How to Choose a Home Energy Audit and Prioritize Upgrades That Pay Off

Choose an assessor who can show relevant credentials, explain why the proposed tests suit your home, and deliver a written report with prioritized improvements, estimated costs, savings, and assumptions. Then compare projects using your own installation quotes, utility rates, and current local incentives. There is no dependable upgrade order or guaranteed payback that applies to every house.

Choose an assessment that answers your actual questions

A professional home energy assessment is useful when it connects observed problems—such as high bills, drafts, or rooms that are hard to heat or cool—to the home’s systems and specific improvement options. Tell the assessor what you have noticed and, where possible, provide recent utility bills. A home’s physical features can indicate opportunities, but a score based on those features is not the same as an explanation of your actual energy use.

The U.S. Department of Energy’s 2021 Consumer Guide to Home Energy Assessments gives a historical estimate of approximately $250 to $600 or more for an assessment. That is not a current local quote: ask providers in your area for their present fees and what each fee includes. DOE says the assessor should provide a report of findings and ideas for improvements.

Ask these questions before booking

  • What credentials do you hold? DOE’s list of qualified home energy auditors names programs and credentials including BPI Building Analyst Professional, BPI Home Energy Professional Energy Auditor, RESNET Home Energy Rater, and ASHRAE Building Energy Assessment Professional. Ask whether the credential meets the requirements for any incentive you intend to claim, and verify those requirements with current IRS guidance.
  • What will the assessment cover? Ask which parts of the building and which systems are included, and whether the service includes a written report with ranked recommendations, estimated energy and dollar savings, project costs, and the assumptions behind the estimates.
  • Which diagnostic tests are appropriate, and why? DOE describes blower-door testing to assess air leakage, duct-blower testing to assess duct leakage, and infrared imaging to help locate air leaks. These tools are not automatically part of every assessment; the scope should reflect your home and concerns.
  • What is the full fee and what affects it? Ask about utility or program discounts, and whether the provider reduces the assessment fee if you hire them for upgrade work. If a discount is tied to follow-on work, ask whether it creates a commitment and whether that relationship will be disclosed alongside recommendations.
  • Does the report meet the rules for an incentive? If you are considering a credit or rebate, ask what credential, taxpayer information, or report attestations are required. Check current federal and local rules yourself before relying on an incentive.

Understand what each assessment option can tell you

These options serve different purposes. A score or utility comparison can help put energy use in context, but neither necessarily diagnoses the cause of a drafty room or a high bill.

Option What it provides Limits to consider
Professional home energy assessment A home-specific inspection, diagnostic testing as appropriate, and written ideas for improvements. Compare scope, assessor credentials, fee, tests, report detail, and any relationship between the assessment and later upgrade work. DOE’s 2021 guide gives an approximate historical fee range of $250 to $600 or more; get current local quotes.
DOE Home Energy Score An asset-based rating from 1 to 10, with 1 described as least efficient and 10 as most efficient, plus recommendations. It can help compare homes and identify possible improvements. It estimates efficiency from home characteristics rather than measuring the household’s actual utility-bill use. It is offered only where official partners operate.
ENERGY STAR Home Energy Yardstick A comparison of a home’s actual energy use over the prior 12 months with that of similar homes. ENERGY STAR says it is not a replacement for a professional audit. It does not diagnose the cause of high bills or discomfort, and comparisons are limited to the home types the tool supports.

If your priority is understanding a particular problem or choosing work for your house, ask for a professional assessment with a scope that addresses it. A score or usage comparison can add context, but should not be mistaken for a diagnosis.

Turn the report into a home-specific upgrade plan

Use the assessment to identify relevant opportunities—not to follow a generic list of popular products. DOE’s home-upgrade guidance discusses measures such as insulation and air sealing, duct sealing, heating and cooling equipment including heat pumps, water heating, windows and doors, ventilation, and controls. A measure belongs on your shortlist only if the home has a diagnosed need for it.

Compare each project on the same basis

  • Installed cost: Get a project-specific quote, including related work needed to complete it.
  • Estimated savings: Ask for projected annual energy savings and bill savings, along with the assumptions used. Check that the estimate reflects your fuel, utility rates, and household circumstances.
  • Estimated payback: Treat this as an estimate, not a promise. DOE’s Home Energy Score FAQ notes that some measures may recover their cost within a couple of years while others take longer.
  • Incentives: Count only rebates or tax benefits for which your household and project appear eligible under rules checked at the time you commit.
  • Other benefits: Consider comfort, durability, moisture control, health, resilience, equipment replacement needs, and emissions. Decide which of these outcomes matters to you; they are different definitions of “pay off.”

DOE says the combined savings estimated for measures in the Home Energy Score are usually less than the sum of each measure’s individual estimated savings. Do not add separate projections together as though every upgrade produces its full standalone savings after the others are installed.

Check sequence and dependencies

Some work can affect what should be done next. For example, ENERGY STAR’s page about the home energy audit tax credit describes optimizing attic insulation before sizing or installing a heat pump. The credit described on that page has expired, but the sequencing example illustrates why load-reducing work can affect equipment needs. Ask a qualified professional to confirm what makes sense for your particular home rather than applying the example automatically.

Air sealing may reduce heating and cooling costs and improve comfort and durability, according to DOE’s home-upgrade guidance. That does not establish a universal savings figure or payback period: results depend on the home and the work. Use the audit findings and local quotes to judge whether it belongs near the top of your plan.

Verify incentives before including them in the math

Do not count the former federal home energy audit credit as available for an audit performed in 2026. ENERGY STAR’s credit page states that its eligibility period ran from January 1, 2023, through December 31, 2025, and ended on December 31, 2025. DOE’s page on qualified auditors also says the 2025 law revised tax-credit provisions and that its information may change. Check current IRS rules for any later eligibility and confirm that an assessor’s credentials and report meet the rules that apply to your tax situation.

A practical way to prioritize the shortlist

  1. Start with diagnosed causes. Use the report to distinguish identified problems from general suggestions. Make sure the recommendations address your stated concerns, such as high bills or uncomfortable rooms.
  2. Get comparable quotes. For each relevant project, obtain an installed price and ask what work is included. Where a measure changes the requirements for another project, ask providers to explain the dependency.
  3. Compare costs and outcomes. Put cost, estimated annual energy and bill savings, estimated payback, confirmed incentives, and non-energy benefits side by side. Note the assumptions and uncertainties rather than treating a single payback number as decisive.
  4. Check current inputs. Use current utility rates, installation quotes, local rebate terms, and current tax instructions. Incentives and program terms may change.
  5. Choose according to your goal. If your goal is lower bills, give more weight to credible savings estimates and installed cost. If your priority is comfort, moisture control, resilience, health, a failing system, or emissions, say so explicitly: a project can meet that goal without having the quickest estimated financial payback.
