BankSA Contents Insurance can protect your belongings inside a South Australian strata apartment, but it does not replace the strata corporation’s building insurance. Whether contents cover is the right gap to fill depends on your title type, the corporation’s policy and the terms on your own schedule. The product is issued by Allianz Australia Insurance Limited; BankSA may receive commission on sales. Check BankSA’s product information and current quote, then read the applicable Product Disclosure Statement (PDS) before deciding.
Does strata insurance cover your contents?
Usually, no. In South Australia, a strata corporation must insure buildings and building improvements to replacement value, but its building policy will not usually cover the contents of an individual unit. Furniture, clothing and appliances are examples of belongings you may need to insure separately. The Legal Services Commission of South Australia’s Law Handbook advises owners to check the corporation’s policy alongside their own cover because boundaries and responsibilities can leave gaps—for example, around a carport.

This is South Australian context, not a universal rule for every Australian apartment or scheme. The building-versus-contents distinction is a useful starting point, not a substitute for checking the actual documents that apply to your property.

Do not assume that every apartment owner is responsible only for contents. The allocation of building responsibility depends on the title and plan. SA.GOV.AU distinguishes strata title from community title: in community strata, buildings are common property that the corporation must maintain and insure; in community schemes, lot owners generally maintain and insure buildings on their own lots, while the corporation insures structures in common areas.

Before buying cover, review these documents together:
- Your title type and strata or community plan, including the boundaries of your lot and common property.
- The corporation’s current building insurance policy and any relevant by-laws.
- Your BankSA policy schedule, which identifies the cover and options selected for your address.
SA.GOV.AU’s strata and community title guidance explains the South Australian distinctions. If you are unsure who must insure a particular part of the property, ask the corporation or a qualified adviser to clarify the documents rather than relying on a general description of strata insurance.

What BankSA Contents Insurance covers
BankSA Contents Insurance is issued by Allianz and is designed to cover belongings at the insured address against specified insured events, subject to the PDS and schedule. The PDS defines general contents to include items you own or are legally responsible for, such as furniture, white goods, electrical appliances, clothing, linen, crockery, carpets, curtains and loose floor coverings.

The PDS lists 12 insured-event categories: fire or smoke; storm and run-off; water or liquid damage; theft or burglary; explosion; accidental breakage; impact; vandalism; lightning; earthquake or tsunami; riot or civil commotion; and flood. This is not all-risk cover. Conditions, exclusions, event-specific limits, applicable waiting or exclusion periods, and excesses can affect whether a particular loss is covered and how a claim is settled.

BankSA says contents kept in a locked basement storage cage in the basement of the insured strata apartment building are covered. That statement is specific to the described storage arrangement; check the PDS and your schedule for the terms that apply to your belongings and address.
How to choose a sum insured and assess limits
The apartment’s market value is not a basis for estimating the replacement cost of your contents. Work out what it would cost to replace the belongings you want insured, and check whether individual items or categories have limits. If an item needs to be listed or separately valued, follow the PDS and schedule requirements. BankSA’s contents calculator can help with an estimate, but it is only a guide; the sum insured and item values you select matter to settlement under the policy.

| Option | What to check |
|---|---|
| Portable Contents | This optional cover applies to eligible belongings taken away from the insured address. The PDS says laptops, tablets, mobile phones, smart watches and other wearable technology must be specified as Listed Portable Contents to be covered under this option. BankSA says cracked screens alone are not covered. |
| Accidental Damage | This optional cover is for sudden, unforeseen and unintended events beyond the specified insured events. BankSA gives spilling red wine on a carpet or lounge as a contents example. |
| Motor burnout | BankSA lists this as optional cover. Check the PDS and schedule for which motors are covered and the conditions and exclusions that apply. |
Do not assume that a laptop is covered whenever it is outside the apartment, or that accidental damage is automatically included. Confirm the selected options and any item-listing requirements on your schedule.
How to compare the cover with your strata policy
A premium cannot be judged without your property and applicant details and a current quote. Compare the policy terms that affect the protection you actually need, rather than focusing on price alone:
- Which insured events are included, and what exclusions or event-specific conditions apply?
- Is the sum insured enough to replace your belongings, and do valuable or unusual items have separate limits or listing requirements?
- What are the basic and event-specific excesses?
- Do you need Portable Contents, and are your devices and other items listed as required?
- What does optional cover cost for your quote?
- Does the policy definition cover contents stored outside your apartment, including in your particular storage cage?
- How do the corporation’s policy boundaries and responsibilities line up with the contents cover you are considering?
Prepare proof of ownership and value for a claim
The BankSA/Allianz PDS says: “We need proof that you own the items that you’re claiming on.” Its claim guidance identifies receipts, valuations, photographs and instruction manuals as possible evidence of ownership and value.
Keep an inventory of important belongings and save receipts or other supporting records where you can access them if your home is damaged. Photograph valuable items and retain available valuations and manuals. A notebook or digital record can help organise this information, but record-keeping does not guarantee a claim will be accepted; the policy terms and the facts of the loss still apply.
