOCs are secured by the home. CFPB consumer guidance states: “If you fall behind or can’t repay the loan on schedule, you could lose your home.” This is a consequence of the collateral structure, not a prediction that every borrower will default. Build a repayment plan that still works if the project is delayed, the rate rises or household income falls.
Variable payments can expose a tight budget
A HELOC payment can change with the index and with the outstanding balance. An interest-only period can defer principal rather than eliminate it. If the payment after the draw period is not affordable, the line is a poor fit even when the opening payment looks attractive.
Future access is not guaranteed
A lender can reduce or freeze unused HELOC credit after a significant home-value decline or a negative change in your financial circumstances. Maintain a separate emergency reserve instead of treating the unused limit as cash on hand.
Alternatives to evaluate
Unsecured personal line of credit
An unsecured line can avoid a lien on the home, but CFPB notes that personal-credit alternatives may carry higher rates or lower limits. Compare the actual offer, including whether the rate is variable and whether the lender can change the limit.

Credit card financing
A card may be practical only for a small, quickly repaid purchase. Compare the APR, promotional expiration date, minimum payment and balance-transfer or cash-advance rules with the cost of a loan. Do not assume a temporary promotion will last through a long renovation.
Best Value
Cash-out refinance
A cash-out refinance replaces the existing mortgage with a larger first mortgage and gives you the difference in cash. It commonly includes closing costs. It may be more or less expensive than a HELOC depending on the new rate, the rate on your current first mortgage, the term and how long you will keep the debt. Compare the complete replacement-loan cost before considering it.
Home equity contracts are not conventional loans
A home equity contract, sometimes called a home equity investment or shared-equity agreement, exchanges an upfront payment for a future lump-sum settlement partly based on the home’s value. It is not the same as a home equity loan or HELOC. Terms and valuation formulas vary, and the lien can complicate refinancing. In a January 15, 2025 spotlight, CFPB reviewed 38 complaints about these contracts; consumers described settlement surprises, valuation disputes, refinancing problems and possible pressure to sell. Six of 21 published complaint narratives used the word “predatory”—29% of that reviewed set, not a prevalence estimate for the industry or all borrowers.
The same CFPB report said settlement amounts under many home equity contracts can grow at 19.5%–22% per year in early years. That figure concerns those contracts, not typical HELOCs or home equity loans. The report’s simplified example of $50,000 borrowed at a 9% HELOC rate with interest-only payments produced a $375 monthly payment; after ten years, the borrower still owed the original $50,000 and had paid $45,000 in interest, excluding fees. It is an illustration, not a current advertised rate or a personal quote.
Tax treatment in the United States
For tax year 2025, IRS Publication 936 says interest on a home equity loan or line of credit is deductible only when the proceeds are used to buy, build or substantially improve the main or second home that secures the debt, and other requirements and limits apply. The publication describes a substantial improvement as one that adds value, prolongs useful life or adapts the home to new uses. Ordinary repainting to maintain condition alone is not substantial.
Do not promise yourself a deduction based only on the product name or the fact that a project is called a renovation. Keep records showing how proceeds were used, check the current IRS instructions for the tax year in question and obtain advice for your own facts.
Questions to ask before accepting an offer
- Is this loan secured by my home, and if so, what lien position will it have?
- Is the rate fixed or variable? If variable, what index and margin apply, how often can the rate change, and what caps or floor apply?
- Is any introductory rate temporary, and what formula applies when it expires?
- For a HELOC, how long is the draw period, how long is repayment, and what payment is due in each phase?
- Does the payment amortize principal, or can it be interest-only?
- Could a balloon payment or full-balance demand occur?
- What are the application, origination, appraisal, title, closing, annual, inactivity, cancellation and fixed-rate-conversion fees?
- Are there minimum draws, minimum balances or a required initial advance?
- Under what conditions can the lender reduce or freeze unused credit?
- What is the total repayment if I pay as scheduled, and what does early payoff cost?
- What happens to my existing mortgage and home if I miss payments?
Bottom-line decision
Use an unsecured installment offer only when its verified terms are affordable and avoiding a lien is worth any higher rate or lower limit. Favor a home equity loan when the amount is known, a predictable payment matters and you accept home-secured risk. Consider a HELOC when spending is staged and you can withstand variable rates, a potentially higher payment after the draw period and a possible freeze of unused credit. The right choice is the one whose complete written terms still work under a realistic payoff plan—not the one with the most attractive headline rate.
