How to check AI-generated blueprints for code, dimensions, and site-plan errors

Use an AI-generated blueprint as a draft, not as evidence of compliance. Start by identifying the project location, building type, scope, intended use and drawing revision. Then obtain the current checklist from the local authority, verify that the drawing package is complete, reconcile written dimensions with scaled geometry and other sheets, check the site plan against a reliable survey or existing-condition record, and confirm that code and zoning information is identified. Mark every uncertainty for review by the architect, engineer, surveyor or code professional required in that jurisdiction.

Why an AI blueprint needs a structured review

Image generators and plan-producing software can create convincing walls, rooms, annotations and site layouts without knowing whether the property exists as drawn or whether the design is legal where it will be built. A visually tidy sheet can still omit a required discipline, use contradictory dimensions, misplace a lot line or assume the wrong occupancy.

The review objective is to find discrepancies and missing information early. It is not to certify a design. Permit authorities, licensed professionals and local law determine who may prepare, sign, submit or review drawings. New York City Department of Buildings (NYC DOB) guidance, for example, says requirements vary by project and that complete drawings are needed before its review can begin. That guidance is an example of a local process, not a universal checklist.

  • Detection: identify a possible conflict, omission or implausible condition.
  • Verification: compare the finding with an authoritative drawing, survey, code provision or field measurement.
  • Approval: obtain the review, seal or permit decision required by the authority having jurisdiction (AHJ).

An automated framework described in the arXiv preprint “Towards an automated AI-based framework for floor plan compliance checks for residential buildings” demonstrates research methods such as image segmentation, structured plan representation and rule evaluation. It does not establish a universal accuracy rate or prove that any commercial tool works across jurisdictions, building types or code editions.

1. Establish the project and the rules that apply

Before measuring a line, create a one-page review record. Without these inputs, a checker can flag the wrong issue or miss the rule that actually governs the work.

Record the project identity

  • Property address, municipality, state or province, and country.
  • Building type and proposed occupancy or use.
  • New construction, addition, alteration, change of use, interior fit-out or another scope.
  • Drawing purpose: concept study, pricing, permit submission or construction.
  • Drawing date, revision number and the files included in the set.

Collect authoritative inputs

Download the current AHJ checklist and identify the adopted building, fire, energy, accessibility, plumbing, electrical, mechanical and zoning rules. Obtain the latest survey, title or site information, existing-condition drawings, geotechnical information and utility records when the project requires them. Record the code edition and effective date; a plan can be correct under one edition and deficient under another.

Do not treat a generic online checklist, an AI-generated code summary or an old project template as proof of local compliance. NYC DOB’s “NDR Guidelines” and project-requirement pages show why: the required sheets, calculations and details depend on the project category. Ontario Regulation 403/97 contains professional general-review provisions for specified buildings in Ontario; that regulation cannot be generalized to another province, state or country.

2. Check whether the drawing package is complete

Review the set as a coordinated package rather than judging one attractive floor plan. Missing information can be more consequential than a visible drafting error.

Use a package checklist

  • Title sheet with project address, scope, drawing date and revision.
  • Drawing index that matches the sheets actually delivered.
  • General notes, legends, symbols, abbreviations and code summary.
  • Dimensioned plans, roof plans where applicable, building sections and elevations.
  • Wall, door, window, finish and equipment schedules where the scope needs them.
  • Structural, plumbing, electrical, mechanical, fire-protection and other discipline sheets required for the work.
  • Details, specifications, calculations and energy or accessibility information required by the AHJ.
  • Clear distinction between existing, proposed and demolished conditions.

Mark each item as present, absent, not applicable with a written reason, or unresolved. NYC guidance states that plan examination does not begin until required information is present; the practical lesson is to resolve package gaps before spending time on fine-grained geometry.

Check internal references

Every callout should lead to a real sheet, detail or schedule. Look for section markers that point to nonexistent sheets, door numbers that differ between plan and schedule, and details referenced from a different revision. Confirm that north arrows, graphic scales, datum notes and level names are consistent throughout the set.

3. Reconcile dimensions and scale

A reliable check compares written dimensions, measured geometry and related views. Never infer a dimension solely from an AI image.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare dimensions in three directions

  1. Within the sheet: add partial dimensions and compare the result with the stated overall dimension. Check room sizes, wall thicknesses, openings, stairs, corridors, shafts and floor-to-floor heights.
  2. Across sheets: compare plan dimensions with sections, elevations, reflected ceiling plans, structural layouts and schedules. A window width, level or gridline should not change without an explicit revision.
  3. Against known information: compare the drawing with the survey, an existing measured condition or a manufacturer dimension that is part of the approved scope.

