If the portal prohibits automation, use a permitted export or API, request written permission, or capture pages manually where allowed—public visibility alone does not grant permission to collect them in bulk.
Check permission before automating
Separate two questions before you start: whether you may access pages using automation, and whether you may retain, share, publish, or otherwise reuse the screenshots. Check the specific portal’s current terms and any permission that applies to your account and purpose. A tool’s ability to take a screenshot does not grant permission to access or copy a site.

The reviewed policies illustrate why checking the actual portal matters. PropertyHub India’s terms prohibit automated programs and similar technologies for accessing, copying, monitoring, or extracting platform data, and prohibit circumventing CAPTCHA, rate limits, and security measures. eRealtor’s terms, stated to be in force from 25 July 2026, prohibit unpermitted scraping, copying, or republishing listing material and prohibit bots and automated tools except ordinary search-engine indexing. These are examples of individual policies, not rules for every Indian property portal; terms may change.

- If automated access is not permitted, do not run a batch script against that portal. Ask for written permission or use a permitted export or API.
- Do not bypass a login, CAPTCHA, rate limit, or other technical protection. Stop if the site blocks automation or requests a human check.
- Limit your URL list to pages you are authorized to access. Avoid collecting contact details or unrelated personal information unless it is necessary and authorized.
- Confirm whether your planned sharing or reuse is allowed, not just whether taking the screenshot is allowed.
Choose what each screenshot should show

For a listing comparison, an element capture can keep files focused; for a record where page context matters, use a full-page capture. A screenshot records what the page displayed at capture time, not whether the listing details are true.
Prepare a URL list and an index
Make a plain-text file named urls.txt with one authorized listing URL per line. Keep a separate index of each source URL and capture timestamp. A neutral filename such as city-area-listing-id-date.png makes it easier to match an image to a listing later; avoid putting personal information in filenames.
The example below uses full-page captures. It visits URLs sequentially rather than launching a burst of requests. Use it only where the relevant portal permits automated access, and set a delay consistent with that portal’s rules. The delay is an operational setting, not a universally safe or permitted rate.

Capture the batch with Playwright
Install the browser automation package
- Install a current Node.js version and create a working directory for the script and screenshots.
- In that directory, run

Replace the generic body visibility wait with a selector for the listing content when you know the page structure; this helps avoid capturing before the relevant region appears. If the page requires human interaction or blocks the browser, stop rather than trying to defeat the check.

Verify what the screenshots do—and do not—establish
A screenshot is a record of displayed content at a particular time. It is not proof that a listing, price, ownership, approvals, or RERA claim is accurate. Check regulatory details on the appropriate official state portal and verify property claims independently. RealtorCentral’s terms advise checking RERA status on the official state portal. Telangana RERA’s disclaimer cautions that its website content should not be treated as a statement of law or used for legal purposes; for ambiguity, it advises checking with the concerned department or another source and obtaining professional advice.

Keep the original image and index together if you need to refer back to the capture. Do not edit an image in a way that makes it appear to show something different from what the page displayed.

The portal shows a CAPTCHA, block page, or human check
Stop the automated run. Do not try to bypass the protection. Check the portal’s terms, request permission, or switch to an allowed manual workflow or permitted data source.
The screenshot is blank or misses listing details
The page may still be loading the relevant content when the capture runs, or the chosen scope may exclude it. Wait for a selector that identifies the listing itself, confirm that the page loaded normally, and choose viewport, element, or full-page capture to match the required content. Do not treat a blank capture as evidence about the listing.

Navigation times out
Check whether the URL is valid and accessible to your browser session. A timeout does not justify raising request volume or bypassing a restriction. If access is permitted, adjust the timeout for the site’s normal loading behavior and capture only after the target content is visible.
The batch fails partway through
The script logs a failed URL and continues to the next one. Review the console output and index, then retry only URLs you are permitted to access. Keep the original URL list so you can identify which entries were attempted.
Files are difficult to match to properties
Use a stable listing identifier in the filename when one is available, and retain the URL and timestamp in the index. Numbered filenames alone are not a durable property identifier if the URL list changes.
