To verify a survey number, match more than the number itself. Read the district, taluk or tehsil, village, survey number and subdivision exactly as they appear in the deed. Then obtain the official record of rights and the parcel-level cadastral map, and compare the area, adjoining parcels, written boundaries and any filed plan. If those records still conflict, stop before buying, fencing or building and obtain a formal demarcation from the competent local authority, with help from a qualified cadastral surveyor and an independent property lawyer.
This workflow uses India as its working context because “survey number” commonly refers to Indian revenue records. Names of records, portals, authorities and legal procedures differ by state and by country.

What a survey number identifies—and what it does not
A survey number is an identifier assigned within a particular revenue jurisdiction. It becomes meaningful only when read with its locality and, where applicable, its subdivision or part number. The same number can exist in different villages or districts, while a parent survey number may later be split into several subdivisions.
India’s Department of Land Resources treats the record of rights, cadastral or spatial maps, and deed registration as related but distinct services. A record of rights is the textual revenue entry; a cadastral map or parcel sketch shows the spatial relationship and boundary geometry; the registered deed records the transaction and its described property. None should be treated casually as a substitute for the others. The department’s citizen-services page links state and Union-territory land-record services: Department of Land Resources citizen-centric services.

Documents to collect before comparing anything
Make a document set for the exact parcel. Use the latest available official versions, and preserve downloaded files, certified copies, dates and portal references. The following records answer different questions.
| Record | What to examine | Why it matters |
|---|---|---|
| Registered sale deed, gift deed, partition deed or other conveyance | State, district, taluk or tehsil, village, survey number, subdivision suffix, stated area and units, four-side boundaries, adjoining owners, older numbers and references to plans or parent parcels | It is the transaction document whose description must be reconciled with the land records and title chain. |
| Record of rights or current revenue extract | Locality, survey and subdivision identifiers, recorded area, tenure or land-use entries and names or interests shown by that system | It provides the current textual revenue record; the exact document name varies by state. |
| Cadastral or spatial map, parcel sketch or survey-number map | Parcel outline, scale or map reference, area where shown, adjoining survey groups and connection to roads or other features | It supplies the spatial relationship needed to test whether the deed description fits the mapped parcel. |
| Earlier deeds and partition, conversion or subdivision orders | Parent survey number, renumbering, prior area, subdivision history and referenced plans | They explain why a current suffix, area or boundary differs from an older deed. |
| Filed plan or approved layout referenced by the deed | Plan number, date, orientation, plot dimensions and the survey numbers used on the plan | A deed may rely on a plan that is not reproduced in the text; the plan can resolve apparent numbering or dimension differences. |
Some states provide certified copies or digitally signed extracts. For a purchase, mortgage, boundary dispute or construction decision, prefer the certified or officially issued version where available rather than a screenshot.
Step-by-step: verify the survey number against the property
1. Transcribe the deed literally
Do not “correct” the deed while copying it. Record every character in the survey identifier, including slashes, hyphens, letters, decimal-like suffixes and words such as “part,” “A,” “B,” or “subdivision.” Write down the state, district, taluk or tehsil and village exactly as printed. Capture the stated area and unit, all four boundary descriptions, adjoining owners or survey numbers, and any reference to an old survey number, parent parcel, partition, conversion or attached plan.
Keep a second line translating only the unit, if necessary. Do not silently convert an area or assume that two similarly formatted numbers are equivalent. A difference that looks typographical may identify a different subdivision.
2. Locate the official service for that jurisdiction
Start with the state or Union-territory land-record service reached through the Department of Land Resources directory. The National Government Services Portal land-record listings show the type of lookup commonly required: district, taluk or tehsil, village or other locality, and survey or subdivision identifiers.

Portal labels and coverage differ. Select the jurisdiction that actually contains the village named in the deed; do not rely on a similarly named village in a neighboring taluk. If the portal asks for a subdivision, enter it rather than searching only the parent number.
3. Retrieve both textual and spatial records
Download or order the current record-of-rights extract and the corresponding cadastral map or parcel sketch. A text-only result cannot show whether the parcel shape and neighbors fit the deed. A map without the textual entry cannot establish what the revenue record says about the parcel.
Quick wins for a faster PC:
Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →State implementations illustrate this distinction. Maharashtra’s land-record department describes its survey-number map as showing a parcel’s boundary, area and adjoining groups and makes it available through Bhu Naksha: Maharashtra survey-number map explanation. That example is specific to Maharashtra; another state may use a different portal, map name or application process.
4. Compare identity, area and neighbors field by field
Use a written comparison sheet rather than relying on memory. Check the following in order:
- Locality: district, taluk or tehsil and village in the deed must correspond to the selected land-record jurisdiction.
- Identifier: survey number and every subdivision or part suffix must match. Record any parent-number reference.
- Area: compare the deed’s stated area with the revenue entry and map. Preserve the original units and document any authorized conversion.
- Adjoining parcels: compare the neighboring survey numbers or owners named in the deed with those shown around the mapped parcel.
- Written boundaries: test each north, south, east and west description against the map, road, canal, stream, public land or neighboring parcel shown in the records.
- Referenced plans: retrieve every plan or earlier deed cited in the conveyance and check whether it explains a renumbering, subdivision or changed area.
A match on the survey number alone is not enough. If the area or adjoining parcels differ, treat the result as unresolved until the difference is explained by an official subdivision, acquisition, road widening, resurvey or corrected record.