Use a scale ruler only when the sheet is trustworthy

An architect’s scale ruler is designed for measuring scaled architectural drawings. AIA Design Shop and Johnson Level product descriptions support that limited use. First read the printed scale notation, such as 1/4 inch equals 1 foot, and check that the page has not been resized by a printer, PDF viewer or scan. Measure a line with a labeled, reliable length; if the ruler reading does not agree, stop and investigate rather than averaging the numbers.

  • If no scale is stated, treat ruler measurements as unverified.
  • If a PDF was printed with “fit to page,” “shrink oversized pages” or another resizing option, do not use the physical print for dimension verification.
  • If a sheet combines details at different scales, use the scale identified for each view.
  • For a digital PDF, confirm page units and use a known dimension to calibrate the measurement tool.

A scale ruler cannot validate original site conditions, discover a hidden wall, or establish code compliance. It only helps measure a correctly scaled representation.

Record conflicts instead of silently correcting them

Create an issue log with sheet and view, observed values, source used for comparison, likely consequence and person responsible for resolution. For example: “A2.1, east wall: overall dimension is 32 feet; room partials total 31 feet 6 inches; verify wall thickness and opening.” Preserve the original AI output and revision so a reviewer can see what changed.

4. Verify the site plan against the real property

An AI-rendered site plan is an illustration until its geometry is checked against authoritative site information. Visual alignment with an aerial image is not enough to establish a boundary, setback or utility location.

Check the site-plan fields

Item What to verify Typical evidence
Lot Boundary, lot dimensions, area and orientation Current survey, recorded plan or other authority-accepted source
Buildings Existing and proposed footprints, heights and distances to boundaries Survey, measured conditions and coordinated architectural plans
Yards and bulk Front, side and rear setbacks, required yards, lot coverage and height controls Current zoning text and site calculations
Street context Street names, frontage, curb lines, sidewalks, adjacent buildings and access points Survey and municipal or utility information where required
Access Driveways, curb cuts, fire access, parking and service routes Approved access information, field verification and applicable code
Orientation North arrow, benchmarks, grades and levels where required Surveyor’s information and project datum

NYC DOB examples include lot size and location, existing structures, yards or bulk dimensions, streets, adjacent buildings, curb cuts and a north arrow, with applicability depending on the project. Its design guidance also identifies a licensed land survey as an input for some submissions.

Test the site plan in a deliberate order

  1. Overlay the proposed footprint on the survey or accepted base file.
  2. Compare every lot-line and setback dimension, not just the overall building position.
  3. Check that existing buildings, retaining walls, trees, grades, utilities and access features shown as facts have supporting information.
  4. Reconcile the site plan with the ground-floor plan, foundation plan, grading or drainage information and elevations.
  5. Flag anything inferred from appearance, including guessed neighboring structures or road widths.

Do not move a lot line or “fix” a setback by eye. Send discrepancies back to the surveyor or design professional who can establish the controlling condition.

5. Check code, zoning and use assumptions

Code review starts with the project facts, not with an AI-generated list of rules. Confirm that occupancy, use, construction type, height, area, fire protection, accessibility and egress assumptions are stated and consistent.

Review the code summary

  • Applicable building-code edition and local amendments.
  • Occupancy classification and proposed use.
  • Zoning district, permitted use and any special overlay or variance.
  • Construction classification and primary structural system.
  • Building height, stories, floor area and allowable area calculations.
  • Occupant loads, exits, travel distances, exit widths and emergency access.
  • Accessibility scope, accessible route and required clearances.
  • Fire-resistance ratings, fire separations, alarms and suppression systems where applicable.

NYC project guidance gives examples of occupancy classification, zoning use, construction classification and primary structural system as information that may need to appear in the drawings. The exact fields and calculations vary elsewhere.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Treat AI code interpretations as leads

An AI checklist can point you toward a missing occupancy label or a possible egress issue, but it may use the wrong jurisdiction, edition, exception or measurement basis. For every flagged rule, record the exact local provision and the input facts that trigger it. If those facts are uncertain, the rule result is uncertain.

Have the locally required architect, professional engineer, surveyor or code consultant resolve significant safety, compliance or site questions. NYC identifies the Registered Design Professional as responsible for submitting mandatory plan-review information. Ontario’s general-review regulation applies only to specified circumstances in Ontario; neither source creates a universal professional-review law.

6. Coordinate architecture, structure and building systems

Many AI plans fail at interfaces between disciplines. Compare grids, columns, beams, bearing walls, shafts, stairs and penetrations across architectural and structural sheets. Then check plumbing stacks, electrical rooms, mechanical equipment, duct routes, fire separations and access clearances against the architectural layout.

