How to Check Your Credit Report Before Applying for a Mortgage

Pull your reports from Equifax, Experian, and TransUnion at AnnualCreditReport.com, inspect each one for inaccuracies, and dispute errors with both the credit reporting company and the business that supplied the information. Checking your own report does not lower your credit score, but finding a problem early gives you time to document it and have it investigated before a lender evaluates your application.

This guide is for U.S. mortgage applicants. It explains what to review, how to handle errors, how mortgage inquiries are treated, and why a score shown in a consumer app may differ from the score or model a lender uses.

Why the report matters more than a single score

A credit report is the underlying record of your credit accounts and payment behavior. A credit score is a number calculated from information in a report. Looking only at a score can hide the account, balance, payment-status, or identity information that produced it, so a score is not a substitute for reviewing the reports themselves.

Mortgage underwriting also considers more than a score. The Consumer Financial Protection Bureau (CFPB) says lenders weigh the report, debts, savings, assets, and income, along with scoring information. Its mortgage guidance states: “Your credit score is only one component of your mortgage lender’s decision, but it’s an important one.” A clean, accurate report helps the lender evaluate the information consistently; it does not guarantee approval or a particular interest rate.

Get all three reports before you apply

Use AnnualCreditReport.com to request the free reports maintained by the three nationwide credit reporting companies:

Report What to do Why review it
Equifax Request the report and save a copy for your records. Its file may contain information that is absent or displayed differently elsewhere.
Experian Request the report separately and retain the full report, not just a score. Account status, balances, or inquiries can differ from the other reports.
TransUnion Request the report and compare each tradeline with the other two. A mortgage lender may review information and scores from all three companies.

The CFPB directs consumers to AnnualCreditReport.com when they are shopping for credit or preparing to apply for a mortgage. Use the official address rather than entering personal information into an unfamiliar site. You will generally need to verify your identity, so have prior addresses and account details available if requested. The report-access process and screen labels can change; follow the current prompts shown on the official service.

Save an evidence set

Download or print each complete report and note the date you obtained it. Keep the reports in a secure folder with later correspondence and supporting records. A score displayed beside a report is useful for orientation, but the report pages and account details are the evidence you need when checking for errors.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Review each report in a consistent order

Read Equifax, Experian, and TransUnion separately, then compare the same account or inquiry across all three. Do not assume that a difference means one company is wrong: creditors may report on different schedules, and a balance can change between reporting dates. The goal is to identify information that is inaccurate, incomplete, belongs to someone else, or should no longer appear.

1. Confirm your identity information

  • Check your name, former names, date of birth, and Social Security number details for mistakes.
  • Review current and former addresses and employers. An unfamiliar address can be a clerical error, but it can also signal that another person’s file has been mixed with yours or that your identity has been misused.
  • Mark any personal detail that you cannot explain and compare it with the other two reports.

An old address by itself is not a debt and does not prove fraud. It is worth investigating when it appears with accounts or inquiries you do not recognize.

2. Check every account you recognize

  • Match the creditor name and account number, using only the last few digits shown on the report.
  • Confirm whether the account is open, closed, paid, transferred, or in collections.
  • Compare the reported balance, credit limit, loan amount, and monthly payment information with your statements.
  • Look for duplicate listings of the same debt, especially when an account was sold or transferred to another collector.

Record the exact item and the specific field that appears wrong. “This account is incorrect” is less useful than “the account was paid on May 14, but the report shows a balance of $2,400 and a current delinquency.”

3. Inspect payment history and account status

Scan month-by-month payment history for late payments you made on time, a delinquency assigned to the wrong month, or a payment status that does not match the account’s actual closure or payoff. Check whether a discharged, settled, or otherwise resolved account is described accurately. If you have statements, payment confirmations, settlement letters, or court records, identify which document supports each correction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. Compare balances and limits

Credit-card balances and limits can change quickly, so a difference between reports may reflect different reporting dates. Still, investigate a balance that is plainly impossible, a limit that is materially wrong, or an account that remains open after you closed it. For installment loans, compare the reported balance and status with the latest servicer statement.