5. Check the parcel map, not a general-purpose map
Use the official cadastral or spatial record for the parcel and follow the local authority’s instructions for orientation, sheet numbers and map scales. A small-scale national map, satellite image or phone map may help you find the general locality, but it does not certify a legal boundary.
Survey of India answers this point directly in its FAQ: “Survey/Khasra Number can not be traced out on maps published by Survey of India.” Its guidance directs parcel-level questions to the municipality, tehsil or development authority. Read the FAQ at Survey of India’s official help page.
6. Compare the records with visible features only as a final cross-check
Visit the land with the cadastral map and deed. Note fences, walls, roads, drains, paths, canals, buildings and other durable features, but do not assume that an existing fence is the legal line. Occupation can predate a subdivision, and a physical marker may have been placed incorrectly.
Do not move a fence, remove a marker or start construction because a consumer map overlay appears to fit. An on-ground comparison that matters legally should be performed or certified through the competent local survey authority or a qualified cadastral/property surveyor.
The comparison checklist when documents disagree
Classify the disagreement before deciding what to do. Different problems require different records or professionals.

| Observed difference | Likely document question | Practical next action |
|---|---|---|
| Same number, different village or taluk | Was the wrong locality selected, or has the deed used an outdated jurisdiction name? | Confirm the administrative location with the local revenue office and the deed’s earlier documents. |
| Parent survey number in one record, subdivision in another | Was there a partition, approved subdivision or resurvey? | Obtain the subdivision order, updated map and the deed that created the suffix. |
| Area differs but the outline appears similar | Are the units different, or was land acquired, surrendered, converted or remeasured? | Check units, official orders, the latest extract and the map’s stated area before treating it as the same parcel. |
| Adjoining survey numbers differ | Has a neighbor been renumbered, subdivided or merged? | Trace the neighboring parcel’s records and compare the historical maps or plans. |
| Deed boundaries conflict with the cadastral outline | Does the deed refer to an older map, physical feature or erroneous description? | Have the filed plan and title chain reviewed; request formal demarcation rather than choosing one record informally. |
| Seller’s name or interest differs from the documents | Is there an unrecorded transfer, inheritance, mortgage, court case or other title-chain issue? | Pause the transaction and obtain an independent property-law review and certified records. |
What to do when a mismatch remains
Preserve an evidence file
Keep the deed and every prior title document, certified revenue extract, cadastral map, filed plan, portal receipt, download date and correspondence with authorities. Save the original digital files and note the portal’s selected district, taluk, village and survey or subdivision values. A professional can then reproduce exactly what you compared.
Request official clarification or demarcation
Ask the competent local land or survey authority which application obtains a certified map, boundary verification or on-ground demarcation in that state. The responsible office and procedure depend on the jurisdiction. A surveyor’s technical report can explain dimensions and coordinates, but it does not cure a defective title or override an authority’s record.
Separate boundary questions from title questions
A cadastral surveyor is suited to comparing the mapped parcel, measurements and visible occupation. An independent property lawyer should examine ownership, the chain of deeds, encumbrances, inheritance, powers of attorney, registration details and any litigation. Do not ask a measurement device or a map application to answer a legal-title question.
The Department of Land Resources also publishes material on linking e-Courts with land records and registration databases: e-Court and land-record linkage. Where a state provides a case or encumbrance search, use the official process and have the result interpreted by counsel; absence of an online entry is not a universal guarantee that no dispute exists.

India’s Unique Land Parcel Identification Number (ULPIN), described by the Department of Land Resources as a 14-digit identifier, is based on geospatial coordinates and detailed surveys or geo-referenced cadastral maps. Details are available on the Bhu-Aadhaar ULPIN page.

If your state record supplies a ULPIN, use it as an additional link to the spatial record. It does not replace the deed, the record-of-rights extract, the subdivision history or the title-chain review. A ULPIN can help connect records, but the documents still need to agree on the parcel and the legal interest being transferred.
India is not the only legal model
The workflow above is intentionally India-focused. Other jurisdictions use different identifiers and give registry maps different legal weight. In England and Wales, HM Land Registry states: “HM Land Registry title plans are based on Ordnance Survey (OS) mapping and usually show general boundaries, not exact legal boundaries.” Its guidance recommends checking the register, title plan and filed deeds and obtaining professional advice when the exact legal boundary matters: HM Land Registry boundaries and boundary disputes guidance.
That England-and-Wales rule should not be imported into India, and Indian portal names should not be assumed to work elsewhere. In every jurisdiction, confirm which authority maintains the parcel map, what the registry records legally establish and which procedure produces an authoritative demarcation.
Before you rely on the match: a buyer’s final checklist
- The deed’s state, district, taluk or tehsil, village, survey number and subdivision were copied exactly.
- The current official record of rights was obtained for the correct locality.
- The parcel-level cadastral map or sketch was obtained, not just a general location map.
- Area and units agree, or an official document explains the difference.
- Adjoining survey numbers and the deed’s four-side boundaries fit the mapped parcel.
- Parent parcels, renumbering, partition, conversion and filed plans were traced where referenced.
- Any seller-name, inheritance, mortgage or litigation issue was reviewed independently.
- An unresolved conflict was referred to the local authority, a qualified cadastral surveyor and an independent property lawyer before payment, registration, fencing or construction.
The reliable answer is therefore a documented comparison of locality, identifier, area, neighbors, written boundaries, plans and spatial records. A survey-number search is a useful starting point, not a certificate that the title or physical boundary is correct.