  • Please Note: To reach 10Gbps speed, keep the cable under 3.3 ft. For USB A Male to USB C adapters, try flipping the USB C connector. USB C Male to USB A adapters support bidirectional 10Gbps transfer within 3.3 ft

Look for high-impact coordination conflicts

  • A column, brace or shear wall occupying a door, stair or required clear space.
  • A shaft or plumbing stack that disappears between floors.
  • Ducts or equipment with no route, service clearance or structural support.
  • Stairs whose rise, run, landing or headroom changes between plan and section.
  • Rated walls or floors that stop at an unprotected penetration.
  • Electrical, gas, water or drainage locations that contradict the site or utility information.
  • Elevations that do not match floor-to-floor heights or roof slopes.

Use a coordination matrix listing each major element, the sheets that depict it, the controlling dimension and any unresolved conflict. A plan set is not coordinated merely because every sheet looks complete.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

7. Build an evidence-based issue log

A useful review leaves an auditable trail. For each issue, capture:

  • Unique issue number and date.
  • Sheet, view, gridline or coordinate.
  • Exact observation, including the conflicting dimensions or missing note.
  • Source used for verification: survey, schedule, code provision, field record or another sheet.
  • Risk level: life safety, permit blocking, cost or constructability.
  • Proposed owner and deadline.
  • Resolution, revised sheet and reviewer initials.

Separate “not shown,” “shown but inconsistent,” and “shown but not verified.” Those categories require different actions. Keep a clean issue log with each revision; deleting a finding hides the history needed to understand later changes.

8. A repeatable end-to-end workflow

Stage Action Stop condition
Inputs Identify jurisdiction, scope, use, revision, code edition, survey and AHJ checklist. Do not proceed if the location or intended use is unknown.
Completeness Inventory sheets, disciplines, notes, dimensions, schedules, calculations and details. Resolve missing required information before detailed checking.
Geometry Reconcile dimensions within sheets and across plans, sections, elevations and schedules. Escalate unresolved overall or life-safety dimensions.
Site Overlay the proposal on authoritative site information and test setbacks, access and orientation. Stop if boundary or existing-condition data is unreliable.
Code Verify occupancy, zoning, construction, area, height, egress and accessibility assumptions against current local rules. Obtain professional interpretation for consequential findings.
Coordination Compare architectural, structural, MEP, fire and civil information. Return conflicts for coordinated revision.
Closeout Issue a marked-up set, issue log and revision record for the responsible professionals. Do not label the set compliant solely because software found no flags.

Choosing a review approach

If you compare manual checking, software assistance and professional review, use decision criteria that measure evidence rather than marketing claims.

Criterion Questions to ask
Jurisdiction and code edition Can it use the actual local rules, amendments and effective date?
Input and discipline coverage Does it read the project’s PDF or CAD format and cover architectural, structural, MEP and site data?
Evidence Does each finding point to a sheet, dimension, source document or specific code provision?
Scale and data validation Can you independently confirm page scale, survey data, existing conditions and source dimensions?
Human accountability Who resolves conflicts and accepts responsibility under local requirements?

No reliable independent benchmark establishing detection percentages for current commercial AI blueprint-checking products was identified. Do not rank tools or quote an accuracy rate without a directly applicable evaluation.

Common failure modes and recovery

The PDF measures differently from the screen

Cause: print or export resizing, a missing scale, or mixed view scales. Recovery: reopen the original file, verify scale notation, calibrate against a labeled dimension and reissue the sheet if necessary.

The site plan looks plausible but does not fit the lot

Cause: generated geometry or outdated base information. Recovery: overlay the plan on a current survey, identify every boundary discrepancy and obtain authoritative confirmation before changing the layout.

The code summary names a rule but not its assumptions

Cause: copied or AI-generated text detached from occupancy, area or construction facts. Recovery: rewrite the summary with the adopted edition, local amendments, input values and exact provisions, then obtain professional review.

Different disciplines show different buildings

Cause: independent generation or revision of sheets. Recovery: establish a controlling grid and datum, run a coordination meeting, update all affected sheets and retain the superseded issue log.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A tool reports no errors

Cause: the tool checks only the elements it can parse or the rules it was given. Recovery: treat a clean report as “no flags under these inputs,” not as approval; complete the AHJ and professional review.

What a defensible review delivers

At the end, you should have a jurisdiction-specific checklist, a complete and indexed drawing set, reconciled dimensions, a site plan tied to authoritative information, a code-and-zoning record, a cross-discipline coordination log and a list of unresolved items assigned to qualified professionals. That package lets an AHJ or design professional inspect the evidence and make the decisions that an AI image or measurement tool cannot make.