5. Review inquiries

Separate inquiries associated with a mortgage, auto loan, or other legitimate application from inquiries you do not recognize. A self-check is not a lender inquiry. An unfamiliar hard inquiry can indicate an application made without your permission or a reporting error and should be documented for dispute.

How to dispute an inaccurate or incomplete entry

The CFPB says you can dispute information with both the credit reporting company that displays it and the company that supplied it, often called the furnisher. The investigation must be reasonable and is free of charge. Sending the dispute to only one party can leave the other party’s records unchanged, so use both channels when the same item appears in both places.

Prepare the dispute

  1. Identify the exact item. Write down the reporting company, account name, partial account number, report date, and the field that is inaccurate or incomplete.
  2. State the correction clearly. Explain what the report says, what the correct information is, and why. Keep the request focused on verifiable facts.
  3. Attach useful evidence. Include copies, not irreplaceable originals, of statements, canceled-payment records, letters from the creditor, identity documents, or other records that support the correction. Redact unrelated account numbers and sensitive information that is not needed.
  4. Send it through the current dispute method. Follow the reporting company’s instructions for online or mailed disputes, and use the furnisher’s current dispute address or process. The correct route may differ by company and account type.
  5. Keep a complete file. Save the submitted dispute, attachments, confirmation number, mailing proof, and every response. Note the date sent and the date any response arrives.

What happens after you file

The companies must conduct a reasonable investigation without charging you. They may verify the information with the furnisher, correct it, delete it, or determine that the reported information is accurate. The CFPB’s mortgage guidance recommends correcting errors well before you apply, but there is no universal number of weeks or months that applies to every dispute. Timing depends on the item, the evidence, the reporting company, and the case details, so do not plan on a guaranteed resolution date.

When a response arrives, compare the result with the original report. If the correction is incomplete, the wrong field was left unchanged, or the item was verified despite strong contrary records, keep the explanation and submit a focused follow-up using the company’s current process. You can also explain the unresolved issue to a prospective lender and provide your documentation; the lender decides what additional information it can consider.

When identity theft may be involved

If an account, inquiry, or address cannot be connected to you, treat it as a potential identity problem rather than merely a balance error. Review all three reports for related entries, preserve the records, and follow the reporting company’s current identity-theft and fraud instructions. Do not claim that an unfamiliar item is fraudulent unless your records support that conclusion; describe exactly what you do not recognize and request an investigation.

When should you check your report?

Check well before applying, not the day before a lender pulls your file. The official guidance does not establish one universal lead time, because a simple spelling correction and a disputed collection can require different documentation and investigation. Start as soon as you know a mortgage is a realistic goal, then allow enough time for the reporting companies and furnishers to review any dispute and for you to examine their responses.

  • Before house shopping seriously: obtain all three reports and identify errors or unexplained accounts.
  • Before preapproval: finish documenting disputes and gather statements that explain legitimate balances or unusual payment events.
  • After a major financial change: recheck if you paid down cards, refinanced a loan, resolved a collection, or discovered possible identity theft.
  • Immediately before an application: review the most recent reports available to confirm that the information you expect to discuss with the lender is accurate.

Because balances and payment histories can update, a report obtained months earlier may not show the same data a lender receives later. Keep the dated copies so you can distinguish a genuine correction from an ordinary reporting-cycle difference.

Will checking your own credit hurt your score?

No. Checking your own report or score is a consumer-initiated review, commonly called a soft inquiry, and does not lower your credit score. The CFPB explains: “When you check your own credit — whether you’re looking at your credit report or credit scores — the credit reporting companies don’t treat it the same as a lender making an inquiry.” You can therefore obtain and read all three reports without avoiding a check out of fear that it will damage your mortgage prospects.

