To find out whether a home has reliable mobile service, check an official coverage map for the exact address, then test calls, texts and data inside the property with the phone and network you plan to use. Maps are forecasts—not guarantees for a particular room—and a strong signal outside does not prove reception indoors.
1. Check an official coverage map for the address
United Kingdom: Ofcom Map Your Mobile
Use Ofcom’s Map Your Mobile checker and inspect the networks you might use separately. Ofcom’s 2025 update provides coverage information at 50-metre-square resolution where data is available, compared with 100-metre squares everywhere in the previous checker. It also shows a performance score by postcode district based on crowdsourced user experience. The score and predicted coverage describe different things; neither guarantees service in a particular flat, room or moment.

Ofcom says operators generate the predictions with computer models that simulate how signals travel. The models are generally reliable, but local buildings, foliage and other conditions can make reality differ. Ofcom updates coverage periodically, aiming for about every three months. Read the checker as a useful first screen, not a pass/fail verdict for a property.
United States: FCC map
The FCC mobile coverage map shows expected availability outdoors or in a moving vehicle; it is not an indoor reception checker. Formal FCC challenge tests must also be conducted outdoors or in a vehicle, so an indoor test can inform your own decision but is not a valid FCC challenge.

2. Test inside the property
Maps cannot account precisely for every building material, room position, device or moment. If you can, test during the viewing rather than relying on reception at the curb or on someone else’s experience.
- Bring the phone and service you expect to use. Use your own handset and active plan. If you are comparing a different network, confirm that a temporary SIM uses that network and that your phone is unlocked and compatible.
- Check the rooms that matter. Try bedrooms, work areas, lower floors and any other places where you need service. Move around within a room if reception seems inconsistent.
- Test calls, texts and data separately. Try making and receiving a normal call, sending and receiving an SMS where practical, and completing a representative data task. A successful data test does not establish dependable calls or SMS.
- Repeat at different times if possible. A single successful test is only a snapshot. Try more than one position and, if scheduling permits, another time of day.
- Record what happened. Note the room and floor, time, network and underlying operator, handset model, whether Wi-Fi was on, whether calls connected and stayed clear, whether SMS sent and arrived, and how the data task performed. This is a practical comparison log, not an official testing standard.
There is no regulator-prescribed number of test calls, minimum test duration or universal pass threshold in the guidance cited here. Decide based on your needs: if you depend on work or emergency calls, prioritize call reliability in those locations; if messaging or data matters most, test those services directly too. Ask a current resident or property contact about their experience, but treat it as anecdotal context because their network and device may differ from yours.

Perfect for maintaining discretion during business meetings or in personal spaces, this device effectively protects user privacy.
3. Compare the network, not just the brand name
Retail mobile brands do not always operate separate physical networks. Ofcom’s UK FAQ lists examples of virtual operators using the EE, Vodafone, Three or O2 networks. Check which underlying network a SIM uses before treating it as a distinct alternative; these relationships are specific to the UK market and may change. Ofcom recommends considering a monthly SIM-only contract or pay-as-you-go option to try another provider without a long-term commitment.

Compare more than the bars shown on a phone. Ofcom notes that service also depends on factors such as congestion, interference, local network capacity, buildings, trees and handset capability. Its 2025 update says no signal-strength threshold guarantees coverage and connectivity all the time. A room-level test of the service you need is more informative than a signal indicator alone.

Why reception differs from room to room
Radio signals can be weakened by the building and the route they take into it. Ofcom identifies thick or traditional stone walls, slate roofs, newer glazing and insulation materials, metal window frames, ceilings, pillars and basement rooms as relevant factors. Hills and large nearby buildings can affect reception too. The number and type of walls and windows between the outside and your phone, as well as your position inside, matter.
Ofcom’s 2025 UK checker methodology labels predicted signal strength of at least -74 dBm as “good in-home” and at least -82 dBm but below -74 dBm as “variable in-home.” These are categories in that UK prediction model, not universal consumer pass/fail thresholds. Ofcom explains that indoor signal is difficult to predict because uncertainty in the outdoor prediction is compounded by unknown building materials and the user’s position. Do not apply these figures as a guarantee for a home elsewhere or as proof that a particular room will work.

If indoor mobile service is weak
- Try another network. Providers can perform differently at the same address. A compatible temporary SIM can help you check whether a different underlying network meets your needs.
- Check Wi-Fi calling. Some providers let compatible phones make calls over home broadband. Confirm support for your provider, plan and handset, and check whether SMS is supported. It depends on working broadband and may not help visitors who cannot use the home Wi-Fi.
- Ask about a provider femtocell. Ofcom describes these small devices as connecting through broadband and the provider’s network. Availability and charges vary, so ask the provider whether one is offered and supported.
- Consider a repeater only after checking the details. Repeaters use outdoor mobile signal to improve indoor reception and work best where outdoor reception is good. In the UK, use is subject to Ofcom rules; consult current official guidance and do not assume a generic booster is lawful or compatible.
These options solve different problems. Wi-Fi calling and a femtocell rely on broadband, while a repeater depends on usable outdoor mobile signal. A broadband-based calling option is not the same as native mobile coverage reaching the room—a distinction that can matter during a broadband outage, for visitors, or when you need SMS.