A lender’s check connected to an application or preapproval is different. It is a credit inquiry made for a lending decision and can appear on your reports. Do not confuse the harmless self-check with opening a new account or authorizing a lender to evaluate your credit.

How mortgage inquiries are grouped

The CFPB says that multiple mortgage lender credit checks made within a 45-day window are recorded on the report as a single inquiry. This rule is intended to let you shop competing mortgage offers without each mortgage-shopping check being treated as a separate inquiry on the report.

The 45-day statement is specific to mortgage lender checks. It does not make every inquiry harmless. Applying for credit cards, personal loans, auto financing, or other unrelated credit while preparing for a mortgage can create additional inquiries and new debt obligations. The CFPB advises avoiding a lot of new credit applications during this period.

A practical way to shop lenders

  1. Do your self-check first; it has no score impact.
  2. Ask prospective lenders when they expect to pull credit and which scoring information they use.
  3. Keep mortgage-shopping inquiries within the same 45-day period when practical.
  4. Avoid unrelated applications and unnecessary new accounts until your mortgage decision is complete.
  5. Tell the lender about any disputed item and provide the dated records if the lender requests an explanation.

Why your displayed score may not match the mortgage score

Most mortgage lenders use FICO scores, according to the CFPB, but multiple FICO versions exist and home-lending programs may use different versions. Lenders commonly look at scores from all three major reporting companies and often use the middle score when deciding the rate. Policies and scoring versions can vary by lender and loan program.

What you see What it tells you What it does not establish
A score in a banking app or free credit service An estimate calculated from the report data and model used by that service. That the mortgage lender will use the same model, version, or score.
Three bureau reports The underlying account, balance, payment, and inquiry information available from each company. That all three files contain identical data or that a lender will weigh every item identically.
A lender’s mortgage credit pull The information and scoring models the lender obtains for its underwriting process. Approval, a rate, or a final decision before the lender completes underwriting.

Use consumer scores as a signal to investigate the underlying reports, not as a promise of approval. Ask a lender which scoring information and report data it uses if a precise comparison matters. The answer may depend on the loan program and the lender’s current policy.

A mortgage-ready review checklist

  • Reports obtained from Equifax, Experian, and TransUnion through AnnualCreditReport.com.
  • Name, date of birth, Social Security number details, addresses, and employers checked for identity or file-mixing problems.
  • Every account recognized and matched to statements or other records.
  • Account status, balances, limits, loan amounts, and payment history checked for each report.
  • Duplicate debts, transferred accounts, collections, and closed accounts reviewed.
  • All inquiries identified as legitimate, mortgage-related, or unexplained.
  • Each suspected error described precisely with supporting documents.
  • Disputes sent to both the reporting company and the furnisher when appropriate.
  • Copies, confirmation numbers, mailing proof, and responses stored securely.
  • No assumption that a dispute will finish by a particular date; time allowed for investigation before applying.
  • New, unrelated credit applications avoided while preparing for the mortgage.
  • The difference between a consumer score and the lender’s mortgage score discussed with the lender.

If the lender denies your mortgage application

If a lender denies the application, the CFPB says you may request a written explanation and copies of the credit score used for the denial. Review that explanation against the reports and records you kept. The denial information can show whether the issue was a report error, debt or income qualification, assets, the lender’s program requirements, or a scoring factor. Correcting a report does not require a lender to approve a later application, but a documented error gives you a specific issue to address before trying again.

Questions to ask before authorizing a lender credit check

  • Is this inquiry for a mortgage preapproval, a formal application, or another product?
  • Which credit reporting companies will you check?
  • Which scoring model or mortgage-score information does your process use?
  • How should I provide documentation about a disputed account?
  • What written notice will I receive if the application is denied?

These questions do not replace reading your reports. They help you understand how the lender’s process may differ from the score or report view you obtained as a consumer.
